The smaller Conad in Marta, only six minutes away, is also a good place to shop for necessities. The groundskeeper Bi, was very helpful and treated us to baskets of fresh vegetables from his garden. The owners, Antonio and Sabrina, were the most accommodating and hospitable owners we have ever worked with from organizing events, quickly answering our every question and sharing tips and advice about the area. They made us feel like family and we became fast friends. The property manager, Gianluca, is a gem and was present the day we arrived to walk us through the villa and came by a couple of times to fix a couple of minor issues. A lifelong resident of Montefiascone he, along with owners, has great recommendations for restaurants and cafes. We had three meals coordinated by Antonio and Sabrina and they were all excellent. The team. led by Tonino, that cooks for the villa is a very special group of individuals preparing local dishes with only fresh and available ingredients. We were impressed by the fact that they offer these services as a nonprofit and donate their net profit to relief efforts in Italy and across Europe. The villa itself is spectacular. Pictures don’t capture the beauty of the lake, the valley views and the exterior and interior of the villa. We had all four apartments. All of which are large, spotless and are fully equipped. The house is huge and labyrinthine, it's a lot of fun exploring the place and you can easily get some privacy if 20 people around get too much. First thing you will remark is the crazily long entrance alley, which immediately gives you an idea of how undisturbed the place is. The large garden also has a lot of fun corners to discover. The kitchen and patio soon became our main place to hang out. The kitchen is truly amazing, perfectly appointed for large groups - there's two of almost everything, two dishwashers, electric ovens, stone ovens, electric stoves, plus a very nice gas stove that you can reach from two sides which makes cooking for a lot of people really easy. The large patio is partly roofed, so we could spend all time outside, even when there was a bit of rain. Small minus for the outside furniture, which is not super comfortable. The bedrooms are nice and cozy, plenty of blankets are provided in case you plan your stay in the less hot months. They are kind of separated in several "wings"; some of them have separate bathrooms, and for those no more than two rooms have to share one. Again you easily get some quiet if needed. The pool was fun (and regularly cleaned) of course, but don't miss out on the ping-pong table!! The owner was very helpful and easygoing. Altogether we had a very good time there, I can wholeheartedly recommend staying there!"

- "I could only stay for a couple of days on my journey through Tuscia in this breathtakingly beautiful place, but trust me, every second in Romana's home was time well spent, feeling the honey of life slowly dripping from its combs. It's definitely better to have a car at your disposal out here, especially during the hot summer days, when the 15 minute walk into the town can get you a bit sweaty. This luxury villa has 8 double bedrooms (4 ensuite) and 2 double sofa beds plus 2 single beds. We also provide 2 beds for children up to 6. And 2 cots for babies.

In total, the villa can sleep up to 16 people, not including children and babies.

So, assuming you are a group with a maximum of 16 persons, you may choose to occupy only 3 of the apts. In this case, we close the 4th apt. And, apart from the 4th apt, the whole campus……..Villa, pool, jacuzzi, grounds and gardens……… is all exclusively yours.

Just over the Umbrian border into Tuscany, this enormous luxury villa consists of 4 self catering, independent apts.

Each of the 4 apartments has :

The largest of the 4 terraces is next to the pool and the jacuzzi. Here, we set up dining facilities to seat up to 24 persons to eat alfresco. Guests love to be here, when not sunbathing or swimming.

Our wine cellar, inside the villa, is available for guests to taste our wines and our extra virgin olive oil - both of which we export abroad and across Italy.

Part of the villa is a fenced plot with a garden area inside with centenary oaks, tables and chairs in the shade of the trees, a playground for both adults - ping pong, table football, tam-tam - and small children - mini slide, mini tunnel, rocking table.
