MUMPY'S COTTAGE is a Victorian 2 bedroom cottage in a select development of Grade II listed converted farm buildings, set in 1.5 acres of landscaped gardens on the beautiful headland between Noss Mayo and the spectacular South Devon coastline. NOSS MAYO and NEWTON FERRERS are two beautiful unspoilt villages nestling on opposite hillsides of the picturesque oak-wooded River Yealm estuary, 10 miles south-east of Plymouth. there are two pubs in Noss Mayo and in Newton Ferrers there is a pub, small Co-op, post office, butchers and pharmacy.

Outside is a seating area with furniture, with access through the gate to the left hand side of the hedge, there are steep steps leading down to a shared slipway, mooring and quay beside the river. Just 500 yards from the popular waterside inns, Junket Cottage is a smashing place for a relaxing and interesting break in Devon. Two well-behaved dogs welcome (not allowed upstairs) no puppies under 1 year. Please note there is a supplementary charge of £35 for the second pet.

The South West Coastal Path is just a quarter of a mile from the property. It’s also minutes away from the waterside village of Noss Mayo, a gem of a village in the South Hams. and a must for those who love being close to and messing around on the water. Swimming, canoeing, paddle boarding and crabbing are just some of the activities to be enjoyed. Honeysuckle Barn enjoys all the benefits of being close to Noss Mayo and the river whilst also benefitting from easy parking, large communal gardens with secluded barbeque areas, a tennis court and easy access on to the Coastal Path. Noss Mayo in South Devon has plenty to offer young, old and all those in between! Wakehurst, with its spacious open plan kitchen/diner/lounge on 2 levels and the large balcony overlooking the River Yealm, is a great house to relax, kick back and explore the local area.With 3 bedrooms and 2 bathrooms there is enough space for families or groups of friends. Sliding glass doors lead out on to a large balcony where many a glass of wine has been enjoyed whilst watching all the water activities on the Yealm Estuary. However, should the weather not be suited to whiling away time on the balcony, then there are plenty of books, puzzles and games to keep you entertained indoors instead. The close proximity to public tennis courts in Noss Mayo, the river and playground all make Wakehurst an ideal base for a family wishing to make the most of these splendid surroundings. The villages of Noss Mayo and Newton Ferrers also benefit from three pubs, a tearoom, gallery and a range of small shops, so you might never feel the need to leave the village! Wakehurst is essentially spread over one floor with only a few internal steps to contend with. There are 3 bedrooms sleeping 6. 2 bedrooms are furnished with single beds whilst the master houses a king bed and has an en suite shower room. The family bathroom has a bath with shower over. The kitchen / dining area is fully fitted with all appliances needed. The dining table is strategically placed to enjoy views across the village down to the estuary. Old Engine House is a Grade II barn conversion, located in the middle of an Area of Outstanding Natural Beauty (AONB), with the South West Coast Path on the doorstep and beautiful beaches and historic villages to explore close by.
The property:
Old Engine House is a spacious converted barn, comfortably sleeping up to six adults across two king-sized bedrooms, one single bedroom and a sofa-bed (on the mezzanine). There is a well-equipped kitchen, a family bathroom with full-size bath and power shower, an additional (walk-in) shower and toilet, and a large living area with a high vaulted ceiling. There is a desk on the mezzanine for home working.
Guests can also enjoy use of the 1.5 acre landscaped communal gardens, tennis court, BBQ facilities and games/laundry room.
Up to two large or three small/medium dogs are welcomed, but will need to be kept on a lead in the communal areas.
The local area:
Old Engine House is set in the beautiful South Devon countryside, but is only a few minutes from the beach and local villages! On foot from Rowden Court, you can access the South West Coast Path and Stoke Beach, as well as the local villages of Noss Mayo and Newton Ferrers.
Just a few minutes in the car and you will find Mothecombe Beach: a fabulous sandy beach expanding over some 130 acres at low tide, with the popular School House café and award-winning Surfing Cow ice-cream farm close-by. A little further afield are the beautiful Bigbury-on-Sea and Bantham beaches, with other coves to explore in-between.
The South Hams part of the South-West Coast Path is particularly dramatic, with cliff-top views across to other parts of the coast. Now owned by National Trust, the former Revelstoke Drive forms part of the coast path from Rowden Court to Noss Mayo, so is relatively flat and easy to navigate. Also nearby is Dartmoor, offering a wealth of walking and cycling trails to explore.
The attractive local villages of Noss Mayo and Newton Ferrers lie either side of Newton Creek and the River Yealm, and are connected via a Voss in low tide. Noss Mayo has two excellent waterside pubs – the Ship Inn and the Swan Inn – whilst Newton Ferrers hosts local amenities and The Dolphin Inn. There are numerous other local villages to explore: Holbeton, Modbury and Ringmore to name a few. “Ocean City” Plymouth is only 10 miles away and its waterside is particularly interesting, noting its importance in seafaring history. Plymouth is also home to the National Marine Aquarium, the largest in the UK and heavily involved in ocean conservation work.
