It is furnished to a high standard aimed at making your holiday as pleasant and relaxing as possible. Bedroom 2 is a very spacious twin room on the second floor again a sunny room with views of The Byes and fields beyond. The attractive bathroom is on the first floor with bath and walk in shower cubicle. The cosy sunny sitting room is perfect for relaxing and reading, again with views directly of The Byes. Sidmouth is excellent for exploring East Devon and Dorset. Lyme Regis with its fossil rich cliffs is a 20 minute drive. Exmouth with its large clean sandy beaches is about 15 minute drive. The World Heritage Jurassic Coast with its many unspoilt beaches can easily be explored driving as much or as little as desired. For walkers, Dartmoor National Park offers endless potential. For golfers, Sidmouth Golf Course is a mile away The Donkey Sanctuary very popular with families is a 3 mile drive. The Sidmouth Folk Festival at the end of July/beginning of August brings music and dance from many parts of the world. For something quite different the city of Exeter with its cathedral and retail therapy is about a 30 minute drive.

Location, location, location! Seaside is in an ideal location, 50 metres from the beach and the charming town of Sidmouth. It has been completely refurbished to a very high specification and includes a new fitted kitchen with everything you need for a home from home stay, a light and bright lounge with sea peeps from the window and a corner sofa bed. The cottage is single storey with a private patio area and has easy access.There are patio doors in both the lounge area and kitchen making it very light and airy. It is south facing so making it ideal for breakfasts and BBQs on the terrace in the sun. There is a patio table and chairs, sun umbrella and a BBQ. Also provided are 2 reclining patio chairs and 2 folding picnic chairs.
Unlike some of the other cottages ,we own and manage our property and love it which is reflected in the furnishings and pictures and we provide lots of extras to make your stay special. We think it is the nicest and our guests seem to agree .
We try and take great care to look after it .
It is in the furthest corner so very private and not overlooked.
We are happy to welcome up to 2 dogs ( we don’t have a private garden but shared space which itself is surrounded by a thick hedge. We have miles of walks from our door including the SW coast path and miles of donkey sanctuary paths. The donkey sanctuary is a 5 minute walk and entry is free.

Inside the property is;
Fully fitted kitchen including washing machine/dryer, dishwasher, oven, hob and microwave, Nespresso Vertuo coffee maker, slow cooker, food processor and everything we think you need . There is an ironing board and iron and clothes airer (hopefully you will be having so much fun you won’t need these!)and an outside washing line.

We are in quite a rural position so its very peaceful and the perfect place to chill but only 1 1/ 2 miles away from beautiful Branscombe with two very nice pubs and 3 miles from the bustling town of Sidmouth with numerous cosy cafes, cute shops and lovely restaurants mostly all dog friendly.

Close to the picturesque Regency seaside town of Sidmouth, on the World Heritage Jurassic Coastline, there are a variety of beaches, independent shops, and access to the South West Coastal footpath.
We are close to Beer, Branscombe, Seaton and only 12 miles from Lyme Regis and Budeleigh Salterton and Exmouth in the opposite direction
We are a 5 minute walk to the Donkey sanctuary which also has a very nice restaurant and lots of activities.
Local amenities and activities include golf, fishing, paddle boarding,horse riding, kayaking, tennis and riverside walks. The charming nearby fishing villages of Beer, Branscombe and Budleigh Salterton are all worth visiting. For children, great days out can be had at Crealy Adventure Park, Bicton Botanical Gardens, the Donkey Sanctuary, fossil hunting at Lyme Regis, Seaton Tramway and Seaton Jurassic adventure, Wildwoods, River Axe country park, Pecorama. Exmouth has a nice Cruise ships with bird watching , jurassic coast and themed sails for halloween and christmas as an example. Local nature reserves including the Seaton Marshes and Budleigh Salterton for birdwatching are within close proximity. Slightly further afield is the historic town of Topsham on the River Exe and the city of Exeter with its imposing cathedral. Dartmoor National Park, with its rugged natural beauty is approximately an hour’s drive away.
Normal changeover day in peak seasons is saturday but happy to do long weekends from friday at other times.
Also out of peak season we are happy to do a minimum 2 nights stay.

“Shells” is a beautifully presented self-catering apartment, located just off Sidmouth's seafront, less than a minute's walk away from the sea, shops and restaurants, yet tucked away.

Tastefully decorated, the apartment offers a spacious, light and airy lounge with a comfortable corner sofa, TV and DVD player (due to licensing laws, we are not allowed to provide a DVD library but please feel free to bring your own DVDs) books and games for your entertainment. There is also a small dining table and chairs, coffee table and a private balcony with additional seating for outdoor dining.

"Shells" offers a fully equipped kitchen with cooker, washing machine (currently out of order), built-in fridge/freezer, microwave, toaster, kettle and small breakfast table with two chairs. We have hopefully thought of everything you would need from crockery, cutlery and glassware.

A very comfortable double bed awaits you with 100% cotton bed linen provided ready and made up for your arrival. The two double wardrobes provide ample storage along with a chest of drawers with mirror. There is also a wall-mounted TV in the bedroom.

There is a modern shower room with electric shower, hand basin, WC, extractor fan and heated towel rail. Quality towels are provided for your comfort.

Night storage heaters and additional electric heaters are provided at no additional cost as well as an extra blanket.

A travel cot, mattress and highchair can be provided free of charge but for older (mobile) children, we believe this apartment is NOT suitable because of the balcony. There is a key to the patio door leading out onto the balcony if you chose to keep this door locked and remove the key but our recommendation is not to accept bookings with toddlers/ children under 13 years old.

For the comfort of other guests, we regretfully cannot accept smokers or pets.

Free on-site parking is available in an allocated space within the secure gated car park at Western Court. Please note: the space is a tight corner spot and may not suit larger cars or people with mobility issues that require a lot of space to exit and enter their car.

Height restriction applies on entry (i.e. not suitable for vans) or roof boxes. Rather than say we don't offer parking, we like to offer this tight space as an option, but also offer free use of a car parking permit for Manor Road Long Stay car park as an alternative but you may wish to make your own arrangements if neither provisions are suitable.

Manor Road Long Stay car park is approximately 600 metres along the coastal road. You can leave the car park at any time but entry back in is restricted in the evenings. Please check the council's information for up-to-date timings and provide us with your car registration number in advance.

If you have issues with access or mobility, please let us know so we can discuss if this is a suitable booking for you.

A lift is available that requires the manual closing of two doors (sometimes described as "heavy" to operate it.

****PLEASE NOTE: As of 13.05.25 the lift is currently only working between the ground and the second floor,,.not stopping at the first floor. We are very sorry for this inconvenience.

For your info, there are 7 steps then a bend then 7 further steps to get you to the first floor.

Or you could take the lift up to the second floor, and walk down if that was an easier option.

In the event of a fire, guests would not be able to use the lift and would therefore need to be able to make their own way out. Please bear this in mind when considering booking any flat not on the ground floor if you have mobility issues.

If you have issues with access or mobility from your car or may struggle to operate the manual sliding lift doors and cannot use the stairs, please let us know as this may not be a suitable booking for you.

The front doesnt have amusement arcades or tacky shops selling beach balls, just nicely presented hotels, restaurants and bars . The Marine is one minute away , nice staff and atmosphere, the Dukes is 3 minutes , outside seating just off the esplanade, and the Anchor 5 minutes, with excellent food. Lots of other places to eat and drink , just wish we had more time ."

Within walking distance, you will find a renowned family pub serving great food. Or enjoy a drink and dining at The Pig at Combe hotel, which is only 5 mins by car. They have excellent cocktails and lunch / dinner menus, plus spa treatments.

Getting Around:
We would recommend bringing a car to make the most of your stay here, and there is ample parking available about 25 metres walk down a gravelled pathway to the hut.

It is just under 3 hours on the fast train from London to our nearest rail station in Honiton which is 10 minutes away by taxi or ~15 minutes by bus. There is a bus stop conveniently located at the entrance to the farm which goes from Honiton to Sidmouth and Exeter.

Please note: The track from the road down to the huts is quite bumpy, mainly due to wear from winter weather. Please take care when driving down.

If you haven't done so already, please notify us prior to your stay if you are planning on bringing your dog. We charge an additional fee of £30 per dog (maximum 2). For longer stays we may ask for an additional pet deposit to be paid. However, you will be notified of this at the time of booking should this be applicable.

Please observe the following pet rules:
- Never leave your dog unattended at the property. From experience this has been when most accidental damages have occurred.
- We kindly ask that they are kept off the furniture, particularly soft furnishings such as beds and sofas.
- Please be respectful of the area and clean up your dog's mess.
- If your dog is moulting, we ask that you do a clean-up with the dustpan and brush to avoid hair buildup.

Cuddle up on the sofa after busy day’s out exploring, with a film on the 4k Smart TV (there are ample apps to use). Lovely touches have been added throughout, such as house plants and artwork to ensure you feel as comfortable and at home as possible! The dining room is a beautiful space and the real heart of it all, with lofted ceilings and exposed wooden beams adding lots of character. Large double doors lead straight out into the garden too, which is well-maintained. There is a patioed area at the back which also features a luxurious corner sofa where you can enjoy dinner on the barbecue (The BBQ is available for use from April to October). A children’s area has also been added, with a set of slides and seesaw.

The house sleeps five in total and is perfect for young families looking to escape to the coast. The master bedroom boasts a king-size bed, as well as ample storage space for clothes. There is also an en-suite bathroom with a shower. An additional family bathroom can be found across the landing, with both a shower and bath. A lilac bedroom has twin beds whilst the nautical-themed bedroom has a single twin. It is just under 3 hours on the fast train from London to our nearest rail station in Honiton which is 10 minutes away by taxi or ~15 minutes by bus. There is a bus stop conveniently located at the entrance to the farm which goes from Honiton to Sidmouth and Exeter.

We are a professional couple who would like to welcome you to our comfortable spare room with basin in a quiet residential area next to the Byes Riverside Walk.

You will be the only guest in the house, and although you will share the bathroom (WC, bath & shower) with your hosts there is an additional separate WC and each bedroom has its own basin so there is no pressure on bathroom space!

The space
You have tea and coffee in your room, and a buffet breakfast is available on request.
A washing maching, tumble dryer and iron/ironing board are at your disposal - just ask!

You are welcome to use the dining room as well as the garden during your stay.

Not 1 mile from the coast path easily accessible from the Riverside walk "The Byes."
There is one well-behaved dog Tess living here as well.
A light breakfast of croissants toast jam and cereal as well as fruit and yoghurt tea coffee and juice will be laid out for you in the kitchen.

The space
This is a generous room including tea and coffee with a comfortable single bed. Also a wardrobe and drawer space, the shared bathroom is across the landing.. its a relatively quiet room on the back of the house. This is my home and main residence.

The kitchen can be used at breakfast time
You're welcome to use the patio and garden to sit outside in sunshine

This memorable space is anything but ordinary. Our small simple vine covered Sleepout is ideal for a single person on a budget holiday. Located in our pretty garden, the accommodation comprises of a single bed, chair and shelving. Washbasin and toilet facilities are just across the patio in the main house. If you need to use the shower, you can use the upstairs bathroom.
The sleepout used to be part of a garage and the doors can open to create a sunny haven. All doors have interior locks.

The space
Tiny but perfect for a single person who is looking to stay somewhere simple for a reasonable price and doesn't really want to head to the campsite. There is no heater in the shed but I can provide a hot water bottle if needed. Not suitable to stay in before May or after 20th September, but I can probably offer you accommodation in the house before or after those dates. We are very central for access to Sidmouth town and beach. Tea and coffee is available in the kitchenette area inside the dining room, also breakfast essentials available for self serve.

Welcome to our large detached home which is very close to the centre of Sidmouth. Quiet position at the end of a residential cul-de-sac. We offer a first floor double room which benefits from a beautiful view across the park. The bathroom is across the hallway and is shared. There is access to a kitchenette in our dining room with cooking essentials. We have a large garden, Free parking and free Wi Fi. We are close to local bus route. 5 minutes walk to the shops, 7 minutes to the Beach.

The space
Unique Location at the end of a quiet close near the park in the centre of town. Five minutes walk to shops, pubs and cafes, seven minutes walk to the beach. So convenient. Breakfast essentials, tea/ coffee are available in the dining room.

Guest access
We offer one double room with a washbasin which has a beautiful view across the garden to the park. The bathroom is just along the hallway and can be shared with up to two other guests plus ourselves. We have a dining room in which there is access to a microwave,hotplate, toaster, kettle and fridge. Guests are welcome to bring and prepare their own food. We have a lovely large garden and a patio in which to unwind and relax, and all importantly space to park your car.

I love meeting and greeting my guests and am usually around at the weekends or after 5 pm weekdays. If you have any questions or need any help with anything please don't hesitate to ask me. Otherwise I shall leave you to enjoy your stay.

One mile walk from the Salt Path. This is a light room with comfortable double bed, 32" smart tv wifi and tea and coffee facilities. Breakfast of cereal toast/croissants tea/coffee juice is served on the table in our kitchen. There is a large patio where you can enjoy the sunshine. There are views towards Salcombe Hill from bedroom. The area is safe and only across the road to the beautiful walk along the river Sid. Tess the frienly springer spaniel welcome you with a loud bark

The space
The bathroom that is very new and clean is shared with one other possible guest. The bedroom has a locking door and key, is clean fresh and comfortable with double wardrobe large dressing table with drawers and chair.

Our home is a detached 1930s house in a tranquil setting, adjacent to The Byes Riverside Park. It's a delightful, easy walk (15 mins) through the park to the town centre.

The twin-bedded room has a private bathroom with walk-in shower and bath. It's in a separate part of the house and self contained, with your own entrance. A simple help-yourself breakfast is provided. Free parking.

A fridge is provided & fresh milk, tea, coffee & biscuits.

The space
The room has twin beds, a small table and chairs, wardrobe and bedside table. In the lobby there is a fridge for your private use, as well as tea/coffee making facilities. You are welcome to sit in the garden, there is a bench, chairs and table near your space.

Guests access their ground floor room via the back garden. Their entrance is separate to ours, for Covid safety.

Situated in a quiet residential road, just 10 minutes walk from the beautiful Regency town of Sidmouth and 15 minutes from the Jurassic Coast, The Annexe is a light, spacious twin/double bedded room with a private en-suite bathroom and kitchenette.
The Annexe is ideally positioned to make the most of the many walks around Sidmouth and the Jurassic Coastline. If you don't fancy walking, we are minutes from the bus stops and most of the coastal towns can be easily reached by public transport.

Guests will be able to use the key safe on check-in and the Annexe is located to the side of our home, accessed through our Kitchen.

The Blue Ball, The Rising Sun and the Salty Monk are our local restaurants/pubs and there is a local spar shop. Sidmouth town has a selection of shops, cafes, bars and restaurants, a beautiful seaside with plenty of walks either woodland or coastal.

Guests will have access to a small double bedroom, consisting of chest of drawers and wardrobe the bedroom is lockable for privacy. You are able to have shared use of bathroom/shower room and kitchen.

Through French doors your guest double has an en-suite shower room and neat little folding dining area as well as organic tea and fresh coffee. My own natural granola with berries and pastries.

There’s plenty of quiet on street parking and an idyllic riverside walk through Sidmouth arboretum to the town and beach.
Otters, kingfishers and dippers live along the river Sid, so keep your eyes peeled whilst walking through the byes. Listen out for the native owls and woodpeckers!
Sidmouth hosts Sea Fest and the jazz festival in May, a literary festival and the famous long standing folk festival bridging July/august. The Sidmouth regatta, air show and fireworks finale at the end of august.
It's a really great pebble and sand beach for swimming and water sports- with summer lifeguards on patrol. It’s a sheltered beach but we also get a lot of pretty good days of surf. There are water sports equipment hire companies on the beach in the summer months.
We also have many people staying in Sidmouth who are exploring the Southwest Coast Path which passes along the beachfront!
