We provide fridge, toaster and kettle and all you need for breakfast of fruit juice, coffee or tea, cereal and toast, fruit. Happy to meet any dietary requirements you may have.

Robins is part of Barton Cottage which is in the small village of Woodleigh, 1.5 miles from Loddisweĺl with small general store and pub. It is 3 miles from Kingsbrigde and 11 miles from Dartmouth and Salcombe. Woodleigh is surrounded on 3 sides by WoodlandTrust woods, above the lovely Avon River. Within a 20 minute drive are wonderful Devon beaches, Bantham, South Milton, Hope Cove, Blackpool Sands, North Sands and many more. This is a marvellous area for walking. Sadly we cannot have dogs here because we have oriental cats.

During your stay
I live downstairs and will welcome you when you arrive but have a separate access. The parking area for Robins is also where I park my vehicles.

Other things to note
We have dogs and cats but they will not have access to the flat. We also keep chickens who may want to visit if you let them!

Our house is located in the quiet residential area of Westville, a short walk from Kingsbridge town. The room over looks the back garden where you can see the best sunrises from your bed. Our house is a quirky mix of art & plants and we have a friendly dog (Storm) and cat (Daisy) who love to welcome guests. I run mosaic workshops from my home - ideal for the single traveller who fancies getting creative during their stay.

The space
We have a perfect annexe on the side of our home - with a private bathroom and kitchen, lounge and diner - an ideal location for a quiet break for two people. You also have your own garden area and patio making a lovely sunny breakfast spot. We are dog friendly as Crosspark is located in the best dog walking area in the South Hams.

Other things to note
Dogs are welcome for an additional fee. This is normally £7.50 night per dog but can be negotiable depending on how long you are staying.

Our cosy guest house has everything a couple or friends would need for a relaxing stay.

The large double bedroom with an en suite shower room includes a sofa area for relaxing and watching T.V. The sofa can be converted into a small double bed. There is also enough floor space for a travel cot. The incredibly comfortable super-king bed has soft sheets and an emma matress. There is underfloor heating throughout the flat ensuring a warm and comfortable stay.

The 2 way viewing wall mounted T.V includes Netflix, Disney and Sky Sports which you can enjoy from the comfort of your bed or the sofa. There is a chest of drawers and small wardrobe for hanging items.

The kitchenette is a perfect space to cook whilst dancing along to your favourite songs via the sonos and alexa speakers. The kitchen is equipped with kettle, toaster, microwave, hob, small oven, pans and utensils to cook.

A unique very light airy studio flat with beds to accommodate 5 people(family or couple). Well located/great access to local beaches, 14 min drive to Salcombe, Bantham, Bigbury, Hope Cove, 25min toTotnes/rail to London. Wifi, TV, DVD. Peaceful & calm. The double mezzanine bed is up a steep ladder and has very restricted head height so requires some agility. The two single bed pods are comfortable. The lower bed pod; suitable for a child/teen has restricted head height. It has free street parking

The space
Palm House-it is a very quirky studio annexe with a mezzanine double bed, 2 single sleeping pods and a step down to a single bedroom with low head height. It has a small kitchenette with an electric hob, fridge freezer and microwave. Also a large walk in power shower in the bathroom which is up 5 steps.

Free WiFi , It has a free view TV which you can use your own amazon prime or Netflix account to log in to.

It is a short walk to the centre of kingsbridge and has a very sunny south facing decked area for sole use and watching amazing sunsets. Off street parking available if needed on special request otherwise there is abundant free street parking.

The Palm House was renovated over 3 months of the first covid lockdown from April to June 2020, mostly by us, so it was a positive that grew out of the pandemic. We mostly used recycled and up cycled materials as our planet and preserving it has become a really important part of our lives.

The accommodation is very straightforward, quirky and hopefully very comfortable for you. Due to the layout, we suggest it suits a couple and children or 3 single adults.Please feel free to offer any recommendations for improvements. There are lots of cooking pots, pans etc , spare blankets in the trunk, but please request if you need anything.

TEA/COFFEE
This is complimentary in the labelled pots on the kitchen shelf.

HEATING
There is a plug in radiator next to the church pew( plug behind the pew) We also have another plug in radiator if needed.


WiFi :- just need to login
TV:- it is a Netflix system, you fill need your own account. The password is 33333352

SHOWER:- This is a great power shower and automatically heats up the water. The main switch is outside the bathroom above the shelves in the kitchen area but this will probably be on. All you have to do is press the blue button on the unit, it will LED flash up the temperature . Please make sure you shut the end shower door and that water doesn’t flow over the top.

HOT WATER:- the hot water tank is in the bathroom below the water tank, left hand side and provides hot water to the bathroom and kitchen sinks only. It takes about 10 minutes to heat up and does not need to remain on if you do not need hot water. The switch is in the left hand black box , a red light will show when it is on. Please note; it does not need to be turned on for the shower.

HOB:- this is a 2 ring electric hob. Please turn on at wall behind the heat glass protector. Please turn off after use.

MICROWAVE:- again, the plug is at the wall by the kettle. We tend to press start for 30 seconds repeatedly until it reaches your optimum time for use.

FRIDGE:- this has a small freezer compartment also.

HOOVER:- this is a handheld , found under the TV. The extender is behind the right curtain.

IRON/ BOARD:-in the bathroom

HAIRDRYER:- in the bathroom

PETS- please let us know if you are bringing a pet with you. This is allowed by special arrangement at a cost of £15 per stay.

TRAMPOLINE:- you can use the large trampoline in the front garden, but at your own risk as it has no net!

RECYCLING, labelled boxes/bag which are by the bush on the pavement. A white plastic bag provided for all plastics, tin , Bottom black box for glass, paper , top box ; cardboard and brown caddy is for all food waste. It is important to us that we recycle as much as we can. There should be a timetable stating when the main bins outside the front of the house are taken away. It is usually a Thursday when any boxes will need to be re placed on the street.

CHECK OUT:- this is 10am , we request you strip the bed/s and place it in the laundry bag. Please leave the mattress cover and pillow protectors on.

THE DOOR KEY, is located in the key box.

No Shoes inside please as the floor is covered in rugs. We ask that you bring your slippers for inside use please.

You have access to the palm house, the decking area outside and the front garden with trampoline( at your own risk! ) It is your own contained annexe with all amenities set forward and detached away from the main House so very private.

In the heart of Thurlestone village, SEAVIEW HOUSE offers BED AND BREAKFAST ACCOMODATION in two light and airy rooms ( the other listing has a king sized bed and an ensuite bathroom). This bedroom has either a king size bed or can be separated to twin beds. It has a spacious private shower room.

The Beach Hut is a beautiful, self-contained, New England style property. A delightful escape, tastefully decorated to suit the surrounding Area of Outstanding Natural Beauty , but with the odd quirky touch here and there.

Just above the Embankment of the Kingsbridge estuary with simply stunning views over the tidal water way.

There are loads of stunning places with incredible views and incredible walks just a short distance from us, including Salcombe & Dartmouth.

Beech Hut gives you a double and a twin bedroom and a double bed settee in the lounge area. Comfortable beds with all bed linen supplied. The double room overlooks the stream and has far reaching countryside views. The twin room takes in mature gardens.
The bright, fully fitted kitchen is well equipped with dishwasher, microwave, toaster, freestanding oven and kettle. There is an open plan dining and living area, perfect for sharing family time.
There is a private terrace and decking, for al-fresco dining with long country views. Take in the beautiful Devon sunsets, while watching wild rabbits, listening to the resident owls and looking out for hedgehogs. Guests can relax in the hammock or simply sit and enjoy the peace.
There is a modern bathroom with walk-in shower. Towels are provided.
If the weather is not kind, Beech Hut has games, books, a television & DVD player and full Wi-fi in the building.
We provide parking on our drive for one car. There is additional on street parking for further vehicles.

Guests have an entirely separate accommodation for exclusive use with a short flight of 4 steps up to the terrace. The Lodge is then on one level. Outside there is a private decking, with shared gardens and parking

The Boathouse Kingsbridge - a perfect retreat for two people. Thoughtfully designed and equipped for a comfortable, relaxed break. Sunny patio with glimpses through to the estuary. Off-street parking. Just under 1 mile from Kingsbridge town centre. Great pub 9 mins walk away. Salcombe, Dartmouth and Totnes only 15-30 mins drive away. Sandy beach 15 mins away. Spectacular coastal walks on offer nearby.

The space
The Boathouse is a lovely space for a romantic break for two. It has an open plan living room with kitchen, shower room and double bedroom. The living room has a glass façade with glimpses through to the estuary. The kitchen is well equipped with electric oven, gas hob, fridge/freezer, dishwasher and microwave. The shower room has a rainfall shower and underfloor heating. The bedroom has a new king size bed with Hypnos pocket-sprung mattress. Egyptian cotton bed linen and towels are supplied. The perfect space for two to just relax and unwind.

Guest access
The Boathouse is detached and exclusively for your use, with your own private entrance. It opens out on to your own sunny, south-facing terrace, with table, chairs, parasol and a gas BBQ ready to go. There is off-street parking.

Please note there are a dozen steps up to the Boathouse. No wheelchair access.

Inside this newly renovated traditional Devon stone hay barn are buffed concrete floors, slate and wood to give a minimal rustic yet contemporary feel. Each super king bed has an 'Emma' award-winning mattress and decadently crumpled 100% linen sheets. ('Butter Bay' bedroom has two European single mattresses (longer than normal), with soft crinkle 100% cotton muslin bedding instead, which can be put together to make a super king.) Each room has its own ensuite shower room and loo.

Each bedroom has a glazed stable door which functions both as a window and a door. It opens out onto the raised walkway and lawn where you can relax, and also access the kitchen through the bi-fold doors. 'Bantham' has an internal access door to the communal kitchen, where, in the morning, you can leisurely help yourselves to a simple continental breakfast including croissants, coffee and tea. We cannot provide accommodation for pets or children due to the small spring water pool just outside the kitchen steps! TV free. Parking.

You can fill your bottles with the filtered spring water on tap for your day ahead, or for your bedside. There is a garden shower you are welcome to use anytime, either to rinse the sand off from the beach, rinse your wetsuits, or just for fun and to amuse the neighbours.

You don't need to worry about keys, as all of the bedrooms have keypads. Marwell Lodge is a beautiful lodge set in large grounds down a quiet country lane. It is beautifully presented with many home comforts for your stay - summer or winter.

The lodge is a true getaway and feels miles away from anywhere, however you can walk to local pubs and a shop, and it’s a short drive to many wonderful beaches.

It is well situated for the South West Coastal Path, Dartmoor and country walks, amazing beaches - no need to get in the car if walking is your thing.

The Lodge has a kitchen, lounge area, one bedroom and two shower rooms both with a WC. There is a King-sized bed and a sofa bed in the lounge.

The BnB accommodation is in a wing of an old farmhouse, the room has stunning views and access to a flower filled covered deck to relax on, right outside the door of the double room.
It is on a farm, part of a C17 th farmhouse, in the beautiful AONB , The Avon Valley ,where .5 mile of the river runs through the farm. A peaceful setting but easy access back to the main road ( .75ml)to Kingsbridge/ Salcombe/ Dartmoor . A farmhouse breakfast is included served on the sunny terrace if appropriate.

There is a double bedroom with french doors opening out onto a covered deck with lovely valley views and furniture to lounge on or sit at a table to relax outside your room. The parking is within a few yards of this room.

When arriving on a Sunday evenings or Monday and Tuesdays your keys will be left in a key safe for you to access your room, leaving you free to come and go as you please.
