Located at the site of the Norman landings and in the heart of 1066 country, the Pevensey Bay Beach House is a newly built 4 bedroom pet friendly luxury holiday let built directly on the beach in East Sussex.

As you can see from the photos, we have worked hard to make sure that the fantastic location is reflected in the layout of the house whilst ensuring it is not your average run of the mill beach house let.

The pacious Pevensey Bay Beach House has chic and quirky features like the use of old groyne oak, Chesterfield furniture, reclaimed floor boards, concrete kitchen bench tops, Moroccan bowl sinks, antique french beds, contemporary colours and penny coin floors.

Downstairs features a large open plan living space and cooks kitchen with a double Britannia oven, Siemens fridge and dishwasher, and large center island overlooking the dining table capable of seating 10.

Deep Chesterfield sofas and chairs, and high spec sound system [including cable TV, Sonos, WiFi and Smart TV] occupy a large portion of this area all of which opens onto an expansive terrace through massive bifold doors leading to a large terrace and direct access to the beach.

The balance of the downstairs space is made up of two bedrooms - one with a beautiful French queen bed, and the other with a full sized bunk bed - together with a large shower room and utility area.

The second floor has two very large bedrooms and bathroom with bath and shower. The spectacular beach side bedroom has a king sized cast iron bed and opens via french doors on to terrace overlooking the beach with views from Eastbourne and the South Downs National Park around to Hastings and all in between.

The second upstairs bedroom has a queen-sized bed as well as a double bunk bed [ideal for either two, mixed groups, or as child or teenage den] with views over the countryside towards Hertsmonceux.

The very comfortable beds feature down filled mattress toppers, Egyptian cotton bed linen and feather duvets and pillows. Bathroom towels are provided.

The owners have a large Labrador who loves the sea so have made sure access to a warm outside dog shower is available for those chilly days, the entrance has an area to towel pets down and the wooden floors are ideal for those residual wet feet. The property is fenced should the lure of the sea prove too much for our four legged friends – or equally adventurous two legged rascals!

Please be aware the property is right on the beach and there is no protection from the elements. When the weather is bad and it is windy there will be noise on the first floor. This is beyond my control.

Holiday home on the beach for up to five guests, at Pevensey Bay, East Sussex. The house is right on the beach, with your own garden looking directly out to sea. To access the property there are a number of steps which may not be suitable for guests with limited mobility.

There are three bedrooms, the master bedroom is on the top floor containing a king size bed and en suite bathroom, with sea views. The ground floor has a twin bedroom and a single bedroom. Kitchen and bathroom also on the ground floor.

Kitchen equipped with dishwasher and washing machine. Please note there isn't a microwave.
The living area is open plan with large sliding doors doors opening out onto the outside decking and full sea view.

This flint-walled little Guest House is set in the quiet village of Hankham, near Pevensey. Ideal for relaxing, walking and biking. The Guest House is self-contained, with a small, functional handmade pine kitchen and a lovely little private garden, which is secure for dogs.
There are horses in the stables, ducks and moorhens on the pond. Ideal for a couple that enjoy the outdoors and we can make up another bed or two for children.
We can recommend some excellent biking and hiking routes to suit all abilities. The South Downs and beach is just a short drive from the Guest House.

Please note:
The Guest House is next to the Manor House, and over the fence at the back of the Guest House garden there is an Oast House. Both are beautiful and historic buildings, and are in close proximity to where you will be staying. Not a negative at all, but worth knowing.

Situated on a beautiful working farm, there is ample walking and exploring to be done as soon as you step outside the door. Whether you're looking for a quiet week of R&R or an active holiday exploring the gems of Sussex, this is the perfect escape.

Lodge Cottage is newly renovated in 2022. It has a semi-open plan kitchen dining and living room. The living room has a door which leads out to a small wall courtyard which gets the morning sun. The kitchen diner has large sliding doors which open onto a roof terrace leading to a private, fenced garden. There is also a utility which has a washing machine and tumble dryer and a loo and sink. The bedrooms are downstairs, below ground level, in a sunken courtyard. There is a master bedroom (king size bed) with an en-suite, a second king size bedroom, a twin bedroom and a family bathroom that has a shower over a bath.

There is an electric charging point to charge vehicles - you will be charged for all useage. Please enquire if you wish to use it.

I can provide a highchair, travel cot (bedding not provided), bed guard and stair gate. Please let me know in advance if you require any of these items so I can make sure they are put out for your stay.

Please be aware that for ease of access and to make the most of the local area a car is necessary.

You will have access to the whole property as well as the farm to explore and walk on as you please. I really do recommend a stroll through the fields to the lake which is a 15 minute walk and is very pretty and peaceful on a sunny day. There is also a small private reservoir on the farm, which you are welcome to fish in. The farm also has easy access to the Cuckoo Trail, a 14 mile surfaced path through the Sussex countryside which mostly traffic free and is a safe route for walkers and cyclists of all ages. I will on arrival provide a map of the farm and fields with key walking routes drawn on. Don't forget your wellies during the wetter months!

EASTBOURNE: 15 minute drive. Eastbourne is famously known as the sunshine coast and having some of the best weather in England. The resort’s must-sees include the rolling South Downs which gently slope down from the national beauty spot Beachy Head to the almost 2 mile long Promenade. Eastbourne hosts the AEGON International Tennis Championship, a tournament which attracts many of the world's top tennis players; Airbourne, Eastbourne's annual free airshow and the biggest seafront airshow in the world as well as West End shows and ballets.

BRIGHTON: 30 minutes by train from Polegate or a 45 minute drive. Considered to be one of the most cosmopolitan cities in Europe, Brighton offers something for every walk of life. Visit the Royal Pavilion, the Brighton Sealife Centre, explore the seaside fun of Brighton Pier, the Brighton Wheel and the famous pebble beach.

LEWES: 30 minute drive or 15 minutes by train from Polegate. Browse the antique shops of the Cliffe, visit the Farmers market on the first Saturday every month pick up some delicious local fare. Pop into Bills for a cuppa or a bite to eat. Have a pint of Harveys, the local brew, and take in some music in one of the many friendly pubs in the area.

THINGS TO DO

GLYNDEBOURNE - 25 minute drive. One of the finest and most celebrated opera houses in the world it delivers performances to some 150,000 people across a summer Festival and the autumn Tour. If you are lucky enough to have tickets then The Coach House offers a perfect place to stay for the occasion.

CHARLESTON TRUST: 20 minute drive. Charleston is a seventeenth century Sussex farmhouse that was the country retreat for the Bloomsbury group. It opens every year between April and November to around 35,000 visitors and runs a public programme of workshops, talks, walks and events as well as two literary Festivals, one in May and a short story festival in September.

PEVENSEY CASTLE: 10 minute drive. With a history stretching back over 16 centuries, it was the landing place of William the Conqueror's army in 1066. Explore the dark dungeons and look out for the ghost of “the Pale Lady of Pevensey”.

HERSTMONCEUX CASTLE GARDENS AND GROUNDS: 20 minute drive. Herstmonceux is renowned for its magnificent moated castle, set amid beautiful parkland and superb Elizabethan gardens. Built originally as a country home in the mid-15th century, Herstmonceux Castle embodies the history of Medieval England and the romance of Renaissance Europe.

WALKING: There are romantic rambles, beachside walks and pub trails for you to enjoy in Sussex. Walk the Birling Gap cliffs and enjoy views across the South Downs and out to sea, and see the stunning Seven Sisters as well as a lighthouse. For more serious walkers there is the 1066 Country Walk. This 50 kilometre (31 mile) walk runs from Rye to Pevensey, exploring sites linked to the Battle of Hastings. It passes through rolling countryside beside oast houses, windmills and parts of the South Downs. This three bedroom beach house is the ideal base from which explore the whole sunny South East coast. The house is literally on the beach at Pevensey Bay offering panoramic sea views across the bay from the large conservatory and decking.

The house is very comfortable with large open plan living. The large airy lounge/dining area has a flat screen TV with Free-sat viewing, Blue Ray DVD player, CD, DAB radio and I-Pod dock system. The spacious kitchen has all the usual facilities and also includes a washing machine. There is a large patio sun deck garden immediately outside the lounge doors which leads onto the beach.
