The big country house was divided into individual apartments on two floors. The house has retained its Tuscan atmosphere and the good utilities. The arrangement is 2 kilometres from Castel del Piano, where the historic centre provides all shops for all daily needs, restaurants, bars, etc. Pienza can be reached in 25 minutes,-Montepulciano, Montecatini in 35 minutes, Siena, the Parco dell'Uccellina in 45 minutes and the sea in an hour by car.

Description of the rural house: The rural house is redeveloped and retained the typical Tuscan architecture with timber beam at the ceiling and parts of the original stonewall in the living-room and bedroom. There are 2 bedrooms, 2 bathrooms (renovated 2024) and a big living-room with a fire-place an a fully eqipped kitchen. It is very comfortable within a heating in all rooms and of course air-condition which guarantee a pleasant climate. There is a large terrace at the first floor and also at the ground floor to have a nice breakfast or dinner outside. The Rustico guarantees the maximum of privacy but also all the benefits of a residence with a large pool including child zone, sports ground (tennis, boccia court, and grill area) which are enclosed and completely fenced. The entrance to the property is through an automatic gate that guarantees the maximum of security.

- "Comfortable and well maintained home with beautiful kitchen and well stocked kitchen in a shaded mountain setting in Tuscany. My wife and her 8 year old daughter loved being in the wilderness and having the big communal pool where we were able to make friends with another family. My wife loves to cook and big grocery stores and an artisanal produce shop were minutes away by car. The kitchen was very well stocked with all the tools of the trade. We had the desire to make day trips to small towns and wineries and were really pleased to be in such a beautiful and less populated region of Tuscany. The views were spectacular. I would recommend this home for families hoping to combine short day trips with afternoons by the pool, as well as anyone interested in exploring the Maremma. We ate at a few really wonderful local restaurants which were recommended, and found the whole process to be very easy due to the location of the villa. Another reason we chose the villa was due to the shade, which kept the Tuscan heat from becoming too overwhelming. I’ve travelled through Italy during 40 degree heat waves, so knowing the home is both air conditioned and in the shade of trees was a real plus. A car is vital for this area but parking is easy thanks to the lack of tourism in these particular towns. We had driven down from Florence, which was already chock full of people, so this home was a wonderful respite. Could have spent two weeks or more here!"

Casale Montegiovi has all the warmth and atmosphere of Tuscan farmhouses, with exposed wooden beams, terracotta floors, built-in kitchen, Barberino stone for the walls and prevalence of wooden furniture. The house is located between the Val d'Orcia, an area renowned for the Crete Senesi and centres of great interest such as Pienza and Montalcino, and the Maremma known for its extensive countryside that extends to the Tyrrhenian Sea. It is located a few kilometres from Castel del Piano and allows guests to spend a relaxing holiday as well as making excursions to places like Montalcino, a borgo known worldwide for the production of Brunello wine, or to the most beautiful beaches of the Tuscan coast. Castel del Piano is part of the “Associazioni Città del Vino e Città dell'Olio” (Associations of Wine and Oil Cities): a network of towns (11 in the province of Grosseto) with a winegrowing vocation that together form a circuit of hotels, farm holiday structures, restaurants, wine bars and quality wineries. Interior:
The house has two floors. From the entrance forecourt, two steps lead to the living area, with a living/dining room with fireplace and a fully-equipped built-in kitchen with a French window leading out to the forecourt. From the kitchen, a wooden staircase goes up to the first floor with a bathroom with shower, a double bedroom with outside exit and a twin bedroom. 10 metres from the house is the annex with entrance from the forecourt, on the same level as the house, leading to a double bedroom with bathroom with shower. A stone staircase leads to an exit at the back and to the basement floor consisting of a sitting room with direct exit on the garden and a bathroom with shower. All the bedrooms have air conditioning.
Park:
The completely fenced-in property extends over 2500 sq m on three terraces. On the first level is the entrance forecourt with the house, the annex, the pergola with dining table a few metres from both, the laundry room, the mobile barbecue and the stone steps that give access to the various levels of the property. On a second terrace is the basement of the annex, the jasmine-covered pergola with the convenient outdoor masonry kitchen consisting of a two-plate stovetop, a sink, table and chairs. From here a stone staircase on one side and tufa steps on the other lead to the third terrace with the pool, garden and parking area. The park contains chestnut trees, oaks, rosemary and fig trees. The garden part (800 sq m) is planted with mixed lawns with olive trees. The recommended parking area is at the end of the garden, accessed via a manual vehicle-accessible gate, with up to 3 uncovered parking spaces. The entrance courtyard with automatic vehicle-accessible gate can accommodate up to 2 cars. The irrigation system is automatic, the external lights are partly crepuscular and partly manual.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The horseshoe-shaped pool measures 8 x 8.5 m with a constant depth of 1.50 m and has chlorine purification and 6 easy steps for entry. The pool lining and the solarium area are both in light grey stoneware tiles that give the water a transparent, crystalline appearance. The 100 sq m solarium delineated by a stone wall is equipped with umbrellas, sunbeds, armchairs, pool mattresses, small tables and a cold-water shower. Continuing on from the solarium is a 40 sq m pergola in wood and fabric, installed on the lawn, with two king size hammocks. The swimming pool lies at a lower level than the house and the annex, 20 m away. It is reached from the house down 15 terracotta steps and a small grass ramp or down 15 tufa steps from the outdoor kitchen. The lighting inside the pool (two lights) and in the solarium area (lights and lamps) allow you to enjoy the pool in the evening and at night as well. The pool is available from the last Saturday of April to the first Saturday of October.
