To maintain a peaceful environment for all guests and nearby liveaboards, quiet hours are enforced from 10 PM to 7 AM. FLOHOM 2 | Modern Charm is equipped with indoor and outdoor noise monitoring sensors to measure decibel levels, but these are not active listening or recording devices.
🔹Occupancy Limit🔹
The maximum number of overnight guests is four, and the total number of people on board at any one time is limited to ten, as enforced by the marina. Failure to comply with this rule could jeopardize our ability to operate within the marina.
🔹Parties & Events🔹
Parties and events are prohibited. We welcome small gatherings to celebrate special occasions, such as hosting friends or family for dinner, as long as you respect our quiet hours and adhere to the occupancy limit. Please notify us in advance if you plan to host a gathering so we can inform the marina and ensure that our team is aware of any non-overnight guests accessing the private marina.
🔹No Smoking Policy🔹
Smoking (including cigarettes, e-cigarettes, cigars, and marijuana) is strictly prohibited inside the boat, on the front and back decks, and within 20 feet of the entrance. Smoking is permitted only on the rooftop and docks, provided it’s done at least 20 feet from the entrance. Guests must leave no trace of smoking paraphernalia. Violating this policy may result in a cleaning fee of up to $500 to restore the space to a smoke-free condition.

Third-party decoration vendors are not permitted. However, we offer curated decoration packages, and our concierge team can work with you to create custom packages based on your needs. You won’t forget your time in this romantic, memorable place! Come float on our well cared for 2003 Gibson Classic - a hybrid cross between a houseboat and a cabin cruiser - located on Sue Creek! Steps away from your slip is the Charley's Lawns where you can chill in Adirondack chairs or play outdoor games...cornhole, basketball, ladder toss, tetherball, mini golf, etc! Charley's Waterfront restaurant has both indoor & outdoor dining with lots of TV's to catch your favorite sports teams!

As you enter the boat thru the slider door you will walk into the living room with bar height counter & two stools along with an L-shaped couch. Take a few stairs down to the middle of the boat to the high ceiling dining and well outfitted kitchen space that includes booth like dining table. SmartTV mounted on wall with view from both kitchen and living rooms. Continue to the back of the boat where your bedroom with Double size bed, closet and bathroom is located!
Windows throughout with blinds that retract to let in all the natural light you desire OR lower whatever you choose for privacy!

GENERAL DESCRIPTION
FOR SAILBOAT ENTHUSIASTS
The 80' (24.38m) luxury sailing yacht SERENDIPITY was built to Lloyds A1+ and delivered in 1985 by Southern Ocean Shipyards. She was designed by Doug Peterson with styling by Jon Bannenberg and Andrew Winch. She is a performance cruiser with high-quality interior finishes and furnishings, perfect for long-distance cruising in comfort. This prized sailing yacht has the strength to sail anywhere and provides optimum comfort for those aboard. She comfortably cruises at 9 knots, reaches a maximum speed of 10 knots. She is built specifically to travel around the world, and once our kids are grown we definitely plan on doing so!
SERENDITIPTY AMENITIES
* Seven zones for AC/heat: Each of the five cabins controls their own temperature separately, as does the upper salon and lower salon. The boat also has a hydronic heat system that radiates through the floors so the entire yacht stays warm and cozy throughout the winter.
* Larger beds are outfitted with luxury organic long-staple sheets and all-season alternative down comforters from Brooklinen. There are also two Brooklinen luxury robes in the owner’s suite.
* We. Do. Coffee: Those that share our love of coffee can choose from one of three ways to brew: Our Breville espresso maker, a Cuisinart drip coffee maker with built-in grinder, and a French press and decanter. There is also an assortment of teas onboard.
* Full-boat sound system: Each room has speakers and Niles in-wall controller and there are two Bose speakers on the outdoor cockpit. TVs in the salon and owner’s suite are surround sound complete with hidden subwoofers. The Niles system has several inputs, including Bluetooth and iPod, so that different music can be played at the same time in different rooms.
* Televisions: There are five TVs on board. The upper salon TV has a Roku (Netflix, Disney+, Hulu, and ESPN+). The two TVs in the salon can also be linked or used separately when watching DVDs. The Owner's Suite bedroom plays DVDs and Netflix and each of the mid-ship stateroom can play BlueRay DVDs. There is a wide selection of DVDs on the yacht.
* Wii gaming console: We have Mario Kart and Bash Party, and a number of other family favorite games (feel free to bring games!)
* Exclusive access to our one-person long kayak and two Voyager inflatable SUP boards, which are stored on the boat/dock. The SUP boards can be packed away in a backpack so they can travel on the tender (i.e dingy) or brought on a day trip
* Tons of adult and kids games, books, and puzzles
* We provide beach/pool towels and a beach blanket as well as an assortment of life jackets and ski jackets

TENDER (DINGHY) RENTAL OPTION
Interested in cruising to downtown Annapolis, fishing in the Severn river, tubing and waterskiing with the family in the Chesapeake, watching the beautiful Bay sunsets, or hopping to quaint Chesapeake towns?
Housed on the yacht is a new 2023 Highfield Sport 390 tender that can be rented for an additional fee via Boatsetter (which insures peer-to-peer rental). The listing can be found here: https://www.boatsetter.com/boats/gsszrnv. The tender is housed on the yacht and is available for $200 per night of stay for guests of Serendipity. (See Boatsetter property titled "Hop around Annapolis or spend the day tubing!"). The boat is rated for 7 people but is suited for 5 of tubing or skiing. It has an aluminum hull so it can be pulled up to Bay beaches and sneak in watering and fishing holes, travels up to 40 miles per hour, and is perfect for family tubing and waterskiing adventures. Fusion radio is Bluetooth enabled. Tubing and wakeboarding equipment are available on the boat. We also have a variety of ski jackets available for guest use.
Guests are responsible for their own fuel and refilling tank. Note Maryland residents must have a boating license, which can be obtained online.

MARINA AMENITIES
The marina has additional laundry facilities, sparkling clean bathhouses, a fitness center, barbecues and picnic areas, waterside decks, a kids playground, a cafe serving lunch and bar drinks, and a multi-hole putting green. It also has event space and outdoor pavilion to host parties.
YACHT POLICIES
* Strict marina quiet hours begin at 10pm (boat neighbors are much closer than on land!)
* No shoes allowed on inside of yacht
* Must be 25 years of age to book yacht (no exceptions). The individual who is booking yacht must be present on the yacht during the stay.
* No grilling allowed while boat is parked in slip

* The yacht is our home and we appreciate that guests treat our “baby” with this in mind
* Small events are only allowed with explicit host permission. Larger events are only available if anchored in the Bay (see above).
GETTING AROUND ANNAPOLIS
The yacht is located in the Back Creek section of Annapolis, America’s Sailing Capital. Annapolis provides access not only to the Chesapeake, but also to a wealth of rivers, creeks, and inland bays ripe for fishing and exploring by kayak, canoe or standup paddleboard.
Downtown Annapolis is famous for its historic inns and scenic streets and has some of the finest restaurants the region has to offer. Maryland Avenue is long treasured as one of Annapolis’ best spots for shopping, dining, and experiencing the culture.
Annapolis is also home to the US Naval Academy, which hosts numerous events throughout the year, including Commissioning Week and Navy Football weekends.
Finally, Annapolis is home to various fun festivals, including the US Powerboat and Sailboat shows, the Maryland Renaissance Festival, and various regattas.
WAIVERS
Guests and occupants assume all risk associated with water activities. All guest swimming and use of kayaks/SUP are at their own risk.
