- "When people use the phrase, "a simpler time" it seems like a remote and peaceful way of living that might be forever lost in time. However, when you are this lake house you truly feel like you have stepped back to a time or place where life is less complicated. This historic property is very comfortable and welcoming. The view is spectacular and you can literally jump right into the picture perfect scenery by leaping off the dock at the end of the yard. The water is soft and clean feeling. It is largely peaceful but for the greeting of a neighbor paddling by on a kayak. By the way, with your stay you get access to a stand-up paddleboard as well as a kayak which fits two. Additionally, you can spend hours of fun on the floating trampoline and obstacles. Feeling lazy? Just lie down on the floating mat and let the cool water lap at your limbs. The lake breezes blow through the rustic cabin which can house quite a few friends or family who take the trip with you. There are multiple places to curl up and read a book including a swinging bed on the porch which overlooks the lake. If you happen to use a kindle, fret not because there is WiFi on site. Puzzles and games are left for guests to use during the evenings or in the event of a passing rain shower. Lastly, the large dining table accommodated both big dinners and rousing card games for our whole group. My family truly enjoyed our 3 generation trip to Lake Caspian. And, I hope you will too!"

This rental is for almost the entire 1800 sqft, three floor split-level home. The entry is on the street level floor which holds the kitchen, living room, laundry room, front and back porches. Upstairs, the third floor holds the workspace and second bathroom with a jacuzzi tub and shower. Downstairs, the lower level holds the sleeping areas. There are two full bedrooms each with a queen-sized bed and closets. There is a common area downstairs with a sofa bed (full-size/double). The kitchen and porch overlook the scenic green hills (les verts monts) making the house a perfect retreat.
- "This is a special house! We found an unusually well-equipped kitchen; two comfy bedrooms and a shared common space (great for the ‘late-night reader’ among us); a roomy living/dining area with Smart TV (and several apps); strong wifi. The house's location is fantastic: walking distance to the town center and it's very-well stocked general store (The Willey’s Store), Miller's Thumb Gallery, and the Library (with its great, ongoing, book re-sale collection), and the beautiful Caspian Lake; numerous walking paths to nearby Barr Hill (great views) and elsewhere; a wonderful view from the rear of the house across fields and forest to the hills in the distance; easy driving to fine dining and nearby towns. We used the screened-in rear porch constantly, drinking in the view, the clear air, and the quiet! We loved our stay!"

Early 1800s farmhouse has been thoughtfully restored and decorated, and sits along a quiet dirt road, across the road from (and access to) Caspian Lake. Guests can enjoy rural acres of pasture and woods, as well as nearby hikes, biking, swimming, ice fishing and skiing.
The space: Built in the early 1800s, with additions in the late 1800s and the late 1900s. We have restored it with an eye for comfort and good design, but respect for the past. The area is almost always snowy in the winter and cool in summer. Please ask about lake access, which is a 5-10 minute walk down a dirt road followed by a woods trail. We have a right-of-way to the lake, which about a 10 minute walk and includes a woods path. Probably not suitable for the elderly or for carrying a heavy boat down.
Greensboro is a around 400 people in the winter and 4500 in summer. It’s an incredibly special place, and we encourage you to visit the historical society and read about the history.

Beautiful year round home located in Vermont's Northeast Kingdom, 7 miles from Hill Farmstead (with the world's #1 beer as rated by RateBeer for many years running!), 15 minutes from the picturesque towns of Craftsbury and Greensboro, and 40 minutes from great mountain biking on East Burke's Kingdom Trails.

Beautiful vistas around every curve and quintessential New England towns complete with country stores are an easy drive. Get a picnic lunch, stop at Parker Pie for some great pizza, hit the diner, or enjoy fine dining in nearby Craftsbury.
The house has a fully equipped kitchen, internet, WIFI, games, barbeque grills, outdoor firepit, beach towels, floats and inner tubes for the pond, and an eclectic assortment of books and board games. The lockable garage has plenty of space to hang bikes and store your gear. There is an Apple TV, DVD player and 6-7 broadcast stations come in crystal clear.
Our comfortable beds include some brand-new posturpedic mattresses. In addition to the 2 king-size, 1 queen, and 4 twin beds, and an Aerobed is also available.
SUMMER: a great area for those wanting to simply relax on our deck, enjoy a drive in the country, visit craft and antique stores, or enjoy more active pursuits like mountain biking, trail walking, hiking, running, swimming, w/canoeing, kayaking, sailing nearby. Pisgah overlooking Lake Willoughby, take the tram to the top of Jay Peak and enjoy their water park, or skip the car and simply enjoy quite walks on White Road, just out the door!

source for organic produce and Vermont products, and the Craftsbury market with yummy prepared foods, good local cheeses, and a selection of wine and beer.
*Glover* - Glover is the home of the Bread and Puppet theatre and museum. There is also a wonderful general store with a wide variety of provisions, and the Busy Bee Diner is a great spot for breakfast or lunch.
*Barr Hill* - Approximately 5 miles away (on the way to Greensboro), Barr Hill offers some easy walks with great views.
*Lake Willoughby* - if you want to venture a bit further afield, a hike up Lake Willoughby’s Mount Pisgah and Mt Hor afford you beautiful views of this cold, deep lake.
*Quebec* - In the mood for french food? Bring your passport; the house is a stone's throw (one hour) from the Canadian border, and 2.5 hours from Montreal.
*East Burke* - the center of mountain biking in the area.
*Local Roads* - There’s great dirt and paved road riding in the area, and the region recently created a cycling map that should be available at local stores.
*Craft beers* - "The best beer in the world" according to is available "just down the road", less than 2.5 miles away as the crow flies, at the Hillstead Farm.
- "I celebrated my 30th birthday with a long weekend at the Gilpin house with friends and family. We had a blast. The house has everything you need for a comfortable stay. An hour from Jay Peak made for a couple excellent ski days. And XC and hiking trails from the property were beautiful and more than we had hoped for. We enjoyed dinner in Craftsbury, cheese from Jasper Hill, and beer from Hill Farmstead. Be prepared for remoteness and no service in the surrounding area (makes it easy to unplug!) Wifi at the property worked well for us. Rob was easy to communicate with. Highly recommend."

This house is available by the week or longer only. Long-term rentals welcome; contact owner for rates. The Vermont room tax of 12% does not apply to any rental of 30 days or more.
JUST INSTALLED, JULY 2024: TESLA UNIVERSAL LEVEL 2 ELECTRIC-CAR CHARGER. Works with all electric vehicles, including non-Tesla cars. Charging is free to all renters.
Our home sits on 450 SPECTACULAR ACRES, which includes about 90 acres of BEAUTIFUL FIELDS, with the balance FOREST, PRIMARILY SUGAR MAPLE, with sections of softwood. There are MILES OF PRIVATE WALKING TRAILS throughout the forests, several of which lead to a very PRIVATE FIELD with STUNNING LONG RANGE VIEWS, a sitting PLATFORM AND PICNIC TABLE. We have spent many hours hiking these secluded trails, and never came back to the house without feeling wonderfully refreshed in body and soul.
The west side of the property ABUTS THE BARR HILL NATURE PRESERVE for more than 3000 feet, a 255 acre parcel owned by the Vermont Nature Conservancy.
The house itself is surrounded by ESTABLISHED PERENNIAL FLOWER GARDENS, large maples, with raspberries, blueberries, gooseberries and currants.
Visible from almost every room in the house is the ONE AND ONE HALF ACRE BEAUTIFUL POND fed by a named stream and six large springs. Some people when viewing the pond exclaim that it looks more like a lake. This pond acts as a WILDLIFE MAGNET, and over the years we have seen in or near the pond moose, bear and cubs, deer, coyote, fox and kits, otter, bobcat, a multitude of various ducks and in the spring ducklings, blue heron, American Bittern, an occasional bald eagle, osprey, etc. The water is crystal clear and cold, and offers wonderful REFRESHING SWIMMING.
When we bought our home in 1987, we had this 1830's old hill farm house thoroughly renovated, while retaining much of the OLD WORLD CHARM, such as the now-exposed HAND HEWN BEAMS in the living room and country kitchen, and some very wide old floor boards which became glowing with their 175-plus years after refinishing. We insulated the house and replaced all electrical, plumbing and heating (baseboard hot water, six zones), and installed fifty-two Marvin window with skylights, so that the house is FLOODED WITH LIGHT, even in the winter. In the summer, the surrounding maples provide lovely shade throughout, as well as on the back deck, which also overlooks the pond.
There are FOUR BEDROOMS, THREE OF WHICH HAVE THEIR OWN PRIVATE BATHS. Two have queen beds, one a double bed, and one with a single bed. One queen bedroom and the single bedroom share a full bath. A second queen bedroom is large, has its own bath with shower, and a private deck. The fourth bedroom is very private, with a double bed, and has its own half-bath and an additional sitting room, creating together a private
suite. ALL BEDROOMS HAVE VIEWS OF THE POND and fields. There is an additional full bath downstairs, with an old claw-foot tub, wonderful for soaking.
The house is RAMBLING and over 3100 square feet, FRONT AND BACK STAIRCASE, and in addition to the four bedrooms, living room and dining area, there is a private study downstairs, and a large family room/library with hundreds of books, and a very NEW SMART TV with satellite service and Netflix. This room is also home to a beautiful refinished 1884 walnut Steinway upright piano, recently professionally tuned.
The spacious living room, with windows overlooking the pond to the west and the barn to the east, is very comfortably furnished with a large sofa, three easy chairs and a rocker, and plenty of reading lights. There is also a new HEARTHSTONE WOOD STOVE in the living room, with a glass door, which combines the pleasure of sitting in front of the fire with the efficiency of a modern wood stove. We provide aged firewood for this stove.
The COUNTRY KITCHEN IS FULLY EQUIPPED, with plenty of dishes, silver, glassware and pots and pans. There is a DINING AREA off the kitchen, with a table for 6, with VIEWS OF THE POND, the large field to the south, and the forests beyond.
There is also GOOD INTERNET AND WI-FI throughout the house, fast enough to stream high definition movies from Netflix. There is no TV reception. There is a landline phone available. We also have a whole-house generator, which goes on automatically and seamlessly during any power outage, which does occur in rural Vermont.
In our many years of living there we always found this house A COMFORTABLE AND COMFORTING HOME, and now invite others to enjoy what gave us such deep enjoyment.
Please note: this is a NON-SMOKING house.
We will allow one pet only, with permission. There is an additional charge of $100 per reservation for a pet. Absolutely no cats are allowed.
Greensboro has long been a vacation destination for more than a century because of its pastoral beauty and Caspian Lake. Today it combines many rich cultural activities in the summer with five active dairy farms (there are only 700 plus in the entire state), one of them being the renowned Jasper Hill Farm (cheese). There is a Black Angus grass-fed beef farm, locally produced maple syrup, a blueberry farm, and a local farmer's market. Very near to our house one can buy fresh eggs, local organic pork, local organic lamb, local organic beef, as well as organic vegetables from the famous Pete's Greens in neighboring Craftsbury. The Wilson Farm Stand is open seasonally.
Less than a mile from our house is award-winning Hill Farmstead Brewery, rated number one artisan brewery in the world in four of the last five years.
For those who enjoy live MUSIC, there are the wonderful Craftsbury Chamber Players and Summer Music in Greensboro, which between them have performances several times weekly in the summer. And in 2017, the twelve million dollar HIGHLAND CENTER FOR THE ARTS opened, with high quality performances in varying venues, as well as a CAFE with an emphasis on local foods and specialties.
Greensboro has its own COUNTRY CLUB, with both golf and tennis facilities open to the public.
There is also the world famous Circus Smirkus, with its enthusiastic and remarkable performance of youth activities.
During the summer, there are so many plays, concerts, and other community activities that one could spend each evening in a different setting, although many people will enjoy relaxing on our deck, enjoying the natural changing canopy which appear on the pond, fields, and forests beyond.
- "We had a WONDERFUL stay at the McGrath's home even and in spite of historic flooding in our brave little state. The house is comfortable, spacious, and also cozy. Their spot in Greensboro is just what we love- like stepping back in time. We hiked on the land, swam in the pond, and biked the dirt roads. There are fabulous swimming spots nearby, plenty of farms for eating the freshest meals, and opportunity to slow down, breathe deeply, and relax. We will be back!"

- "We have been coming to Greensboro for almost 2 decades and have stayed in many homes and this was one of the nicest! Amazing location and cozy, comfy house. 5 stars all around!" - "I can't speak highly enough of this rental property. It's the second time me and my family rented the house and we love it. The location is great with easy access to downtown Greensboro and surrounding towns. The actual house is clean, comfortable and spacious with beautiful views of the lake. The backyard is a kid's dream with enough space between the house and the lake for children to safely play in the grass. Plus the dock itself is such a wonderful place to spend time especially with the added amenities of the rental's canoe, kayaks, and fishing nets. We spent a lot of time by the water swimming and paddling! The owners of the property and point of contact on-site are all super nice and easy to reach should any questions arise. We adore everything about this rental property and can't wait to come back next year!"

- "We had a great stay for our Sterling Graduation celebration. Everyone was comfortable & happy to be there - had everything we needed. Close to campus and events. Our host was just great - accommodated our early check-in request which was so helpful. Definitely recommend !" - "My husband and I just returned from a week at Cate Hill Cottage, it was outstanding! Amy is an exceptional hostess, with great dining and ski route suggestions! She went above and beyond to make sure we had a wonderful vacation! My ski pole broke, and she immediately loaned me a choice of two sets of poles! The local chefs she recommended were amazing, one even delivered dinner to our door! The cottage is charming and had everything we needed to prepare meals. There is so much space to relax and even work! My husband used the excellent wifi to do a little work between ski outings. The couch is so comfortable for reading a book. The mattress is extremely comfortable, I loved the pillow top. The location between Craftsbury Outdoor Center and the Highland Lodge trail system is perfect. It is also possible to ski from the door, if you don’t mind a little bushwhacking! Amy explained exactly where to go, so it’s not difficult to ski to the trail. We will return next year, and I am already counting the days! Thank you Amy for a great vacation!"

- "One of the best locations we have ever seen for hiking, nature, and wildlife. I appreciated Clive's attentiveness and guidance - that his family preserved the adjacent land is amazing! We feel so lucky to have enjoyed the cabin (which is exactly as the photos suggest, very cozy and comfortable). Do come prepared to cook your own meals, restaurants are scarce, but the kitchen is well equipped. We really didn't want to leave - it was such a lovely, peaceful retreat. Our family retreat is set on a hilltop with sweeping views of farmland, distant mountains and Caspian Lake. Inside, guests will enjoy a large open-concept kitchen and dining area, a comfy family room with a wood-burning stove, books, games, puzzles, television, sound system, and a Steinway grand piano. Amenities include access to the beautiful & private Lodge Beach, where guests will find a pristine lake with clear water, a sandy beach, boats, and a floating dock to swim to and dive from.
The walk from the house to the Lodge, and then to the Lodge Beach is about 15 beautiful minutes, but driving is also an option. If going as a group it's nice to carpool down when possible in order to save space at the beach parking lot. A bike ride around the lake is about 7 miles of hilly dirt roads, and a drive to Willey's General Store will take 5 minutes. A good rule of thumb is that all kinds of hiking, jogging, walking or bike riding can be done right from the house, but if you require supplies etc you will need to drive. The driveway at the house can accommodate 4+ cars comfortably.
The house faces south and is flooded with light year-round! Much of the land is in "Current Use", meaning it is preserved as farmland and is maintained by a local farmer who uses it to grow hay for his cows. There is a neighboring summer house in an adjacent lot but our retreat is very private, peaceful, and otherwise secluded. All-in-all, this is a dream retreat for families who love the NorthEast Kingdom in general and Greensboro in particular.
- "We loved our stay at this beautiful and rich-with-family-history home. The views of Caspian Lake were beautiful and the quiet was exactly what we needed. We had everything we needed and Virginia was easy to communicate with; very accommodating to any concerns we had. We hope to come back again." - "We have rented many houses around Caspian Lake / Greensboro and this spot is right at the top of our list. There are plenty of bedrooms for a larger group and the grounds are spectacular. While not directly on the lake, you have the best of all worlds with a gorgeous view of the lake (including still being able to hear the loons at night) and access to the beach and boats of the Highland Lodge, a short ride or nice walk away. Inside the house, the kitchen was very well stocked with a nice large table for group meals. We also used the outdoor grill to cook. The family room includes a piano and a great wood stove to take the chill off at night (the house has heating which we didn’t need). Bedding was quite comfortable. Communication with Virginia was easy and quick and we’ve already told her we are coming back next year. Thanks for a great week!"

This one-level, 2,700 sq. foot structure is known as 'Gray Eyrie.' Built as their dream house by a retired professor & his wife, it sits atop Greensboro's Baker Hill with a 180-degree view over the village and 700-acre Lake Caspian, one of Vermont's most pristine lakes. Both the main house and guesthouse are closed for the winter, Oct. 17-May 15.

Our renovated farmhouse in Greensboro is a comfortable, restorative place for groups of family, friends, and guests. The oldest part of the house dates from 1830, and the whole structure has been extensively restored without losing its simple charm. Use it for easy access to the many attractions—e.g hiking, skiing, biking, lakes, world-class beer and cheese, and farm-fresh produce and meat—that Greensboro and the rest of the NEK have to offer, and/or just to relax in a quiet rural setting.
All three bedrooms are upstairs, where one of the two bathrooms is located. One of the bedrooms is accessed through one of the others. There is also a foldout couch in one of the rooms on the first floor that sleeps two.
- "The house was just right for our family of 5. Well equiped kitchen and unexpected extras (Reusable shopping bags, fire wood, shared garden veggies, beach towels). We had a great stay! Thanks, Dan!"

Modern amenities including a washer/dryer, dishwasher, nest thermostat and high-speed internet. We can allow a maximum of six guests due to the septic system.
- "We had a lovely stay in this Vermont house. Three living rooms, but we hung out mainly in one with a large coffee table for marathon board games. The galley kitchen had what we needed to cook great meals,. The kitchen sink looks out on to the rushing brook in the backyard. Great bedding, perfect for cold northern nights. Short walk to both Caspian Lake and a charming general store stocked with Vermont-made goods, fresh produce and meat. We enjoyed skiing at Craftsbury ski touring center (20 min drive), Jay Peak (1 hour), and Burke (50 minutes). Hope to return!"

Built in the late 1800s as a fishing camp, this secluded rustic lakefront summer cottage on the North Shore of pristine Caspian Lake has been in the same family since the 1920s. Large granite rock formations are a feature of the private shoreline. Sitting on the porch just 10' from the water, you feel as if you're on the deck of a ship. Watch the merganser family make its way along the shoreline, look out on the loons as they dive for dinner, and listen for their eery night-time calls across the water. This is porch life at its finest.
One downstairs bedroom (queen bed), and three upstairs bedrooms with twin beds (4 total). Note the updated bathroom is in a separate little building (once was the ice house) right next to the master bedroom. Renovated kitchen. The living room and downstairs bedroom are insulated. Living room has electric baseboard heater. No fireplace.
Internet access and telephone provided. Linens provided. You need to bring in drinking water. No washer or dryer (public laundry facilities are available in nearby Hardwick).
Dock for swimming and boating access (canoe included). Truly a unique vacation experience!
- "Wonderfully peaceful vacation for our family at this lakeside retreat that recalls an earlier time! We loved the older camp style of the cottage, combined with a clean, well stocked kitchen and comfortable beds and especially enjoyed the porch with the beautiful view of Caspian Lake."
