The neighborhood

Quiet, Family neighborhood. The footpath /lake trails run along the back of the property. Fishing boats, small craft and paddle boards are mostly on this part of the lake - skiing is usually up river.

Nestled in a quiet and family friendly neighborhood of Granite Bay, you have private parking for your vehicles and toys and plenty of space to spread out. The home is walking distance to Folsom Lake, 5 minutes from a major grocery store, dining and coffee and a short drive to most major activities and attractions.

We're excited to welcome your four-legged family members and provide a comfortable stay for both you and your pets. We happily accommodate up to 2 dogs weighing up to 65 pounds per stay. Please note that there is a pet fee of $125 per dog, which may not be included in the initial price you see on your preferred booking channel.
It's important to mention that the pet fee does not cover any additional cleaning required due to excessive pet hair, waste clean-up, odor, or damage caused by your furry friends.
To ensure a great stay, we kindly request that all visiting dogs are friendly, house trained, and receive regular flea treatment. In the event that you need to leave your dog unattended, we kindly ask that they be secured in a crate to prioritize their comfort.

There is a noise level monitoring system (Noiseaware) to keep sound down for the neighbors. It does not record conversations simply sound levels and sends an alert when the sound is over 70 decibels. There are motion sensors cameras on the exterior of the home for surveillance.

If you host an event, a large gathering of people, or a party we will ask you to leave.

For Guest amount over 6 Adults, there is an air mattress or option to sleep on couch. Extra charges may apply as additional towels, toiletries and sheets are left to accommodate.

Our biggest goal is to provide you a comfortable, welcoming and safe place to stay. To protect you, our home and our neighborhood we have to go through some boring rules. We hate that this changes the tone of our listing but because of the actions of a few bad apples we need to go over a few details you need to be aware of.
We love our quiet neighborhood and so do our neighbors and we have Quiet hours from 9 PM to 7 AM.
No parties allowed. If you throw a party we will ask you to leave and fine you $500.
No smoking of cigarettes, marijuana or vaping allowed. If you smoke on the property or there is smell of it you will be charged additional cleaning fees of up to $250 depending on cleaning needed.
We love dogs and we want you to feel at home with yours. We just don't want to clean up after them. We provide a pooper scooper and waste bags to clean up after your pet. Unfortunately if you leave behind pet waste we have to charge you an additional $125 fee for pet cleaning.
Please let us know of any pet accidents when they occur to avoid any additional cleaning fees or damage costs.

We charge $125 per dog, with limit 2 dogs, under 65 lbs. House trained and MUST be crated when unattended.
Thermostat is set to a comfortable level for your arrival (70 degrees in winter and 72 degrees in summer). Our thermostat has lock out limits set, but if this is not a comfortable level for you within the home please contact us.
Garbage is picked up on Thursdays. Please be aware that if there is no space in the trash can for the guest following your stay, you will have to pay for the cost of additional trash pick up or haul off.

: 4:00 PM. Please inform us of your approximate check-in and check-out times to help us coordinate with our cleaning team and future guests. If checking in after 10:00 PM, please keep noise to a minimum to avoid disturbing neighbors.

Check-Out
: 11:00 AM. Late check-out incurs a fee of $100 per hour. Please notify us of your planned check-out time so we can inform our housekeepers. Before leaving, kindly do the following:
Wash any used dishes and start the dishwasher.
Start a load of towels (we’ll switch them to the dryer).
Take out the trash.
Leave the home in a generally clean and tidy condition.

Food Items: Please refrain from disposing of food in the garbage disposal.

Parking:
Guests must park only in front of the rental home. Avoid parking in front of neighbors’ homes to maintain good relations with the community.

August Smart Lock:
To lock the door when leaving, press your palm on the touchscreen or press the Yale button. No code is needed to lock the door. It will also lock automatically after 30 minutes of inactivity.

Smoking
: This is a non-smoking home. Smoking is permitted outdoors only. Dispose of cigarette or cannabis waste in the outdoor trash bins. Violating this rule will result in a $300 fee.

Candles:
Candles are strictly prohibited for safety reasons. Please do not bring or light candles in the home.

Damage:
We understand accidents happen. Please inform us promptly via Airbnb messaging if any damage occurs during your stay.

Additional Guests:
A $50 fee per person may apply for unauthorized guests to discourage parties.

Utilities
: To help manage costs, please turn off lights and lower the thermostat when leaving the house.

Garbage:
Ensure garbage is sorted correctly and placed in bins by Tuesday evening. Recycle is sorted at the plant . Our service will handle bin placement and retrieval on Wednesday. Bins include:
Trash: smaller green bin
Yard waste/Compost: larger dark green bin.
Do not place trash in the green waste bin, as it causes issues for our cleaning team.

Furniture:
Please do not rearrange furniture, as this complicates cleaning and resetting the space.

Pets:
Pets are welcome with a non-refundable fee of $100 per pet (maximum of two pets unless you speak with us). Notify us if you plan to bring pets. Ensure pets are potty-trained, clean, and kept off furniture. Wipe their feet when they come in from outside. Close unused bedroom doors to prevent pet access. A $200 fee will apply for any animal waste left behind. We are not responsible for pet-related incidents. You are solely responsible for the health and safety of your pet.

Makeup/Towels
: Please refrain from using white towels to remove makeup. Use the provided make-up towels.

Stays Over 30 Days:
For stays exceeding 30 days, professional cleaning is required every 30 days. A $150 cleaning fee will be charged for each session.

BBQ:
Turn the gas valve on before use and off after use to prevent regulator damage. Clean the BBQ and replace the cover after use.

Landscaping:
Landscapers and pool maintenance personnel may enter the backyard without prior notice.

Electronics:
Do not unplug any devices, including lamps, routers, modems, or smart home equipment. Unplugging certain devices may disable the door lock or other essential features, potentially causing lockouts.

Items Left Behind:
Do do not forget anything in the home. Unfortunately, we cannot package and ship things that are left behind.

- "We stayed at this property from Jan 26th to Feb 7th and had an overall wonderful stay. The home is incredibly beautiful. Joshua, the host, was very responsive, kind, and easy to reach.There were challenges:-The front gate broke down twice, and while it was fixed the next day, the rain and wind later prevented it from closing properly for several days.-The house wasn’t as clean as expected, and there were no cleaning supplies. The dryer was so full of lint that it wasn’t drying efficiently.-The backyard fence had large gaps underneath, which allowed our Great Dane service dog to slip through. While we take full responsibility for keeping him contained, it was unexpected, and there was no indication (then) that dogs needed to be leashed in the yard. This led to some overly dramatic complaints from the neighbors, who seemed unhappy with the home being a short-term rental. It’s important to note that service dogs, like any dogs, are not perfect 100% of the time — they are working dogs, but they also have downtime when they are not tasking. Keanu was never aggressive or a threat in any way, but his size and bark seemed to alarm neighbors unnecessarily.-When we arrived, the trash bins were already full, so we had no place to put our garbage for a week.Despite these minor issues, we truly had a fantastic time and would definitely consider staying again. The home is stunning and the location is serene. With small improvements, this would be an absolutely perfect getaway!"
