The location is excellent you walk one block to park ave where all the shopping and restaurants are located First of all when you arrive university beautiful area but the property itself is a much older 1960s building there is some issues with parking, very very tight space and limited to one spot. there is some safety issues with a retaining wall at the front of the property that's collapsing so if you have children be careful. THE NEIGHBORHOOD: excellent THE PROPERTY: very old complex dates with some safety issue at front of the property will a collapsing wall. THE UNIT: on the second floor, overall small two bedroom furnished with very outdated 1970 furniture and green color. BEDROOM:Bedding is excellent with one master with a queen bed and one d Bedroom with two single beds for kids. KITCHEN:: updated and modern with EVERY AMENITY AND COOKING UTENSILS REQUIRED😊. - "This is a great house in the middle of accessing both Winter and Baldwin Park. The house has extensive remodeling but maintains the charm of the original structure. We found it comfortable for a long term stay. The biggest con for the house is that the washer/dryer are in the garage, which can be very warm in certain times of the year. The room dedicated to being an office was great for remote working. It provided privacy and has direct access to the WiFi/router. There is a fair amount of construction going on nearby but it did not bother us."

The Charles Hosmer Morse Museum of American Art is just three blocks away and the Scenic Boat Tour offers a boat tour through the canals to three of the five lakes on the Winter Park Chain of Lakes. The pool area also offers outside dining, a grill station for cooking outside and a hot tub. The pool is heated in winter. Everything is kept very clean. There are seven bikes, including one child's bike and two other relatively small ones available for guests in the fourteen unit complex.

Not only are you within walking distance of fantastic restaurants, shopping, grocery store, even a hospital, but you may also encounter some great bird watching amongst the mature trees. Hawks, Owls and cardinals have been something to enjoy on the enormous screened porch with your morning cup of joe. Open all the French doors to let in the breeze and still have the privacy you want. Best of both worlds- little hidden gem but still close to everything!

We go the extra mile to disinfect for covid- 19, we use a hypochlorous acid fogger between each guest and wash everything! I’ve officially shrunk a king size comforter down to a queen - I guess cotton does shrink when you boil it!

1) PRIVACY - Split floor plan house. The room listed here is for a PRIVATE bedroom (no shared rooms) and private bathroom directly across from the bedroom.

2) AMENITIES - I do provide basic necessities, meaning the room listed includes a queen size bed comfortable enough for two guests, pillows, bed sheets/comforters, towels, Shampoo/Conditioner, Body Wash, toilet paper, a closet with hangers & storage, a writing desk, and a ceiling & tower fan & Two options for lighting. You will also have access to an Air Fryer, Panini Press, coffee maker, and toaster. I do have security cameras in the communal areas of my home, which include the kitchen, living room, and outside driveway areas.

DISCLAIMER - Please note that the time frames provided here are approximate DRIVING (in your own personal vehicle) distances and are completely dependent upon road conditions. Weather and traffic in Orlando is very unpredictable and can add time to any trip, especially during morning and afternoon rush hour. Also, this is Florida - meaning that there is basically nothing within "walking distance", unless you don't mind being drenched in sweat or rain by the time you walk to your destination. I HIGHLY recommend having your own vehicle during your visit. Orlando does have a public bus system called Lynx - however, I have never used it and cannot advise much about it. If you do not have your own vehicle, you could always Lyft/Uber, I am unable to provide rides to any of my guests. Message me directly if you have any questions regarding any of this.

4) CLEANLINESS - The one thing Angelic and I are very strict about is being CLEAN. We consider ourselves to be very clean people and expect the same from any of our guests. We ask that you clean up after yourself as if it were your own home. This includes cleaning any dishes you use, taking your shoes off when walking into the house, and keeping the bathroom clean after use. This also includes leaving the room and bathroom clean upon your departure. Guests are expected to keep their rooms tidy during their stay. There are cleaning products available for you to clean the bedroom and bathroom. We try to respect your privacy during the duration of your stay so we won’t be going into the bedroom or bathroom unless there is an emergency. Please also note - there is NO SMOKING allowed on my property. We pride ourselves on our good reviews and want every guest to come home to a clean environment!

5) KITCHEN - Your stay includes full access to our kitchen. Feel free to put your food in our pantry or fridge - we will make space for you with labeled areas. Please note that breakfast is not included in any stay.

6) WIFI/TV - Your stay includes a 32" smart TV in the bedroom. We do not have cable, but we do have a smart TV & WiFi (Access info will be provided upon arrival).

7) PARKING - Free parking is available to all guests. Please message me directly so I can tell you where to park.

8) LAUNDRY - I do not have an available washer and dryer. The nearest laundromat is 1.1 miles or a 4 minute drive. Please message for more details regarding this matter.

9) TEMPERATURE - We typically keep our thermostat around 74 degrees during day and 73 degrees at night depending on the outside temperature. This is a standard temperature that most people are comfortable with. The temperature will NOT be set below 72 degrees or above 75 degrees. There is also a ceiling fan and portable fan inside the room. For those that consider this to be on the cold side, I encourage you to bring an additional blanket or sweater.

10) BEDROOM DOOR LOCKS – The room can be locked from the inside – but cannot be locked from the outside. For security purposes, I need to be able to enter the room at any time if necessary. Please message me directly with questions regarding this matter.

11) CHECK-IN & CHECK-OUT - I am pretty flexible when it comes to check-in. My general rule of thumb is check-in time is anytime in the afternoon on the day you are arriving, and check-out time would be by 12PM at the latest on the day you are departing. This is not something that is set in stone. Everyone's situation is a little different and I know circumstances can change. Please reach out to me if you need special accommodations regarding check-in or check-out.

12) NO PETS - I do NOT allow pets, as many people are allergic to cats/dogs – this is something that is set in stone. I apologize for any inconvenience this may cause.

13) PRICING - As far as pricing of the rooms go, I keep my listing on “Smart Pricing” which is a tool Airbnb allows hosts to utilize pricing to stay competitive with other hosts in my area based on supply and demand. Basically, they decide the price for me. This has worked out well for both my guests and I, as the price is usually fair. I am a firm believer in the phrase “you get what you pay for”. Please understand that Airbnb is a price friendly alternative to a traditional hotel stay. I keep my rates competitive based on the amenities I provide. Now, all of that being said, I do allocate DISCOUNTS for long-term stays. I offer:

10% off for a 1 week long stay.
20% off for a month long stay and longer.

If you would like to inquire about a longer extended stay, please message me directly. Price can vary and is subject to change. I am open to the idea of long-term stays as long as we feel that it is a good fit for both parties.

14) REASON FOR STAY - I also ask that if you decide to book a reservation with me, please include a short message describing yourself and the reason for your stay.

16) EXTRA GUESTS - Please be sure to book a reservation for 2 if you are bringing anyone along with you. Pricing for a second guest is an extra $10 per night. Discounts will still be put in place depending on how long the reservation is. Please also note, any guests not on the reservation are not allowed on the property without permission from either Angelic or myself.

17) POTENTIAL FOR NOISE - Believe it or not, this is something that needs to be addressed. Please note that if you are staying in my personal home - like anyone's personal home - there is a potential for noise at any moment during the time of your stay. Overall this is a quiet home. Angelic and I occasionally come in and out of the house at various hours. We are consistently cleaning the home for your enjoyment. We watch TV at a low volume. We also converse amongst each other, etc... These are all examples of basic normal events that could create noise in our home. Our walls are NOT sound proof. If you are the type of person bothered by these types of occurrences, you may want to consider another listing. Now all of that being said - rest assured - we definitely won't be vacuuming at 11PM. We do not do anything out of the ordinary to create unnecessary noise. We also play ‘rain sounds’ from a device in the kitchen which helps drown out other potential noises. If at ANY time, it is too loud and you are being disturbed, please do not hesitate to make Angelic or myself aware. We can easily make adjustments to make your stay as comfortable as possible as it is our goal to be as considerate as possible. If you have any questions regarding this, please let me know.

18) OPEN COMMUNICATION - This is probably something that I cannot stress enough. I keep a very open line of communication with all of my guests. I give my phone number out to anyone who stays with me and encourage them to let me know if there is anything they need at any time! If there is a problem during your stay, let me know! If your request is within reason, by all means, we will help you out! While it may sound like I have a lot of rules to follow, I can promise you that we are a very laid back couple (as long as you treat our home with respect). Do not wait until the end of your trip or when it's time to do the review to let me know something was wrong. I work with everyone and want to make your stay as pleasant as possible!

If there is one last thing that I can ask of anyone planning to book – it’s that you respect Angelic and I as hosts and adhere to all of our house rules. The space
Not only are you within walking distance of fantastic restaurants, shopping, grocery store, even a hospital, but you may also encounter some great bird watching amongst the mature trees. Hawks, Owls and cardinals have been something to enjoy on the enormous screened porch with your morning cup of joe. Open all the French doors to let in the breeze and still have the privacy you want. Best of both worlds- little hidden gem but still close to everything!

Guest access
Guests have exclusive access to the entire porch. Feel free to open all the French doors and allow the fresh air to flow in.
On cooler nights relax by the fire pit. S’mores upon request!

Other things to note
We go the extra mile to disinfect for covid- 19, we use a hypochlorous acid fogger between each guest and wash everything! I’ve officially shrunk a king size comforter down to a queen - I guess cotton does shrink when you boil it!

The space
Private entrance at top of stairs & Location, location, location! Privacy of a hotel. Private bath and in room alcove with small fridge and microwave. It is a townhouse and the living quarters are on the 3rd level as a walk up. Very quiet and private. Great for active urbanites & professionals looking for a superbly sophisticated but very quiet and private urban oasis. (Please have relatively complete profile before submittal of requests to stay).

Guest access
There is a front balcony overlooking a lovely little park with an outdoor grill should they wish to use it. The room has a refrigerator and a microwave and generally fill a welcome basket of goodies and treats and drinks. Of course, the location is superb with some of the tastiest restaurants a walk away as well as Sunrail and nearby walkable night life.

During your stay
The guests are met and given the keys and lay of the area and am free to answer any questions. While I am available throughout their stay to answer any questions, generally their peace & privacy is respected.

There is a coin laundry in the garage ground level guests are welcome to use.
