Found 3 miles from Totnes, the 300-year old converted Church Barn provides en suite bed and breakfast accommodations in south Devon. Bright and airy accomodation in the lovely waterside village of Stoke Gabriel. Large open plan living space with cooking facilities, dining table and sofa bed. One bedroom with a king size bed and en suite shower room. A short walk from the village centre, with it's own private entrance and windows overlooking a rural hillside; the Annexe is perfect for a quiet get away.

The space
Situated in a quiet part of Stoke Gabriel, next to a babbling brook. The Annexe is a warm and comfy space perfect for two people. We live on the same plot and so will be on hand to help with any questions you might have during your stay, however due to the separate entrance the annexe is a completely private space.
Stoke Gabriel is a great destination in itself with three places to eat, and a wealth of watersports on the River Dart, not to mention being renowned as one of the countries crabbing hotspots! It is located midway between Totnes and Paignton, so makes a great base for exploring both the South Hams and Torbay.

You are welcome to bring your pet as long as they are housetrained. There is a £10 additional charge for bringing a pet. We have a springer sized dog bed and plenty of old towels for muddy paws available on request. The field behind is a secure space that has plenty of bunnies for sniffing out. Please note however that it is a field and not a garden so watch out for brambles and rabbit holes as you explore. The view from the top is worth the climb.

We have chickens who live in a run in the field, sadly due to current bird flu restrictions we have to keep them in their run and ask you not to enter it. If you would like any eggs during your stay, please let us know and we will pop some over to you. There is an electric fence around the run as we have had problems with foxes but this only turned on over night. Please take care on the slope up to them as it can be a bit slippery, we are going to put in some proper steps but it is all a work in progress at the moment.

We have recently made an agreement with a friend that they can put some beehives in the field, the hives are well away from the Annexe and fenced off so there is no danger of accidentally stumbling upon them.

Other things to note
The Annexe is next door to our family home where we live with our four children, two dogs and a fluffy cat. The field which guests have access to is home to a small flock of chickens, who are secure in their run, and most recently three beehives, which are far enough away from the Annexe that you will not be aware that they are there unless you walk past their fenced off area on the way to the top of the hill

There are two small rooms at the top of the house, one with a double bed and the other a single. Both rooms have windows front and back that are full of light and sometimes even sun! The single room can be used for a guest or as a sitting room and space to leave bags. This is where I will leave a kettle with tea and coffee. The plant filled landing that connect the rooms has stairs down to the rest of the house and the bathroom for guests use only.

We do not have off road parking but space is usually available on the street outside the house. The road is a cul-de-sac and so is quiet.
It is about a 5 minute walk to the river and just a little more to the shops, bars and cafes.

I will be pleased to give you a continental style breakfast in the kitchen/dining room overlooking the back garden. Among other things I can offer locally made artisan bread and home made marmalade and jam. Towards the end of the summer, you can try my home-grown tomatoes - delicious with olive oil and garlic!

Just minutes walk from the centre of bustling market town, Totnes, Garden Cottage is hidden away down a quiet street with no through traffic. It's beautifully fitted and furnished complete with a wood burning stove and has a delightful private garden.

The space
Although just a few minutes walk from the centre of the bustling market town of Totnes, Garden Cottage is hidden away down a quiet street with no through traffic and the loudest sound is usually the birds in the trees. There is a private parking space and then you approach the cottage through its private and very sunny garden.

Totnes is a fantastic base to explore South Devon. It has a great selection of shops, cafes and restaurants but is also close to some fantastic beaches and the wild open spaces of Dartmoor. There are also some great walks from the door.

The cottage was originally the changing rooms for a tennis court that belonged to the grand house next door, but it has been beautifully and tastefully converted into a luxurious cottage perfect for a couple. However one additional adult or child can be accommodated on the sofa bed in the open plan sitting room and kitchen.

There is a good sized open plan living room with a stylish galley kitchen, dining table and chairs, comfortable sofa, flat-screen wall-mounted TV, and a wood burning stove. Beyond that you reach the large and very bright double bedroom. The bedroom has a king-sized (6ft) double bed. Next door to the bedroom is a luxury bathroom with a walk-in shower.

The well-equipped kitchen has utensils and crockery chosen with real care. There's also a washing machine, dishwasher, free wifi (the internet however in Devon is not particularly fast) and a flat-screen TV. The cottage has its own private parking space (a rarity in Totnes) but is also only 15 minutes walk from Totnes mainline station with direct trains to Bristol, London and beyond.

There are also some fantastic walks and bike rides from the door. The walk/bike ride up the hill to the Sharpham Estate is particularly recommended and you can combine that with a visit to taste some of the excellent local wines at Sharpham Vineyard.

Both rooms are an excellent size, furnished to an extremely high quality, with in-room TV, 5' beds and top quality luxury mattresses.

Holst has a large private adjoining bathroom (with bath), plus an additional single bed.
Elmhirst is more spacious and comes with an en-suite shower.

You won’t want to leave this charming, one-of-a-kind place. Nestled in one of South Devon’s most charming and ancient villages Hillside cottage is located in the heart of the village a stone’s throw away from the pub. With magnificent views of the church and walks from the front door peace and tranquility awaits you.

Guests are welcome to use all of the house including the lounge, kitchen, dining room, courtyard garden, store bikes (max 2), hose down dirty dogs, and generally relax as if you are in a small boutique hotel.

This stylish newly refurbished space forms a wing of my contemporary single-storey home in one of South Devon's prettiest villages (complete with gastro-pub).Surrounded by gardens, it's the perfect place to unwind, use as a base to visit beaches or Dartmoor, or complete that unfinished novel. The medieval market town of Totnes, with its eateries and shops, is just ten minutes' drive - or take the footpath along the River Dart.

The space
You have the use of three rooms: a bedroom/lounge with views out to the front and back gardens; a study/utility room with a table and chairs (and fridge) where you can sit and work at a laptop, or enjoy a tea or coffee; and your own private bathroom with bath and shower. Clare, your owner, occupies the rest of the house. She only uses the study/utility room when there are no guests.

Guests can access cooking facilities if staying for a week or more (I can advise on places to find a first-rate cooked breakfast). When the weather is fine, you're welcome to sit outside and enjoy the views of the herbaceous border and the village - table and chairs provided.

Also nearby are the Waterman's Arms, The Maltsters and The Church House Inn, the last two renowned for their food. There's a wide range of places to eat or grab a cuppa in Totnes too, including the Bull Inn and Circa. For daytime coffee and cake, don't miss Nkuku interiors store, near Harbertonford, or the cafe at Daynes Farmshop.

This beautiful light and bright studio has its own sunny, plant-filled patio - ideal for alfresco dining and relaxing. It is the perfect base from which to explore South Devon. Go by car, bus or rail to stunning coasts, beaches and countryside. Visit pubs in nearby villages or go to Totnes, 3 miles away, with its markets, individual shops, restaurants and wine bars. From there enjoy a river trip to historic Dartmouth. Our friendly village has a great shop, post office and garage.

The space
Tim and Gilly welcome you to Patio Barn, a light, airy, easy living space with up-to-date decor and amenities. There is a large sofa which is easily converted into a kingsize bed to maximise the space, a wardrobe, dining table, two chairs and three radiators should they be required. The wall lights can be dimmed to create a cosy atmosphere.

It has its own kitchen space with a 4 ring induction hob, microwave, fridge, toaster, coffee percolator teapot and is fully equipped with crockery, cutlery, glasses, pots, pans and utensils.

The bathroom has a shower, sink, toilet, fan and heated towel rail.

Bed linen is provided with a choice of two matress toppers (not memory foam), along with towels and beach towels. There is a washing line to dry beach gear.

Double sliding glass doors open on to the patio with outdoor furniture, sun parasol and and ‘Outback’ 3 burner gas BBQ with utensils. Outside lights can used to illuminate the patio.

Guest access
Patio Barn is entirely separate from the Host’s accommodation. Guests have use of the patio space in front of the barn and the area containing the BBQ. The garden area behind the barn is private. A parking place on the driveway is allocated to guests and from there Patio Barn is accessed by a garden gate.

Other things to note
Self check-in is via a key safe located by the barn’s sliding doors, though the Hosts are usually available to welcome guests. If you arrive after dark the outside lights will be on to help you find your way.
Strictly no smoking anywhere on the premesis.
No pets allowed in the property or in the grounds.
No loud music, parties or events.

Our cosy artist's studio is a simple, beautiful and comfortable getaway for those seeking natural beauty and serenity. There is a small, wild, private garden for sole use of the studio with rustic seating area for outdoor dining.

Other things to note
The kitchenette is small but perfectly formed. Not intended for serious cooking, however it does include a hot plate, kettle, toaster and under counter fridge/freezer. Please note that the roof slopes above the kitchenette area, which tall guests may find inconvenient. I am almost 6ft and can manage with light use of the kitchenette.

The desk in the photos is not suitable for guest use. However, the dining table provides ample space for laptop work.

The Lodge is a beautifully renovated guest house. The property is designed for 2 people. The property offers 1 bedroom and an open-plan living room, including well-equipped kitchen, dining area, a sofa bed, a south facing patio, parking and private entrance. The Lodge is adjacent to the main house and shares a drive. It is located in the heart of Stoke Gabriel village and 7 minutes walk to the river Dart, shops, pubs and the River Shack cafe. Get away to a rural idyll set within Devon hills in the South Hams. Although set in farmland, The Annexe at Allswell is a 10 min drive to Slapton for a swim, and a 10 min walk, or 5 min bicycle ride to the village of East Allington, where there is a pub with a garden. The Annexe is a self contained studio with under-floor heating, a fully functioning kitchen and enclosed deck area, so well-behaved dogs are welcome. The Annexe is situated between Salcombe, Kingsbridge, Dartmouth and Totnes.

The barn is nestled in a small hamlet with a handful of houses and makes a great base close to the amenities of Totnes and south Devon but still with quiet, uninterrupted views of the Devon countryside.

The space
Our place nestles in the small hamlet of Aish above the village of Stoke Gabriel near Totnes. Sit in front of the wood burning stove and peer out of the double height window to the fields and the river Dart beyond. Some mornings, you’ll see our resident male pheasant strutting his stuff on the garden wall. Occasionally, you may also spot a deer or two in the orchard or fields below.

We have used high quality fixtures and fittings throughout. The king sized bed is super comfy. The sofa bed is a pull-out version rather than one of those uncomfortable fold out ones! The large window has a full length blind.

The kitchen has been made bespoke by a local artisan and whilst small, comes equipped with everything you might need including a full size oven, and a small hob. As the space is small we can't include all the gadgets but please do ask us if you need anything at all and we can hopefully provide it for you! There is a microwave in the cupboard under the stairs, for those who would like it. There is no washing machine.

Our barn is stocked with essential food items such as tea, coffee, sugar, salt, pepper, olive oil, milk etc. - as well as an ‘honesty’ mini bar. We provide a starter pack of logs for the fire (more can be bought for £5 per bag), plenty of magazines, books, games, WiFi and a TV. We live just next door and are happy for you to knock if you need anything at all!

The garden is adjacent to our own but has its own little terrace with a small table and chairs - as well as a BBQ.

We have kept the place as uncluttered as possible to allow guests to escape the everyday. However, if there is anything you feel you need please just ask and I'm sure we can provide it!

Please note that it is best to have your own transport if staying with us as Aish has no amenities. The closest shop, pubs and restaurants are in the village of Stoke Gabriel which is a 5 minute drive or a 30 minute walk away.

We are environmentally minded and do as much as we can to help lower our impact on the planet. Here are a few of the things we do:

The barn is run entirely on electricity and therefore uses no fossil fuels.
We have a 4kw solar panel system on our roof that helps generate electricity for the barn.
For any further electricity we use Bulb Energy, which buys all of its electricity from renewable sources.
We use biodegradable bin liners and recycled loo/ kitchen rolls.
We use refillable options for cleaning products and washing powders that do not come in plastic.
We use entirely organic ingredients in our scones and leave you organic, local milk. The teabags we choose (Clipper) have no plastic in them unlike most teabags.
You will find reusable shopping bags for you to use in the kitchen.
We provide a water filter so you don't need to buy bottled water.
We recycle as much as possible.

Guest access
The space is totally self-contained so your stay is entirely private. Our house is just next door so you can knock anytime. The two gardens are divided by a small dry stone wall.

We are happy to provide a 'baby kit' for anyone travelling with little ones including high chair, travel cot and any other bits and bobs you may need.

Whilst the barn doesn't have its own washing machine we are more than happy for guests to use ours on request.

Tucked under a beautiful Oak tree, in the grounds of our house, Oak Lodge offers a secluded hideaway, ideally situated on the main road 1 mile from the quirky market town of Totnes, a perfect touring base! Houndhead Barn is located in the heart of our delightful Devon village, Broadhempston, which is sandwiched between Dartmoor National Park and the beautiful South Devon coastline.
The village is home to 2 pubs both offering great food and an award winning village shop with a wide range of local produce.
The local town of Totnes is filled with shops, cafes and restaurants and has a national rail station. Broadhempston is near the A38 Devon Expressway putting Exeter and Plymouth within easy reach.

The space
The barn's heating and hot water is provided by an air source heat pump, and we have solar panels and a battery to help provide power to the barn.

The second bedroom (downstairs) can be set up as either a single, a twin or a double (the double is made with a trundle bed so there is a slight gap between the two mattresses).

We also have travel cots available on request, and blackout blinds are fitted to both bedrooms.

Guest access
The entire barn is available for guests, and it has a decking area to the rear with a garden table and chairs. We reserve the decking area and the furniture on the decking for guests use only.

Guests are also most welcome to enjoy the garden, the garden is shared with the family.

Other things to note
The EV charger is a Type 2 tethered charger.
Guests can use the charger for free between 11:30pm and 5:30am (the charger will only supply power between these times so you do not need to schedule a charge with your vehicle).

Please let me know if you intend to use the charger during your stay so we can make sure our car is topped up before your arrival.

If you would like to use the EV charger at any other time of day that is also fine, we just ask you to please cover the cost of the peak rate electricity you use (I would need a little notice to allow me to enable daytime charging on the device).

The Hot Tub is available to hire from October until the end of March.

If guests would like to use the Hot Tub during their stay the hot tub will be emptied, cleaned, refilled with fresh water and have the required chemicals added and some aromatherapy salts.

Robes and extra towels will also be provided during your stay when guests have requested use of the hot tub.

Please ensure that you let me know well in advance of your stay if you would like to use the Hot Tub during your visit as it can take up to 48 hours to empty, clean, refill with fresh water and then heat the water to the correct temperature.

Enjoy a rural retreat at this unique and tranquil getaway. Brooking is a tiny hamlet surrounded by woodlands and fields. The brook can be crossed by ford or footbridge, with access to a public footpath through the woods, and leading to the village of Rattery with its excellent pub. Wellies are recommended!

The space
The studio consists of a fully equipped one room apartment with underfloor heating, a modern kitchen and a separate shower room.
Other special features include an EV charger and ample free parking next to the accommodation.
There is a comfortable king size bed, with large drawers for storage, as well as a hanging rail for clothes.
This is a very quiet and comfortable space looking out over surrounding trees and gardens.

Guest access
The entire space is private and self contained for guests.
There is a raised lawn behind the studio, and a spacious patio where you can enjoy all day sunshine.
You are welcome to smoke on the outdoor patio, but no smoking indoors please.

Access to the property is down a short tree lined lane, which opens into our driveway with ample parking space. We are the first turning on the left 100m from the main road.
We have a charger for your electric vehicle, so for a modest fee you can charge your car while you sleep.
There is a key safe for easy access, we will provide the code when you confirm your booking.
