All facilities are available, really nice property and neighbours (owners) are really nice showing us their pony and letting us use their trampoline. Our annex is totally self contained with it's own entrance leading into the light and airy main living area where you will find the sumptuous king size bed and small sofa where you can sit and relax, a full size fridge with freezer box and a cute breakfast bar for two. You will find a compact and bijou country kitchenette with large sink, microwave, toaster, kettle with tea and Nespresso coffee machine . The ensuite bathroom has a super modern shower that you can bluetooth your music to whilst the colour changing lights add to the ambiance, oh, it will spray you with water as well.!
The room has been fitted with white wooden shutters for your privacy which adds a little chic touch as we designed the room to bring the boutique hotel feel to Minster Lovell.

The property has its own parking right outside and is accessed via a wooden gate along a cobbled path.

Minster Lovell is located on the edge of the Cotswolds, minutes from Burford, Blenhiem Palace, Caswell House (gorgeous wedding venue) and only 20 minutes from the centre of Oxford. We are conveniently situated for visiting the famous Bibury and Bourton on the Water ( quintessential Cotswold villages) . We are only 40 minutes from Cheltenham, ideal for the races. Soho farmhouse, Diddly Squat and Daylesford are accessible easily from here. If you fancy some retail therapy Bicester designer outlet shopping village is a wonderful day out. There is a public bus stop immediately outside the house and the nearest railway station is Charlbury which is only a 15 minute drive. This time at The Nook was so special; we enjoyed a delicious, melt in the mouth local Lamb Shoulder Pie from The Old Swan Pub in Old Minster, such a quintessential picturesque little village within walking distance from The Nook. Blenheim Palace was amazing as always, we now have an annual pass, so we hope to be back again, lol! Vikki & Simon are really kind and friendly and make your time at The Nook feel so special, everything is spic and span and they always greet you with a smile :-) There is a super-duper shower in the bathroom with lots of settings for maximum pampering lol. Everything in the property is well thought-out and designed precisely. Everything you need is there, and even though there is no hob and oven, there are other ways to cook things, like a microwave and toaster. The kitchen has everything you need to be comfortable. New Yatt Farm is a beautifully renovated Grade II listed farmhouse set in 8 acres of garden and paddocks. The house has hard floors downstairs which is ideal for well behaved pets (except the snug room which is carpeted) and carpeted throughout upstairs.
It is oozing in charm, and is warm and cozy throughout. It still boasts original oak beams and open fireplaces with wood burners, as well as an Aga to warm your cockles. It is an ideal retreat to get some quality family time.

The surrounding area boasts beautiful walks and views, with access to the Oxfordshire way on your doorstep. We have fabulous off lead dog walking country.

The house is on different levels so this may not be ideally suited if you have mobility issues.

Outside space
Extensive gardens, around an ½ acre. leading out into pony paddocks and beautiful walks into the near by woods and beyond. All off road.
Artic Cabin – BBQ hut, inc lights, plug sockets, some charcoals are provided but best to bring more if you want to chill out in there. The small bags only last 15-20 mins.
Behind the house are our Pony/sheep Paddocks, with easy walking into the woods which meander to the river Evenlode. There is a wooden foot bridge which is ideal for playing poo sticks and paddling in the shallows. It's also a great spot for a picnic. Beautiful scenic walks. You can even walk up to North Leigh Roman Villa, which is predominately closed to the public, with only some open days during the year.

The space is the first place to come to. It has a ceramic stone floor and plenty of space for boots and coats.

Entrance Hall
As you enter the house you are in the hall area, which features a wooden floor & under floor heating and a bench. Ideal for resting while you take you boots off or placing your shopping/handbag.

Utility Room
Features of this room include being part of the new build work. Originally a stable it has been converted into a useful utility room. It is situated to the right hand side as you enter the property from the main porch/boot room. It hosts a washing machine, tumble drier, sink, additional electric cook and hood and fridge. It has a ceramic floor and under floor heating which makes this space warm and welcoming.

Main sitting room
Feature of this room include two 3 seater sofas and coffee table in the middle. A side board, containing board games etc. This room has a wooden floor and also benefits from under floor heating system so despite being a large space it always feels warm and snug. There is a large digital TV & DVD player.

There are double patio doors that open onto the west side of the house. In this area there is a stone floor patio, and wooden garden furniture. It benefits form beautiful views of the garden, artic cabin and is sheltered and captures the afternoon sun. An ideal spot to sit and watch the sun go down.

Features of this room include a large oak dining room table and chairs for 10+ people. This is a large space, and contains beams and panoramic views of the lower lawn. This is an idyllic space to entertain your friends and family. The flooring is of a grey wooden effect panel in amtico, which is warmer and forgiving than stone floors. You can access the main kitchen from this room. From the dining room there is a balcony overlooking the lawn. It's a great spot to watch the wildlife and have a sip on your favourite tipple.
You can also access the drive way and lower lawns.

The Kitchen
Features of the kitchen: - It is fully equipped, pots & pans, glass wear, white crockery, linen. Good kitchen wears for the most concerning of cooks.
It has a dishwasher, tall fridge/freezer. Electric oven/gas hob. Two oven red Aga. (which is turned off for the summer season as the room is too hot). Other features include: Belfast sink, Granite worktops and cream cupboards. The kitchen has genuine terracotta floor tiles. All features that give the Kitchen a homely country cottage feel.

The room is situated in the roof space of the barn section of the new conversion. It has unique features of a bowed banister and original exposed oak beams. It has a beautiful bowed oak Super King bed; bedside tables with lamps and TV.
Immediately off this room is a large on-suite bathroom. It comprises of a large pedestal sink, WC, roll top bath and walk in shower.

Bedroom 2 – Teddy’s Room
A double bed, within the room is a bath. (There is a security valve under the bath, which enables parents to turn off the water supply to the bath at night). The toilet for this room is on the landing.

Bedroom 3 – Edith’s Room
Features of this room include a large oak framed kingsize bed, side tables and lamps with large oak wardrobe and dressing table. It has an open vaulted ceiling, with exposed original oak beams, and land a large antler horn chandelier.

Turley Farm is an idyllic farm 10 miles west of Oxford, on the edge of the Cotswolds. In addition to a renovated barn and studio bothy, we have recently added our cool glamping facility in one of the fields.

We live on the farm with animals, a natural swimming pool, surrounded by woodland and fields. Peaceful, away from technology and phones with only the sound of Woodpeckers and Buzzards to disturb you. Two, 5 metre bell tents, each with its own fire pit and cooking utensils, organic loos, hot showers, an HQ kitchen for when you want a quick warming cup of something. It's a rural haven; tucked away in the Oxfordshire countryside. Blenheim Palace, Oxford, the Cotswolds all on the doorstep.

The space
We have two 5m bell tents, each with two twin beds that can be joined together to make a comfortable double. Plus an optional two extra Thai mattresses for children (not adults). We provide duvets and pillows, but not sheets, duvet covers or towels. Each tent has its own fire pit and cooking utensils. We provide firewood; bring your own charcoal. There is a central HQ cabana which has an electric hob, kettle, utensils and a central dining area if it's too wet outside. The prices quoted here are PER TENT.

The main attraction in the summer, apart from the animals and hooting owls at night in the woods behind the tents, is the natural swimming pond. No chlorine or chemicals. It's bliss - your kids will love it and you won't want to swim in a chlorinated pool ever again.

We have animals on the farm including our own very friendly Boxer dog. Hilda and her daughter Sybil; both are super friendly with people, especially children. They are not good with other dogs, however, so we don't invite guests to bring their own dogs.

We don't entertain parties of any description.

No room to park a car in the front area as the gate doesn’t open sufficiently wide to allow access. Dishwasher wasn’t working - handyman came very promptly to see to that and the lack of hot water. Managed to fix the water but the dishwasher needed a part. Handyman was very helpful. Definitely not value for money."

My cats Tabitha and Bella, and I welcome you to our guest double bedroom in our modern semi overlooking the Windrush, ideally situated a 15 minute walk from the Town Centre and a 5 minute walk from the River with other walks into the countryside around. Plentiful free street parking.
The quiet peaceful room includes Tea and Coffee making facilities and a TV with a number of Apps including Netflix. Vegetarian breakfast, cereal, eggs, bread etc. is included.

The space
The double room is situated at the back of the house and all spaces are shared with myself and my two cats. The downstairs has a lounge, kitchen and dining area in an open plan style plus a downstairs toilet. Upstairs has three bedrooms and a bathroom. Most of the time the third bedroom is not occupied but occasionally a friend or short term lodger may use it. The dining table makes a good workspace in addition there is a small desk in the room. Guests have access to the kitchen to cook meals, wash clothes or make tea coffee etc in addition to the tea/coffee facilities in the room. I’m always happy to provide a jug of milk from the fridge if guests would prefer it to the sachets provided. The back garden has some chais and sofa plus a coffee table.

Please note that the house is open plan and my cat has access to all areas except the guest room, but Tabitha does sneak in when I am changing the room. Therefore while I try really hard to make the room and bathroom as clean as I possibly can, there will naturally be cat hair in other areas of the house. I have recently received some bad ratings for cleanliness because of cat hair on my sofa in the lounge and as somebody who works full time in addition to letting out my spare room I believe the expectation of a completely cat hair free house is unreasonable, so please be prepared for some cat hair in the common areas.

The house is one of four semi-detached houses on the corner of Crawley Road and Westfield Road and the front entrance of behind a hedge running along all four properties with a shared garden area. Most residents tend to use the back entrance from the garages which are behind the houses. A set of keys is provided, so guests may come and go as they please.
