Polperro House was originally two separate houses, now joined into a Grade II Listed home with a south facing garden enjoying its own micro-climate and breathtaking views of the historic harbour and out to sea.
Visitors to Polperro have to leave their cars in the municipal car-park a mile up the hill before entering the village on foot. Polperro House however comes with TWO private parking spaces behind The Ship Inn, a hundred meters down the hill from the house. Simply offload your luggage and shopping at the house, park up and drift into your relaxing holiday.
With the sun arcing above the garden from early morning until she sets over the western promontory you will find breakfasts drifting leisurely into lunch and morning coffee being replaced by a light lunchtime rosé, which before you know it may give way to a G&T at sundowners. Weren’t you supposed to be rushing off somewhere? Oh well…….. Instead, the slap of wavelets on the hulls of crabbing boats in the harbour and the banter of the returning crew caught your ear.
The Patio is 33 feet long and 24 feet wide. Outside there’s an eight-seater, glass-topped rattan table. You can sit on the swinging seat or on the benches by the patio wall to take in the ambiance and eavesdrop on the gentle goings-on of harbour life below. Sheltered by Talland Hill behind and bathed in the warm airflow of the Gulf Stream, Polperro enjoys its own micro-climate making the winters very mild. The Nasturtiums may still be in flower on Christmas day and you may be watering them in your shirtsleeves!
The private patio is fully secure, but in order not to spoil the view the walls are low. Please keep an eye on toddlers who might adventure onto the tops of the walls and fall to the neighbours garden below. We would encourage you to bring a Pet Travel Kennel as we do, to use indoors at night as we prefer our canine friends remain downstairs in the kitchen and lower sitting room helping to keep the bedrooms clean and odour free for future guests; and hope that you'll agree. We haven’t used a wide angle lens or any panoramic trickery to make the interiors look bigger. The many photographs and YouTube video should allow you to get a good idea of the true size of our traditionally kept historic property. The photos from the windows and garden out to the Harbour show the beauty of the house, its location, scenery and atmosphere.
The house has its own unique history. Records show the owner of Polperro House at the beginning of the 1900’s was the first person in the country to own an Automobile. Herbert E. Butler (1861-1931) a well known artist who trained at the Royal Academy lived in Polperro House and painted the iconic view many times. A black and white photo of him and his wife Sophia in the entrance porch of the house hangs in the kitchen. Many artists came to Polperro House as students and Butler’s descendants still live next door.
Gary and Heather Priestley bought the house in 2012 after falling in love with her at first sight and have nurtured and cared for her tenderly since then. Jake da Motta and Gillie Lightfoot took ownership in 2021 being smitten themselves by Polperro House and her charms in online pin-up photos, without ever setting foot in her.
We are delighted to be able to offer the house out for rentals so that you can make your own special holiday memories in this much loved home.
Polperro House also boasts the advantage of being only five minutes drive to Looe and its sandy beach and the Fowey inlet, (pronounced Foy) being ten minutes in the opposite direction. Polperro’s own small beach exposed at low tide outside the harbour wall boasts Willy Wilcox’s Cave and a tidal bathing pool which will delight adults and kids alike. The Coastal Path offers a string of TEN beaches and coves within five miles of Polperro.
At the time of writing there were over twenty venues to eat an drink in Polperro which is still a working fishing village, so you are more likely to find a fresh Crab Roll than a mass produced burger. There are many events throughout the year, one being the Polperro Festival in mid June. A week of great free music and off-beat activities including the election of a new Mayor!
Polperro is ideally situated for daytrips to some world-class West Country destinations and a host of fascinating towns and villages. But whether you’ve spent your day in Sennen Cove at Lands End, perusing the Tate Modern in Saint Ives, having a Michelin Star lunch in Port Isaac, brushing up your Eco-credentials at The Eden Project, scaring the kids with tales of the Beast of Bodmin or catching a great break at Widemouth Bay on your board; it’s all within a couple of hours of Polperro House; and you can still make it home for sundowners on the terrace.
The master bedroom has a large Victorian style en-suite bathroom with cast iron Roll Top bath and MASSIVE SHOWER. All the other bedrooms are VERY LARGE as well, another also having a Roll Top bath and separate shower cubicle. The Double bedroom on the mid level has an en-suite with shower, toilet and sink. The bedroom with two single beds has a large Victorian fitted basin and shares a separate bathroom and shower with the other kids’ room with bunk beds.
The downstairs lounge has a solid oak floor, and a ceiling of original, gnarled, knotted pine; cosy with deep leather sofas and wood burner. Internal glazed panes and shutters will keep even the gustiest winter weather at bay. Leading off this ground floor room is a loo, electric shower and wash basin to rinse off the briny or mud from your excursions on the rocky coast.
The oak floored, fitted hardwood kitchen has a large gas range, eye-level oven and grill, fridge freezer, microwave and all the appliances and equipment you could need to conjure up wonderful meals for a group of ten people and feed them at the solid oak kitchen table.
With three large double bedrooms each with its own bathroom and two further singles sharing a bathroom, two sitting rooms, Superfast BT Broadband, BT TV and Sport, board games, DVD’s and CD’s, we believe Polperro House offers a spacious, well equipped and cherished home-from-home for groups of friends and families alike. TERMS & CONDITIONS
Bookings are subject to the following terms and conditions as agreed to at the time of booking
- A legally binding contract will come into existence when we receive your deposit payment and email you a receipt with confirmation of booking for the holiday. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. You will be committed to the full payment and for your arrival. We are solely committed to you and your guests, not offering the booked dates to any other person and allowing you to stay on the agreed dates therefore, if the dates have been held for you, preventing them to be booked by another party and you wish to change the dates, this will be deemed as a cancellation. What we will do is open the dates on the calendar and if any of the days are then booked, we will refund the same amount.
A non-refundable deposit of 60% of the total holiday price is payable at the time of booking.
Bookings made less than ten weeks before your arrival date must be accompanied by the full amount of the holiday charge.
The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date as specified on your booking form then your holiday will be treated as a cancellation and you will remain liable to pay the balance of the rent.
All cancellations must be immediately notified by email. If you cancel your holiday, you are still liable for the full amount. Any epidemic, pandemic viruses or illness`s will not be accepted for reason of cancellation.
We strongly advise that you take out comprehensive travel insurance. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
Guests will leave by 10 am on the date of arrival and arrive no sooner than 4 pm unless otherwise agreed by the owner.
You are responsible for the property during your stay and it should be left in a clean and tidy condition. All furniture and equipment should be left in the same state as commencement of your holiday. All damages or breakages will be charged and should be reported to the owners immediately. All ovens, cooker, sinks, work surfaces, microwave, toaster and barbecue left in an unclean condition will be charged for cleaning
Dogs must be well behaved, not left unattended, not allowed on the furniture or bedrooms. All dog fouling must be cleaned up. Scoop that Poop please!
The owner and cleaner reserves the right to enter the property at any time.
Guests should not cause a nuisance to other neighbours.
No responsibility is accepted by the owner for personal injury, loss or damage to personal property including guests vehicles.

A beautiful Cornish Manor House, set in secluded grounds with views to the sea & surrounding National Trust countryside. 5 minutes walk into the harbour village of Polperro. Perfect for family celebrations, it can be booked along with Manor Cottage (ref 67447) for larger parties of up to 21 guests or book the Manor alone for up to 16 guests.
In Polperro you will find numerous pubs and restaurants plus the working harbour and small beach perfect for kids to explore. A walk east along the coast path will take you to the beach at Talland Bay and Lansallos Cove to the West is another stunning walk through the trees. Enclosed and private, magnificent large gardens. There is a BBQ area, summer house, hot tub and newly built outdoor heated swimming pool. The bedrooms are all individually furnished mostly in William Morris style.
4 doubles and 1 twins in the manor house and there are 2 doubles and a
single in the cottage. All bedrooms in the manor house have ensuite shower rooms & 1 is at ground floor level for easy access for any guest who finds stairs difficult. The large farmhouse kitchen is excellently equipped and includes an Aga & a conventional oven/hob. There is a utility room and a games room with a bar billiards table. One large dining area to seat all 21, in the manor house), or two separate dining areas. The Living room also has an open fire and a door leads to your own bar/snug room. With double doors opening to the garden this makes a great social space for
evening drinks.
The house has central heating and a fiber broadband connection. There are cot/toddler beds available. Built in the 18th Century of Cornish stone on the hill to the west side of the picture postcard fishing village of Polperro. The village is 5 minute walk down Landaviddy Lane (longer coming back up!) and has a pretty harbour,shops, pubs and restaurants. The coast path can be joined close to the
property and there are also other bridleways across the fields. Places to visit nearby include Looe, Fowey, Mevagissey, Lansallos, Talland Bay, Eden Project, the
Lost Gardens of Heligan, Liskeard & Truro. There are lovely beaches to explore, plus a selection of adventure parks and wildlife attractions for children. Fishing, golf, sailing, canoeing and many other activities are available nearby. This is Daphne Du Maurier Country and the annual literary festival at Fowey is a must for enthusiasts.

Willy Wilcox Cottage is the listed seafront cottage, with the bright blue door and shutters, seen on so many paintings and postcards of both Polperro and Cornwall. The cottage is one of Polperro's historic landmarks partially built over a cave and previously belonging to the late 18th century fisherman, Willy Wilcox, reputedly believed to have been involved in smuggling. It has four bedrooms, all have sea and fishing harbour views. The beamed sitting room has an open fire with copper canopy and an ancient pickling well for nets. The well and the mysterious narrow passage between the cliff face and the cottage are illuminated and visible from the sitting room through a glazed window. Legend has it that Willy was trapped by the sea whilst secreting contraband into the cave and on the beach below! The room also boasts a large deep bay window, a perfect vantage point with seating to enjoy the heavenly views looking over the fishing boats in the harbour and views out to sea. The unique raised beach terrace has stunning far reaching sea views, a great place for breakfast, a nightcap or any time in between and there is also an enclosed rear terrace. We welcome you with a home-made cream tea.
Willy Wilcox comfortably sleeps eight is just feet from the beach in this historic village. Its idyllic location has the National Trust South Coastal Path leading from steps behind the cottage which is situated over the cave and beach in Polperro providing fantastic walking along this unspoiled coastline. Looe, Polruan and Fowey are also within close proximity to here and are all also quaint fishing harbours with plenty to do and see. The pubs, restaurants, art galleries and shops of Polperro are just seconds away with its quaint narrow streets and colour washed cottages nestled into the valley surrounding the working fishing harbour. We are very dog friendly and they are welcomed widely in Polperro. The house also comes with a private parking space a short walk from the property.
This listing has a small number of reviews in the review section simply because we are the new owners of the property, however all previous reviews (of which there are many) are posted below which will hopefully give any future guests a clear outline of what to expect from this wonderful cottage. "Utterly perfect"
An absolute gem of a property and place and a real reminisce for me as I used to play on the beach as a child. 43 years later I get to revisit. Hoping to be a regular at Willy Wilcox and huge thanks to Tracey for making it all so welcoming and sparkly. Toasty warm on arrival with delicious scones and clotted cream waiting for us. The house is incredibly well equipped, nothing has been left out. Only sorry we didn’t bring a suitable smart fizz bottle to add to the collection, will endeavour to remedy this next time! Had a lovely chat with Gina the local artist with a gallery in pole position in the village, although she pretty much has another gallery in Willy Wilcox as a there are lovely pieces of hers dotted around and about the property. The staff at The Blue (Blue Peter pub) and The Three Pilchards are all delightful. Try the Foy gin in The Blue. Wonderful coastal walks, log fire, board games and just general perpetual gazing at the stonkingly stunning view. Go and stay it’s so worth it. Thank you for all the very prompt and helpful communication, hope to speak to you again.

"Cosy cottage ideally placed in the harbour"
We had just a wonderful time at Willy Wilcox. We fell in love with Polperro after visiting it for the first time in the summer but it's just lovely at this time of year - the streets are quiet, the fires are lit, the Blue Peter pub was especially welcoming, and we felt very comfortable tucked up in the cottage. Most of the local artist shops seemed fairly pleased that we visited them as well judging by how much of their work we brought home - a large photo of Willy Wilcox with the waves crashing over the roof is going to take centre stage in our living room soon. We even made some new friends sitting in the Blue Peter who we've kept in touch with since so we've left with very fond memories all round.

Absolutely charming property with its own part to play in a smugglers story.We stayed for a week, family of four plus 2 grandparents. The house is really well equipped and clean. It could not be better placed in Polperro and the pub a couple of doors down is the best in Polperro. I guess my only dent would be the parking arrangements not only for the house but Polperro in general. Space is at a premium so be prepared for some precision parking. Looe is only 15 minutes away and has a bit more in the way of supermarkets etc. Overall a great booking and would love to return. Tony R – 8th August 2017

Our 5th stay at Willy. Such a relaxing place. Our teenage and adult children still love to be in Polperro. House is very well presented with a good range of kitchen gear. Also, children's games and a good selection of DVDs. Perfect position overlooking the sea.

"Wonderful holiday home in a superb location"
We stayed here for 3 weeks and certainly could have stayed longer. The property is a home from home with all the amenities you could wish for. I'm not sure there is a better location in all of Cornwall, we loved hearing the crashing waves and the proximity to the beach and the coastal walks were great. Polperro is a lively village and although we were there very much out of season there were pubs and some shops open. Couch's restaurant has a great tasting menu and the Blue Peter inn was very friendly and cosy. Take away fish and chips from the 3 Pilchards not to be missed. Further afield there are great places to visit in under an hour: Eden Project, lost garden of Heligan, Fowey (do try the ferry!) and Padstow (great restaurants) to name a few. We went to quite a few beaches with the dog, Constantine near Padstow was our favourite, however nearer Par was good to exercise the dog and Polkerris with Sam’s on the Beach was lovely. The owner Deborah could not have been a better host and the house keepers Tracey and Carl were brilliant This will definitely be our next stop in Cornwall again, if it's not booked up!

"Magical Place"
It's a magical place and we love staying. We will be back, we hopefully intend booking a Christmas in the near future also. My only regret is that on the day we left, the fishing boats were called in early and the Storm Gate was ordered to be shut. I love the stormy weather and drive my wife mad going on about it. "Cosy, quiet, charming with lots of character"
My husband, 3 year old son and myself all enjoyed our stay at Willy Wilcox. It is perfectly located with amazing views. Tracey and Deborah were great in the lead up to our stay and we really appreciated the passes the hotel in Looe. Our son loved that. The cream teas were outstanding too and a lovely Touch. - "I'm not one to normally leave reviews if there's nothing positive to say but this cottage and our stay is worthy of a review. Spending a week in this lovely cottage was just the ticket. The cottage perfectly situated for the harbour and centre of the town without having to climb steep hills which for Polperro, I found can be quite the asset. First impressions of the cottage don't give way to disappointment at any time and whereas it had a couple of quirks it's a few hundred years old and allowed. Front door leading one way to fully equipped kitchen and wonderful to have plenty of glasses, mugs, cutlery etc. Far too often when renting a place there's only enough for single use per person before having to clean. The adjacent sitting room with a glorious viewing window also, again, has plenty of very comfortable seating. Upstairs beds and bedrooms galore with a fine selection of towels, gels etc laid on and an excellent hot water system providing bountiful supply to the showers etc. Open beams in the roof vaulted ceilings give rise to the warm homely feel. The garden terrace off one room is one quirk but well worth the quirk... makes for brilliant views and quite the sun trap. A barbeque rested there for use but we didn't partake preferring the offerings of the local amazing eating places. It can be said that the harbour and beach area is a main attraction of the village and it can appear busy at times in front but it's just not that busy at all in the bigger picture of things and it's below the cottage and whereas it could appear amongst it all from the outside it's totally the feel of away from the Madding Crowd inside. All in all the cottage, the situation, the amenities and the genuinely nice friendly local people and holiday makers alone mixed with location and all local walks etc makes for a perfect place Oh a Cream Tea awaiting our arrival was lovely and I as normal had cream first! :)"

Fabulous harbour views await you at Polperro Beach House. Situated in the inner harbour of this picturesque Cornish fishing village it is only a short walk from shops, cafes, pubs & restaurants.
The property was completely renovated in 2021 but still retains original wood flooring, sash windows and an idyllic bay window to take in harbour life.
There are 2 bedrooms, one with a kingsize bed and the other with a small double (4ft) bed. It benefits from modern heating and excellent Wi-Fi throughout.
Parking is also included for one vehicle for the duration of your stay.

- "Clean and well equipped cottage just ten minutes walk to the harbour. Our visit was out of season so most businesses were closed in Polperro but you can still use the post office, a couple of small grocery stores, cafe/bakery and The Blue Peter pub which had live music on Friday and Sunday." - "This is a very nice cottage for two people and a well behaved dog. It is well equipped and looks as though it would be could be quite cozy in winter. We appreciated the sinks in each bedroom. The cottage is well located being immediately adjacent to a bus-stop (go anywhere in Cornwall for £10 per day or free with a bus pass), a pub and the main car park. Having one parking space right in front of the cottage is a big plus. Polperro has plenty of amenities. For three hours either side of high tide the beach is fun for all and about as good as it gets in this part of Cornwall. Tall people should be aware that some doors are quite low so be prepared to duck or grouse. The walk to the beach is about 1.5k return journey. We would definitely consider returning."

Our secluded luxury shepherds hut is set in its own large private garden in one of Cornwalls most beautiful fishing villages, Polperro.
We offer a unique glamping experience for this area- total peace and rural charm but with a 5 minute walk to the village, pubs restaurants and beach. (10 minutes back)
-Separate geodesic lounge/dining dome so you can dine under the stars whatever the weather
-Wood fired hot tub, fire pit/ barbeque. (enough logs to heat once a day)
-Outdoor kitchen with pizza oven and barbecue. The pizza oven is available for hire and includes dough, Mozzarella, tomato sauce, fuel and a lesson for £25 per day/night - enough for four pizzas. Bring your own additional toppings.
-Induction hob and fridge
- Electric stove effect heater.
-Ensuite shower room with proper toilet.
Our 18 foot shepherds hut is set in a wooded glade offering plenty of space to unwind and relax in perfect solitude.
Surrounded by National Trust farmland the hut offers a secluded luxurious and stylish rural escape and yet is only 5 minutes walk to restaurants, pubs, the beach and South West Coast Path.
Ideal for a romantic break for both summer and winter stays the small but perfectly formed hut has an electric wood burner style stove inside and a fire pit outside to keep you warm and cosy.
Park in your dedicated parking space adjacent to the meadow, then walk up some steps, open the gate and you will find your own private slice of Cornish countryside waiting for you.
Inside the hut has a shower room with walk in shower, proper flushing toilet and heated electric towel rail.
There is a hand made solid wood kitchen with belfast sink, induction hob, fridge, kettle and toaster. The kitchen has everything you need to prepare a romantic supper at the tiny fold down dining table. (folding chairs are stored next to the bed)
There is a sumptuous double bed with storage underneath and dressing gowns to borrow. There is a wall mounted 25 inch Smart TV (only internet tv- iplayer, itv hub, netflix etc) There is a very realistic electric wood burner style stove which soon heats up the hut.
We supply lovely bedding and luxury towels and robes.
Outside on the paved patio you will find a large corner sofa and dining table with a fire pit/ barbeque for alfresco lunches and dinner under the stars.
The hot tub is wood fired and well worth the effort of getting it going! It has LED lights for an evening soak. Logs to heat the tub once per day are included in the price- if you want to use it twice per day logs are charged at £10 per bag. The heat in the tub lasts for up to 12 hours depending on the season. At night you can lie back and hear owls in the trees around you as you star gaze. By day the air is filled by bird song.
Just beyond the hut, a few steps lead up to a wooded glade- again totally private to you- with a stream at the bottom and a pond.
As you have so much space to yourself, you could easily spend all your time around the hut, or you can enjoy all of Polperro has to offer just a short downhill walk away. (Please note that the walk back is steep in places so is not suitable for anyone with mobility issues.)
The hut genuinely offers the best of both worlds for those looking for a rural glamping escape yet with easy walking access to beaches, pubs and restaurants. You have miles of the South West Coat path just a few minutes walk away, you can swim in the natural pool nearby or sunbathe on Polperro beach- all without having to use your car to get there. Other beaches are just a 5 minute drive (or 40 minute walk) away.
The hut is totally private. You have the paved garden the hut stands in plus a wooded glade all to yourselves!
You have parking space for 2 cars.
The hot tub is totally private. You have your own log store.
We need to check the hot tub chemical levels twice a day with a 2 hour interval. we will arrange a suitable time with you when you arrive.
- "We had a great week at the Shepherds Hut. On arrival the property matched the pictures and description, also a lovely welcome from the owner, along with some baked treats, which were a lovely touch. The Shepherds Hut has been completed to a high standard and we had all we needed for a week. There is a lot of wildlife to observe, lots of bees in the wild flowerbeds, and we even saw some deer on our last day in the field opposite. You have your own privacy and seclusion, which is great for night time star watching in the hot tub. However should you need anything during your stay the owners are very responsive and helpful. It is in a great location for getting down to Polperro in 5 minutes by foot, and although you can't avoid the steep walk back up the hill it did seem to get easier each day."
