Villa THEA has its own private entrance and grounds. It is furnished in a fresh contemporary style and is well appointed and maintained by the owners and has unrivalled views over the bay towards the island of Ithica and Sami harbour with yachts of all sizes, and fishermen and ferry boats coming in and out throughout the day. At night this view is full of sparkling lights from Sami and the other villages leading up the valley to the Aenos National Park, not to mention the big 360 degree sky full of stars and the moon. From your bed in the morning watch the spectacular sunrise behind Ithica Island ! Conveniently close to the harbour village of Agia Efimia the location of the villa however is so peaceful that you can hear the birds singing in the trees and the sheep on the hills behind.

Arriving at the private parking area, stone steps lead down through the upper garden terraces with their bourgainvilleas, lavender and fruit trees, to the villa entrance courtyard and front door.

On the ground floor is the Kitchen/Diner and the Living Room both with french-doors that lead out onto the south facing terrace with its amazing panoramic sea views (probably the best in the area). Here there is plenty of room to dine and relax in the sun or shade on comfy furniture under the parasols and also the outdoor dining table and gas barbecue.

Gentle stone steps lead down from the upper terrace to the sunny pool terrace. Here is the private pool with its surrounding stone tiled areas with sun loungers, drinks tables and parasols. The stunning 180 degree sea view and the garden setting makes this a perfect place to play and relax.

Upstairs are two identical double bedrooms both with large en-suite shower rooms, comfy king-size beds, air-conditioning, wardrobes and south facing balconies with sea views.

The large lower ground floor Bedroom has a comfy double bed, a wardrobe and cupboards, nd its own en-suite bathroom with wc, washbasin, & bath/shower.

To reach the villa from Agia Efimia harbour take the quiet, tree lined road with its pedestrian footpath and shaded seating as it winds along the edge of the sea past a few houses and restaurants with steps down to several very pretty white shingle/pebble coves with crystal clear water. In moments you get to a small road/track that climbs up to the villa - it is about 500 metres long, mostly concrete, and quite steep in places so car-hire is recommended which will allow you to see all the lovely other places on the island and even take the ferry across to Ithica if you wish. (Some guests however have chosen to combine walking down with taking a taxi back up).

Based on seven nights minimum stay, any number of additional nights are available thereafter. We don't have fixed arrival/departure days as flights can often be obtained any day of the week/weekend. So we are happy to be flexible on the length of stays (e.g. 10 days) subject to availability, and the price charge for extra nights is simply the relevant nightly rate. Stays can span across months. Occasionally stays of less than seven nights are available.
The basic price is for the Villa based on up to four people sharing. A supplement of 12€ per night is payable for each of a fifth/sixth person.

TOURIST TAX
A Greek Govenment Tourist Tax (called the "Climate Change Resilience Fee") of 15€ per night for the Villa is payable by guests. It has to be collected by us, your hosts, ON ARRIVAL and sent to the Greek tax authority. We will provide you with a separate receipt for this.

Villa Regina is a lovely and quiet villa, located at the edge of the charming village Agia Efimia. A gated private driveway leads down to the parking area in front of the entrance courtyard with its stone paving, colourful bougainvilleas and pot plants.

Entering the villa, the ground floor has cool porcelain floor tiling with rugs and provides two lovely rooms: a light and spacious open-plan Kitchen/Diner/Living Room with a modern island style kitchen, cream corner sofas, swivelling armchair, big internet TV, dining table and woodstove. Leading off that is a ground floor Bedroom with en-suite shower/wc, king-size bed and air-conditioning. All these areas have large sliding patio doors with insect screens that lead out onto the big south-facing terrace with its spectacular sea views and colourful plants.

This south-facing terrace is comfortably furnished with soft outdoor sofas and dining furniture for six people (plus barbecue) all arranged under the dappled shade of the very large pergola. Leading off this is a smaller west-facing garden terrace with more outdoor furniture and a parasol; it has the same sea-view but also looks towards the beautiful Pylaros valley and catches the late evening sun setting behind the trees on the mountain at the back of the villa. This garden terrace also takes you back around to the entrance courtyard.

On the upper floor are two large ensuite Bedrooms both with sea views, comfy king-size double beds (one of which can be configured as two single, if preferred on request), wardrobes and oak flooring with rugs. Both bedrooms have air-conditioning. The main bedroom has its own private roof terrace and the second bedroom has a large private balcony. Each en-suite shower room has a high quality designer washbasin, wc and shower with glass screen, as well as porcelain tiled floors, oak shelving, mirror and shaving/hairdryer socket.

The villa has air-conditioning in the three bedrooms and electric fans are also provided on the ground floor for guests who wish to supplement the natural gentle breeze. All windows have sliding insect screens and blinds.

Based up an 600 metres private drive the villa offers easy access to the village of Agia Efimia, a traditional Greek village with bustling tavernas and yachts that moor up in the late afternoon. Lovely beach 10 minute's walk from the villa.

Villa Mema is situated on a hillside of the harbour of Agia Efimia, a colourful yachting harbour with numerous little flint bays with crystal clear water, little shops, friendly taverns, cafes and bars.

The secluded and elevated position of the property makes the villa to a truly magical place for your holidays. Breathtaking views from every corner of the house across the bay of Agia Efimia, the Ionian Sea and the neighbour-island of Ithaca. Just a breath away from the centre of the village and all its entertainment facilities but still a peaceful and tranquil location offering a lot of privacy. All amenities (shops, restaurants, cafés, beaches) are within easy walking distance (5-10) min from the villa. No car rental is necessary except for exploring the island.

The Villa (110m²) is built in accordance to the island's architecture. It is well equipped and tastefully furnished with selected traditional furnishings of highest standard and comfort. Outside, there are two large front terraces offering privacy and stunning views to the harbour of Agia Efimia and the sea. The pool terrace is equipped with 4 relaxing sun beds. Pool and front terraces are surrounded by different patios with shaded relaxing areas and decorated with a variety of lovely Mediterranean flowers such as oleanders, hibiscus, jasmines, roses.

The villa is arranged over 2 levels. On the ground floor, there is a well-designed spacious living room with air-conditioning, open-plan dining kitchen and a bathroom with shower/wc. A staircase leads to the upper floor: here are 2 bedrooms (one with double bed and one with twins), with air-conditioning, balconies with superb views over the bay of Agia Efimia and a bathroom with a small bathtub and wc. The windows and balcony doors of the bedrooms are equipped with sliding mosquito/fly screens. A safe, a baby bed and high chair, pool towels, a charcoal BBQ, as well as wi-fi internet access are also provided and free of charge.

- "We stayed in Kefalonia for 10 days, and split our time between two houses. This was by far superior to our other home (which was new, fancy, and more expensive). First, the owner is the host. This makes a huge difference. She was very kind, attentive, easy to communicate with and made our stay comfortable. The location is great. You can walk into Agia Efimia, grab some gelato at night, go for dinner, shop for groceries. A very accessible location to the northern part of Kefalonia. The location is an A+. As for the house itself, it really has all you need. The pool and patio area is very nice. The house has air conditioning, which even if isn't always necessary, is nice to have. The tv connects to your iPhone and you can screen share and play movies or shows from your phone or iPad. The kitchen is equipped and while we didn't really cook much, everything was there.
