- "We drove down to Ljubljana from the UK in August 2024 while enroute to Croatia and opted to stay here for 2 days as it had free parking, wasn't far from the city centre and other attractions. Parking onsite can get competitive at times, but we would eventually find a space. He also manages the apartments so when we arrived at the property quite late on Day 1 he was kind enough to keep the restaurant open till later than usual and served us some amazing own-recipe burgers. I’d highly recommend staying here if you don’t mind not being in the city centre… we thought it was a bonus to not be in the centre of town, where parking can be an issue. There are public bus stops for buses 2, 7 ,12, 7L, 12D, 27, 27K near by which bring you to the city center in 15 minutes.

Well equipped with induction stove, microwave, refrigerator, electric kettle, coffee maker (works with Nescafe Dolce Gusto (or compatible) coffee capsules, sink & counter. There are kitchenware, pots, cutting boards, corkscrew, cleaning supplies. Some cupboards will be marked as "private".

There is spacious living room with couches and big smart TV on the ground floor. As the living room is rather separated from the guest rooms, so there is no "quiet hours" restrictions :) So you can feel free to use it anytime.

During your stay
Hosts don't live here. We may be around occasionally, but in most cases will not personally be present at the Guesthouse. There also can be a housekeeper overseeing the property.

ONLY registered guests who made the reservation are allowed. Guests cannot bring their own family/friends/visitors into the house at any time - there are no exceptions.

★ Quiet hours 22.00 - 8.00. ★
Noise must be kept low inside and outside, so other guests are not being disturbed. We provide a peaceful atmosphere and we appreciate the same. Please:
* Enter and exit quietly, don't slam the doors;
* CARRY (don't drag) your luggage on the stairs;
* Don't use the dining room during quiet hours;
* Close the door and avoid making noise while using the kitchen;
* Remember that there is a living room with TV and couches which is available 24 hours, there is no "quiet hours" restrictions :)

Kitchen use is limited to light preparation and light cooking only. Cooking of any foods that have a strong lingering smell (including but not limited to fish/seafood, use of certain spices such as curry), stir-fry, deep-fry of any kind is strictly prohibited!
* We recommend to keep prepare+cook time under 30 mins, as other guests should have opportunity to cook too :)
* Don't leave dirty dishes in the sink, table or counters. Either leave it on the tray or you can wash it yourself.
* Empty and clean pots and bowls immediately after cooking.

Please use dining room to have your meals. Preparation and cooking should be conducted in the kitchen. Please don't use the dining room during quiet hours (22.00 - 8.00), as it is open space and there are rooms close to it and it might disturb other guests.

★ Living room ★
There is spacious living room with couches and big smart TV on the ground floor. As the living room is rather separated from the guest rooms, so there is no "quiet hours" restrictions :) So you can feel free to use it anytime.

During your stay
Hosts don't live here. We may be around occasionally, but in most cases will not personally be present at the Guesthouse. There also can be a housekeeper overseeing the property.

The electronic keyless entry means we do not typically meet guests upon check-in. But we want to make your visit as enjoyable as possible, so please feel free to give us a call/text/message if you have any questions. Also please be attentive to communication that comes from us as well.

A guest guidebook and a map will be provided.

If you need a transfer to or from the airport just let us know in advance (extra payment).

★ "NO SHOES" policy. ★
Please NO shoes in the house! Outdoor shoes should be left in the hallway. For your comfort we provide clean slippers.

★ Absolutely NO SMOKING! ★
Smoking is strictly prohibited within all property (on the balcony or front porch as well). We kindly ask smokers to use for smoking ONLY the space on the parking near the ashtray. NOTE: Penalty for smoking in the property is 125 EUR. If you were smoking in the room, you will also have to cover next guests' relocation expencies.

★ No visitors, no parties. ★
ONLY registered guests who made the reservation are allowed. Guests cannot bring their own family/friends/visitors into the house at any time - there are no exceptions.

★ Quiet hours 22.00 - 8.00. ★
Noise must be kept low inside and outside, so other guests are not being disturbed. We provide a peaceful atmosphere and we appreciate the same. Please:
* Enter and exit quietly, don't slam the doors;
* CARRY (don't drag) your luggage on the stairs;
* Don't use the dining room during quiet hours;
* Close the door and avoid making noise while using the kitchen;
* Remember that there is a living room with TV and couches which is available 24 hours, there is no "quiet hours" restrictions :)

★ Kitchen rules. ★
Kitchen use is limited to light preparation and light cooking only. Cooking of any foods that have a strong lingering smell (including but not limited to fish/seafood, use of certain spices such as curry), stir-fry, deep-fry of any kind is strictly prohibited!
* We recommend to keep prepare+cook time under 30 mins, as other guests should have opportunity to cook too :)
* Don't leave dirty dishes in the sink, table or counters. Either leave it on the tray or you can wash it yourself.
* Empty and clean pots and bowls immediately after cooking.
* Kitchen is NOT available: 13.00 - 15.00 (closed for cleaning).

★ Safety. ★
It is forbidden to bring or use flammable items, such as heating equipment, candles, explosives or firearms, etc. Preparation of food in guest rooms by any type of cooking appliances is prohibited.

★ Eating and drinking in the bedroom responsibly. ★

By booking, you are excepting and agreeing to follow the house rules. We keep the right to cancel guest's reservation and stop providing services if they are in violation of this house rules or if they disturb other visitors with their behaviour.

★ An additional city tax 3.13 EUR / person / night must be paid in the exact amount. ★
The tax is NOT included to the room price and must be paid in cash. Please leave this money in the room before the departure.

★ SECURITY AND VIDEO/AUDIO SURVEILLANCE.★
The parking and interior areas are monitored with security cameras which record video-audio and store/upload it to the cloud in real time. There are 4 cameras covering the hallway, staircases and a kitchen, and 1 that oversees parking area. The cameras cover ONLY common areas and are all open and clearly visible. There is NO surveillance inside the guest rooms and bathrooms.

★ Environmental Policy. ★
The owners of the Guesthouse are dedicated to the protection of our planets resources. Help us be gentle with the Earth by mindful usage of electricity/heating/paper towels and showerings duration. We sort the recyclable rubbish i.e. paper, package, plastic, metal, glass and bio. We thank you in advance for your comprehension and co-operation.

★ Please notify us about any accidental breakages immediately. ★

★ Important information for guests traveling by their own vehicles! ★
Motorcycles, passenger cars and vans, whose maximum permissible weight does not exceed 3.5 tonnes, must have a vignette in order to drive all Slovenian motorways. We recommend you to buy vignette on a gas station before crossing the Slovenian border.

Dear guest, before you reservation, please carefully read the description and rules of our house. By making a reservation you agree to the rules of our home.
In our guest house is only a system "Self-arrival" and "Self-Check in", we do not meet guests and we do not have a reception.
After booking, we will send you very simple instructions for self-arrival.

The space
The family guesthouse with 6 rooms (you can see all the rooms and choose the right one in our profile), in the heart of the historic city. Surrounded by main attractions of Ljubljana, cafes and restaurants.
Here you can walk through the beautiful old streets. Central bridge "Tromostovje" a few step away.
Your room will be ready only after 15.00! If you arrive earlier than 15.00, or leave later than 10.00, you can leave your luggage in the house (for instructions, please contact us!).
Our guest house is located in the mansard of the old historical building of the 18th century without an elevator.

Guest access
We have kitchen where you can cook your own meals.
The kitchen has a refrigerator, stove for cooking, microwave oven, toaster and all kitchen utensils.
2 bathroom and toilet are shared on the floor. We provide bed linen, towels and bath accessories.

During your stay
You can contact us through the site messenger / phone / SMS, all our contacts, as well as Internet passwords you will find in the guest book in your room.

Other things to note
Dear guests, we do not live in this house and come only for service. You can come only by yourself - we'll leave the keys for you. Please contact us for instructions! Your room will be ready only after 15.00! If you arrive earlier than 15.00, or leave later than 10.00, you can leave your luggage in the house (for instructions, please contact us!).
Also, please send us the passport data of all the guests, by law we are obliged to register you, otherwise, we are waiting for heavy penalties.
We do not live in this house and we may not meet with you in person, so send your passport data for registration in advance.

4. Document number (passport or ID card or Driver's license)
5. Gender

We remind you that the price does not include tourist tax.
