A full kitchen makes family self-catering easy - 2 ovens, microwave, dishwasher as well as all the equipment you might think of including a food processor. A separate loo downstairs and a washer dryer also makes for an easier holiday.

Up again to the second floor the pretty double bedroom in the eaves has just a glimpse of the sea and we can set it up with a single bed if needed. A travel cot and highchair are available if required, at no extra cost.

Cawsand/Kingsand villages are situated on the Rame Peninsula which is also known as Cornwall s forgotten corner - and long may it be so! A village with many ancient and true stories of smugglers and shipwrecks, the pretty colour-washed cottages and narrow streets of these ancient villages have a magical feeling. Once the dividing county line between Devon and Cornwall, one almost feels in a time warp.
Here are the holidays of British childhood - picnics on the beach, fishing, paddling and crabbing in rock pools.. Spectacular scenery, walking, birdwatching, painting or just lazing - it is the perfect place for the traditional family holiday. For the more energetic, there is sailing from Cawsand beach and surfing at Whitsand Bsy.
An historically rich area too: King Charles and Lord Nelson both came to the village. You will notice Palmerston s Follies (military forts) built in the 18th century to keep the French at bay and the 14th-century chapel at Rame Head where a beacon blazed at the time of the Armada.

There are several dates when it is special to be in the village:
1 May - May Day - dating back to the 19 Century, the village is bedecked with flowers and the flower-covered Black Prince (boat) is carried through the village eventually being cast into the sea. There are children s flower garland competitions and a great community spirit celebrating the arrival of Spring.
Mid August is the time for the British Fireworks Championships which take place in Plymouth and easily visible from the village. An amazing sight, not to be missed.
31 December - New Year s Eve is a special time in Cawsand when all the villagers don fancy dress and go promenading around the pubs. There are fireworks on the beach, a disco at the hotel and a fancy dress swim for Charity on New Year’s Day ! The sea temperature is usually several degrees warmer than the air - promise!

The Lost Gardens of Heligan, Eden Project, newly opened Pentillie Castle, Minack Theatre and many National Trust properties: Cothele, Lanhydrock and Antony House are just a few.
The South West Coast Path is a dream for walkers taking in the whole of the coast of Cornwall and beyond so don t forget your walking boots and binoculars. Visit the beautiful Grade I Listed gardens of the 800-acre Mount Edgcumbe Estate just 10 minutes walk from the house, particularly lovely in Spring.
Birdwatching and sea fishing are popular too and Golf is at Whitsand Bay Country Club (wonderful views) Looe and 2 courses at St Mellion (Niklaus). Surfing nearby too (see below).
The ferry from the village takes you straight into the ancient Barbican area from where the Pilgrims left, here also theatre, shops and National Marine Aquarium

Secluded Coves and Surfing: Whitsand Bay beach is an enormous stretch of sand nearly 7 kilometres long, which separates up into little secluded coves at low tide, including Tregantle, Sharrow, Freathy and Tregonhawke beaches.
This is a great beach for finding your own bit of privacy if you are a couple or family.
In the summer months. a Surf School runs from Tregonhawke, for all levels.

We do allow dogs but please do not allow them on the furniture or upstairs at all. Cleaning dog hairs off the furniture or the stairs will Incur an additional fee.

OVERVIEW

This delightful end-terrace cottage is located in the heart of the old smuggling village of Cawsand in the forgotten far South East corner of Cornwall.

This cottage offers comfort and luxury throughout, so if you are looking for a beautifully-furnished character cottage, right next to the beach, in an idyllic small village location, then this cosy yet most spacious cottage will certainly fit the bill.

As you enter into the cottage you immediately appreciate the quality, pass through the comfortable sitting room with a woodburner, ideal for those cooler evenings and winter breaks, to the splendid well-equipped kitchen and dining area.

On the first floor there are two bedrooms, a double and a twin bedroom, and on the second floor is the master bedroom benefiting from en-suite facilities. Please note the internet has recently been updated to Starlink for good reception, as the whole area suffers from poor internet.

A delightful enclosed garden is at the rear of the cottage and is a wonderful place to relax peacefully at the end of the day.

Directly opposite the cottage is the village shop offering you all your everyday needs, as well as local homemade food, and takeaways. To the right of the cottage is the Cross Keys Inn, offering a selection of local ales and with a reputation for good food.

Further afield but only two miles is Whitsand Bay, a beautiful five mile stretch of golden sand, a favourite with beach lovers and dogs alike!

The historic Mount Edgcumbe House and Country Park is also very close by and is well worth a visit; set in 865 acres of magnificent grounds of Grade l listed gardens and many listed structures, it is worth going for the spectacular views alone.

Should you wish to visit Plymouth, a ferry in-season will take you from the beach directly to Plymouth's Barbican.

LOCAL AREA

The twin villages of Kingsand and Cawsand, with narrow streets winding between pastel-coloured cottages, lie on the Rame Peninsula just 5 miles from Plymouth, but because the high ground of Mount Edgcumbe lies between, you are not aware of being near a large city. Instead, you can relax in the peace and quiet of village life, and look out over Plymouth Sound which offers calm waters ideal for watersports, fishing and bathing. Take a walk south along the coastal path to Penlee Point for the glorious views of Rame Head, towering above the sea, or, a walk north along the coast will take you to Mount Edgcumbe Park with fabulous views of Plymouth Sound. From Cawsand, take a ferry trip to Plymouth and visit the Aquarium, the historic Barbican or enjoy a spot of retail therapy. Just a mile west of Cawsand lies Whitsand Bay, with 4 miles of sandy beach and dramatic cliffs. You really are spoilt for choice in this ‘secret hideaway’.

For those searching for a chic holiday destination by the sea, you couldn’t find anywhere more stylish than The Bay. Part of a small complex of luxury properties, this maisonette hangs over Cawsand beach, so you’re just moments from a dip in the sea, but it also offers plenty of space to relax and unwind with friends or family.

Walk into the first floor maisonette, and underfloor heating warms chilly feet after those seaside swims. There’s a spacious utility room to your left, where you can wash and store wetsuits, swimming costumes and beach attire.

On from there, you walk into a large and ultra modern open plan, living, kitchen dining area. The kitchen has the latest fixtures and fittings including an induction hob, two Miele ovens, and a seamlessly hidden fridge, freezer and dishwasher. The room flows to a dining table for six. Then there’s a seating area complete with a large flatscreen TV and glass doors with glass Juliet balcony allowing you to really take in looking out at the view.

Head upstairs (where there’s a stair gate for those who have children), and there are three good sized bedrooms to choose from. The Master bedroom features a Super King sized bed, sea views and an en suite shower room. Bedrooms two and three also have Super King sized beds and the largest of the two at the rear of the property can be turned into two singles if needed. Both provide light and tranquil spaces to sleep with plenty of storage. There’s also a family bathroom complete with a bath and overhead shower.

The property comes with a dedicated parking space in the private underground carpark.

Approached form Garrett Street and set behind an arched stonewall,Emelle is an end of terrace period cottage with three railed steps leading down to the front dooropening into a small entrance vestibuleoff which are two staircases connecting you to the ground, lower ground, first and second floor accommodation. Taking the carpeted staircase down which haseightsteps you will finda fully tiled family bathroom W.C. with acorner shower, basin,bidet, bath and heated towel rail. A further step opens into the living room with a wooden floor where you will be drawn by the large picture windowand spectacular sea and coastal views. There are two comfortable sofas arranged before the picture window with a wood burning stove to the side;this is the perfect place to unwind, relax and enjoy time together. From the living room a metal spiral staircase with twelve carpeted open tread steps leaddownto the lower ground floor and akitchen / dining room with a wooden floor. You will be drawn by two windows providing you with a wonderful picture of the sea and coastline. To one side is a modern fully fitted kitchen withelectric oven andinduction hob, and oppositeis a smart dining table and eight chairs. From the kitchen,a glazed door with a couple of steps lead down to the shared corridor giving access down onto the beach andto an outside utility / storage room with abasicshower, basin and WC and steps up to autility area with laundry facilitiesand an additionalfridge / freezer; there is also room to hangwet beach gear. It is important to note that this utility / storage room is basic in its construction and decoration and as such please expect there to be some dust. From the entrance hall. a carpeted staircase with six steps leads to the first floor and two comfortably furnished bedrooms. The master bedroom takes full advantage of the sea view with a small enclosed balcony, there is a kingsize bed with an additioanl sofa bedand an en-suite shower room W.C. with a corner shower,hand basin and heated towel rail. The second bedroom has two zip link 2'6 single beds which can be put together to create a comfortable king. A further carpeted staircase with fifteen steps takes you to the second floor and a comfortably furnishedattic bedroom in the eaves with a double and a single bed, dual aspect velux windowsand anen-suite shower room W.C. witha shower cubicle, small basin and heated towel rail. The outside space for this cottage is the beach which is accessed from the kitchen via half a dozen steps cut into the rocks, there is also asmall courtyard to the front which is open to Garrett Street. There are two car parks for you to park your car, one in Kingsand which is approximately 100m from the cottage or Cawsand car park approximately 300m from the cottage. Don't forget... - During storms and winter months, anexternal shutter may be in place in front of one of the kitchen windows- Car parking is in the public car park in Kingsand or Cawsand -1 pets welcome - This accommodation is suitable for up to 7 people plus 1 infant (Amaximum of3 children)

To the rear of the cottage there is a twin single room perfect for the little ones; equipped with a small night lamp and bedtime books. The bed can be also be a zip and link, providing a third king bedroom (please request on booking) . Opposite you will be amazed with the sea views from the windows in another king room.

Ground floor

The ground floor is a super space for entertaining with the living room / diner, that's flooded with light, creating a welcoming and comfortable space in which to relax. Into the recently renovated kitchen with integrated hob / oven, fridge freezer, dishwasher and washing machine. Conveniently located off of the hallway is a w/c and access out to the courtyard and gardens above. A double bunkbed room can be found the other side of the stairs perfect for the children to hangout.

From the kitchen, outside steps lead up to a gorgeous tied garden, where you will find a fantastic seating area for alfresco dining with a Weber BBQ. Views of the sea can be enjoyed from the garden and sun for most the day.

The first floor provides accommodation across three bedrooms; super king with en-suite, super king which can a zip and link providing 2x3ft twin beds (please request on booking) and double. The family bathroom also located on the first floor is equipped with a bath, overhead shower, hand basin, heated towel rail and w/c.

The Bay is a designer apartment on the beach sleeping eight with uninterrupted sea views over Cawsand Bay directly outside the windows.

Cawsand is a very picturesque old fishing village in the Edgcombe National Trust Estate in Cornwall. Surrounded by forest and wildlife our back door opens onto the beach and the front door opens onto the coastal pathway. There are great views over the bay from our balcony.

Sleeps 8 persons and the house is rented as full occupancy.

Change over is on Fridays arriving by 2 pm and leaving by 10 am.
