The big country house was divided into individual apartments on two floors. The house has retained its Tuscan atmosphere and the good utilities. The arrangement is 2 kilometres from Castel del Piano, where the historic centre provides all shops for all daily needs, restaurants, bars, etc. Pienza can be reached in 25 minutes,-Montepulciano, Montecatini in 35 minutes, Siena, the Parco dell'Uccellina in 45 minutes and the sea in an hour by car.

Description of the rural house: The rural house is redeveloped and retained the typical Tuscan architecture with timber beam at the ceiling and parts of the original stonewall in the living-room and bedroom. There are 2 bedrooms, 2 bathrooms (renovated 2024) and a big living-room with a fire-place an a fully eqipped kitchen. It is very comfortable within a heating in all rooms and of course air-condition which guarantee a pleasant climate. There is a large terrace at the first floor and also at the ground floor to have a nice breakfast or dinner outside. The Rustico guarantees the maximum of privacy but also all the benefits of a residence with a large pool including child zone, sports ground (tennis, boccia court, and grill area) which are enclosed and completely fenced. The entrance to the property is through an automatic gate that guarantees the maximum of security.

- "Comfortable and well maintained home with beautiful kitchen and well stocked kitchen in a shaded mountain setting in Tuscany. My wife and her 8 year old daughter loved being in the wilderness and having the big communal pool where we were able to make friends with another family. My wife loves to cook and big grocery stores and an artisanal produce shop were minutes away by car. The kitchen was very well stocked with all the tools of the trade. We had the desire to make day trips to small towns and wineries and were really pleased to be in such a beautiful and less populated region of Tuscany. The views were spectacular. I would recommend this home for families hoping to combine short day trips with afternoons by the pool, as well as anyone interested in exploring the Maremma. We ate at a few really wonderful local restaurants which were recommended, and found the whole process to be very easy due to the location of the villa. Another reason we chose the villa was due to the shade, which kept the Tuscan heat from becoming too overwhelming. I’ve travelled through Italy during 40 degree heat waves, so knowing the home is both air conditioned and in the shade of trees was a real plus. A car is vital for this area but parking is easy thanks to the lack of tourism in these particular towns. We had driven down from Florence, which was already chock full of people, so this home was a wonderful respite. Could have spent two weeks or more here!"

The house has two floors. From the entrance forecourt, two steps lead to the living area, with a living/dining room with fireplace and a fully-equipped built-in kitchen with a French window leading out to the forecourt. From the kitchen, a wooden staircase goes up to the first floor with a bathroom with shower, a double bedroom with outside exit and a twin bedroom. 10 metres from the house is the annex with entrance from the forecourt, on the same level as the house, leading to a double bedroom with bathroom with shower. A stone staircase leads to an exit at the back and to the basement floor consisting of a sitting room with direct exit on the garden and a bathroom with shower. All the bedrooms have air conditioning.
Park:
The completely fenced-in property extends over 2500 sq m on three terraces. On the first level is the entrance forecourt with the house, the annex, the pergola with dining table a few metres from both, the laundry room, the mobile barbecue and the stone steps that give access to the various levels of the property. On a second terrace is the basement of the annex, the jasmine-covered pergola with the convenient outdoor masonry kitchen consisting of a two-plate stovetop, a sink, table and chairs. From here a stone staircase on one side and tufa steps on the other lead to the third terrace with the pool, garden and parking area. The park contains chestnut trees, oaks, rosemary and fig trees. The garden part (800 sq m) is planted with mixed lawns with olive trees. The recommended parking area is at the end of the garden, accessed via a manual vehicle-accessible gate, with up to 3 uncovered parking spaces. The entrance courtyard with automatic vehicle-accessible gate can accommodate up to 2 cars. The irrigation system is automatic, the external lights are partly crepuscular and partly manual.

Swimming Pool:
The horseshoe-shaped pool measures 8 x 8.5 m with a constant depth of 1.50 m and has chlorine purification and 6 easy steps for entry. The pool lining and the solarium area are both in light grey stoneware tiles that give the water a transparent, crystalline appearance. The 100 sq m solarium delineated by a stone wall is equipped with umbrellas, sunbeds, armchairs, pool mattresses, small tables and a cold-water shower. Continuing on from the solarium is a 40 sq m pergola in wood and fabric, installed on the lawn, with two king size hammocks. The swimming pool lies at a lower level than the house and the annex, 20 m away. It is reached from the house down 15 terracotta steps and a small grass ramp or down 15 tufa steps from the outdoor kitchen. The lighting inside the pool (two lights) and in the solarium area (lights and lamps) allow you to enjoy the pool in the evening and at night as well. The pool is available from the last Saturday of April to the first Saturday of October.

Casale Montebendico has been carefully restored, maintaining its warm Tuscan feel, with wooden ceiling beams and “cotto” flooring, which blend in perfectly with its wooden furniture. The fenced-in property has about 1,5 hectares of land. The area that surrounds the property and the pool is cultivated with a green lawn, flowers and lavender, whereas in the remaining part of the land there are olive trees and secular trees. The property has a porch equipped with hammock, sofa, armchairs and dining table, which is ideal for watching the sunset whilst sampling a good glass of wine. Next to the portico there is a wood oven, a fixed barbecue and a stone sink.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is about 20 meters from the property and is accessible via a practical ramp, the pool measures 11 x 7 m with a variable depth of 0,70 m to 1,40 m. Le Macine is a farmhouse which the owners finished renovating with great skill in 2011. It dates to the beginning of the 20th century and its name derives from the fact that along the entrance drive are present two antique millstones of an old oil mill. The renovation was carried out using the classic materials with which farmhouses were built in the past: from Barberino stone for the walls to terracotta floors, open-face beams and the travertine used for the showers in the bathrooms. The house is situated between the Val d’Orcia, a well-known area for the presence of the crete senesi (Siennese clays) and centres of great interest such as Pienza and Montalcino, and the Maremma, known for its vast countryside extending to the Tyrrhenian Sea. The little town of Castel del Piano is just a few kilometres away. It enjoys a splendid panorama of the surrounding hills.Castel del Piano is part of the "Associations of Wine and Oil Town": a network of municipalities (11 in the province of Grosseto) for viticulture which together form a group of hotels, farms, restaurants, wine bars, wine bars and producing quality wine cellars. Great tourist attraction is the Palio of the four Districts (Borgo, Monumento, Poggio, Storte) of Castel del Piano that recalls the devotion to the SS. Madonna delle Grazie, valuable work on a gold background attributed to the fourteenth century Sienese painter Sano di Pietro. It is held every year on September 8; It is preceded by the "parade", which is the allegorical representation of the events that took place between 1330 and 1571 according to a legend rooted in tradition.

The farmhouse consists of two storeys. The main entrance, situated under the panoramic portico, leads directly into the living room with an imposing fireplace (which functions as a wood stove). On the left of the living room is the spacious kitchen which also has direct access to the portico, furnished with table and chairs for outdoor meals. Between the kitchen and the living room a corridor leads to the sleeping area on the ground floor, composed of a double bedroom with ensuite bathroom with shower and a twin bedroom (with joinable beds) with ensuite bathroom with shower. From the kitchen a terracotta staircase leads to the first floor with another double bedroom with ensuite bathroom with shower and a panoramic balcony overlooking the surrounding hills and valleys.

Park:
The fenced-in property extends over about 1 hectare of land sited on two terracings. The part of the garden around the house is planted with lawn, with cypresses and olives. Between the house and the swimming pool is a large brickwork barbecue. The portico equipped with hammok, table and chairs, is the ideal spot for outdoor dining whilst enjoying the panorama of the splendid Tuscan countryside.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
Five terracotta steps lead down to the pool which is set about 10 metres from the house in a panoramic position and is reachable throught 5 stone steps and a small ramp in lava stone. It measures 7 x 10 m with a constant depth of 1,40 m. The pool is entered by large steps; it is lined with sand-coloured PVC and has chlorine purification. The pool border is in stone while the solarium area is paved in terracotta. Sun beds and sun umbrella as well as a coldwater shower are at the guests’ disposal. The pool is open from the last Saturday of April until the first Saturday of October.
