- "One of the best properties we have ever stayed at. Just a lovely, light-filled space with everything you could need and want (including the perfect sofa). Ok, if being really picky, a proper wooden spoon, more black bin bags and enclosure to keep our unpredictable rescue mutts at bay would have been good. . But, no, still the perfect holiday home." - "Everyone loved the cottage and we all found it very comfortable. We particularly loved the outside space which was good both for eating and relaxing. We did, however, have a small problem with a nail sticking up on the wooden floor of the shower room and it was not easy to contact anyone about it (it was a Bank Holiday!). We couldn't locate any tools despite being told there was a hammer in a cupboard. In the end my son managed to bang it down using a stone. Otherwise everything worked well. Minor problems were: there was no teapot and no cafetiere for the coffee; it was not possible to have the grill and the oven on at the same time so restricted what we could cook for five people."

- "The property was perfect for a short break. Our daughter and partner and grandsons wanted to explore the area which we did. We visited Rye, Hastings and Camber Sands and looked around the village of Winchelsea and had a couple of meals at the local pub which serves very good food. We had a very comfortable stay. Very comfortable beds and pillows (very important). Plenty of room in lounge and dining area and well-fitted kitchen. We used the bbq which we had to wash first and handbook stated there would be coals to start us off but there weren't any there. We did have trouble finding a shop that sold them. The garden was well kept it was just a shame about the wind but no rain which was good."

- "Check in was easy and location was good, thise are the only positives. The property is extremely dated and dirty. The furnishings in communal areas were torn, threadbare, stained, dirty and smelly. The carpets were dirty, covered in dog and human hair. There was mould above the shower and dirt and mould under the sink. The areas around the toilets were soiled with rusted old urine splashes. There was mould on one of the bedroom walls.The kitchen cupboard fascias were peeling and the handles all rusted. The property agent did not respond to any of my messages about the poor state of the property and VRBO have not got back to me with the outcome of their investigations into this matter."

The accommodation is all on one level and the property benefits from a large front garden and a completely enclosed, private rear garden and ample parking on the gravel drive. All rooms run off a central hallway. The lounge diner has views over the front garden and is bright and airy, with the addition of ceiling fans for those warm summer evenings. Two distinct areas, a large dining table and chairs as you enter the room, close to the kitchen and a comfy, cosy seating area in the rest of the room. Lots of seating to suit all the family and a good selection of books and DVD’s for the days when you just want to stay indoors. There are four bedrooms, two twin rooms, one at the front and one at the rear of the property. One bunk bed room, with a double bunk below and single above and a small TV. The master bedroom with a super-king, large TV and its own ensuite bathroom with bath, WC & handbasin. All bedrooms are light and airy, have radio’s and have various storage facilities for your stay. There is an additional shower room, with a large shower enclosure, WC & hand basin. The utility room is accessed from the garden and here you will find the washing machine and room to store bicycles if you should so wish.
The enclosed. private rear garden has a permanent BBQ area under a pergola, a raised terrace with dining table and chairs and a lawned area, where your dog can laze or children can play. The large front garden has a small children’s play house and enough space for a badminton game or a kick around with a football. The drive has room for at least four cars.
We except two well behaved dog but do occasional make exceptions, so please ask if you wish to bring more than one.
The property is mobility friendly if you are travelling with someone who has mobility issues.
On arrival you will find a Welcome pack with local produce, so that you can sit and relax and enjoy the goodies.

Sitting on the shores of Winchelsea Beach is Cloudbreak – a new contemporary build, with stunning views of the sea and easy access to the beach. Built by the same owners of the Blue House, this exceptionally styled property will not disappoint.

Turning the house upside down, the open plan living space allows its guests to fully relax in sumptuous luxury on the top floor. This holiday house benefits from the spectacular views of the beach. The balcony stretches the length of the property, floor to ceiling sliding doors allow the outside in and you can watch the world go by!

Attention to detail with top-notch kitchen facilities and stylish furniture encourages you to fully enjoy seaside living. The sitting room boasts a 65″ smart TV with a Sonos soundbar and a super comfy sofa to admire the view. Just off the kitchen, is a snug area. A perfect place for children to hang out and watch their own Netflix or Prime programmes on the 55″ smart TV. You will also find a vast library of DVDs.

The well-equipped kitchen with a Neff double oven, Neff induction hob, microwave and a Nespresso Coffee Machine. There is also top of the range saucepans and baking equipment to cook up a storm.

Games room

The insulated garage on the ground floor is home to the games room. It comes with a full-size table tennis table, a further fridge freezer and is the perfect place to store bikes, surfboards etc.

Beyond the staircase is a further snug room, which is an ideal escape for teenagers. This space also has a utility room with a shower and loo, together with a washing machine and dryer. The snug also leads out onto the enclosed sunken courtyard – with BBQ and outdoor seating via a glass french door. Two extra guests can be accommodated on the large sofa bed, which you will need to add to your booking. Please note, that once the bed is down, access to the bathroom is compromised.

Local area

Whilst staying at Cloudbreak you get to experience the best of the south coast. Set between Rye and Hastings, flanked by Rye Nature Reserve and Fairlight Fire-hills County Park is a stunning walk into Hastings. You can certainly work up an appetite. Luckily Rick Stein hero, Jamie Wickens can provide you with all your culinary meaty (and a few non-meaty) needs and is only a few minutes from the house.
