The town is very good about plowing, but the hills can be tricky during snow storms and many people have had to get towed. A sand barrel is provided by the driveway for when extra traction may be needed.

SIZE LIMITATIONS: The cabin is 850 sq ft. so not designed for large groups. We have a FIVE person maximum. It is one large space downstairs and two separate bedrooms above. It has a much larger feel than it's size indicates however, due to a two story loft above. There is also a generously sized mud room/entry with a heated floor to dry out ski boots and stow gear. It is therefore best suited for couples or small families who are looking for a well designed and appointed quality cabin. Anyone looking for a traditional Vermont experience will certainly enjoy the areas offerings and the warmth and intimacy provided in the cabin, but large parties are not allowed.

CAMERAS: We have a pair of "Ring" video cameras which overlook the "public" exterior and give us piece of mind if cabin sits empty for extended periods. It also serves as a means to contact us in the event codes/keys are forgotten, etc. As is the law, there are NO interior cameras or any in private exterior areas (hot tub, porch, patio, etc.). We respect your privacy and will provide an image of what is in their field of view upon request.

Well stocked kitchen, plenty of bath towels and comfortable bed. No cell coverage but good internet allowing for reliable wifi-calling. Never had an issue with dropped calls or internet connectivity (we worked several hours each day during our stay). Definitely need all wheel/4wheel drive vehicle for traveling the few miles on the road to the house during winter and mud season. Outside, numerous sustainability measures are helping to reduce the footprint of the farm. Two large solar arrays offset the electricity usage of all five buildings. A large greenhouse extends the growing season and allows us to offer local produce and flowers for sale. Our flock of chickens consumes much of our food scraps and provides sustainable fertilizer for the gardens, as well as year-round eggs. And our free range children keep life exciting and will be enthusiastic about showing you their latest snow forts, mountain bike trails, sledding runs or dams in the stream. Coming next: lambs and Indian runner ducks!

Bring your boots, snowshoes, skis, or sleds to explore the 26 acres on rustic logging paths and surrounding dirt roads. We are close to Montpelier, Northfield, Norwich University, the Mad River Valley, and Randolph. Come for foliage, skiing, mountain biking, or relaxing. (45 minutes to Sugarbush base lodge, 1 hour to Stowe and Killington.)

Travel tip: Snow tires and/or AWD are strongly recommended for winter or spring travel anywhere in Vermont. Weather conditions can change fast here and it can take hours before road crews have time to plow and sand all the hundreds of miles of roads in each town.

This is a historic 19th century schoolhouse full of character with original blackboards and maps, but with all the creature comforts, including a brand new fitted kitchen fully equipped for fine dining. The schoolhouse is near to our farm with 250 acres of woods and open pastures which is stunning during the Autumn foliage. The area provides some of the top mountain biking and hiking trails in New England plus fishing, tubing and swimming in the local rivers. Vermont's renowned craft breweries and distilleries are in easy driving distance, as are foodie havens such as Stowe and Waterbury. Remote, restful but connected with our high speed fibre optic internet so also good if working is necessary.

The kitchen was just the right size for making our meals. It is only about 8 minutes from town and easy to get too. Our son slept in the school room on the Futon that was made up as a bed and very comfortable. Our 11 year old loved the sand table and chalkboards. Plenty of places to ride bikes and hike. Our pool was completely replaced in Fall of 2024: new structure, decking, jets, skimmers, liner, lights -- everything! The pool is typically open for Memorial Day weekend through at least Labor Day weekend. If you're interested in booking close to those holidays and use of the pool is important to you, please inquire with the host before booking.

The house has two "wings", with 4 bedrooms and 3 full bathrooms in one, and 5 bedrooms and 3 full bathrooms in the other. On the first floor you will find two of the bedrooms, which each have an attached full bathroom (see photos for more details). Living and dining space, kitchen, and a half bathroom are also on the first floor. All of the other bedrooms and full bathrooms are on the second floor. The original part of the home was built in 1809 and has been added onto over time. It has lots of character and charm, so expect some sloping floors and other quirks typical of a home this age. While the bones of the home are old, many important aspects have been updated since 2022 — including the beds, linens, most appliances, most plumbing fixtures, and more. Our private water source runs through a top-of-the-line filtration and softener system, so the water coming out of the tap is completely odorless and tasteless, and safe to drink. Note: There are a couple of spots on the first floor where there is a step up/down between rooms. If anyone in your group is mobility impaired, please inquire with the host for more specific details.

During the winter, the house stays toasty warm with propane heat throughout. There are four different heat zones allowing guests to customize the temperature in each part of the house. We have a generator which automatically switches on in the event of a power outage.

On our 17-acre property is another house, a small 2-bedroom cottage, which can be booked separately from the farmhouse. The cottage is situated around 100 yards away from the farmhouse, uphill and behind the barn, so you should not cross paths very often -- if at all -- with guests who may be staying there. The only structure on the property that both houses use is the garage: the trash/recycling room on the back side and the EV charger on the front side.

Depending on the timing, you may see cows grazing in our fields! But don't worry, they are polite and keep to themselves behind a livestock fence.

We have some great trails for walking/biking/cross-country skiing right in the neighborhood! Sugarbush, Killington, Mad River Glen, Middlebury Snow Bowl, and Rikert Nordic Center are all within a 20-40 minute drive. Rochester center has a nice park, a few great restaurants and cafes, a grocery store, gas station, hardware store, and more. Being right in the middle of the state, it's also the perfect launching point for day trips to other destinations like Waitsfield/Warren (30-40 minutes), Middlebury (40 minutes), Woodstock (50 minutes), Stowe/Waterbury (1 hour), Montpelier (1 hour), and Burlington (1 hour 30 minutes).

Getting around is easy with a car, although we do highly recommend having 4WD/AWD and/or snow tires during the winter (starting in November), and 4WD/AWD during the late winter/early spring (mud season). Being in rural Vermont, there are many dirt roads, including ours, which can get a little slippery from snow/ice/mud. Our road is well-maintained by the town, and our driveway is plowed and sanded by a private contractor during the winter.

Peaceful 10 acre Vermont cabin by pellet stove in the winter for skiers and outdoor fire pit for cooking by the picnic table in summer. Perfect for couples or family for relaxation. Has wifi and cable. From Waitsfield to Rochester and Randolph there are several breakfast places, restaurants and movie theaters and places to shop for food. Most places are within a 15-30 minutes ride but sometimes staying at the cabin makes for the best family times.

This hidden gem in Granville VT is nestled above Rt. 100, 15 minutes from Sugarbush and 45 to Killington. This cozy spot features a wrap-around deck and a sweetheart balcony with sweeping views of the Green Mountains. The Property
The windows surrounding the open floor plan frame the view of the Green Mountains and let in lots of natural light. Sliders on the side and rear of the house open onto the deck, making it into an extension of the ground floor in the warmer months.
The kitchen features a farmhouse sink and updated stainless appliances including a gas range and all the utensils to make the best use of it. The dining area is next in the open floor plan, a couple of steps above the living area - a layout that maximizes seating space without sacrificing the open feel.
A full bathroom and a bedroom with two full-size bunks off the kitchen complete the ground floor.
Stairs lead to a second floor landing with the primary bedroom straight ahead. The king bed faces a sliding door that opens onto a covered balcony – a fantastic place to enjoy a thunderstorm or a sunset.
The third bedroom has a twin bunk plus a standalone twin bed. Skylights open up the space and help illuminate the second floor full bathroom.

Other Details
Great views often come with challenging driveways. In this case, it's not so much the driveway but the road leading to it. During winter and mud season, a 4WD or AWD vehicle with winter tires is the only guaranteed way to reach the property.
The property will be plowed out during storms, but WE CANNOT GUARANTEE A TIME. Again, if you are trying to get to the mountain on a powder day, you will need AWD or 4WD with decent winter tires.
Depending on conditions, a front-wheel drive car with winter tires could make it as long as the snow or mud are not too deep, but we strongly advise against front or rear-wheel drive with all-season tires unless you have chains.

- "My husband and I stayed here for one night during this beautiful fall season. Peter met us when we arrived and showed us around and was very accommodating. The layout of the church is wide open. With antiques, unique collectibles, and interesting artifacts that were placed to be aesthetic to the eye. Yes, there were antique knives and antique toy guns, which added to the unique character of this VRBO. The feel of the house is that it is much loved and there is much thought into what goes in it and how it is arranged. the old iron stove made the place very cozy and the beds were very comfortable. Don’t miss taking a hot bath n an old style, cowboy, copper tub. In the morning you’ll get up and you can make your coffee in an antique percolator made of silver. There is not a big stove to cook on, but there is a hot plate. The lighting and the accommodations make this a very special place. However, if you are looking for straight out, luxury, modern, amenities, and perfection, This is not the place for you. There are some ongoing renovations but they are not going on while you are there However, if you are looking for a unique, cozy, ,interesting, and an experience to talk about, this is your place. It is an amazing place for photography as well."

Completely reconstructed 1800's Vermont barn full of charm and character with original hand hewn beams and barn board interior. All of the original timbers are on display and showcase this age old barn construction technique.

There are three comfortable and inviting bedrooms with queen beds and easily sleeps seven. Each bedroom is warm and cozy, perfect for a good night's sleep. The third floor loft has three built-in queen beds that kids (and parents) of all ages will adore. The property also features three bathrooms (one with with shower, another outdoor shower by hot tub), ensuring guests have plenty of space to freshen up.

Located in the heart of the Green Mountains, we are 30 minutes from Sugarbush & Mad River Glen, 15 minutes from Middlebury College Snow Bowl and 45 minutes from Killington/Pico. Granville is in one of the best areas for stargazing. It ranks a 2 on the Bortle Dark Sky scale (1 to 9, 1 being the best.) Great hiking is also just minutes away with the Long Trail and many other spurs nearby. Waterfalls and quaint Vermont towns are all within easy reach. Fine dining in nearby Rochester, Warren and Waitsfield make for an absolutely fantastic experience!

Completely solar powered (Tesla battery back-up) with three independent heat pumps and AC, guests can stay comfortable no matter the season. It's easy to see why you'll be able to unwind and never want to leave the Birch Barn!

WINTER: 4wd Car recommendation: It is recommended that you have a 4wd car or truck in the winter AND good SNOW TIRES. "All-season" tires are useless in the fresh snow, especially on the hills. The property manager and town are very good about plowing, but the hills can be tricky during snow storms and many people have had to get towed.

Outside the house, enjoy our 350 acre farm, complete with a private brook with waterfalls and swimming holes. If winter is your jam, visit Sugarbush or stay home, make a fire in the woodstove and head out for a snowshoe or X-Country ski on our mountain.
