Crumbs on the sofa and visibly dirty dusty carpet, the mattress was deeply stained brown and filled with crumbs and food waste under it. Has some cute features throughout , however, the biggest issue with this property is the incredibly vile smell of drainage or sewage that permeates in the living room. You cannot be in that room without the windows open and spraying air freshener. This isn’t an environmental thing, it is very much the house. The bedrooms don’t smell like this, only the living room area. It makes the room unusable and unpleasant to be in the house. This needs investigating and solving asap as it is disgusting and a major turn off on what otherwise was an average place. "

The space
The Bolthole is a compact detached open plan 1 bed studio in the heart of Kingswear just above the River Dart and Waterhead Creek. It’s located down a set of stairs from street level and is self contained with a little garden. There is a kingsize bed, kitchenette, dining table with 2 chairs and small bathroom. It has a coastal feel by way of white washed T&G timber and a hardwood waxed wooden floor reclaimed from marina boards having been weathered for 20 years. It has a lovely little garden from where it is possible to see the River Dart, the hills in the distance and Waterhead Creek. You can retreat from the hustle and bustle of Dartmouth in the garden and enjoy the evening sun. The idea and inspiration was to create a space to escape to and the perfect base to explore South Devon & Cornwall. The King-size bed has a memory foam mattress and white cotton bed linen, we also provide bath towels and hand towels. There is tea, coffee, sugar, oil, salt, pepper, handwash, toilet roll and washing up liquid. We no longer provide milk as it was rarely used, however the local shop is just a five minute walk away. You can cook in the well equipped kitchenette. Natural light floods in and the garden has the afternoon and evening sun accessed via double doors that open to the oak steps up to the deck with 2 seating areas for morning & evening sun.

Detached property accessed from street level down a set of stairs and opposite The Loft apartment. It is self contained with its own garden space accessed through double doors. Glimpses of the harbour and creek can be seen from the terrace.

Quay Cottage offers panoramic views of the steam railway, marina, river Dart and Naval College from every window. It sits on a quiet back street and is one of the few houses in the village without steps. Warm and cozy, it is the ideal retreat. Kingswear is home to some lovely old Pubs and is a short ferry/bus ride ride from shops, theatres, art galleries, museums, National Trust Houses, cafes, Pubs and restaurants. Sadly we cannot accommodate pets/children and there is no private parking.

The space
The entrance to Quay Cottage is on Higher St (You can drive to the front door to unload but DO NOT DRIVE YOUR CAR PAST QUAY COTTAGE - YOU WILL GET STUCK!!) Higher St is narrow and will not take your average Rolls or Bently . There’s a danger of scrapes and scratches if you are no good at reversing.

The property has a level approach from the road with a fully glazed front door 600mm wide leading into the entrance hall with a blind attached.

Other things to note
****DO NOT ATTEMPT TO DRIVE YOUR CAR PAST QUAY COTTAGE****

A number of guests have asked me to make it clear that the property is situated up a narrow back street. You can easily get up to unload a car but then it’s advisable to reverse back down onto Fore St.

Please do not try to drive past Quay Cottage and on down to the the Ship Inn. YOU WILL GET STUCK!!

The lane becomes too narrow for large family cars or vans and you'll end up scratching your paint work. By all means drive up to unload and then reverse back down Higher Street but your best bet is to park just down on Fore St and walk your bags the 30yds to the house. The area is generally flat which is rare in Kingswear. Indeed, Quay Cottage is one of the few properties that does not have steps leading up or down to it.

There are two Ringo car parks which cost £8 a day. One at the bottom of the hill by the ferrys and the other on the Darthaven Marina. There is also free parking at the top of the village which most guests use as, once ensconced, they tend to stay put and use the many ferries, trains and buses.

There is a key safe on the wall beside the outside door. The code will be released during booking.

Buying a cheap book of tickets for the ferry crossing to Dartmouth is a really good saving, if you are staying for a week or more.

For essentials, there is a village shop up the road, a Post Office, two great pubs and two cafes within 100 yds.

Kent Cottage is a detached two bedroomed cottage in the coastal village of Stoke Fleming, close to Dartmouth and just a 15-20 minutes walk from the award winning beach ‘Blackpool Sands’. The cottage is suitable for couples, single travellers, or small families with a child (over 2 yrs). There is a small courtyard garden, and garaged parking.

Stoke Fleming is located on the SW Coast Path, and is an ideal base from which to explore South Hams - designated ‘An Area of Outstanding Natural Beauty’.

The space
Downstairs, the cottage is light and well equipped with an open plan kitchen/dining/living area.

The modern kitchen provides an electric hob and extractor, oven/grill, sink, washing machine, microwave, kettle, toaster, fridge freezer, cupboards, kitchenware, and utensils.

The living area has a two-seater sofa, footrest and two arm chairs along with a realistic log effect electric fireplace/surround, 4K (UHD) FreeSat television, Blu-ray/DVD player, video game console (and games), bluetooth cd/radio, books, board games and DVD’s.

Upstairs, bedroom one sleeps 2 with a large double bed, vanity unit and light, mirrors, wardrobe, chest of drawers, reading lights, stool and alarm clock. The mattress on the double bed is pocket sprung with memory foam for medium support that will suit most guests. A hairdryer, iron and ironing board are stored for guest use.

Bedroom Two sleeps one on a single bed. A chest of drawers and bedside cabinet provides storage for clothing etc.

The bathroom has a bath/shower, basin unit, and toilet.

We do not allow smoking in the cottage.

Guest access
Guest access is normally through the garage or back gate of our property, ’The Old House’. A pathway leads into the separate cottage garden and accommodation.

Guests are then welcome to use the ‘The Old House’ garage for a single car and bike storage (1.8m clearance). The garage is accessed via PIN code (number and instructions provided on booking).

Other things to note
Shared access - The front door of ‘The Old House’ shares the cottage courtyard garden and will occasionally need to be used for post deliveries etc. via the front gate.

The cottage is situated on our village through road, which can be subject to busy daytime usage. The commute, school run and seasonal holidaymakers are contributors. The traffic at night (sleeping hours) is very light, and the cottage provides double glazing which can be closed to counter this. If you are an extremely light sleeper, using the main double bedroom, please bear this in mind.

The mattress on the double bed is brand new (May 2018) and 'Pocket Sprung with memory foam for medium support'. Most guests find it comfortable but if you have long term back problems or a high body mass index you may not find it sufficiently supportive for your sleep requirements.

IMPORTANT: Please ensure that you have read the ‘Things to know’ section and the house rules before booking - particularly regarding group size limits and age restrictions.

Relax and unwind in this spacious barn with beautiful vaulted ceilings and a private garden. It has two generous double bedrooms, 2 bathrooms and a large kitchen area. The living room has a wood burner for cosy winter breaks and also opens onto a terrace with far reaching views towards the sea. Footpaths run from the barn to nearby Dittisham where there are pubs, a cafe and access to the beautiful River Dart.

Swilly Barn sits within a stunning valley with far reaching views over rolling Devon farmland. It’s a very special place to relax by day or to use as a base for many South Hams adventures.

The barn is adjacent to our main house but is still very private and not over-looked.

LIVING ROOM/KITCHEN

The open-plan ground floor features a plush sofa and armchair. In the cooler months, relax in the soothing embrace of the wood-burning stove (logs and firelighters are provided).

Beyond the drop-leaf dining table is the well-equipped kitchen, with Belfast sink, Tassimo coffee maker, electric fan oven and halogen hob. There's also a fridge with a freezer compartment and a microwave oven.


ENTERTAINMENT

There is a smart TV in the living area for you to enjoy your favourite shows on demand from streaming services such as BBC iPlayer and Channel 4 (registration required) or premium services such as Netflix and Disney+ (subscriptions required).

There is also a TV in the twin bedroom.


BEDROOMS

The maritime pastels of the double bedroom are as soothing as they are refreshing. What's more, you'll wake to the idyllic view of Mill Creek with the boats gently bobbing on the water and gaze upon the gently rolling valley landscape and Dartmoor beyond.

The second bedroom has two wonderfully comfy single beds, as well as a TV and a chest of drawers for storage.


BATHROOM

The family shower room - laid out in crisp white tiling and chrome fittings has an electric shower, a heated towel rail, and further heating for a comfortingly warm start to your day. Guests are advised to take care when exiting the bathroom as the staircase is directly outside the door.


PARKING

While there's no allocated parking for 2 Rock Cottages, there is free on-street parking on most of Dittisham's streets. There's also paid-for parking at The Ham near the shoreline.

Nestled at the bottom of Dartmouth’s iconic medieval Browns Hill Steps, ‘The Cabin’ is a beautifully cute, newly refurbished one bed self contained cottage. Located right in the centre of the historic harbour town of Dartmouth, home to the British Admiralty & HMS Brittania Royal Naval College, The Cabin makes the perfect location for a break away in Devon.

Recently refurbished to an exceptionally high standard, The Cabin offers stylish living set in quintessentially Devon surroundings.

The space
The cottage is located at the bottom of Browns Hill Steps. A private courtyard entrance leads to the front door on the upper floor.

The top floor consists of a light & airy open plan kitchen-diner-living room, with quaint views out on to the steps & velux windows providing natural light.

The living room space consists of a double bed settee, rug & smart TV. There are games & puzzles under the TV.

The dining area consists of a large table with bench seating for four.

The kitchen has a single worktop space with double hob, three tier oven & sink. There is also a toaster, kettle, microwave & fridge freezer. All pots, pans, trays, crockery, cutlery, cups, glasses & wine glasses are provided, as well as most utensils etc that you will need.

A winding, panelled stairwell takes you to the lower floor hallway. Under the stairs you will find the hoover & ironing board.

From here you access the toilet & shower room with a spacious premium electric shower, toilet & wash basin. There is also an electric heated towel rail/radiator.

The hallway also leads to the main bedroom - a spacious part panelled room with feature fireplace, bedside lights, bedside tables, double wardrobe & double bed. The windows in the bedroom all have either blackout curtains or blackout blinds & there is an electric ceramic radiator to keep the room warm.

From the main bedroom you can access the conservatory utility room, where you will find washing machine & drying facilities & additional cleaning/toiletry products. The utility room also doubles up as an excellent drying room for those “Decidedly British” days out on the water or for drying wetsuits etc.

Guest access
The property is a completely independent property so guests have free & open access for the duration of their stay.

Other things to note
CAPACITY: We’ve advertised the cottage as able to accommodate four people. It’s a one bed cottage with a bed settee in the living room. Whilst absolutely perfect for a couple, & doable for two adults & up to two children for a short period, the cottage would be ‘cosy’ for four adults or for longer periods. We charge a very small fee for extra people purely to cover the additional time & costs of doing extra laundry, but this is not a four bed house. If you’re in Dartmouth for a specific event such as a wedding & will be spending most of your time away from the cottage, then it would be fine as a place to rest your head. But for a week or even a long weekend, for four adults it would be a bit cosy.

WASTE & RECYCLING: For short stays you should have enough room in the bins for all of your waste & recycling. If during longer stays you find you are filling the bins, take the liners out & put them in a black bin bag which you’ll find under the sink. You’ll also find fresh bin liners under the sink. Send us a message on the Airbnb app & we’ll arrange to have the waste collected ASAP. Black bin bags can be placed in the heavy duty black hessian sack (also stored under the sink) & then left in the entrance passage for collection. Please do not leave any waste in black bin liners outside - only in the heavy duty black hessian sack - as the seagulls will get at them & spread the contents far & wide!

PARKING: The property doesn’t have private parking. There is free 24hr street parking available near the cottage, including in the market square car park which is on a first come first served basis. There is also the large town car park which is pay & display & usually has plenty of space. There’s also a lot of two hour restricted kerbside parking all around the town and embankment that operates from 9am to 6pm, so in effect you can park overnight from 4pm to 11am. All parking in town is within a minute or two’s walk from the cottage. Theres a map in the cottage that details what parking is where in the town. Other than that, there is a really good park and ride at the top of town where you can leave your car & access it via regular shuttle bus.

Set in the typical English village of Stoke Fleming, a short walk from Blackpool Sands, this tastefully furnished, well-equipped, bright first floor apartment is just 3 miles from Dartmouth with its wonderful shops, restaurants and galleries. Driftwood is a cosy, comfortable apartment which is bright and tastefully decorated. The garden is a sun trap and secluded so great for a quiet read with a glass of wine or cuppa. It is situated well off the road so is quiet and has local amenities nearby. It is well located to explore the South Hams coastline and pretty towns such as Dartmouth, Kingsbridge and Salcombe. Fabulous walks and beaches.

Guest access
The apartment is self contained, with its own entrance. The pretty, private garden is accessed alongside the apartment, with full use of 4 garden chairs/ table/ bench and BBQ.
There are a set of stairs from the entrance/ utility area to the main apartment with rope handrails. Guests with mobility issues may find the stairs challenging.

Other things to note
The apartment is set in a quiet courtyard at the heart of this village, very close to all the community amenities; shop, pub, restaurant and church. And within 12 minutes walk of the ever-popular (and spectacular) Blackpool Sands.

The cottage is accessed via a small set of steps to the front door. Its reverse design means the two double bedrooms are on the lower floor. The shower on the ground floor also includes the washer-dryer. The staircase leads to the landing decorated with distinctive art and objéts. The stylishly relaxing sitting area with two sofas also features a smart TV. Behind is the dining area, which comfortably seats four, leading onto the kitchen space - sleek cabinets, large range-style oven, hob, and dishwasher. There is also a Nescafé Dolce Gusto coffee machine.

Outside, there are two allocated parking spaces. And pets are welcome to join you at The Shippon.

The village pub, The Red Lion Inn, is a 2-minute walk around the corner. The Red Lion also hosts the village shop and Post Office. The front door leads into the hallway with space for coats and boots. Straight through to the light and airy sitting room with sofa and armchairs, TV with DVD player. French doors fill the room with light and take you out to the sunny patio with garden furniture. At the near end of the room, there is a dining area with seating for four. A brand new kitchen has been fitted and boasts an electric oven and hob, microwave, fridge-freezer and washing machine. A serving hatch connects the kitchen to the living room. On the ground floor, there is also a small cloakroom and WC.

Upstairs there are two bedrooms. The master bedroom has a kingsize bed and views across the orchard and village, with a chest of drawers, built-in wardrobe and an en-suite shower room with a power shower and wash basin. (Please note, there's no toilet in the en suite shower room). The second bedroom is a twin room with two single beds and a built-in wardrobe. There is also a family bathroom with a bath, an electric overhead shower and a WC.

Damson Cottage is part of a group of properties that can accommodate larger groups. guests in total. So, if you are planning a trip as a family and are looking to accommodate a larger family we may well be able to help you. All properties are within a short walk of each other (some neighbouring). Please do contact us to discuss dates and availability.

Outside:

Damson Cottage benefits from a sunny private patio accessed via the French doors from the living room. With garden furniture and views across the shared orchard, this is the perfect spot for a peaceful alfresco meal or a quiet spot to sit and read. The orchard is accessible via a few steps at the end of the patio area.

Guests also have access to the four acres of communal ground on Dittisham Court which include a large grassy areas with vantage points over Bow Creek and over towards The Quay, as well as the orchard at the bottom. Guests are welcome to exercise dogs on the grounds however we ask they are kept on leads.


Parking:

There is a private parking space for one car outside the front of the cottage. Please note you need to drive under an archway with a height restriction of 7'6".
