Fully stocked with games, movies and books if you prefer a less active day. Having AC was an added bonus that isn't always found in homes in the area and was greatly appreciated when temps reached the upper 80's before cooling off again. Wish we could have stayed longer. Updated throughout, it has a new kitchen with state-of-the-art appliances and abundant cooking equipment, renovated bathrooms, and three new queen mattresses to choose from. Three floors, each with a full bathroom, means it can host a crowd and feel separated. A glass front wood stove lets you enjoy a fire with minimal tending.

Located 5 minutes drive to the Franconia Notch attractions that include the Flume, the Basin, and Echo Lake recreation area (swimming and boat rentals), and what is widely regarded as the best day-hikes in the region. The Appalachian trail traverses the notch, and if you hike up to backcountry huts, Lonesome Lake, or Greenleaf huts late in the day, you may catch a glimpse of 1,000-mile through-hikers on their last 100 miles. If you want to experience backcountry overnights, we highly recommend those (Lonesome, Zealand, Galen, or Greenleaf make good combinations nearby) and signing up early. New Hampshire hiking is on well-worn but rough and sometimes steep historic trails, with many waterfalls and swirling granite pools for unique north country cold water fun. For those who seek a warm pond, directions are provided to one in next town over that is perfect for the youngest kids. With several gourmet ice cream shops, the Colonial Theater for events, and a steady stream of smaller quieter summer festivals, here you can get away from it all, but still access diversions.

There is a huge sunny deck, an outdoor patio with fire pit (kettle BBQ available), and a large mowed field for dogs (extra fee) and kids. From the deck, you can hear a rushing brook and almost no cars, yet be a convenient 3 minutes off the highway and 2 miles from the quaint yet lively tiny town of Franconia. -There are 5 thermostat controlled AC mini splits; one in the main living area and one in each bedroom.

-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking of 3 CARS limitation.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing four steps.

Trash and Recycling
-Bagged trash will be disposed of after your departure.

-The lower level is not yet completed and is not for guest use except for the Laundry Room.
-A Little Heads-Up: Please keep in mind that the top bunk of the triple bunk bed is close to the ceiling. It's best for those who don't mind a snug fit.
-A signed rental agreement is required for all reservations.
-Some of our homes are equipped with exterior cameras for security purposes. There is one on the exterior by the side entrance on the 2nd floor with the floodlight, and one in the lower-level Mechanical Room (no guest access.)
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

- "I can't say enough great things about this beautiful home and Tim the property manager who made our check in very easy and always there when we had questions or suggestions on restaurants in the area. The location in Franconia was very convenient to 93, getting to Bretton Woods and also the Ice Castles in Lincoln. Everything was about 20-30 minutes from the house. The house itself was absolutely beautiful and very well kept. The fireplace was definitely a focal point as it was 2 sided in the dining room and also the living room. I was very relaxing after a full day of exploring and snowmobiling in Bretton woods. The game room downstairs was also a hit! We didn't have a chance to use the hot tub, but it looked like it was very clean and inviting. We would definitely stay here again! Thank you for making our stay so enjoyable Tim!! Hop back in time with the Tramway Franconia Chalet located in the desirable Mittersill Village. Our Austrian style chalet provides just the right amount of space to host 2 families looking for a landing pad that is ideally located near many outdoor attractions in the White Mountain National Forest.

Our mountain-side chalet was lovingly built in the 1940s with that charming Austria style design of high-beamed ceilings, lower level bedrooms and a central fireplace for the family to unwind. The wrap around deck offers a place to sit and enjoy a cup of coffee or to grill some hamburgers after a fun-filled day in the mountains.

Enter our home through the basement where you can drop all of your gear before heading upstairs to the sun-filled living room. Large windows provide ample light and open up the space. Although small, outdated, and a unique design, our kitchen has all of the items you need to cook your meals. The kids will love the built in dining room table nook area as a place to play games and enjoy meals together.

All 3 bedrooms are located on the main living level. The largest offers a king size bed, vaulted ceilings and an updated en suite bathroom. The additional 2 bedrooms both have a queen bed and set of bunk beds to fit the entire group. There are 2 full guest bathrooms so there will be no fighting over who gets to shower first! The guest bathrooms are small, simple and in need of updates but they get the job done. (they also lack outlets)

You will have access to the entire house, deck and yard. There is a small locked room in the loft that is not available to guests.

NO MORE than 3 cars. Our driveway can only fit 3 cars comfortably. No parking on the road.

This cozy cottage is situated in the heart of the White Mountains, located near all the attractions and necessities. You’ll have less than a mile walk to downtown Franconia, where you’ll find a great little grocery market and a handful of shops and restaurants, some of which include a great sandwich shop and a fantastic brewery. This home is located just off the highway (I93), which makes for easy navigation and an ideal location for exploring the area. Just a little further up the road are the towns of Bethlehem and Littleton, with many restaurants, shops, and attractions, and just a short drive south through Franconia Notch are the bustling towns of Lincoln and Woodstock.

Our home has two bedrooms and one and a half bathrooms and is completely set up for guests. The kitchen has all the basic kitchenware essentials and we provide sheets and towels. We have one queen bedroom on the main floor, along with the full bathroom. Upstairs is the second queen bedroom which also contains two chairs that fold out into twin size beds (best suited for kids). Extra linens can be found on site for these twin beds, as well as for the pullout couch. The cozy little living room has a large tv with streaming capabilities. From the living room you have access to the beautiful screened in back porch.

- "The stay would have been really good except for the host not being in communication. The host did not send check in information until I called VRBO. once at the property we were unable to find the tv remote. Which is not a big issue but we could not control the volume with the Roku remote. I sent the host a message and never received a response. Other than that the property serves it’s purpose for us. Very accessible to Canon mountain where my daughter was running a race."

Our chalet is situated in the highly desirable Mittersill Village, located in the heart of the White Mountain National Forest with easy access to many nearby activities including skiing, hiking and biking trails in Franconia Notch, Echo Lake for swimming, the Cannon Aerial Tram and more. After a day’s adventure in the White Mountains, relax by the wood burning fireplace in the family room with cathedral ceilings and eclectic decor. Or enjoy a beautiful sunset while sipping hot cocoa on the large deck.

As you enter the home you will be greeted with ample storage space in the mudroom to leave all your gear. Walk into the main living area with expansive windows, cathedral ceilings and a large brick fireplace. The open concept living area flows nicely into the dining room with plenty of seating for the whole group. Enjoy conversation with friends and family while cooking in the brand new kitchen with high end appliances or fire up the gas grill for those evening barbecues. Additional bonus space off the kitchen can be used as a cocktail lounge or home office workspace.

The bedrooms are clean, crisp and just the right size to accommodate a queen bed and your belonging. The main level bedroom and adjacent bathroom is quietly tucked away down a small hall off of the living room for those needing single floor access. Walk up the beautifully restored stairway to the 2nd and 3rd bedrooms as well as a 2nd full bathroom. As a bonus, head downstairs to the basement tv room where the kids will enjoy their own space to play or watch TV. The home has over 2000 square feet providing ample space for a group of 6.

VACATION HOUSE RULES AND RENTAL AGREEMENT

RENTAL TERMS/COSTS: Total guests not to exceed 6 people. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out.

PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home.

CHECK OUT PROCEDURE: Check-out is at 10 am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests.

FIREPLACE: Guests are advised to use the fireplace with care. DO NOT overload/overheat the fireplace. DO NOT use the fireplace if you do not know how to use it.

SEPTIC: Our home is on a septic system. Please do not flush sanitary items or wipes down the toilet. Do not put coffee grinds or kitchen grease down the sink drain.

WEATHER: No refunds are given due to inclement weather or loss of power caused by storms.

INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. Guests are comfortable year-round with individual thermostats in each room for personalized heating. Window air conditioning units ensure a cool reprieve during the summer months.
