Located at the site of the Norman landings and in the heart of 1066 country, the Pevensey Bay Beach House is a newly built 4 bedroom pet friendly luxury holiday let built directly on the beach in East Sussex.

As you can see from the photos, we have worked hard to make sure that the fantastic location is reflected in the layout of the house whilst ensuring it is not your average run of the mill beach house let.

The pacious Pevensey Bay Beach House has chic and quirky features like the use of old groyne oak, Chesterfield furniture, reclaimed floor boards, concrete kitchen bench tops, Moroccan bowl sinks, antique french beds, contemporary colours and penny coin floors.

Downstairs features a large open plan living space and cooks kitchen with a double Britannia oven, Siemens fridge and dishwasher, and large center island overlooking the dining table capable of seating 10.

Deep Chesterfield sofas and chairs, and high spec sound system [including cable TV, Sonos, WiFi and Smart TV] occupy a large portion of this area all of which opens onto an expansive terrace through massive bifold doors leading to a large terrace and direct access to the beach.

The balance of the downstairs space is made up of two bedrooms - one with a beautiful French queen bed, and the other with a full sized bunk bed - together with a large shower room and utility area.

The second floor has two very large bedrooms and bathroom with bath and shower. The spectacular beach side bedroom has a king sized cast iron bed and opens via french doors on to terrace overlooking the beach with views from Eastbourne and the South Downs National Park around to Hastings and all in between.

The second upstairs bedroom has a queen-sized bed as well as a double bunk bed [ideal for either two, mixed groups, or as child or teenage den] with views over the countryside towards Hertsmonceux.

The very comfortable beds feature down filled mattress toppers, Egyptian cotton bed linen and feather duvets and pillows. Bathroom towels are provided.

The owners have a large Labrador who loves the sea so have made sure access to a warm outside dog shower is available for those chilly days, the entrance has an area to towel pets down and the wooden floors are ideal for those residual wet feet. The property is fenced should the lure of the sea prove too much for our four legged friends – or equally adventurous two legged rascals!

Please be aware the property is right on the beach and there is no protection from the elements. When the weather is bad and it is windy there will be noise on the first floor. This is beyond my control.

Holiday home on the beach for up to five guests, at Pevensey Bay, East Sussex. The house is right on the beach, with your own garden looking directly out to sea. To access the property there are a number of steps which may not be suitable for guests with limited mobility.

There are three bedrooms, the master bedroom is on the top floor containing a king size bed and en suite bathroom, with sea views. The ground floor has a twin bedroom and a single bedroom. Kitchen and bathroom also on the ground floor.

Kitchen equipped with dishwasher and washing machine. Please note there isn't a microwave.

This flint-walled little Guest House is set in the quiet village of Hankham, near Pevensey. Ideal for relaxing, walking and biking. The Guest House is self-contained, with a small, functional handmade pine kitchen and a lovely little private garden, which is secure for dogs.
There are horses in the stables, ducks and moorhens on the pond. Ideal for a couple that enjoy the outdoors and we can make up another bed or two for children.
We can recommend some excellent biking and hiking routes to suit all abilities. The South Downs and beach is just a short drive from the Guest House.

Please note:
The Guest House is next to the Manor House, and over the fence at the back of the Guest House garden there is an Oast House. Both are beautiful and historic buildings, and are in close proximity to where you will be staying. Not a negative at all, but worth knowing.

Situated on a beautiful working farm, there is ample walking and exploring to be done as soon as you step outside the door. Whether you're looking for a quiet week of R&R or an active holiday exploring the gems of Sussex, this is the perfect escape.

Lodge Cottage is newly renovated in 2022. It has a semi-open plan kitchen dining and living room. The living room has a door which leads out to a small wall courtyard which gets the morning sun. The kitchen diner has large sliding doors which open onto a roof terrace leading to a private, fenced garden. There is also a utility which has a washing machine and tumble dryer and a loo and sink. The bedrooms are downstairs, below ground level, in a sunken courtyard. There is a master bedroom (king size bed) with an en-suite, a second king size bedroom, a twin bedroom and a family bathroom that has a shower over a bath.

There is an electric charging point to charge vehicles - you will be charged for all useage. Please enquire if you wish to use it.

I can provide a highchair, travel cot (bedding not provided), bed guard and stair gate. Please let me know in advance if you require any of these items so I can make sure they are put out for your stay.

Please be aware that for ease of access and to make the most of the local area a car is necessary.

You will have access to the whole property as well as the farm to explore and walk on as you please. I really do recommend a stroll through the fields to the lake which is a 15 minute walk and is very pretty and peaceful on a sunny day. There is also a small private reservoir on the farm, which you are welcome to fish in. The farm also has easy access to the Cuckoo Trail, a 14 mile surfaced path through the Sussex countryside which mostly traffic free and is a safe route for walkers and cyclists of all ages. I will on arrival provide a map of the farm and fields with key walking routes drawn on. Don't forget your wellies during the wetter months!

PLACES OF INTEREST:

EASTBOURNE: 15 minute drive. Eastbourne is famously known as the sunshine coast and having some of the best weather in England. The resort’s must-sees include the rolling South Downs which gently slope down from the national beauty spot Beachy Head to the almost 2 mile long Promenade. Eastbourne hosts the AEGON International Tennis Championship, a tournament which attracts many of the world's top tennis players; Airbourne, Eastbourne's annual free airshow and the biggest seafront airshow in the world as well as West End shows and ballets.

BRIGHTON: 30 minutes by train from Polegate or a 45 minute drive. Considered to be one of the most cosmopolitan cities in Europe, Brighton offers something for every walk of life. Visit the Royal Pavilion, the Brighton Sealife Centre, explore the seaside fun of Brighton Pier, the Brighton Wheel and the famous pebble beach.

LEWES: 30 minute drive or 15 minutes by train from Polegate. Browse the antique shops of the Cliffe, visit the Farmers market on the first Saturday every month pick up some delicious local fare. Pop into Bills for a cuppa or a bite to eat. Have a pint of Harveys, the local brew, and take in some music in one of the many friendly pubs in the area.

THINGS TO DO

GLYNDEBOURNE - 25 minute drive. One of the finest and most celebrated opera houses in the world it delivers performances to some 150,000 people across a summer Festival and the autumn Tour. If you are lucky enough to have tickets then The Coach House offers a perfect place to stay for the occasion.

CHARLESTON TRUST: 20 minute drive. Charleston is a seventeenth century Sussex farmhouse that was the country retreat for the Bloomsbury group. It opens every year between April and November to around 35,000 visitors and runs a public programme of workshops, talks, walks and events as well as two literary Festivals, one in May and a short story festival in September.

PEVENSEY CASTLE: 10 minute drive. With a history stretching back over 16 centuries, it was the landing place of William the Conqueror's army in 1066. Explore the dark dungeons and look out for the ghost of “the Pale Lady of Pevensey”.

HERSTMONCEUX CASTLE GARDENS AND GROUNDS: 20 minute drive. Herstmonceux is renowned for its magnificent moated castle, set amid beautiful parkland and superb Elizabethan gardens. Built originally as a country home in the mid-15th century, Herstmonceux Castle embodies the history of Medieval England and the romance of Renaissance Europe.

WALKING: There are romantic rambles, beachside walks and pub trails for you to enjoy in Sussex. The Romans arrived in the 4th century and built the fortress of Anderida on a peninsula of land which is now the A27. William the Conqueror tried his luck in 1066, and after successfully winning the Battle of Hastings he built Pevensey Castle, which you can visit nearby. The castle is also the starting point for the 1066, 31-mile long country walk. Pevensey enjoys Cinque Port status, along with the towns of Hastings and Rye, and was a haven for smugglers for 200 years during the 18th and 19th century. In Victorian times, the court house was built in Pevensey complete with 2 cells and is said to now be haunted! The beautiful Sovereign Harbour Marina, with its plethora of restaurants, pubs, cafés and a cinema, is within walking distance. Take a boat trip from the marina and visit the iconic chalk cliffs and Beachy Head. There is also the opportunity for golf and fishing locally. Beach 100 yards. Shop, pub and restaurant ½ mile.

This beautiful three-bedroom beach cottage is situated in the perfect location, with 10 metres of private beach and simply breath taking views of The English Channel beyond.

Located in the small coastal town of Pevensey Bay you are just a 10 minute stroll to the local shops, cafes and restaurants. The larger towns of Eastbourne and Bexhill can be reached within a short 15 minute drive.

All though it is hard to look anywhere else this wonderful home isn't just all about the views, the clever open layout and attention to detail has really made this property a comfortable home from home.

The open plan living area benefits from a fully equipped kitchen and breakfast island, a cosy living area with an L-shaped sofa and smart TV. With an added touch of luxury there is a gorgeous piano that sits next to the glass fronted patio doors where you can create an evening song.

The bedrooms have been well furnished with the master bedroom enjoying a king bedroom and a private terrace over looking Pevensey Bay. The second room is a twin room and the third bedroom is a quadruple room with two sets of bunkbeds.

The bathroom has a bath with shower over and all linen and towels are provided (please bring your own beach / swimming towels), for stays of two weeks or more, a second set will be provided.

One well behaved small to medium adult dog which has been spayed / neutered may be permitted at an additional fee, but please discuss with us before booking as this in on a selective basis and the owner requests more information.

Only thing to be aware of are the 6 big lorries and bull dozer going up and down the beach, apparently they are moving a chunk of the beach from one end to the other but they start at about 8.30 in the morning through to about 6pm and they pass by the house about every 40 minutes. You get used to it after a while but it was a bit of a surprise on the 1st morning as we were wondering what the noise was. It didn't detract from our holiday though and the house is beautifully done and fully equipped. Pevensey itself has a lovely bakery, tackle shop, hair and beauty salons, surgery, pharmacy and a well stocked convenience store all within a short walk from the house. The kiosk is also well stocked should you not want to venture too far."

We allow one small/medium house trained dog to stay in the property but we kindly ask that dogs don't go onto the soft furnishings as the cleaner's struggle to get the hair off.

There is a travel cot but you will need to bring your own bedding for the cot.

For guests who may struggle with the internal 12 stairs there is a flat way into the property just a few houses down and along the beach which brings you into the back entrance. The majority of the house is then on one level. Please ask if you require any clarification on access or layout.

Smoking and vaping are not permitted inside the property. If you wish to smoke or vape, please do so outside and ensure that doors and windows are closed to prevent smoke from entering. We appreciate your cooperation in keeping the space fresh and comfortable for all guests.

- "Stayed over the Christmas period, there was plenty of room for five of us and had all the amenities we needed. We were even able to cook a full Christmas meal! The bedrooms were clean and comfortable. The bathroom was spotless with a lovely two headed shower. Plenty in the local area including a little shop and a wonderful pub with good pub grub. Though it is a short drive from attraction such as Eastbourne, we didn't want to roam too far and enjoyed the TV and cosy electric fireplace. There are two external camera's located one at the front and one at the rear of the property pointing towards the access points for security.

Lost keys will be charged at £50.00 each..
Dirty BBQ's will be charged at £25.00 to clean.

There is also a travel cot but you will need to bring your own bedding for the cot.

Eastbourne is bursting with activities. The Beachy Head Story is a new exhibition that allows visitors to enjoy the beautiful landscape of Beachy Head and the South Downs. You can visit theme parks, zoos, find out about the area’s history, discover 1066 castles, museums and excellent art galleries. There are also local vineyards to visit where you can taste delicious wines and other produce and farmers markets. The South Downs National Park offers acres of beautiful scenery and the seaside towns offer outstanding dining and shopping opportunities. Eastbourne’s marina is amazing. It offers brilliant walks around the harbours and a buzzy waterfront complex. The fabulous Towner Art Gallery is transforming its outdoor walls with a large scale colourful geometric mural.

Soaring above Bexhill’s seafront, the De La Warr Pavilion is a modernist masterpiece that feels fresh and contemporary. It was built with thanks to the 9th Earl de la Warr.

Hastings boasts a fascinating history.The town was attacked by the French during the Hundred Years War and in 1377, a second attack all but destroyed the town. The Old Town’s architecture ranges from Medieval to Victorian with one of the oldest buildings, the Court House, being built around 1450. The town boasts many passages and narrow streets known as the twittens, many cafes, bars and restaurants and some excellent shops and art galleries. The Castle, originally built by William the Conqueror, lies in ruins at the top of West Hill and can be visited using the steepest funicular railway in Britain. The Hastings Museum and Art Gallery boasts an exhibition dedicated to American Indians, Grey Owl, an early conservationist who came from Hastings and John Logie Baird who pioneered television in Hastings. Rye, a Medieval citadel huddled against invaders and the sea, is today home to a myriad of art, curiosities and cosy pubs and restaurants. They serve the best that Sussex has to offer. Built on timeless tales and smuggled secrets, Rye offers charm and intrigue with nooks and crannies to explore and distant views across Romney Marsh to enjoy. St Mary’s Church tower is open to the public and offers the best viewpoint to show the warm terracotta roofs of the many timbered houses. These ancient, characterful buildings, cobbled streets and secret passages attract film crews in search of historical settings for period productions. The Rye Castle Museum was originally a bottling factory and now boasts a unique 18th century fire engine as well as relics from the town’s shipbuilding past. The Rye Harbour Nature Reserve has a wonderful network of criss crossing footpaths on the saltmarsh and shingle ridges with fabulous views across to Camber Sands and the cliffs of Hastings Country Park. It is a bird watcher’s paradise with five hides where you can watch the wildlife. You can take boat trips or lessons in windsurfing, dinghy sailing or paddleboarding from Rye Watersports.

Camber Sands is a fabulous beach in the village of Camber. It is the only sand dune system in East Sussex, east of the estuary of the River Rother at Rye Bay, and stretches for three miles to just beyond the Kent border.

Those with an interest in art will enjoy visits to both Charleston House, a home of the Bloomsbury group in Firle, and Farleys Farmhouse near Chiddingly, the former home of the photographer Lee Miller and the surrealist artist Roland Penrose. Both are located within a 30-minute drive of Sunshine House.
