The Old Barn is ideally situated for a number of pursuits including walking, bird watching, beach activities, or as a base from which to explore all that the North Norfolk Coast has to offer.

The White Horse is our local village pub, recently refurbished and offering a great selection of food and drinks. They have also recently opened a bakery in the neighbouring barn! Whether you want breakfast, pastries, coffee or cakes at the bakery, or sandwiches, lunch and evening meals at the pub; they have you covered. It's also a lovely stroll to the pub and back; just far enough, but not too far if you know what we mean! We regularly stop there on our walk to the beach.

Only 2 miles from Thornham in one direction or Hunstanton in the other and 8 miles from Burnham Market. Ringstead, with the great Gin Trap Pub, is also less than a couple of miles away. Sandringham is also just a short drive away too, as is Holkham; both with a regular events and activities for the whole family.

Huntstanton has a Tesco Superstore, as well as a Sainsburys and many other interesting shops. There is also an enormous Lidl located on the coast road at Heacham, which is really good and something we use a lot. But in this day and age, it is probably just as well to get your groceries delivered by Tesco/Sainsburys and save on room for packing.

Several of the take away restaurants in Hunstanton will deliver to the Old Barn, so there isn't any need to venture out if you don't fancy it and don't fancy cooking. Our favourite curries come from The Spice Garden at Heacham and they are happy to deliver too. We collect our Chinese food from Silk Road, next to the BP Garage at Heacham. This is a very good restaurant which also caters for take aways.

When the weather isn't playing ball and you have young children to entertain, it is worth considering the Oasis centre (Swimming) at Hunstanton, or Farmer Fred's Play Barn at Heacham. Not forgetting 10 Pin Bowling at the Hunstanton Pier, arcades and Sea Life Centre (all at Hunstanton).

ELECTRIC CARS:
Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live. There is no EV Charging point at the property and if you have an EV, you will need to charge it elsewhere. Use of electricity to charge cars is not included in the rental price.

Manningham House is a Carrstone and brick detached house in the pretty traditional village of Ringstead. The village has a pub serving food, a large playground and a locally stocked shop (with curios for sale) all within walking distance. It is perfectly located for visiting the beaches of Holme, Hunstanton, Brancaster, Holkham and Wells and the large houses of Sandringham and Holkam. The beautiful sandy beaches, nature reserves and walks can all be found within a short distance. For keen walkers, Peddars Way and Ringstead Downs are both in Ringstead. The house can accommodate 6 guests (+ 1 baby) and prices include all utility bills, linen (not towels) and tea towels. A high chair and travel cot are provided (but not baby linen). Oakleigh is a large Victorian villa in a quiet residential area just 200m from the beach and a short walk from children's play park and town centre facilities. A large family house with 3 reception rooms, 6 bedrooms, 2 large bathrooms, and 2 seperate WC's. The house was designed for entertaining and for taking in the sea air from the outset, and many of its original Victorian features have been retained.

From the side entrance hall there are doors to the Lounge, Games room, WC and Dining room. The Dining room has a wood-burner and table which extends to seat 10 people. The kitchen is fully equipped including oyster shuck, mussel steamer and plenty of corkscrews. A second staircase leads to what would have originally been the servants rooms. On the first floor there are 2 double bedrooms, two single bedrooms and a bathroom with bath & shower. The second floor has 2 double bedrooms, and large bathroom with shower and also another separate WC.

Set up as a home from home, guests are welcome to use all the facilities including laundry, barbeque, buckets & spades for beach, etc.

Hunstanton has a great deal to offer as a resort town with its beaches, fish and chips, ice cream and sea views. Its cliffs are a geological marvel and from here an easy walk to Old Hunstanton sees the landscape transform into sand dunes and big skys. Further afield the coast road travels to Holme-by- the-sea, Thornham, Titchwell, Brancaster; all designated areas of outstanding natural beauty. Fresh fish is available in Thornham and Brancaster Staithe. Travelling 5 miles inland from here, the shopping of Burnham Market may prove irresistible. Holkham and Wells have great walks and beaches to explore. The Royal Summer Estate of Sandringham is well worth visiting.

What to expect:

Built originally as a fishing hut for fishermen to store their nets then converted into an artist studio before becoming the annexe it is today.

The annexe is a basic but comfortable retreat best suited for people wanting a peaceful base to explore the coast do birdwatching, walking, cycling etc.

The exposure to the open coastline and sea can make it quite bracing during the colder months. The annexe used to be a fishing hut and has no damp course, and when raining, it does suffer from historic dampness, which can be visible this usually occurs during the colder, wetter months. The heating is quite basic but does get cosy, with the main living area having one modern wall-mounted electric radiator and a heated towel rail in the bathroom, note there is no heating in the kitchen area some may say this is all part of the experience.

However, if you wish for a property with all mod cons and the benefits they provide, you may want to look elsewhere.

Kitchen: The basic kitchen has a freestanding electric cooker with an oven and grill, a fridge, a stainless steel sink with a drainer, and an electric kettle. It is also equipped with utensils, crockery, and cutlery.
Please note that the kitchen is quite basic and does not have a washing machine, dishwasher or freezer, but who wants to be doing laundry while taking a break?!

Shower room: Corner cubicle with electric shower, hand-wash basin, mirror and WC.

Living room / Bedroom: The sense of light is wonderful, and the room has a vaulted ceiling. It comprises a king bed and is further equipped with a 32" Smart TV with Netflix, a dining table and two chairs, two sets of drawers, a mirror, an easy chair, a coat stand, and a two-seater sofa. There is a selection of games and a hairdryer available.

A highchair and travel cot is available upon request.

Outside: There is a quaint seating area attached to the annexe with a wrought iron table and two chairs, this is the perfect place to sit and wine the nights away.

Parking for guests is located on the grass verge to the far right of the five-bar gate, next to the fir tree.

Please do not park on the grass verge in front of the annexe.

Other things to note
The annexe is a basic but comfortable retreat best suited for people wanting a peaceful base to explore the coast do birdwatching, walking, cycling etc.

The exposure to the open coastline and sea can make it quite bracing during the colder months. The annexe used to be a fishing hut and has no damp course, and when raining, it does suffer from historic dampness, which can be visible this usually occurs during the colder, wetter months. The heating is quite basic but does get cosy, with the main living area having one modern wall-mounted electric radiator and a heated towel rail in the bathroom, note there is no heating in the kitchen area some may say this is all part of the experience.

The Smart TV has Netflix. We do not supply a Netflix login, Netflix can only be accessed if you have your login details, please remember to log out upon departure)

There is also an electric heated towel rail in the shower room.

From time to time the owner and family of the main house where the annexe is situated are around, they are a welcoming friendly bunch happy to help.

I'm happy to for guests to use the kitchen for quick 20 min meals in the microwave or oven. And for stays over 3 days guests can use the washing machine for 1 load during the stay with use of the washing line.

The space
You’ll be staying in a south facing room with a King Size Bed that has a large en-suite attached.The room has period features with high ceilings.There is a large wardrobe and drawers plus side cabinets and plenty of space for personal belongings.
There is a Smart TV and good wi-fi connection.
We provide an Nespresso Coffee Machine and Small Kettle for help yourself beverages with complimentary teas and coffees too.
The Bedroom is at the back of the house above the main kitchen so bear in mind it’s a Victorian House that sometimes creaks a bit ! A bit like us !
The bedding is good quality and towels and robes are provided.

This is our home and it’s big enough to share as we have ample space .The lounge and kitchen are private spaces but the snug is a nice reading room which you are welcome to use …just ask. The garden is a good space for getting some fresh air and enjoying a book too.
We have a safe place for Bikes, Bicycles and have off road Car Parking too.
