➤ My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 62°F or above 77°F. And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.

1. Please contact me via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)

3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so i can effectively prepare for next guests.

6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.

7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.

8. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.

In 2022, we have installed a brand new air conditioner/heater along with new venting and new hot water heater in 2024. You can access the Jetty Park campground facilities from the beach. The Ocean Woods gated community is very appealing, lots of well kept live oak, palm, and other mature landscaping. Easy access to Cocoa Beach, Port Canaveral, Merrritt Island, Kennedy Space Center, Merritt Island National Wildlife Refuge, Canaveral National Seashore. Orlando is an hour away. Our VRBO host was fantastic. She always responded quickly to messages. I highly recommend this VRBO."

- "This condo was perfect for my husband and I. The property was gorgeous along with pool and beach. Really like that it's gated too. Felt very safe. The unit had everything we needed (washer and dryer yay!) and the king size bed was very comfortable. All the comforts of home including bath products! Sergio greeted us with a bottle of wine and girl scout cookies :-). He was a very attentive host and even helped get us to and from our cruise ship. Would stay here again - right in the middle of the action in Cape Canaveral and the Beaches. Highly recommend staying at this beautiful condo for a getaway :-) "
