The property was originally a ranch but we added a second floor.
Downstairs in the 'adult zone' we have a mud room on entry going through to a fully stocked kitchen with dining area. We then have an open plan living/dining room with a wood burning fire.
Downstairs we also have a den with TV, DVD & Cable, then a screened porch that overlooks the backyard & swimming pool.
There is the master king bed suite with ensuite bathroom & also a guest queen bed with ensuite. Both have ceiling fans & A/C window units. There is also a separate powder room & coat closet on this level.
Out front we have a lovely cedar deck shaded by trumpet vine - a perfect place for sundowners.
Upstairs in the 'family friendly zone' we have full A/C & 3 further bedrooms, 2 bathrooms & a massive open plan play area with a Smart TV. One bed contains a twin beds, bedroom two has a twin day bed with a trundle & bedroom three has a king and can fit a pack n play on request.
All in all the house can sleep 10 in beds.

In the basement we have a fully functional laundry room with washer & drier.

Outside we have a fenced in lawned front & back yard. In the back yard we have a heated pool and outdoor shower.

ABOUT THE HOUSE:

The main part of our cottage dates to the latter half of the 19th century, with a cabin-style addition built in the middle of the 20th century. It was all gut-renovated in 2022. Hidden down a long drive, we're surrounded by nature—we see frequent bunnies and the occasional deer in our yard. There are three bedrooms and two bathrooms. The open kitchen/dining room is great for a group meal, the living room has a smart TV and a working fireplace, and the screened porch is perfect for morning coffee or late dessert overlooking the pool.

NOTE: Bellport Village has strict regulations about access to the private Ho-Hum Beach on Fire Island, but we will work with you to make sure you have beach access.

This 200 year old timber frame barn was rescued from near collapsing by artist Randy Polumbo. Using a collapsed barn for parts, every inch is old wood, all natural and non toxic materials. Most of the barn is built of salvaged materials from NYC construction projects with Calatrava’s discarded Bathtub, an outdoor shower from the Sherry Netherland Hotel, and parts from glorious uptown mansions and brooklyn factories alike. Enjoy chilling out in the hammock, the yard, or bike to the beach or cook a major meal in the spacious well appointed kitchen. What makes it “funny” are numerous amusing features like the giant iron bell and string to fire it, that Randy’s mom could not recall “bellport” and calls the town “bellevue” to this day. This is a very relaxing space where anything or nothing is enjoyable from crafts, music, cooking to a work project.

Outside are dining table and chairs, grill, and lounges, as well as security cameras with automatic lights.

Furniture, appliances, amenities are new (except for a few beautiful vintage pieces from my family). Photos are a mix from when setting up (photographer friend) and updated ones with my iPhone.

Bellport is a lovely village with private beach, restaurants, shops, galleries, summer theater and outdoor concerts. Easy walk to everything. Ask about access to tennis and golf at the country club and ferry to private beach on Fire Island. Nature preserves and other outdoor attractions also nearby. It's about 80 minutes driving from NYC or by train (LIRR) from Penn Station, or 1 hour from JFK and LGA airports (20 min from Islip airport). Happy to provide any more information!

- "Alissa’s house has a beautiful heated saltwater pool, is a 2-minute walk into town with shops and restaurants, and a 10-minute walk to the Bellport marina. Upstairs is a large bedroom with a very comfortable bed, a bathroom with a great shower, and a TV/reading room with a balcony overlooking the lovely landscaped lawn and pool. It was a great place to work and to enjoy leisure time. Downstairs is another bathroom with a tub, and two additional bedrooms. The kitchen is open and a joy to cook in, with a large dining table in front of glass sliding doors leading to the backyard and pool. A nice deck featured another table for al fresco dining. We also enjoyed using the grill. All is immaculately clean. Alissa was the perfect host. She left detailed notes about the house, the town, things to do, and places to go. She made her house feel like our house. We enjoyed our time there immensely and look forward to coming back again."
