Caution that the grocery shopping downtown is limited so we suggest you bring food with you (or grab fruits/vegetables from one of the many local farmstands you'll pass on the way - once you got to Dune Road, there are no amenities (though a nice fish shack). Standup Paddleboards for provided for shared use and were always available. They forgot to put ice in our cooler but quickly responded via text. Small bottles of shampoo & conditioner so you may want to bring your own. A/C and fans cooled off the place nicely. This was a wonderful place for a combo ocean/bay getaway (though be mindful of the ocean waves - on the weekend they were there they were powerful - no lifeguard on this private area). We loved it and are thinking about coming back next year."

Adorable updated private beach cottage minutes from the beach and bay! Bright, updated cottage in Westhampton Dunes! Located between the ocean and the bay. Walk across the street to miles of beautiful private ocean beaches. Short walk to Cupsogue Beach County Park (296-acre park with lifeguards, live music, food, drink, and beautiful nature). The park is surrounded by the Atlantic Ocean, Moriches Bay inlet, and Moriches Bay.

We later we noticed that the front sliding door did not lock properly. The key was finally found on the key rack inside house. No place to rest anything the bathroom, like hair dryer & makeup or clothes. Only outlet in bathroom wasn't to usable. So appliances are a bit dated and have some rust. Toaster did not work, had to use broiler to make toast. Used food left in the refrigerator not cool! Cottage is surface clean, but definitely needs some TLC."

The house is in a half-acre garden, south of the highway on Meetinghouse Road at the corner of John Street. Two bedrooms, one with queen bed and the other with a twin daybed with a roll-out twin below. The bathroom was just renovated with new fixtures, marble mosaic floor, deep soaking tub from Kaldewei, and toasty radiant floor heat.
The kitchen is modern with updated appliances, including dish-drawer and full gas range. The counters are home-made in yellow resin. Separate washer and dryer in basement. Cozy dining nook with banquette table and storage. New fabrics and furnishings throughout.
Oil heat, high efficiency gas hot water tank, central AC, full basement. Landlord covers all utilities.
There is an open porch at the front and a private brick terrace at the back.
The garden has a small orchard, two lawns, woodland with mature trees, a vegetable garden, raspberry vines, and a cute storage shed for bicycles or gardening tools. All lawncare services are included in rent. Off-street parking for 1 car.
Available summer 2024, longer stays preferred. For rent by owner, who lives next door. It's a much loved old cottage, so be prepared for old painted floors, uneven walls, and Felix the feral cat who will beg for dinner at the kitchen door.

Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.
