The Cabin is very spacious and just newly built. You can enjoy sole use of your large patio area including comfy seating and Sole use of the Lazy Spa Hot Tub. Great sea and downland views from both inside and out of the cabin. All the mod cons you would need for a breakaway. Our lodge is fully heated so you will be loverly and warm. The cabin has a double bed plus a sofa bed. We do only allow 2 guests at a time.

We loved it the last time we stayed, and now it’s even better! The beach views from the upstairs living space are spectacular and the house just has a wonderful feeling of serenity and calm with large comfy sofas, where you could spend all day looking out to sea. That coupled with the fact that the house is fully equipped with everything you could want and need - A modern kitchen and large dining space and it’s all tastefully and creatively decorated, with lovely touches like great books, magazines and games. Seaphare is at the start of a beautiful walk towards Seven Sisters, plus many other lovely trails. It’s also an easy 15min walk into Seaford town centre or a 1min walk to the beautiful beach. Pubs, restaurants and shops within a short walk plus Seaford Railway Station a 5 minutes walk. Easy transport train/bus links to Brighton, Eastbourne, Lewes and surrounding villages including the historic village of Alfriston.

- "We spent two nights in the Little Cottage in Seaford, which is ideally located for the cliff top walks leading to Cuckmere Haven and the Seven Sisters’ trail. Whilst the details state it’s a studio, it could be made clearer that the only bed is a sofa bed, as we’ve stayed in VRBO studios before that do have a separate bed. There is also no parking available at the property and the closest on street parking is restricted to one hour, although there are roads with unlimited parking within a five to ten minute walk. The Little Cottage is otherwise well equipped for such a small property and has a useful courtyard space, where we enjoyed morning coffee in the sunshine. We only stayed two days and the property was good value for this length of stay, but the lack of a proper bed might make a longer stay less comfortable. The main problem was the fact I sent emails about two different queries to the manager of the property and did not receive any response or acknowledgment, which sadly let the overall experience down for us."

Balcony unsafe with rail broken which could be a real safety hazard for adults and children/very creased bed-linen, not even ironed pillow cases/bed linen on double bed didn’t smell fresh/curtains hanging off end of rail in places/no toilet roll holders/no bins anywhere except kitchen/no bathmat/ dirty light pull cords in bathroom and downstairs toilet/no towel in downstairs toilet and sink rickety/ no blinds in kitchen for privacy (at night)/the selection of glasses was poor, no basic wine glasses / no instructions provided for TV or strange ‘disco’ style lights, lighting poor and not very cosy. We have stayed in Seaford many times, coming twice a year and this has been the most disappointing accommodation so far. The location is great, good parking but certainly not worth the high price charged, the owner needs to put in quite a lot of work in to justify these costs."

The living room has plenty of seating, including a comfortable sofa, large flat screen tv, radio and old Victorian fireplace, with a electric fire.

In this beautifully decorated 3 storey house, we have prioritised cleanliness and comfort to ensure that our guests will enjoy their time inside just as much as when they are exploring the stunning outdoors environment that Seaford and the South Coast offers.
The decor is neutral, with LED lighting and pine boards in all bedrooms and the living room. There is gas central heating throughout (and a new combi boiler, with NEST control). There is a washing machine in the utility area. Guests can enjoy a 51" smart TV and a small walled back garden with seating. The oven is electric, with a separate gas hob. There is also a built-in fridge-freezer, dishwasher, microwave, coffee bean grinder (for cafetière) and Nespresso machine. Kittiwakes also has speedy Broadband (BT Superfast Fibre 2)

The configuration of beds is flexible, in order to accommodate the needs of most families and groups of travellers. The first bedroom has two Hypnos zip-linked standard size single beds. These can be connected to become one very comfortable six-foot wide bed (as used in many hotels). Please let me know which configuration you would prefer. The second bedroom has an Icon double bed, with a deep mattress topper. The third bedroom has a medium/firm pocket sprung single bed. All bedrooms have black-out blinds to help ensure a good nights sleep. Please note that the first two bedrooms are on the top floor, and the third is on the middle floor, along with the bathroom and living room. The bath is fitted with a rainforest shower, as well as a handheld shower fitting. On the ground floor is a WC and a kitchen (with a small utility area). There is also internal access to the garage.
Towels and beach towels are provided, as is all linen, duvets etc. For guests staying longer than 10 days, I provide a weekly change of bed linen and towels on request (and free of charge). Please ask for details.

In addition to a study table in the lounge, there is a small desk/table in each of the three bedrooms - very useful for guests who need to keep in touch with the office (even on holiday!)

The property has a single garage suitable for storing several bikes, off-road parking for two cars and there is cheap public parking across the road (currently £2 per day).

Cyclists are very welcome, and extra security has been installed for their bikes.

I live in Seaford, and can usually be at the house within a few minutes, should you have any queries. Please also ask if you have any special requirements - I am very happy to help where I can. Families are welcome.

Smoking is not allowed in the house, but is permitted in the garden provided the doors are shut.
There are 4 interlinked smoke detectors and two CO detectors. There is also an independent NEST PROTECT smoke alarm/carbon monoxide detector in the hallway as an extra precaution.
Please note that I am only insured up to 6 guests, so I can't accept a booking of more than this number, including infants.

Other things to note
My neighbours are the nicest people you could meet, and love the fact that people from around the world come to stay. However, please respect their need for sleep and avoid too much noise after 10pm.
Also, please note that this is a three-storey house, with two of the three bedrooms being on the top floor, so people who have difficulty with stairs may find this unsuitable, particularly in view of fire safety considerations.
Heating is set via NEST. The daytime (7am to 10pm) temperature is set to 20 degrees, but can be varied up to 21 degrees as preferred. During the warm summer period, you may find the heating switched off, but can be turned back on if requested. In order to keep energy bills down, please avoid leaving the windows open when the heating is on.
For families with young children, I provide two stair gates, which you will find in the garage, for you to fit where you choose. Please make sure that they are securely fitted to your satisfaction.
The property is NOT suitable for charging of electric vehicles, as this would be a fire risk. We have no safe sockets for this at the current time. Please let me know if you intend to bring an electric vehicle, and I will give you directions to the nearest charging point. Following a fire risk assessment, we do not allow electric bikes or electric scooters inside the property.
I'm so sorry, but in order to accommodate guests with allergies, I regret that I can't make exceptions to the 'no pet' policy.

The décor was excellent, so warm and welcoming, and most important--comfortable. Kittiwakes was in perfect condition with excellent notes to make our stay so easy! We could watch the sea from the 1st and 2nd floors that added to the magic of Seaford.The private garden was wonderful; it made enjoying a cup of tea with a croissant another bonus. The neighborhood was quiet and the passersby respectfully of those around them.Another huge bonus was Morrison's grocery store so incredibly close. It was great being able to pop across the street for anything we might want. There are so many wonderful restaurants and take-aways that the hardest part was deciding which one to choose.Now for the cherry on top of all the fantastic things about Kittiwakes is Catherine!! The owner was an absolute jewel to communicate with and I sincerely feel like we have a new friend in Seaford! She was everything a visitor hopes for in a owner and then some! Catherine is outstanding!!Kittiwakes is the only home we will stay at in Seaford for our future visits.
