The Shearling is a modern barn conversion at Shearstone Farm in Blackawton, South Devon. It is situated next to Dartmouth Golf and Country Club, between Dartmouth, Kingsbridge and Totnes. It has been renovated to a high standard. Access to The Shearing is down a single lane farm track.

This property has underfloor heating throughout which is controlled by the guests. If you are cold feel free to turn up the heating.

There is a large and airy open plan living space. A large, south facing window floods the room with natural light. It also offers a relaxing two seater sofa and armchair, coffee table and flatscreen TV complete with a Sky package.

There is a fully equipped kitchen with a Neff ceramic hob and integrated oven, as well as an integrated fridge with freezer compartment. There is also a freestanding washing machine and microwave oven. There is also a wooden dining table with two stylish dining chairs.

Just off the living area, you will find a large cupboard that houses a clothes airer, vacuum cleaner, ironing board and iron.

The relaxing bedroom is flooded with lots of natural light from the large window that overlooks the patio and countryside beyond. It has a comfortable super king sized, zip-link bed which can be made up together or separately as twin beds (please specify upon booking). There are also two bedside tables with lamps, a freestanding double wooden wardrobe and a chair. At the end of your visit we do not expect you to strip the bed, in fact we would prefer it if you didn't.

The crisp, white modern shower room is fully equipped with a large walk-in shower, WC, handbasin, towel rail and a mirrored bathroom cupboard.

The large paved patio is enclosed by an elegant glass balustrade with a table and two chairs offering views across fields which is ideal for those travelling with dogs.

There is ample parking next to the property. We are close to coast, rivers and moors and undercover storage for bikes, canoes, SUP etc can easily be arranged at no extra charge.

‘Annacombe’ is a spacious and imaginative coachhouse conversion perfect for a child friendly escape for family, for friends or a romantic bolt hole for two. The cottage is set in the grounds of a large country house in the beautiful countryside of the South Hams near south Devon’s historic and buzzily-alternative town of Totnes. Lying not far from the river Dart, and between the sailing centres of Dartmouth, Kingsbridge and Salcombe and the rugged wilderness of Dartmoor, it is an ideal base for exploring this unspoiled region with its excellent beaches, landscape and charming towns and villages. A whole array of inviting pubs and restaurants will tempt a break from self-catering, and the attractions nearby - sporting, cultural and fun - provide lots to do for children and adults alike. Walk down to the friendly Church House Inn for a drink and a meal. Go into Totnes for excellent butchers, deli’s and cheese shop, Norman castle, art and craft gifts or a river cruise or steam train ride.

The centre of the house is dominated by an impressive, double-height, south facing living room with its gallery, open roof beams, natural stone fireplace, bookshelves, pottery and rugs. It has both a living and a dining area. The modern fitted kitchen/breakfast room with its oak floor and spectacular granite worksurfaces is well equipped with dishwasher, fridge/freezer, microwave, induction hob and double-oven together with a breakfast table. The utility room houses the washing machine, tumble dryer, and the ASHP central heating internal unit. On the other side of the living room is a ground floor double bedroom, which like the living room and kitchen, overlooks the large cobbled courtyard belonging to the house. We love dogs, having one ourself, and your dog is very welcome, however we do expect any dog mess to be cleaned up and disposed of properly. Regrettably we cannot accept a bitch in or about to come into season. We don't allow dogs to be left alone at the property and the charge is £10.00 a night for your furry friend.

Electric vehicles: we do not allow vehicle charging, however in an emergency and with owners specific consent it is possible to run a lead, but there will be an additional cost of £10.00 minimum per charge for doing so, paid directly to the owner. Please advise if you intend to do this.

The Scandinavian wood-burner is toasty on cold nights. As well as the double bed and 2 single beds there are extra sleeping spaces on the sofa and 2 tatami mats. You have access to the entire detached bungalow, no one else will be at the property during your stay.

Totnes high street and the river are a 12 minute walk or 5 minute bus from near the house. There is plenty of roadside parking beside the house.

'We stayed at Tresco for a week in June. All booking and communications were easy and smooth with Jo the owner. The location is ideal being 15mins walk or 5 mins car ride from central Totnes and has parking (rentals in central Totnes often don't have parking facilities). The house is spotlessly clean and modern inside and Jo the owner has thought of absolutely everything to make guests comfortable. The bathroom is great, has a fabulous shower and the bedroom was spacious with super comfy pillows and bed linen. The house is spacious and tranquil. We had a perfect nights sleep every night and some enjoyable evenings sat outside admiring the view. It was far better than staying in a hotel and to be recommended. We will definitely try to stay here again.'

'From the moment you step into Tresco you feel at home and at peace. It is nicely decorated, has a bookcase full of interesting reading, a modern kitchen with every utensil you could need and the sun room to the rear of the house has the most amazing views. 'Stayed in Jo's beautifully renovated, very clean, outstandingly comfortable and peaceful home for a week, with my partner and our two teenage children. It is definitely a home from home, with a huge range of books (much appreciated by my book-loving family), and lots of little practical extras, such as sellotape, notepads, phonebooks and local information, in the sideboard drawers. We all felt totally relaxed and at-home from the minute we arrived. We were warmly welcomed by a friend of Jo, who gave us a tour of the property and invited us to help ourselves to the vegetables growing in the greenhouse and raised beds. `We loved the open-plan arrangement of the main living area - especially the 'conservatory', overlooking a very pretty, good-sized, informal garden (with little nooks and crannies, and equipped with a hammock and other garden furniture). The conservatory was a real asset - during a week of plentiful rain - with its panoramic views of the surrounding countryside. Lovely kitchen, with everything we needed as a family of four on a tight budget, as we stayed in and cooked a big meal almost every evening. Even though, I personally would have liked just a few extra knives and forks in the cutlery drawer, all the crockery and cutlery, etc, was of really nice quality; I really appreciated Jo's attention to detail in all areas of the house. Master bedroom: decent size and lovely presentation; second bedroom just about big enough for two teenagers for a week. Bathroom was on the small side but still really nice - lovely tiles, good shower, and a decent-sized bath. We also appreciated the second loo and the utility area with washing machine and a handy box of washing powder ready for our use. Totnes itself - a 15-20 minute walk away - is a great holiday town for teenagers - a large assortment of of interesting, independent boutiques, art and bookshops. The property is unusual. It was converted from a gym with swimming pool in 2011. The swimming pool area has been filled in and now forms a Courtyard Garden which the owners have built a garden room with sun deck over, ideal for al fresco living.
The property is a private home for 50 weeks of the year so is only available during the summer holidays.
It is situated over 3 floors with the Master Ensuite located in the loft with impressive views out over the River Dart and adjacent fields.

The middle floor is an open plan kitchen dining and lounge area with built in fridge freezer, induction hob and marble worktops and a breakfast bar. The walnut dining table seats seats 8 easilly.

The entrance hall opens to an oak floored garden room with 2 x 3 sliding stacking bifold aluminium doors that opens onto the courtyard garden. This area has a roof light which doubles up as a second living room with large flat screen TV and digital channels.

There is a utility room with washing machine, and tumble drier, boiler and hot water tank and downstairs American style fridge freezer.

There's a hard tennis court - great for a knock about, trampoline and children's play area, large lawned area for a kick about, but beyond the perimeters, there's plenty to see, too. The town of Totnes takes forty minutes to reach on foot, and there are a number of beaches — including those at Broadsands and Slapton — that can be reached in less than half an hour in the car. This is a lovely south facing room overlooking the back garden. It's one of three rooms we Airbnb in our end-of-terrace family home so there may be other guests staying. Each room has its own lock and key.

Town centre/ train station 10 mins walk away - there are lots of hills in Totnes so it might take you a bit longer if you're not used to that. Ample on street parking - we'll give you daily visitor permits.

The space
This is a twin room until 26 October 2025 but if you book as a single person, you will have the room to yourself. After 26 October, it will become a single room and we'll post photos as soon as that happens.

There are currently two single beds with bedside cabinets and under bed storage as well as a clothes hanging space that can also be used as a desk. Please note that the beds aren't designed to come together to make a double bed. From 26 October there will be one single bed only.

You have access to your room, the shared downstairs bathroom, the garden and outdoor seating.
The kitchen is shared with us as well as other guests.
Access to the bathroom is via our living room and is off the kitchen.

During your stay
When we're at home, we'll be around if you have any questions. If we're away, you'll have our phone numbers so that you can contact us. Our neighbour, Suzanne, takes care of changeovers when we're away. You'll have her number too in case of emergencies.

If you drive here, we'll give you visitor parking permits. Parking is usually available on the street outside the house or nearby.

We don't have a dog and we don't allow pets in our home. We are, however, required by law to accept bookings made by guests with service dogs. If you have an allergy to dogs, please do check with us whether an assistance dog has recently stayed with us.

My home is in a beautiful location high above Totnes. It is peaceful with light filled rooms overlooking a leafy garden. There is roadside parking within this friendly cul de sac so guests can leave the car behind to walk the few minutes into town. Totnes is perfect for exploring Dartmoor, Dartington Hall and beautiful beaches within driving distance. The town itself is medieval with plenty to see and do including an outdoor market. This is a perfect stay for couples and solo travellers.

Welcome to our large, clean and modern en-suite guest room with views over to Dartmoor and the River Dart Valley.

After entering through the front door, the guest room is upstairs on the right hand side & has a kettle & a fridge if you require.

We are located in a quiet residential area one mile from Totnes High Street; a medieval town close to Dartmoor & beaches. Totnes has a reputation for being alternative with independent, artistic & has many eco-friendly shops & cafes to visit.

The space
This is a family home so wouldn't suit someone who's been out drinking heavily /partying or wanting to bring romantic partners back. During the week, we are quiet from 8pm/9pm as children are sleeping. We are a fairly quiet family but often have children round and other families to visit.

We are located on a peaceful residential area 1 mile from Totnes high street. The room has a private en-suite (toilet, basin and shower) and is carpeted and furnished so please be mindful if you make a cup of tea not to stain the carpet.

There's a fridge, kettle, fan, hairdryer, towel, flannel, bed linen and an extra duvet should you need it. If you need anything else, please just ask.

There is a Juliet balcony with double doors that face north east. on the left you can see Haytor in Dartmoor and the views straight across over the Dart Valley with Denbury hill in the distance.

You can either park directly outside our front path or you are likely to find a space to park off road opposite our home. Alternatively, I can offer you our private driveway parking if you require this.

Arriving through the front door brings you to our middle private floor. The guest room is upstairs from the front door and on the right hand side.

Welcome to the Maple Room, a private en suite guest unit in our family home. The room has its own private entrance, it is completely self contained and comprises of an entry room and an en suite bedroom. We are in the beautiful medieval "river and market" town of Totnes, home to many independent shops and eateries, close to beaches, Dartmoor and many walking and hiking trails. Our house is on a hill overlooking the town, with gorgeous views, and the high street is a 10/15 minute walk away.

The space
The Maple Room is equipped a little like a hotel room, with the use of a kettle and a (very) small fridge, coffee, tea and sugar plus milk pods (dairy and soy) are provided. The water from the taps is drinkable, we have also provided a jug (already filled) for your convenience. There is no breakfast included and no cooking facilities but we will be happy to direct you to the nearest cafe or convenience store.

The Maple Room is a partitioned extension to our house so you might hear normal household sounds during the day, but after 10pm we follow the quiet hours rule just like guests do.

Our house and garden have a rustic feel, however the Maple Room is fitted with all mod cons. You are welcome to use our wildlife-friendly garden, there is a bistro (chairs and table) set you can use and you’ll find your own folding garden chair in the room.

It’s important to note this is a NO SMOKING household, this includes the garden.

The accommodation is compact but very cute and has all you need.
Please note the en suite is quite small, we were very limited when building the extension but we feel we have been creative and still provided a comfortable and suitable space, we have also tried to reflect this in the price of your stay, keeping it as low as possible.

Unfortunately there are a number of steps going down to the house (and some small steps to access the door) and gravel where your entrance is, so the accommodation is sadly not appropriate if you have severe mobility issues, we however have handrails next to all steps.
The accommodation is not suitable for children or pets.

If you are coming with surf or paddle boards, kayak or canoe, there is plenty of room in the back garden for them, next to the Maple Room, they can also be left in the covered car port at the entrance but will need to be secured.

Parking is free on our residential road, there are always some spaces, the walk into town is around 15mins down a hill, the walk is very enjoyable however if you don't want to walk back up again there are a couple of buses that go from the town centre (and towards other main hubs like Torquay and Plymouth) and stop very close to our house.

As well as speaking English I am fluent in Italian and I also speak some Japanese, I am not fluent but it should be enough to help with basic things.
