Fireplace Use: Although our home has five fireplaces, only the one in the living room is available for guest use.

I want to be fully transparent, so I've included information and other helpful tips to make your stay enjoyable.

CONSUMABLES: You'll find a variety of seasonings, cooking oil, coffee (regular and decaf), tea, sweetener, etc.
DINNER GUESTS: We understand some of your family may live nearby. We are open to our guests having family over to share a meal. We love helping folks make memories! The home is NOT to exceed 12 people total and dinner guest requests MUST be pre-approved by the host in advance. This offer is only available to guests with other excellent reviews. Only registered guests (12 total) may stay the night. Unauthorized guests beyond what is stated in the reservation will result in a $100 per guest per night fee.
THE DAY OF CHECK OUT: I don't require much in the way of cleaning. After all, you paid a cleaning fee right? Please do your dishes. Place all trash in the trash cans located throughout the home. Turn off the lights and heater/air conditioner, close and lock any windows you may have opened and return the key back to the lockbox. No need to empty all the trash cans, mop, vacuum, strip the beds or do laundry. We will take care of it! We just want our guests to RELAX!
Additionally, if you move any furniture during your stay, please return it to where you found it. A $100 fee will be charged if furniture is not returned to its original placement by the day of check-out.
HOT TUB: Please refrain from using the hot tub as a cold pool. Doing so prevents the filters from operating correctly, requiring the tub to be drained and deep cleaned after departure. Should this rule be disregarded, a $100 cleaning fee will be applied. We appreciate your understanding and cooperation to ensure the longevity and quality of the hot tub experience for all guests.
SMOKING POLICY: This is a smoke free environment including cigarettes, e-cigarettes, vape, etc. The smell is impossible to remove and could cause disruptions to future guest reservations. If evidence of smoking indoors is discovered, an additional fee of $100 will be charged and potentially the additional cost that is incurred by losing the next guest's reservation because we cannot eliminate the odor in time for the next arrival. Marijuana is legal in California and IS ALLOWED OUTSIDE ONLY.
CLEANING FEE: Our cleaning fee is based on a courteous guest that leaves the home in good condition. If the home is extremely dirty after check out, you will be charged an additional $100 cleaning fee. This fee includes but is not limited to the discovery of blood, vomit, urine, feces or any other biohazard. Please be advised, we will not attempt to clean any bodily fluid stained items due to potential health risks to my family and future guests. Instead, I will throw the item(s) away, forward my purchase receipts to VRBO and bill you to replace the item(s) in question. Thanks for your understanding!
OVERSTAY FEE: If you are still occupying my property at the 10AM check out time, you will automatically be charged the cost of an additional day at the base rate with no discounts. This does not award you possession of the property, this is just a penalty. If the next guest cannot check in because we cannot clean the home in time, you will be charged the cost associated with losing that reservation.
UNDECLARED GUEST FEE: To deter parties, any undeclared guests over the max occupancy of seven that enter our property, will be charged $100 per person, per day.
Only registered guests are allowed on the property. Absolutely no sex offenders, felons or any other criminals are allowed on my property.
SAFETY/CLEANING PRODUCT PLACEMENT: We happily welcome children but please keep in mind our home is not baby proofed.
COMPLAINTS/REFUNDS: We always try to make everything perfect and because this is our home, we rarely have any unexpected issues. All complaints must be made within the first two hours of arrival on check in day. By addressing a complaint about any aspect of the property to VRBO or the host, you are authorizing the host or maintenance person to come to the property to remedy the situation up to the standards you require. Power outages, weather and road conditions, acts of nature, flight cancellations, sightings of insects, malfunctions with the TV's internet service, or other equipment/appliances do not qualify for refunds. We recommend purchasing travel insurance and reviewing VRBO's terms of service. We reserve the right to refuse accommodation or demands from rude, disrespectful and/or discourteous guests.
CAMERAS/SECURITY SYSTEM: The Property has security cameras placed in the front porch / entrance and at the garage facing the driveway. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.
TERMS AND CONDITIONS: You understand you are renting a short-term rental property and will not have tenant rights, no matter the length of your stay. This is considered written proof to the authorities that you have no rights to the home after your reservation has ended. You will be considered a trespasser. Violate the house rules and your reservation will be terminated immediately and is considered grounds for removal from the property without refund. Private security will be hired at your expense to remove all trespassers. You are entering the host's property at your own risk. The host disclaims any liability and shall not be held responsible for any personal injury, accident, incident, pet injury, death, property damage or loss. The host will not be responsible for damages of any kind or any other liability whatsoever arising from or in conjunction with a reservation made through VRBO. Anyone, including undeclared guests who enter the host's property agrees to the house rules and conditions.

We are 1.6 miles from the town of Meadow Vista. Mountain Mikes Pizza, Restaurant, Grocery store, Gas station, Park, Hardware store, etc. Auburn is 12 miles away which has Golfing, Wine tasting, Restaurants, Groceries, Movie theater and anything you could possibly need. The American River is 15 to 20 miles away. Reno is 90 minutes away, North shore Tahoe is 1 hr 20 min away, South Shore Tahoe is 2 hrs away.

Combie Cottage is a four-bedroom cottage, situated beside a beautiful 450-acre lake in the Sierra Nevada foothills of northern California. The lake is surrounded by tall pines and majestic oaks. Rest and relax in a most peaceful setting, and let your cares melt away. Enjoy all manner of water sports ( power boating, water skiing, wake boarding, tubing, ), hiking, fishing, winter skiing, and nearby golfing. Feed the Canadian geese, or watch the deer.
The remodeled cottage, provides a fully self-contained vacation retreat that is perfect for couples, families, and small groups of friends. The cottage has a large front deck overlooking the lake with several picnic tables, charcoal and gas barbecues, a fire pit (great for marshmallow roasting!), and comfortable deck furniture. There is also a wonderful swing located underneath the pines at water's edge. Guests may use free of charge the canoe, kayaks, peddle boat, and small fishing boat ( you bring the trolling motor) provided to explore Lake Combie; or they are welcome to bring their own watercraft between May and mid September since there is a launch ramp and floating dock on the property. Little ones can enjoy building sand castles on their own private, sandy beach. Note: Combie Cottage is one of only 7 lakes in the state of California which retains its water in the summer even during drought years. It is owned by NID
( the Nevada Irrigation District) which controls water flow. After Labor Day, the water will begin to drop since it is used for downstream irrigation. The droppage by October is usually about 7 feet. Even with lower water levels, the lake still has abundant water and is very beautiful. Lower water levels provide the perfect opportunity for autumn kayaking because it becomes easier to paddle under the low bridges on the Bear River. Once the rain comes, the lake quickly fills and is usually full again well before Thanksgiving,.
Combie Cottage, although tucked away in the beautiful Bear River Wilderness Area, is not isolated and requires only a five minute drive to reach the Lake of the Pines Shopping Center which features restaurants, markets, specialty shops, and med clinic. There is even a nearby Starbucks! Also, only moments away, is Dark Horse Public Golf Course, while three other golf courses can be played in nearby Auburn.
There is so much to enjoy while staying on Lake Combie and the charming home offers a wonderful sense of ambiance and tranquility during any season. The cottage is available with a 2/3 nt. minimum from September through May and may be used only on a weekly basis from June through August.
Smoking is not allowed in the property, if you do so there's a penalty of $350 which personal deposit for the house.
Once traveler left both house and cottage in terrible condition the $350 will not be returned.

You'll feel like you're a world away from the hustle and bustle of city life, as this home is very secluded on a lot that is 76% tree covered. The 6.6-mile, beautifully scenic Sugar Pine Mountain Trail marks the backyard boundary of this property. It is open year-around with gorgeous views.

A new heating/cooling system for the entire cottage was installed in 2018. There is also a new, electric wall heater in the bathroom.

You won't have to venture far from this cottage to experience all the area has to offer! We are 45 minutes from Sacramento, 10 minutes from Auburn, 1 hour from Truckee and 1 ¼ hour from Tahoe.
1/2 hour away from Lake Combie and 1/2 hour away from the Lake of the Pines.
1 mile away, along a paved road, is Meadow Vista with a grocery, pharmacy, hardware, veterinary, pet sitting, automotive repair, gas station, dentists, consignment shops, bank, etc.
This cottage is an easy drive via I-80 to Auburn, where you can enjoy historic sites, live entertainment, excellent restaurants, and shopping. Auburn is the “Endurance Capital of the World”. Two of the oldest and most prestigious endurance events in the world take place around Auburn. The Tevis Cup Ride is equestrian and the 100-Mile Endurance Run involved human runners. These events are both 100-miles long and begin in Squaw Valley, CA and end 100.2 miles later in Auburn. Throughout the year, there are numerous shorter distance challenges.
Spend the day outdoors, fishing for rainbow and brown trout on the Bear River; boating on Rollins Lake; fishing at the Halsey Forebay Reservoir, located 8 minutes from Squirrel's Nest West and stocked with a variety of fish; fly-fishing on the Truckee River; river rafting down the North Fork of the American River; hiking and biking; or bird/wildlife watching. You will not run out of things to see and do!

This unique property dead ends on a private road secluded atop a mountain with 360 degree views overlooking Lake of The Pines and the Sierras. It is in the heart of the Gold Country with a variety of great places to visit.
We are located within one and a half hours drive to ski resorts in the Sierras. There are nearby lakes if you love water and if desired, 2 paddle boards are available for rent.
This estate has a 65,000 gallon salt water pool with a Jacuzzi, which boasts of an outdoor kitchen barbeque area. The available space inside for your enjoyment is 6,000 square ft. with professional Thermador kitchen appliances, including a built in steamer and is part of the great room. Here you will have access to a late 1800’s championship antique pool table. A must for those who love to play pool.
There is a separate theater room with a large TV screen with a superb sound system. You can play your own music on surround sound throughout the villa and outdoors. As per neighborhood county compliance, music must be turned off outside at 10 pm.
There are great views from every room. There are 2 master bedrooms, one in the front and one in the back. This home sleeps 16 comfortably. There is an elevator for your use, if needed, as I keep it locked.
I live in a cottage on the property a couple hundred yards away. My office in the rental has a private entrance and is locked. I may occasionally access it from the outside if needed. We all love our privacy and there is no need to worry about yours. You do not have access to park your cars in the garage.
On the premises you will have access to a putting green, with putters and golf balls for your enjoyment (550 ft.²). There is a croquet set and a corn hole game available for your use.
As with most high end properties there are security cameras outside for your safety.
If at any time you leave the premises during your stay, please lock up the home while you are away.

Come and get away from it all at Riverbend Retreat, nestled in the woods along a gorgeous bend of the Bear River with a swimming hole just below the house.
Relax on the deck and listen to the river and enjoy the peaceful natural setting. Take a dip in the private swimming hole, curl up in front of the fire, or take a walk through the woods. The house is just 10 minutes from town, but you will feel like you have the view from the deck all to yourself, surrounded by tree covered hills, granite outcroppings, and bright stars on clear nights.
If you want to explore the area, Riverbend Retreat is within 20 minutes of the historic gold rush towns of Old Auburn, Grass Valley, and Nevada City, with restaurants, shopping, and nearby wineries. Hiking and scenery abound in the Sierra foothills and in the winter months its only one hour up to the ski resorts of Tahoe.
This home has three bedrooms and three bathrooms and can comfortably sleep 6 adults. The master bedroom has a King bed, en suite bathroom, and its own deck access overlooking the river. There are king size beds in the other two bedrooms as well. The house is one level with no interior stairs, but there are stairs leading to the lower deck and river access.
Newly remodeled full kitchen, outdoor grill, and laundry room. TV with streaming, DVD player with large DVD collection, and games and puzzles for your use. Parking for up to three cars in the driveway with an EV charger available in the garage. Starlink Satellite Wi-Fi is available, cell signal varies by carrier.

- "Every year my spouse and two friends and I like to get out of the Sacramento Valley to reconnect and relax. The house is perfect. All you need is your groceries. We never left. The decor and furniture is clean and comfortable and there are plenty of spaces to sit outside and watch nature. The swimming hole was amazing and the water clear and clean. We are all over 60 and for most of us the path to and from the river, and getting in and out of the water, was challenging. The rocks are to the river are slippery and smooth. The rocks in the river are covered with slippery moss/algae. Not advisable for folks with severe osteoporosis. We did not see any other humans nor heard traffic during our stay. Jennifer's directions were accurate and detailed and I highly recommend reading the purple binder. It is the most informative collection of a location's history and fauna we have ever read during our many stays at other VRBO homes. Thank you Jennifer!"

I know it looks like a ton of information but I like for my guests to know everything there is to know about my space!
I want to be fully transparent, so I've included information and other helpful tips to make your stay enjoyable.

CONSUMABLES: You'll find a variety of seasonings, cooking oil, coffee (regular and decaf), tea, sweetener, etc.
DINNER GUESTS: We understand some of your family may live nearby. We are open to our guests having family over to share a meal. We love helping folks make memories! The home is NOT to exceed 7 people total and dinner guest requests MUST be pre-approved by the host in advance. This offer is only available to guests with other excellent reviews. Only registered guests (7 total) may stay the night. Unauthorized guests beyond what is stated in the reservation will result in a $100 per guest per night fee.
THE DAY OF CHECK OUT: I don't require much in the way of cleaning. After all, you paid a cleaning fee right? Please do your dishes. Place all trash in the trash cans located throughout the home. Turn off the lights and heater/air conditioner, close and lock any windows you may have opened and return the key back to the lockbox. No need to empty all the trash cans, mop, vacuum, strip the beds or do laundry. We will take care of it! We just want our guests to RELAX!
Additionally, if you move any furniture during your stay, please return it to where you found it. A $100 fee will be charged if furniture is not returned to its original placement by the day of check-out.
HOT TUB: Please refrain from using the hot tub as a cold pool. Doing so prevents the filters from operating correctly, requiring the tub to be drained and deep cleaned after departure. Should this rule be disregarded, a $100 cleaning fee will be applied. We appreciate your understanding and cooperation to ensure the longevity and quality of the hot tub experience for all guests.
SMOKING POLICY: This is a smoke free environment including cigarettes, e-cigarettes, vape, etc. The smell is impossible to remove and could cause disruptions to future guest reservations. If evidence of smoking indoors is discovered, an additional fee of $100 will be charged and potentially the additional cost that is incurred by losing the next guest's reservation because we cannot eliminate the odor in time for the next arrival. Marijuana is legal in California and IS ALLOWED OUTSIDE ONLY.
CLEANING FEE: Our cleaning fee is based on a courteous guest that leaves the home in good condition. If the home is extremely dirty after check out, you will be charged an additional $100 cleaning fee. This fee includes but is not limited to the discovery of blood, vomit, urine, feces or any other biohazard. Please be advised, we will not attempt to clean any bodily fluid stained items due to potential health risks to my family and future guests. Instead, I will throw the item(s) away, forward my purchase receipts to VRBO and bill you to replace the item(s) in question. Thanks for your understanding!
OVERSTAY FEE: If you are still occupying my property at the 10AM check out time, you will automatically be charged the cost of an additional day at the base rate with no discounts. This does not award you possession of the property, this is just a penalty. If the next guest cannot check in because we cannot clean the home in time, you will be charged the cost associated with losing that reservation.
UNDECLARED GUEST FEE: To deter parties, any undeclared guests over the max occupancy of seven that enter our property, will be charged $100 per person, per day.
Only registered guests are allowed on the property. Absolutely no sex offenders, felons or any other criminals are allowed on my property.
SAFETY/CLEANING PRODUCT PLACEMENT: We happily welcome children but please keep in mind our home is not baby proofed.
COMPLAINTS/REFUNDS: We always try to make everything perfect and because this is our home, we rarely have any unexpected issues. All complaints must be made within the first two hours of arrival on check in day. By addressing a complaint about any aspect of the property to VRBO or the host, you are authorizing the host or maintenance person to come to the property to remedy the situation up to the standards you require. Power outages, weather and road conditions, acts of nature, flight cancellations, sightings of insects, malfunctions with the TV's internet service, or other equipment/appliances do not qualify for refunds. We recommend purchasing travel insurance and reviewing VRBO's terms of service. We reserve the right to refuse accommodation or demands from rude, disrespectful and/or discourteous guests.
CAMERAS/SECURITY SYSTEM: The Property has security cameras placed in the front porch / entrance and at the garage facing the backdoor. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.
TERMS AND CONDITIONS: You understand you are renting a short-term rental property and will not have tenant rights, no matter the length of your stay. This is considered written proof to the authorities that you have no rights to the home after your reservation has ended. You will be considered a trespasser. Violate the house rules and your reservation will be terminated immediately and is considered grounds for removal from the property without refund. Private security will be hired at your expense to remove all trespassers. You are entering the host's property at your own risk. The host disclaims any liability and shall not be held responsible for any personal injury, accident, incident, pet injury, death, property damage or loss. The host will not be responsible for damages of any kind or any other liability whatsoever arising from or in conjunction with a reservation made through VRBO. Anyone, including undeclared guests who enter the host's property agrees to the house rules and conditions.
Violation of any of these house rules will result in your reservation being immediately canceled without refund.

- "I booked this squeaky-clean property for my wife's best friend and her family with their 20-month baby. Baby crawled all over the floors and kept coming up CLEAN! That's a real test! Everything feels brand-new and fresh, even if the house itself clearly is a fully-updated "midcentury country modern." The home is bright, well-appointed and offers privacy with one bedroom at each side. Formal dining room was our "Go To" when my wife and I came over from another part of Meadow Vista for dinner. Hosts are accessible, polite and rightly proud of what they are providing, inside and out. You won't be disappointed."

This one of a kind, spacious 5 Bedroom, 4 Bathroom lake home is situated on a 450 Acre Recreational lake and on one of Lake Combie's few 5 acres properties. Approximately 3500 sf of interior space.
A water lover's paradise with a well maintained ski course and plenty of outdoor activities including wake boarding, jet skiing, fishing, fresh blackberry picking and hiking. Gorgeous cabin decor and very comfortable for large groups. All amenities. Great place for children with outdoor trampoline, swimming off of the dock, mini Basketball court and Tennis wall.
Beautiful deck with seating for 20+ people, comfortable lounge chairs and barbecue area for enjoying the daily sunsets. An unforgettable place to create family memories and a great spot for family reunions.

Fantastic lakefront home in the Sierra Foothills with dock for your boat.
Spend your getaway on the lake at this water skier and outdoor enthusiast paradise! Combie is not a private lake, but there is no public access, and homes are usually situated on acreage making this one of the premier waterskiing/water sports lakes anywhere. There’s a ski slalom course, great fishing, and it’s an ideal locale to bring your paddle boards, kayaks and lake gear for fun and exploration. It’s the perfect vacation rental for summer fun and close enough to the slopes for winter getaways!
Combie House has 4 bedrooms plus a bonus room, loft area, and 3 full baths. Located on the main floor is the kitchen, living room and dining area, Master Bedroom with a king bed, 42” flat screen TV and private bath with large jetted soaking tub and separate shower, Guest Room #1 with a king bed, and a full Guest Bath with shower and jetted tub. Located on the second floor is Guest Room #2 with a queen bed, Guest Room #3 with a queen bed, a Bonus Room off one of the guest rooms with a twin trundle, Loft area with queen sofa sleeper and Guest Bath with shower.
Take in lake views, breath taking sunsets and cozy up by the gas fire pit on the deck, cool down in the pool’s waterfall and grotto, and relax in the spa. Out by the pool you’ll also find the outdoor kitchen, outdoor tv, gas and charcoal grills, a wood burning outdoor fireplace, tiki bar and plenty of places to gather and lounge.
Indoors you’ll find a well-appointed kitchen with stainless steel appliances, gas cooktop and double oven. The dining table seats eight with an additional leaf and chairs to seat up to 12. We brought our kayaks and we’re able to drive the trailer down to the dock to get them in the water. We went out in the lake every day - the water was warm enough to swim in and was great for kayaking. Our host Tom was awesome - he made sure that we had everything we needed and responded quickly when we had a question. We’re looking forward to coming back here again!"

Unwind in the serene beauty of the Sierra Foothills at this spacious home, just a 2-hour drive from the Bay Area. Nestled on fenced 5 acres, this home is the perfect retreat for privacy and relaxation.
Take a soak in the hot tub with lake views, watch a movie in the well appointed living room, prepare exquisite meals in the spacious gourmet kitchen and refine your mixology in the full-scale wet bar. Go paddle boarding on the lake, biking or play ping-pong, pickleball or badminton. Although there is a way to access the lake half a mile from the house, it is a rugged spot and a muddy shore, not a beach or a scenic hangout.

This kitchen truly was my dream kitchen, my daughter especially loved the espresso machine, she was familiar with it and wowed us with making us a wonderful cup as we enjoyed the views of the lake. We saw wild turkeys, lots of deer and humming birds right out the kitchen window. Getting to the lake was not as easy but we did made it on the lake and went paddle boarding. We also enjoyed the hot tub while enjoying the views. This home was amazing love love it!!"

We are the third generation owners of this amazing family lake house. It has been in our family for over 50 years. The house sits atop one of the coves of Lake Combie, where you can enjoy the views and breathe the fresh northern California air. Fishing, kayaking, stand up paddling, water sports, etc. are all part of the Lake Combie experience. Close to mountain bike trails in Auburn and skiing in Tahoe, you can book this retreat anytime of the year. Get out of the city and come enjoy some peace and quiet on our 2.5 acre lake front property. The lake is full from June-Sept. We have a wonderful lakefront spot with private dock. I spent my childhood summers up here enjoying every second of the beauty that surrounds the property. A place to come explore, find yourself, and enjoy escaping reality. Come visit us, we would love to have you!!

- "We spent the holiday weekend with extended family at Lake Combie. The setting and house couldn’t have been more perfect. The open layout of the house gives the feeling of ample space, even with every room being filled with guests. The house is spotless, with an excess supply of linens, cookware, and toiletries. The property gives perfect access to Lake Combie, located in one of the coves off the main portion of the lake. The little sandy beach and boat dock are the essence of the property, which invite you stay lakeside the entire day. Lisa is a great host, very responsive and provided great communication before, during and after our stay. We look forward to future trips to Meadow Vista!"

The Space
This property and tiny cabin home will take your breath away. Enjoy a day of recreational actives and return back to your cabin sanctuary for an evening dinner retreat. Outfitted with a full kitchen for all your culinary needs, to create a romantic evening experience under the forest canopy above. Bring your small family of 2-3 and visit the local swimming holes in the area. If you are looking to just get away from it all, you can do that too with all the interior amenities you could want or need.
The cabin can accommodate 3, but more comfortable with 2-3 as we have a queen bed in the loft, and a small pull out sleeper sofa down below for 1+. The cabin and kitchen pod are separate buildings connected by a wrap around deck as your outdoor dining space. The kitchen pod is fully setup to bring your culinary dreams to life.
Guest access
The neighborhood is a rural ranch community. When you arrive, you will find a double wide black gate with a chain wrapped around. Feel free to open and keep it open during your stay. Please park anywhere in the gravel parking area.
Other things to note
The queen bed is located in the loft of the cabin. In order to access the bed, you will need to climb a short ladder into the loft.

Enjoy the mountain air, just below the snow line. 2 minutes to local grocery store, coffee shop and restaurants. 10 minutes to downtown Auburn and a 50 minute drive to ski resorts in Tahoe!
The space includes 3 bedrooms-- one king bed, two queen beds. Starting December 1, there will also be a queen sleeper couch in the living room so thereafter you could comfortably sleep 8.
There is also a large office desk in one of the bedrooms where you can take work meetings.
Kitchen with all necessary appliances for basic cooking!
Trampoline on the property which can be used at your own risk.
The property has an electronic lock, so you can come and go at your convenience!
The property is in a very quiet neighborhood. There is another small apartment which is attached (though it does not share any walls) to this property, so there may be others on the premises during your stay, but they have their own driveway access and will not be visible from this house.
The neighborhood’s quiet hours are from 10pm to 6am.
We do not allow parties in the home.
Pets are allowed with a pet fee. If your pet leaves hair on the couch or beds, an additional cleaning fee of $200 will be assessed.
No smoking allowed in the house. You may smoke in the backyard (with the house door closed) but you _must_ properly dispose of all ash and cigarette butts.
No illegal substances are allowed.
No food or drinks in the bedrooms.
Please turn off AC/Heat and Lights when you go out.
Visitors are allowed as long as they do not spend the night. If you would like a guest to stay the night, they may do so after written permission with a fee of $25 per additional guest per night.
Please close and lock all windows and doors when you leave the property.
Please only throw toilet paper in the toilet; there is a trash can beside it for everything else.
