The house is a beautiful 1903 Federation weatherboard which was moved from Hornsby (Sydney) and lovingly restored with an additional section added to make it a luxurious five-bedroom house with magnificent sweeping views on three sides of the Budawang Mountains and surounding countryside. Spectacular sunrises over the misty mountains just take your breath away! Brilliant night skies, dotted with shooting stars.....

Timber floorboards, high ceilings, french doors that open to huge balconies which run around almost the entire house, where you can sit and watch the sea eagles soar overhead or the wombats graze nearby.

The lounge is amazing! Comfortable sofas, a cosy fireplace and lots of books so you can just curl up, read a good book and savour the peace and tranquility. Lots of books for children too!

There are five bedrooms. The main bedroom has a king size bed, a fantastic view through the french doors that open to the side balcony, a walk-in wardrobe and an ensuite.

Two queen-size bedrooms, beautifully presented, cosy and comfortable.

A boys bedroom with 2 bunk beds, one a double and another single, so sleeps four. A girls room with 2 single bunk beds and a double bed, also sleeps four.

An extensive library with a huge range of excellent books is a key feature. What better way to spend an afternoon than reading a good book amidst such divine suroundings!

The kitchen is made from recycled wool-shed floor boards and boasts a bright fire-engine-red AGA stove which is just stunning! It is great for keeping the kitchen area warm in winter and also for cooking the most delicious roasts ever!

The Aga stove also heats the water that goes to the water heaters in each bedroom to keep them warm and cosy in the winter months.

Double-glazed windows on three sides of the loung/dining/kitchen keep the house warm in winter and cool in summer.

This is a truly GREEN house - a house of the future. It is powered by the sun, made primarily from recycled timber and has a very small carbon footprint!

The Surrounds

Half Moon Retreat is set in 335 acres of virgin bush which has been designated as a Wild Life Refuge. It is a very special place, teaming with flora and fauna some quite unique to this area. The property has a rich history with many diggings and water races, testament to the bustling Gold Rush period of the 1800s and originally part of the range of the Walbanga/Wandandian Aboriginal tribes.

Its boundaries on three sides are the Mongarlowe River, Bob's Creek and Feagan's Creek. A chain of lagoons on one boundary is home to an incredible range of wildlife, featuring a family of stately black swans with their cygnets trailing along.....

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Guest Access:
Guests will have access to the tiny house including our gardens and farms, except for the land host private residence and 2 other tiny houses on the property.

The Neighborhood:
Bedervale Tiny by Tiny Away sits in the small town of Braidwood, 1 hour away from Canberra, which is best known for its historic buildings that have been meticulously preserved and are now used as restaurants, cafes, and stores. It's the ideal farm stay NSW escape and Braidwood accommodation, close to Batemans Bay—Surf Beach, Malua Bay, and South Broulee Beach, all within an hour's drive.

What's more, Bedervale is also a historical building with a National Trust-listed homestead designed by John Verg in 1826.If you're interested in history, we can arrange a historic house tour for youas we are 2.5 km awayfrom Braidwood township.

- We would like to advise guests that longer stays or later check-outs will incur an additional charge
- There is another tiny house on this property which is also rented out, so expect some company from other guests. The 2 tiny houses are about 250 metres apart

Important note:

- Due to the nature of the property, abundant wildlife may be present on the property
- Keep in mind that BBQ grills and outdoor fire pits are not available during a total fire ban
- We advise guests to KEEP AN EYE on children inside as the stairs to the loft are quite steep
- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the [compost/cassette] toilets and ensure a clean and fresh experience for all guests. We appreciate your understanding.

**Majors Creek**
One of the best times to visit the village is in the spring when it fills with spectators coming in to experience the unique Majors Creek Festival. The annual three-day folk and roots music festival takes place in November each year, showcasing an incredible program of dance displays, classes, instrument workshops, sessions, bush dances and five stages of quality folk and roots music. There’s even a full kids’ program as well as market stalls and plenty of delicious food and
drinks on offer.

The historic Majors Creek Hotel is not only a great place to grab a bite to eat or have a drink after a long day of exploring – but it also features many photos from yesteryear adorning the walls of the hotel for those interested in taking a peek at some good old times.
Pay a visit to the iconic St Stephen’s Anglican Church for a step back in time. The beautiful church was built of hand cut local stone in the early 1870 by stonemason Peter Rusconi.
Don’t forget to bring a gold pan with you as alluvial gold may still be found in the creeks that run near to town

- "What a lovely midweek retreat: a charming rural setting with stunning views and picturesque landscape as far as the eye could see. It was truly a perfect escape from the hustle and bustle of city life. Highlights of our stay included the ease of access to check-in, our friendly hosts Sharyn and John, fully stocked spotless kitchen, lots of puzzles and books to choose from, as well as the calming sight of watching the cows grazing in the field. Another great feature was the wood fire which was wonderful on a cool April evening - it made the whole house cozy and warm and we greatly appreciated that it was blazing away on our arrival. Located on the edge of Majors Creek village and nestled in 1.5 acres of peaceful garden, is The Studio. This welcoming, comfortable and private one bedroom, one bathroom storybook studio has recently been renovated. The Studio boasts 12ft ceilings, an abundance of natural light, genuine vintage farmhouse furniture, a private outdoor fire pit and many other extras such as an open pantry. Majors Creek is located 15kms from Braidwood. Transport can be arranged.
