Inside the property the kitchen features an integrated oven, full height fridge, dishwasher, microwave, large hob, double sink and Nespresso coffee machine. A freezer and washing machine are housed separately in a utility room. Slate flooring, natural wood finishes, leather seating, and soft, muted colours tones bring a calming atmosphere throughout.

The cosy living room has large sofas and TV.
The utility room houses a freezer and washing machine.
The family bathroom has a bath with shower over, toilet and wash basin.
Bedroom 1 houses a queen-size bed and has lovely views overlooking the river which can be enjoyed from the window seat.
Bedroom 2 also houses a queen size bed and enjoys river views whilst Bedroom 3 has a single bed plus a pull-out single trundle bed.

Outside, you can step down from the balcony opening from the living area, to a terraced patio with garden table and chairs. This is directly alongside the river, with stunning views of the water and Newton Ferrers opposite.

We also have a fully tiled shower room with toilet off the patio.

Parking is a 2 minute walk in the boat park at Bridgend, providing there is a space. Otherwise it is on road parking further along the lane.
Fast Fibre Broadband enables those that have to work or check emails to do so with ease.

Please note that the cottage is not suitable for young children.

Please note: We do not have private parking. Parking can be found a minutes walk away on Bridgend Quay or further down the road. It is on road parking.
However, we do have an agreement with a local home owner, that it may be possible to use her parking space for a £25 fee. It would have to be a last minute agreement as she may have guests using the space.

We do accept dogs but charge an extra £50.

Hilsea, just outside the waterside village of Noss Mayo is the perfect spot to spend a week or 3. This refurbished barn conversion retains all its original charm and yet has a lovely modern feel. Located in the quiet hamlet of Netton, minutes away from the heart of Noss Mayo, perfect for sailing , swimming , fishing, dining and sampling local ales, we really have the best of both worlds. The cottage is perfect for families , groups of friends or couples looking for a quiet getaway.

The space
Hilsea is a wonderful 3 bedroom barn conversion located in the quiet hamlet of Netton, close to the watersde village of Noss Mayo.
Part of a small complex of 5 barns, Hilsea is a wonderful, spacious cottage minutes from the South West Coastal Path.
The layout is on 3 floors giving the cottage a light and airy feel. The ground floor has the 3 double bedrooms and 2 bathrooms.
Bedroom one is furnished with a king bed and benefits from an ensuite shower room. Bedroom 2 looks out over the front shared courtyard and has a superking bed but one that can be easily separated into 2 single beds. Bedroom 3 is furnished with a set of bunk beds, the bottom of which is a small double, so this room could house 3 people. The family shower room is newly refurbished and has a double shower.
The stairs to the first floor take you to the wonderful large lounge furnished with 2 comfy sofas. There is plenty of space for all the family to relax in front of the log burner and watch a good film on Netflix!
The kitchen is fully fitted with all the mod cons you could need including a large wine fridge (you do need to bring your own supplies though!) A large hand made wooden table seats 10 people comfortably and is an ideal focal point for those all important family meals.
Up the stairs again takes you to a large enclosed mezzanine space which has a sofa bed allowing versatility in the sleeping arrangements.
Glazed French doors lead from the lounge out on to a walled garden. The decked area is furnished with plenty of outdoor seating and bar b que. The garden beyond has been designed for maximum impact and minimum effort so is just a delightful space to sit back and enjoy those long balmy evenings.
A wooden door hidden in the walled garden leads you to the communal indoor heated swimming pool which is available from April to October.
Unfortunately, we cannot be held responsible if the pool is closed for any reason during your stay.
Hilsea is the perfect getaway cottage. Set in a quiet complex in the heart of the countryside but less than a mile from Noss Mayo you get the best of both worlds. Peace and tranquility with pubs, shops, tennis and all manner of water sports just minutes away. What’s not to love!

A car is recommended if you stay at Hilsea and there is parking for 2 cars in the communal carpark.

Other things to note
Newton Ferrers and Noss Mayo in the South Hams area of South Devon are both hidden gems that offer holiday makers a little slice of tranquillity. Only 10 miles from Plymouth, and surrounded by countryside walks and gorgeous secluded beaches, both Newton Ferrers and Noss Mayo are a perfect choice for holiday makers.
During the summer months, a river taxi runs between the neighbouring harbours, ferrying visitors back and forth between these charming South Hams backwaters. Billy, the taxi man has been operating the taxi for years and years and has many a story to tell!
Do note that the pool is only open between April and October.

The space
Anchor Cottage is a stunning 4 bedroom cottage converted from a former 19th century malthouse in a fabulous waterside setting, a smartly presented mews style cottage.

Located towards the end of the Yealm Estuary that separates the popular villages of Noss Mayo and Newton Ferrers, if offers superb family sized accommodation, well equipped and in a fabulous location from which to visit the two neighbouring villages and the South Hams beyond.

Parking for two cars or car and boat trailer. Garage for secure storage of bikes etc.

Accommodation

Stairs up from entrance hall to first floor open plan living room with balcony and floor to ceiling French doors, corner sofa large flat-screen TV and DVD player, easy chairs and coffee table looking out towards the estuary. Dining area with handsome dining table to seat eight. Beautifully stylish fitted kitchen with electric double oven, gas hob, microwave, dishwasher and fridge freezer. Separate nook/study area with fast internet for working from home/staycation.

On the ground floor level is the fourth double bedroom with 5ft (king-size) bed and hanging hooks, adjacent to the new lounge area with Smart TV and XBox, perfect for the kids to hang out in or for a family film night. There's also a shower room with WC which is ideal when you're coming in from a kayak or paddle on the Yealm. You'll find a handy sink and washer/dryer machine in the garage as well as pumps for the boards, bikes & footballs.

On the second floor: Master bedroom with 5ft (king-size) bed, built in wardrobe, hair dryer and a beautiful Juliet balcony overlooking the water. Third double bedroom with 5ft (king-size) bed, under eaves cupboard with hanging rail. Large twin bedroom with 3ft single beds which can be made up to form a 5ft (king-size) bed if required, wardrobe and velux windows. Family bathroom with bath and shower over, wc and basin.

Note: Some restricted height and limited clothes-hanging space in top floor double bedrooms.

Outside

Private area of lawn opposite the cottage with garden furniture provided, overlooking the estuary with a slipway for launching boats/kayaks/paddle boards.

Other things to note
Noss Mayo is on one side of the estuary with Newton Ferrers on the other. At low tide you can use the Voss to cross to the excellent Ship Inn, The Swan is our local and serves the most delicious scallops.

There is a well stocked community Post Office selling whole foods, Salcombe Bakehouse bread - the sourdough is sublime - cheeses and essentials.

The Green Deli in Newton Ferrers serves breakfast, lunch and great coffee to eat-in or takeaway. The cakes are divine and there are seats inside & out. It's dog-friendly - well pretty much everywhere is here, including both our local beaches - all year round!

There's also a small Co-op selling wine, chocolate and other essentials ;)

There are three brilliant pubs which all serve food. They often have live bands at the weekend and have outdoor food options too - our boys love a pizza from The Swan or a burger from The Dolphin. We recently enjoyed a great birthday meal in the private dining room at The Ship - ask me for details.

It's definitely not a place for hen or stag parties but if you like slow water sports, walking with your dog on the coastal path, bird watching at low tide or simply messing about on the beach, then you'll soon fall in love with Anchor Cottage.

And if you do want a city fix Plymouth is 20 minutes away with a world class Aquarium, historic Mayflower Steps and harbour, 1930s seawater Lido and my personal favourite - the impressive Napoleonic Royal William Yard. We've often spent a wet Sunday at The Everyman Cinema relaxing on their super comfy sofas, sipping a cocktail & watching the latest blockbuster.

And if you're driving down we're just off the A38 so super easy to get to.

To the front of the cottage is a small seating area, perfect for morning coffee.

Parking available nearby on road or on the river bed (tide dependant).

Local facilites: Beach:  Mothecombe Beach (parking) and adjacent sandy dog-friendly River Erme estuary a short drive; walks down to other coves on the way. Pubs and Shops:   Ship Inn 100 metres, The Swan, 250 metres. Both serve food inside and outside overlooking the water. A walk across the causeway or a five minute drive when the tide is in takes you across the River to Newton Ferrers and its pub The Dolphin. Also in Newton Ferrers are Co-op, a good Butchers, Post Office Stores, and Chemist.
