The property is open plan on the ground floor giving it a light an airy feel. The Kitchen is equipped with washer/dryer, microwave and other cooking essentials.
Upstairs it has 3 bedrooms, a master bedroom with a king-size bed, a single bedroom and the 3rd bedroom has a guest bed enabling it to be set up as a twin / double bed or left as a single depending on your requirements. (Please note when pushed together to make a double it will have 2 single quilts.) All beds have silentnight mattresses. The bathroom has an over bath electric shower an is fully tiled.
Outside the front of the house faces onto a grass "square" and the back garden is south facing, so receives full sun in the middle of a hot sunny day. (Parasol available!) On the patio is a picnic bench so you can enjoy eating alfresco! A kettle BBQ is also provided. Wi-Fi can be picked up in the garden as well as the house.
Well behaved dogs are welcome down stairs only (Not in the bedrooms).
The property is only a few hundred yards from Rustington Beach, and a 15 minute walk to Rustington Village centre where there is a Waitrose, Tesco express, and plenty of cafes and restaurants. The local Chinese, Indian and local pub are all closer!
Littlehampton seafront with all it's amenities is about a 30 minute walk or short cycle ride away.
The location of the property is ideal if you wish to explore further afield. Arundel with it's castle and Cathedral are worth a visit. The SouthDowns are a short drive away. Brighton and Historic dockyards at Portsmouth are both within an hours drive. London is close enough for day a trip by train.
There are so many places to visit in the area with plenty to do for children and adults alike. Amberley Museum, Weald & Downland Open Air Museum, Habour park and boat trips just to name a few.
The local swimming centre is also within walking distance as is Mewsbrooke Park with it's boating lake, miniature railway(High season and weekends) and playground. Another playground with zip wires can be found just along the seafront towards Littlehampton.
The area is very flat an ideal for cycling. Cycling is now permitted along Littlehampton seafront and the shared cycle path starts just a short distance away from the house. So in our garage you will find some bikes that you are welcome to use. We also have a tandem that can be rented for £30 for the week. If you wish to bring your own bikes / surf boards / kite boards you are welcome to store them in the garage during your visit.

Your holiday starts the moment you arrive. Our lovely modern house on the bank of the river Arun. We are 5 minutes walk from shops, restaurants, mainline station and Littlehampton's blue flag bathing beach. Just across the river are Arun Yacht Club and Littlehampton Golf Club (please check with club if handicap certificate is required). Also within easy reach of Glorious Goodwood, the Festival of Speed and the Goodwood Revival Weekend. We have a large double room with en-suite shower, a second room with twin beds as required and a third single room. There is a family bathroom as well as a ground floor cloakroom. Easy access by train or road and free offroad parking for onevehicle. Relax and Enjoy! Wifi available. All linen and towels are provided. Welcome to ‘Gulls’ our 1 bedroom rooftop apartment only a block from the seafront at Rustington. We have a private entrance to our Loft extension with Sitting/dining space, small Kitchenette suitable for Ready Meals preparation and large west facing bedroom. With off road parking the property is in close proximity to a Bus route into Littlehampton or Rustington, with further connections on the 700 bus route from Brighton to Portsmouth so a car is not essential. Local Express store and a Leisure centre are within 10 mins walk. Scenic park within 5 minutes and the beach front a further 3 minutes easy walk. We have in the past, run a two bedroom B & B near Chichester and know the surrounding area well. The ‘Gulls’ offers you a welcome quiet break away from city life or a comfortable base when visiting friends and family in the area.

Upscale Holiday Rental home located seconds away from a very quiet beach in Sussex. Only 1.5 hours drive from central London or 1 hour 20 minutes by train from Victoria. Convenient for Goodwood Revival and Goodwood events.
The house is situated on a private sea estate which is close (5 minutes walk) to East Preston village. The village offers local amenities including a gastro pub, local restaurants, convenience stores and bars.
This is a lovely seaside retreat offering privacy and calm - perfect for family gatherings or celebratory weekends - it is spacious and welcoming with comfortable interiors. Located just a stones throw from the beach perfect for morning swims, building sandcastles and long costal and beach walks.
There is a large garden to the rear with seating for 8 people and a barbecue. To the front of the house is a patio area great for sunbathing and enjoying a morning coffee.
The house has an open plan feel including a large kitchen/dining room which has seating for 10 people and overlooks the front patio. The utility room has a washing machine and tumble dryer. The charming sitting room is open plan leading through to a formal dining room/games room.
The 3 upstairs bedrooms at the front of the house offer sea views and are all spacious with attractive interiors. An extra bed or cot can easily be accommodated in all bedrooms. Two of the bedrooms have an ensuite bathroom and the third is served by a family bathroom. In addition there is a downstairs cloakroom. The fourth bedroom is a bunk bedroom downstairs and has a small double on the bottom and a single on the top - in many instances as the accessibility is good it has been used by our guests in wheelchairs.
Located in a beautiful part of Sussex there are plenty of local activities and places of interest to visit. These include all seaside sports and visits to local villages and towns. There is also a local vineyard offering group tastings and tours.

The Palm House is a luxury three bedroom detached house on a quiet residential private estate in the delightful seaside village of East Preston, 400m from the beach. Perfect for families wishing to find a ‘home-from-home’ on the Sussex coast. It is a lovely place for adults and children to relax either outside in the ample garden (with a large dining area, BBQ, grassed and patio areas for children to safely play), or in the comfortable living room which opens out to a large front patio, via sliding doors, allowing enjoyment of the sun throughout the day . The property has a gated front drive which means the whole outdoor area, surrounding the house is secure for children and dogs (although very small dogs could get under the gate!). The lounge includes a 42” flatscreen and fast Wi-fi broadband. A log burner provides additional warmth and a cosy feel during the winter.
The house comfortably sleeps a family of up to six, with two large double rooms(one king, one super king) and a triple bunk room. It boasts a luxuriously appointed Porcelanosa bathroom with full length bath, separate power-jet shower cubicle and Bosch appliance kitchen. The kitchen has a breakfast bar area, and open plan living/dining area with convenient access to both front and rear garden /patio areas via bi-fold doors to front and patio doors to rear. The house has a comfortable ‘beach’ style feel, perfect for English summer holidays as well as being a cosy retreat in the cooler winter months. There is off-street parking for a family car.
The small village of East Preston is well appointed with two convenience stores, 3 pubs and excellent Chinese and Indian restaurants, as well as Fish & Chips takeaways all a short 5 minute walk away. Within a short drive are large supermarkets including Waitrose (Rustington), Asda, and Sainsbury’s.
In addition to the local village restaurants, there are highly rated traditional English pub/restaurants in Patching (World’s End), Arundel (The Rabbit), Littlehampton (East Beach Cafe), The Crabshack (Worthing), Royal Oak (Fulking) – all within 10-20 minutes drive.
East Preston is superbly located for very easy access (by car – all within 20-30 minutes drive) to many well known towns and family-friendly amenities on the beautiful Sussex coast, including neighbouring historic Arundel (castle), Littlehampton (2 miles ), Brighton , Chichester , Goodwood, Petworth, Storrington, Steyning and Upper Beeding. Bognor Regis and its family-friendly Butlins holiday complex is 20 mins away. There is a good train service offering access to London within 90 minutes.
Staying closer to ‘home’, the local beach is quiet and clean and makes a lovely place for a relaxing family day out. The walk along the beach in either direction is delightful and The Bluebird Cafe situated along the coast at Kingston Gorse is around 30 minutes walk away and is worth a visit.
We do accept bookings for less than a week, typically at 75% of the weekly cost.
Dogs - this is a lovely part of the world to walk dogs - we do accept well behaved, clean, house-trained dogs but please check with us beforehand for the 'house rules'! Note: We do also require an additional deposit for pets.

Beachcomber is a three bedroom terraced house ideally suited for a access to the coast. Positioned moments from the sea and a short walk to the local town. Everything is close by as Rustington boasts bars, restaurants and shops.
Being recently refurbished this modern house is well equipped and provides high levels of comfort. The ground floor is set up for open plan living with a comfortable seating area and 43" wall mounted TV with sky TV. There is a dining area with seating for six and separate kitchen with connecting hatch.
The bedrooms provide calm spaces with master double bedroom and wall mounted 32"TV. Two further bedrooms, one twin and one single along with separate WC and bathroom. The bath is fitted with an over bath shower, the shower is boosted with a shower pump. The private garden to the rear has a patio area, a grassed area and patio seating area, it a great space you can enjoy the outside and fire up the BBQ.

The decor is beautiful and feels very modern. We have family nearby and that was our reason for visiting - we will definitely look to book this apartment next time!"

- "We stayed at this beautifully appointed apartment for 2 nights as we had a family wedding nearby Immediately impressed with the cleanliness and comfort! the beds were super comfortable and bedrooms so very spacious!The bathrooms looked like new and wer immaculate Lovely views from the lounge and balcony too!My elderly Mother did struggle with the stairs up to property (they are quite steep and lots of them)We all agreed that the towels were more like blankets and scratchy to use and some black out curtains would enhance sleep experience. Also as its above two fish and chips shops the flat does tend to get fumes fron the large eextractor fan and can smell but is sporadic when windows are open.Location fabulous and is very close to the beach and many shops and good restaurants;we enjoyed beautiful coastal walks and watching the world go by!Communication with Maria and Mason was excellent and thorough. All in all we had an excellent and comfortable 2 night stay and would definitely recommend this property !"

A rare find and highly recommend !" - "We had a diverse family group of 5 staying so needed all 4 bedrooms …. the house is deceivingly spacious and very modern … check in was easy .. great communication with host … super warm central heating …. very comfortable beds (and I’m fussy) and everywhere clean and tidy…However the listing says onsite parking but in fact it’s street parking which is a little tight but we did manage …. the house does need a bit of TLC … some of the rooms need redecoration … some of the furniture and fittings are a little tired and definitely need more wine glasses as only 2…We were only there for a few hours each morning and evening as we spent the three days of Christmas at a relatives house 10 mins away so it suited us and for me the best bit was warm house and super comfy beds although the 4th room is a futon."

- "The house is clean and has everything you need. Two dining tables each sitting 6, but we managed to squeeze nine of us round the oval table each time. Downstairs bedrooms are cool, upstairs rooms get hot, could do with fans provided. The kids enjoyed playing in the garden. Stairgate installed upstairs which is great. Rustington is a lovely little town! Great walk from the house to Littlehampton along the seafront. Hot water seems to switch off at 9.30am so be sure to change the setting on the Hive box to boost it if you would like a shower after that time!"

On the ground floor there is one large living room dining room where you can open up the bifold doors and extend into the large conservatory. From the conservatory open the patio doors and let the garden in! This Japanese style garden is beautiful and calming with large pond including an abundance of Koi Carp.
The garden has plenty of seating for outdoor dining while inside is a table and chairs set for eight.
When the sun isn't shining the comfortable living room has seating for all and an extra-large widescreen TV perfect for catching up on the latest movies; a gaming console will also be there in case you fancy an evening of games. On a chillier night why not stoke up the log burner and cosy down!
The Faroes includes a large well-equipped kitchen including, double fridge-freezer, air fryer and washer-dryer.
The four bedrooms are two bedrooms (1 Super King and 1 King) and two twins. The ground floor twin can be turned into a king & the twin room on the first floor can be turned into a super king upon request. There is one large family bathroom and ground floor WC. The staircase includes a stairlift which can be used by anyone with mobility restrictions. The shower in the family bathroom is fully accessible with chair and grab rails.
This property offers secure storage in lockable front lobby for bikes and paddle boards as well as beach towels provided for your stay!

- "We spent a lovely week here - 5 of us in 4 rooms, along with 2 dogs. The house is quite hi-tech with automatic night lights and fancy dimmers and is equipped with everything you could wish for. The beds were very comfortable as was the living room furniture and the massive telly is amazing. We were also fortunate to have some warm weather and enjoyed sitting out in the pretty garden with the koi. We chose the house due to it’s accessibility as my elderly mother was with us, and the downstairs bedroom, stairlift and walk-in shower were a real boon. My Mum found the downstairs room to be a little claustrophobic and poorly lit though. In terms of location, the area is very quiet with nearby verges and a grassy common for the dogs - however it’s a good 30 minutes walk to the harbour/beach. We would definitely come again."

Our home is the perfect place for a relaxing break by the sea. All rooms are well proportioned giving ample space comfortably for a booking of 6 people, with an option an addition bedroom, plus an addition annex room for two further adults enabling bookings of up to 10 upon request.

The Patio and Lawn areas are secluded by Sussex Flint walls and a mature established hedge, enabling a spacious alfresco social space that includes a Fire pit / BBQ upon arrangement.
The south-facing balcony, with ample seating, can be a sun trap from which to relax with a view of the sea.
Our Family was brought up in the house and Families are most welcome with children subject to contact with the host to ensure a hazard-free stay for the very young.
Guests who frequently stay are extended family members visiting relatives in the surrounding villages for family occasions / celebrations / religious Holidays.
Our road is unique, gated, private with no through traffic.
Guest couples often use the base for local events at Goodwood racing Horses & Cars, All that Brighton , Arundel, Chichester and beyond for example. The House being so close to the beach is ideal for kite surfing, windsurfing stand-up Paddle boarding.
Beach-based BBQs are also popular amongst the locals.
Location - East Preston village is quiet and picturesque, it has all you need to enjoy an evening out without having to travel. It has been tastefully decorated throughout creating a warm and inviting space to relax after a day of exploring. There are 2 deep blue velvet sofas, a Smart TV and coffee table. The dining table can seat 6 and has 2 benches and 2 chairs. The well-equipped kitchen provides a homely touch, with everything you need to prepare delicious meals around the dining table. On the first floor, the stairs are slightly steep, you will find 2 double bedrooms and a family bathroom. Bedroom 1 has a king size bed, a chest of drawers, a TV, hanging space and a chair. Bedroom 2 has a double bed with a hanging rail and shelf above. The bathroom has a bath with shower over and a WC.
Outside there is a rear paved courtyard with an undercover area with comfortable seating. Additionally, there is a table and chairs and a charcoal BBQ, perfect for enjoying breakfast or dinner al fresco. There is also a bike holder stand for securing own bicycles. To the front there is another paved area with outside seating. There are 2 visitor parking permits available for use outside and in the road of the private estate. These must be left in the property on departure otherwise a charge will be incurred.
