Mill House is a Grade II listed building of historic interest. Ground floor rooms have beamed ceilings and all rooms overlook the Mill Pool.
The cottage is situated right by the Mill Pool, a non tidal creek off the River Dart estuary.
You enter the house through a stone porch, which leads into the living room with the kitchen off to you right.
There is a small garden at the rear and a paved terrace at the front where you can watch the world go by as well as any activities on the Mill Pool.
The cottage, while being very comfortable and ideal for a relaxing holiday, is also well suited for walking, fishing, or a sailing holiday and there are beaches, coastal and estuary walks, and Dartmoor nearby.
Please note: because it is an old cottage the stairs are quite narrow, so if you are unsteady on your feet you will need to take extra care.
Crabbing at the edge of the pool is a particular favourite.

Manuka Cottage offers a relaxing escape with our gorgeous 7 seat Blue Whale Spa Hot Tub with crystal clear water – lovely all year round, either under the stars or after a hard day crabbing with the kids. The spa is maintained at 38 degrees year round and set in a fully enclosed private garden, so you can relax whilst the family/ pets are safe. The cottage itself is beautifully maintained and is comfortably luxurious and exceptionally clean.
Located in beautiful Stoke Gabriel village, we have the best of both worlds - being set in a peaceful location whilst being on the outskirts of Torbay, the beaches and Attractions.
Stoke Gabriel is great for food, families and dogs! The village is situated on the River Dart and has 2 village pubs, Emma's Restaurant, and gourmet cafe, The River Shack, all within walking distance. We also have Sharpham Vineyard at Sandridge Barton, just a walk away where you can spend the afternoon sampling or take a tour around the vineyard.
The village has a back-in-time, community feel, there are some beautiful walks and places to explore around the village or across the Millpool.
We are a 10 minute drive from Torbay’s Goodrington and Broadsands beaches and the many attractions of Torbay - Splashdown Water Park, Paignton Zoo, the South Devon Coast Path, Agatha Christie's National Trust home at Greenway, the coastal Steam Railway, Cockington village and the Babbacombe Model Village to name a few!

Idyllic Stoke Gabriel has two proper old villagey pubs, the Church House Inn and The Castle which does a gorgeous Sunday Roast. We have a village shop for your Sunday paper or hot sausage roll or take a stroll down to the beautiful River Dart where you can hire out canoes or the kids can go crabbing and visit to the River Shack café perched on the riverside. The River Shack serves gourmet burgers, home made cakes and children's food. Visit the churchyard with one of the oldest Yew Trees in Britain, said to date back 1000 years. There are two lovely parks for the children, Sandridge Barton, the home of Sharpham Vinyard, is just a walk away. Here you can take a walk around the vineyard or sit and sample the wines in a beautiful barn courtyard setting.
For adventure seekers and lovers of the outdoors, Torbay is a ten-minute drive away, offering many (17!) beaches and coves where the natural beauty can be explored with open countryside walks across Elberry Cove and the South Devon Coast Path and with the many water sports for hire and excursions with paddleboarding, kayaking, coasteering, sea fishing, jet skiing.
We have so many attractions in Torbay which include the Steam Railway along the beach fronts to Kingswear, Paignton Zoo, Babbacombe Model Village, the Vue Cinema, Paignton Pier, Splashdown Water Park (the largest water park in the UK), Brixham Fish Market and Restaurants, Torquay and Brixham Marina’s and Agatha Christie’s former home at Greenway. Middle Cottage sits in the village of tranquil Cornworthy. Out of the way of the tourist trail, this is a peaceful spot even in the height of the summer. 200-year-old Middle Cottage has been entirely renovated. Solid woods and crisp whites, and with painted and exposed stone walls, its modern living meets age-old character. There are gardens front and back, and views across the rolling countryside. The refurbished inn is close to hand, and it's walking distance to two brilliant waterside pubs.
Accommodation:
The stable door at the front opens into the slate-tile lobby with two steps up to the open-plan ground floor. The kitchen/dining area to the right is well equipped with a washing machine, dishwasher, ceramic hob, fan oven and fridge with ice box, as well as microwave, kettle and toaster. To the left is the living area with a 3-seater sofa and armchair centred around the inglenook fireplace. Beyond the fireplace is the snug area with a 2-seater ‘snuggle' sofa and TV (The TV is on a pivoting wall bracket so it can be watched from the lounge area or the snug). The stairs lead up from the snug to the bedrooms and the family bathroom.
Upstairs guests will find the master bedroom which has an oak framed kingsize bed, furnishings and an annexe that can easily accommodate a travel cot (please advise upon enquiry if you would like one included). The second bedroom has a standard double and furnishings. The family bathroom has a heated slate tile floor, toilet, basin and bath with an electric shower over.
There's electric heating and a wood burner for comfort (the first basket of logs is provided during winter bookings).
Outside:
There are sheltered gardens at the front and the back of the cottage, both with patio areas and tables and chairs so that you can catch the sun at any time of day. Great for enjoying a coffee and croissant in the morning or a cold beer or hot chocolate in the evening.

There is space outside to pull up and unload and plenty of unrestricted on-road parking just a few yards away.

The village pub is a 5-minute walk away. A good walk to the neighbouring village of Tuckenhay you will find 2 great waterside pubs or take a short drive to the village of Dittisham where you will find a pub with a village shop and a second riverside pub. Totnes is less than ten minutes by car, as are the superb beaches of Blackpool Sands and Slapton Sands. We highly recommend the Hunters Lodge Inn in Cornworthy

We thought the welcome pack of scones, Cake and other essentials was a very nice touch and unexpected. The exterior was varied and plenty of space and seating for all the family. The younger members of the family (17 to 23) enjoyed the hot tub. Everything we needed for the stay including washer dryer towels etc we’re provided and we really wanted for nothing during our stay. Duck Cottage is a superb holiday home in the delightful waterside hamlet of Tuckenhay, just 10 minutes from Totnes. Right on the water's edge on the tidal Bow Creek, it's one of South Devon's prime spots for a self-catering holiday. Ceiling-height windows and French doors give sweeping views of the creek – as does the private patio. Perfect for couples - with two bedrooms, two bathrooms and private parking. Tuckenhay has two renowned waterside inns – ideal for a hearty meal after a country walk.
Accommodation:
The front door opens into the cosy living room, with a sofa and armchairs, TV and DVD player. The exposed beams give the room a real country cottage feel. The far end of the living room leads into the sunroom, a lovely light-filled room with French doors into the patio garden. The sunroom and patio overlook Mill Creek and are wonderful quiet spots to read or watch the birdlife on the river. At the back of the sunroom, there's a utility room where you will find the tumble drier and freezer.
The well-equipped kitchen-diner gives the classic country cottage theme continues throughout with tiled floor and exposed beams. The kitchen window offers views over the creek and is complete with an induction hob, oven, fridge, microwave, washing machine and dishwasher. The dining table seats four comfortably.
Glass-sided stairs lead up from the living room to the two bedrooms and two bathrooms. On the first floor is the first of the two bedrooms, a beautiful room with exposed beams overlooking the water. Furnished with a superking-size bed (which can be configured as two singles upon request at the time of booking). The family bathroom has a bath and an overhead shower also with views of the creek.
Upstairs again and there's the en-suite master bedroom with king-size bed and dual aspect views over the water. The house has central heating as well as underfloor heating on the ground floor.
Please be aware that, due to the proximity to the water, we do not feel this property is suitable for young children (over 12s and babies are welcome).
Outside:
The patio garden accessed from the sunroom is right on the water and has wrought-iron garden furniture. It's a truly lovely tranquil place to unwind at the end of the day.

- "I’ve given Duck Cottage excellent reviews in all areas bar one :- Safety The stairs- particularly the second flight are very steep and dangerous for older people and young children. Any wobble leaving the first floor bedroom which is directly off the first flight of stairs could prove fatal. Our grownup children were equally concerned about slipping on the second flight. They had to put a child’s stair gate across the first flight outside the bedroom to help avoid an accident. The second issue was items such as the coffee machine being placed on the window alcoves which were so low that hitting your head to access anything was a certainty. Finally there is a high step/low wall behind the garden gate which makes it hard to use that entrance."

Enter the cottage into the large open plan kitchen and lounge, with floor to ceiling windows and doors looking out onto the farm and countryside. Crebers has a very light and airy feel.

Located just outside Dartmouth with 2 en suite bedrooms, a modern interior and a private garden, This sympathetically restored, fully thatched stone cottage is situated within the grounds of The Dartmouth hotel, which offers two exceptional golf courses, a bar, a restaurant and a leisure and spa complex with swimming pool which guests can access. The rear of the property affords magnificent views of the golf course and surrounding Devon countryside. A 5-minute drive will take you to the beautiful riverside town of Dartmouth or the picture postcard village of Dittisham. The local beaches of Blackpool Sands and Slapton Sands are also within striking distance. For families visiting the area, Woodlands Leisure Park is a 2-minute drive away.

Stunning views and surrounded by beautiful nature, it is only a 5 minutes walk into Totnes centre if you can walk down the hill to get to the path below. The path also takes you on a stunningly beautiful walk to the Sharpham Estate. The cabin is lovely and has all necessary amenities (the fridge is only camping size but I believe it will be changed for a larger one soon) and there is a bbq/dining area outdoor which is covered by a canopy and therefore can be used even when it rains. We fell in love with this property and its position, ideal if you don't have a car and don't have mobility problems. We'll definitely be back!"

The South Devon coastline is close at hand and has many beautiful beaches and coves, scenic walks and pretty villages, including Blackpool Sands and Slapton. Enjoy a day out in the riverside marine town of Dartmouth, and take a cruise along the river to Totnes or the ferry across to Kingswear and the quaint fishing town of Brixham, then ride on the steam train to Paignton or Buckfastleigh.
Within easy reach are the English Riviera resorts of Paignton and Torquay, the boating and sailing centre of Salcombe on the estuary, and the historic town of Dartmouth, nestling on the banks of the River Dart. Woodlands Fun Park is a great tourist attraction and fun day out for families, as is Dartmoor National Park, with its hundreds of acres of wild rugged moorland, both about 6 miles away. Next door to an amazing, welcoming old pub serving food which also has a charming covered outdoor eating area in the beer garden so you can eat out during your stay. Only a short drive (2 miles) to wonderful Totnes town with a wide choice of cafes, bars, restaurants, galleries, and stuff to do. Lots of brilliant takeaway options, a big Morrisons and organic supermarkerts close by.
We are near miles of beaches, including amazing surf. Gorgeous walking on Dartmoor. Torquay and 'the English Riviera' are only a 15 minute drive. Space for multiple cars to park. Children are very welcome and we can provide toys and kit for little ones - for example we can easily put up stairgates etc.
No pets & no smoking & no parties please. We advise you bring a car to get around easily. Please supervise children at all times.

The Cider Barn has its own small private garden with table and chairs for al fresco dining. You'll be looking out over stunning countryside and a Norman Church and guests are welcome to use our fields which have a small river running through the middle and picnic tables for riverside dining! Our garden is private but there are four acres of meadows to explore. You’ll be next door to a lovely pub with a beer garden called The Tally Ho (do call to book) that serves food throughout the week and weekends. Or families can relax down by the river with a glass of wine and a picnic while the children try to catch fish!
Other things to note
We are super family friendly and can provide a cot or a toddler bed if you need. There are toys for children and we can provide fitted stair gates at the top of the Cider Barn stairs so you can relax with little ones! Children are welcome to play in our meadows but must be supervised at all times.
We very much advise bringing a car, though there are buses a 5 minute walk away.
Please note there is a trainline that runs alongside the lower garden. The Trainline is fenced off. The trains are regular, not very loud and go by in a matter of seconds. We don't notice them! If you need reassurance about how unobtrusive the Trainline is please read reviews.
There is a slow-moving river at the bottom of the garden that is partly fenced - please do not leave your children unattended near or in river. You are welcome to eat at the picnic tables down there. Please supervise children at all times during your stay.
As of December 2023 we now have dedicated fibre broadband in the cottage (100 mb).
Our neighbour James has a carpentry workshop in a nearby barn and will come and go to work there.
We have children, a dog and cats (all friendly!) that might cross your path!

There is all the comfort you need to get away from the modern world distractions and to dive into the good and simple life: the cottage has been modernized and is equipped with a new, high standard kitchen including underfloor heating, a generous bathroom and a separate shower room, elegant wooden floors and lovely views from its many windows. As we ourselves use it as our holiday home, we appreciate your respect for this place which is very dear to us. Nonetheless, we like to share it with the people who see it's beauty. From this nice spot you can explore in all directions, by foot, by bike or by car.

You are welcome to use the whole of the upper garden with the sunset terrace, as well as the terrace outside the kitchen which gets a lot of sun in the daytime.

The cleaning fee includes the laundry of towels and linens, which are provided.
We would like to inform you that we have a new sustainable heating system running with wood pellets. Therefore you would need to fill the boiler in the cold season with pellets once or twice a day. Of course you will be instructed how to do this and it is very straight forward. In exchange you get a nice and warm underfloor heating in the kitchen and dining room.
The garden is quite steep in parts. This might be an obstacle to some, especially young children.
It is also very slippery when it's wet or raining. Please be careful!

A lovingly restored cottage is a short drive to Totnes,, Salcombe & Dartmouth and beautiful beaches. The house feels homely, cozy and full of history. Perfect for the solo traveller or couples. Central heating throughout. You’ll find everything you need - fully equipped kitchen, full bathroom with toiletries, a sitting room and dining area with wood burner and a cozy large bedroom. A sunny, secluded garden for outdoor relaxing.
The space
After accessing the cottage by walking down a path which you can see in the photos, you enter the cottage from the garden.
The garden area with a table, chairs and decking area and raised beds with vegetables depending on the season is private and secluded offering views of the church and garden. Please note that although we allow dogs, there is no gate in the garden to the path or to the graveyard
You enter the cottage into the fully equipped kitchen with a fridge, gas hob, electric oven, belfast sink and well stocked cupboards with coffee, tea, spices, oils etc.
The cozy living room is straight ahead where you will find a large sofa, an armchair, a wood burning stove, a table for eating or working and a view over the church. On the way downstairs there's a full bathroom on your left, with a shower, bath, hand pottered sink and toilet. Your towels are included.
Downstairs you will find the spacious bedroom with a large king sized bed with an anti allergic super king duvet , a wardrobe, chest of drawers and a window with church views. There's a warm eiderdown for keeping cozy.
Some extras. There's a record player upstairs and a few records, we are adding to the collection! There's a box on the floor with books for you to take or swap if you want. There are plenty of interesting books in the cottage for you to enjoy. Also you can help yourselves to veg from the garden depending on the season and inside there are loads of kilner jars with everything from lentils, dried fruit and beans which you can help yourself to. There's an apple TV and WIFI

Some people have found the bedroom a bit damp and cold There’s a dehumidifier in the bedroom which is great at keeping the room dry. You need to leave it in during the day. Also turn the radiator up the thermostat is in the kitchen

New barn conversion in Dartington Devon in a quiet secluded valley near Dartington Hall. French windows opening directly onto a sunny private terrace with table for outdoor dining. Private parking. Walking distance to shop, bakery/coffee shop and brewery and pubs. Two miles from the pretty town of Totnes on the River Dart and its train station. Easy access to Dartmoor and the beautiful South Devon coast. This is a lovely peaceful place to relax in a private beautifully converted barn.

Please note that our usual changeover day is Friday, when the cleaner comes. Depending on length of stay, check in is normally only available on Friday, Saturday or Sunday, but if you want to check in on another day please contact us in advance before booking.
Rated 5* by Visit England, Cavasson sleeps 2 (with space for a cot which we can provide). It has fully equipped kitchen, use of leisure facilities including heated indoor pool, games room and tennis court. Great location in South Devon close to brilliant beaches.
Pitt Farm is a small holiday cottage complex of 7 cottages. The pool, tennis and other facilities are shared between these cottages. No garden but there's an outdoor table and chairs for al-fresco dining / sundowners.
The space
We were second in the Visit Devon - Self Catering Accomodation of the Year 2021/2022 category and are finalists in the South West awards. Cavasson is rated 5 star by Visit England (March 2022 inspection).
Cavasson has a newly installed (2022) fully equipped kitchen with full oven, hob, fridge and dishwasher washing machine/drier. The lounge is spacious with two 2 seater sofas, dining room table, Freesat TV and DVD player. The bedroom and bathroom are accessed by a spiral staircase. The bedroom is large with a double bed and space for a cot.
The indoor pool has been fully rebuilt and is now re-open.
Guest access
Guests will have sole access to the cottageand access to the other public areas of Pitt Farm. These include the heated indoor swimming pool (9.00am -7.00pm), games room, tennis court, playground, zip-wire, trampoline (with age / weight restrictions) and to visit our lovely animals.
Other things to note
We have an honesty shop on site which we like to think of as offering essentials and luxuries. You can order fresh bread and croissants for your breakfast.
In November 2023, three of our cottages at Pitt Farm are becoming dog-friendly, not including Cavasson. Please be aware that we are still primarily a family-friendly site, and dogs must be kept on a lead when outside of the cottage at all times. Please contact us for more information.

The Hayes is a pretty thatched cottage in the heart of the beautiful village of Stoke Gabriel. It has 1 main double bedroom and 1 mezzanine style 2nd bedroom (adjoining) with 2 singles/1 double bed. The house and setting itself is quiet with a large garden, but a short walk leads you to the famous Mill pool and river Dart. There is an excellent village shop&post office, 2 friendly pubs, a restaurant, play park, orchard and beautiful riverside cafe. Great for walking/kayaking/boating/exploring!
The space
The cottage has a unique charm that is like no other. You will immediately feel at home in this modern, functional yet cosy space. It is private and quiet yet close to the woods, river and many beautiful south devon beaches. There is a wood burner and kindling/ logs to keep you cosy on a colder autumn/winter day.

Guests can access all parts of the cottage, garden and outside shed where crabbing/ beach equipment/ boards can be stored.
Other things to note
There are original oak beams downstairs and a low ceiling in the main bedroom -so taller guests may need to duck in places!
The floors are original flagstone tiles downstairs -so you may wish to bring slippers/flip-flops if you get cold feet.
The cottage is ideally suited to couples/ families. It is worth noting that you have to walk through the mezzanine to get to the main bedroom.
The kitchen has a built-in fridge and dishwasher.
There is a washing machine, clothes line and pegs available to use (but currently no ironing board/iron.)
There is a smart TVs in the lounge with access to Netflix.
There is a cosy wood burner in the lounge.
Some kindling and logs will be provided in the autumn/winter months.

Step inside to an open-plan kitchen, dining and living space that is brimming with country charm. Upstairs, the first-floor houses two beautifully furnished bedrooms, each with its own en-suite. The second bedroom features a luxurious roll-top bath and a king size bed, ensuring everyone has their own space to relax.
For families, baby equipment such as a highchair, stair gate and travel cot are available to hire (please add to booking), ensuring even the little ones are catered for.
Cider House is fully equipped for a comfortable stay with modern amenities like a 4K Smart TV, DVD player and a selection of board games and books for cosy nights in. The kitchen comes with everything you need from a Rangemaster Aga to a NutriBullet and cafetière, making it easy to enjoy meals at home.
Cider House benefits from a communal orchard roughly ten yards from the front door of the cottage. This is a great space to pick an apple from the tree or enjoy some family garden games. It is a lovely spot for your four-legged friend to run around with their ball.
Outside, you will find a charming stone bench and iron table with chairs on the terrace, perfect for dining outdoors. There is designated parking for up to two cars and we welcome one well-behaved pet for an additional fee.

There is space for two cars on the communal parking area a few yards from the cottage.
Pets:
We do ask that dogs are not allowed in the bedrooms or on the furniture and you will need to bring your own dog towels, bed and bowls. Please pick up after your pet wherever whilst you are here.
Logs:
From 1st November – 31st March, Guests will be given a starter pack for the log burner however, we provide details of where to buy more throughout your holiday in the welcome folder.
Master Bed:
Set as a 5ft King but can be split into two singles on request – please state at time of booking.
Additional Accommodation:
If you have an extended family and you’re looking to accommodate up to eight guests then you can also consider the sister cottage, Shepherds Cottage located right next door making it very convenient to house grandparents or extended members of the family. Please ask me for details.

3but1 is our former workers cottage that has been in our family since the 70's and now a holiday home when we're not staying there ourselves.
A great base to explore South Devon and the surrounding area, whilst in the beautiful village of Stoke Gabriel on the River Dart.

Our cottage has been recently renovated and has a log burner, fully equipped kitchen, two spacious bedrooms (One with double bed, one with a single and sofa bed), bath with overhead shower. There's a two level decked area at the rear of the property with relaxing chairs and a small yard off the kitchen, which has tri-fold doors that open up to give a great social area for 3-4 people. Fern Cottage is a Grade 2 listed house situated in the heart of historic Totnes.
This homely cottage reflects the artistic nature of the host who is delighted to be able to offer an opportunity to stay and experience life in Totnes .
The space
The lounge is cosy with a comfy sofa and armchairs around a wood burner stove. (Please note: The wood burner is not in use for guests.) At the back of the lounge, three stairs lead through a low doorway to the sunny kitchen/dining area and walled courtyard garden.
The compact bathroom is also on this level, off the kitchen, and has a shower over a small bath.
The two double bedrooms are up a short flight of stairs with a tiny landing on the top step.
Access to the second bedroom is through a sliding door off the small landing and care needs to be taken here as the stairs have an unusual layout. There is a wooden handrail up the flight of stairs.

Guests have access to the whole house and garden however the studio and side alley are not accessible.

The owner has made every effort to clean and sanitise every area however any person who suffers from pet hair allergies needs to be aware that Fern Cottage is a home that has previously been occupied by the owner and their dog.
This is an old cottage and therefore the ceilings and some doorways are low. Please mind your head when entering or exiting the lounge to the kitchen.
Access to the second bedroom is through a sliding door and care needs to be taken here as the stairs have an unusual layout.
There are two steps up to the patio area in the garden. Care needs to be taken as the wooden steps can get slippery when it’s wet.
The owner does not consider the house to be suitable for babies or toddlers. It is advised that young children are supervised at all times as the owner cannot accept responsibility for any incidents on the property.
There are no child locks on the cupboards which may contain cleaning products.

Welcome to Highday House - a quiet, beautifully finished cottage nestled in the heart of Totnes.
The space
Highday House is a one-bedroom cottage, well suited to couples or solo guests looking for a comfortable, unhurried place to stay.
The interiors have been shaped gradually, with a mix of natural materials, calm tones, and furniture that carries a bit of character. Some pieces are antique, others newer - nothing fussy, just things we think feel right.
Upstairs, the bedroom is a quiet place to rest. The iron-frame bed is traditional and solid, paired with a Which ‘Best Buy’ mattress chosen for its balance of softness and support. There are fresh white sheets and a wool herringbone blanket if it gets chilly. A blackout blind means the morning starts when you’re ready, and the small built-in cupboard has space to hang clothes and tuck things away.
Downstairs, the kitchen is well equipped if you feel like cooking: an electric hob and oven, fridge-freezer, small dishwasher, and washing machine. You’ll find cast iron pots, a proper teapot, a cafetière, sharp knives, and a mix of everyday essentials. Plates, glasses, and cutlery are all good quality.
If you feel like cooking, the Friday-Saturday Totnes Market is a great source of fresh produce. If not, food and drink at The Bull (just a few minutes walk) is a good example of Totnes doing what it does best. Totnes high street—with its independent shops and cafés—is just a couple of minutes’ walk from the front door.
The living room includes:
– a long, upright antique sofa
– an old farmhouse table (elm, we think), perfect for breakfast or a laptop when needed.
– a smart speaker (Alexa), books, and a log burner that’s especially welcome in winter (logs available locally)
There’s no television, but most guests enjoy the chance to switch off. The Wi-Fi is strong enough for streaming if needed.
The bathroom is just off the kitchen. It’s simple and clean - white tiles, a bath and an overhead shower.
Outside, a small spiral stair lead to a low-key sun terrace: an old wooden bench, hardy plants, and a view across the rooftops of Totnes. A good spot for a breather, or to glimpse the market square from above. Green thumbs welcome, though by no means expected!
Rosie, who helps care for the cottage, will be your main point of contact. She lives nearby and knows the town well. You’ll have her number, and she’s easy to reach - down to earth, responsive, and present when needed.

A note to tall folk: like most old cottages, Highday House has low ceilings in places, so please do mind your head.
We provide soft cotton bath towels, but ask that guests bring their own beach towels.
You’ll find hand soap in the bathroom, but we leave toiletries to personal preference - please bring what you like to use.
A few things to keep in mind for access:
– The bedroom is upstairs, and the bathroom is on the ground floor
– There’s a small step up into the kitchen (which you pass through to reach the bathroom)
And for guests travelling with babies:
– We keep a Bugaboo travel cot available on request - so just let us know in advance if you’d like it available
– There’s no microwave, so if you need to warm milk or food, it’s worth planning ahead
