The property Anticopozzo is made up of two typical barns, recently restored with great care and equipped with every comfort, with a total surface of 200 sq.m. with 2 double and 2 twin bedrooms plus a double sofa bed and 4 bathrooms, for a total of 10 people. Perfect for 2 families, it offers common space to stay together, a swimming pool and a terrace with gazebo, plus private areas. Both apartments have central heating, air conditioning, satellite TV and free WiFi Internet connection.

External Area and Swimming Pool
The external area is made up of a 700 sq. m. garden, completely fenced, which surrounds the house on three sides. The private swimming pool is 7 metres by 4 with a depth of 0.8-1.6 metres and is in front of one of the barns. The other barn has a large panoramic terrace with gazebo and a table, chairs, wood oven and stone barbecue for outdoor meals and relaxing moments.

Both structures have been carefully restored and are complete with every kind of luxury. Leading down to the lower floor are six steps; here you will find one double bedroom, one twin bedded room (beds can be joined) with outdoor access.

- "We home-based here for a week following our initial stay in Florence. For us (2 American retirees in our late-ish 50s & 60s), the apartment was a perfect spot to both watch life go by, and to be able to quickly and easily slip out and join in (or at least get a closer look). It's in a working class area with the charm of older, narrow streets and muliple small piazzas where the community interacts daily (and nightly). You can sit on a bench or step and steep in the comings and goings and genuine warmth and affection these neighbors and families have for each other. Lots of eating options and a grocery very close, and very convienient to train station. If you need some down time, you can relax inside, cook if you want, etc., but still be able to hear the sounds of piazza life if you open the windows. Apt itself had everything we needed for a comfortable stay. Colors are cheery, with fun touches everwhere. All the varying tile surfaces in the bathroom were particularly memorable. Kitchen was great--compact, funtional little European-style area that we enjoyed using. And loved that stove-top espresso maker! Stefan met us at the train station, walked us to and through the place, thoughtfully provided us with a bottle of water in the fridge, and checked in (via message) a couple of times during our week there to see that all was well. All-in-all, a super experience in a unique apartment."

THE PROPERTY
The landscape surrounding the little hamlet of Gavignano is completely quiet and unspoiled, making a perfect setting for a country holiday, ideal for gentle walks and picnics. The towers of S. Gimignano are just visible across the valley. Podere OLiveta which translates as 'Olive grove Farm' consists of 5 different apartments which enjoy a pretty location up in the hills. Podere Oliveta is located in a certified carbon neutral area that means no air pollution . Each apartment has its own independent entrance and own garden area with barbecue. Much careful thought has gone into decoration, furnishing and ensuring the apartments are equipped down to the last detail. There is a swimming pool surrounded by a sun terrace which has stunning views overlooking the rolling olive clad hills, the sprinkling of cypresses trees and the majestic towers of S. Gimignano in the distance. Local wine and olive oil can be bought nearby.

Podere Oliveta is a good choice for exploring central Tuscany. The main attractions of the region can be reached very easily. The highway which connects Florence to Siena is only 3 km distant. And the villa's location only 3 km from the railway station of Poggibonsi is a good base to visit Florence and Siena even without a car: You can park your car in Poggibonsi (free parking behind the railway station) and take the train in both directions. During the week, trains to Florence/Siena and back go regularly (approx. every 1. hour). The train ride takes about 30 minutes to Siena and 1. hour to Florence. In Florence the train will take you to the main train station which is right in the centre of Florence - it is just a short walk from the station 'Santa Maria Novella' to the Cathedral or the Uffizi. In Siena the railway station is located approx. 1 km from centre, and you may have to take a bus to reach the old town on top of the hill or take the escalator.

- "If you love Tuscany and Italy, this is the place to be. A wonderful location and the aprtment itself is cosy and offers everything a good vacation needs. All the major Tuscany attractions can be found easily and Fabio is a good guide to tell more places worth to visit. We spent six days there and enjoyed every one of them. THE PROPERTY
The landscape surrounding the little hamlet of Gavignano is completely quiet and unspoiled, making a perfect setting for a country holiday, ideal for gentle walks and picnics. The towers of S. Gimignano are just visible across the valley. Podere OLiveta which translates as 'Olive grove Farm' consists of 5 different apartments which enjoy a pretty location up in the hills. Podere Oliveta is located in a certified carbon neutral area that means no air pollution . Each apartment has its own independent entrance and own garden area with barbecue. Much careful thought has gone into decoration, furnishing and ensuring the apartments are equipped down to the last detail. There is a swimming pool surrounded by a sun terrace which has stunning views overlooking the rolling olive clad hills, the sprinkling of cypresses trees and the majestic towers of S. Gimignano in the distance. Local wine and olive oil can be bought nearby.

Podere Oliveta is a good choice for exploring central Tuscany. The main attractions of the region can be reached very easily. The highway which connects Florence to Siena is only 3 km distant. And the villa's location only 3 km from the railway station of Poggibonsi is a good base to visit Florence and Siena even without a car: You can park your car in Poggibonsi (free parking behind the railway station) and take the train in both directions. During the week, trains to Florence/Siena and back go regularly (approx. every 1. hour). The train ride takes about 30 minutes to Siena and 1. hour to Florence. In Florence the train will take you to the main train station which is right in the centre of Florence - it is just a short walk from the station 'Santa Maria Novella' to the Cathedral or the Uffizi. In Siena the railway station is located approx. 1 km from centre, and you may have to take a bus to reach the old town on top of the hill or take the escalator.

A little hallway opens into the double bedroom with pretty prints and good traditional furniture, (the keynote is green); and into a good shower room. - "Spotless unit with a panoramic view nestled amongst olive groves with all the necessities for a relaxing country stay. Minutes away from Chianti vineyards and wineries by car. If so inclined, you can make the 30 minute walk to Poggibonsi for coffee and pastries or to buy a traditional beefsteak Florentine that you can grill back at the property on the unit's outdoor grill. Fabio and Maria are the most pleasent host and hostest." - "Total peace and quiet in the middle of beautiful Tuscany. Fabio was a font of local knowledge, very helpful. The apartment was very well appointed with everything we could need for our stay and beautifully decorated with Tuscan charm. - "10 of us ages ranging from 11 to 63 had a fantastic week. The accommodation and facilities were superb. We enjoyed using the pizza oven, the barbecue and ,of course, the pool. The views were magnificent and the owners were very helpful. We are now planning our return visit.The local town has supermarkets, bakeries and an excellent gelateria. It is rare to find a villa with 6 double bedrooms each with an en-suite bathroom. This enabled 4 couple and 3 children to sleep harmoniously. The kitchen facilities enabled us to cook together every day. The sitting areas were very comfortable. The villa is well situated for visits to Florence and Siena as well as the smaller Tuscan towns. The villa was very clean when we arrived. We arranged a clean halfway through our week, and the cleaning team were delightful. The pool was ideal for a family with a good shallow end. There were plenty of loungers and a good shaded area with a table. Every morning the owner's team were cleaning the pool and the surrounding areas. Nothing was too much trouble for them."

- "We had a wonderful week at Tenuta Il Tresto. I wanted to stay in Tuscany but preferred not to drive. I chose Poggibonsi as a central town to many others from which we could travel to by bus or train. This worked very well, however I must say my friend and I are walkers. Tenuta Il Tresto is about 30 minutes walk from the train station, and is on a hill so going down was easier. It is fine if you have a car and the roads were good and the traffic not nearly as bad as I experienced on the coast in Italy previously. Our stay was fantastic. Host Gabriel collected us from the train station and showed us around. The apartment is rustic, not high on mod-cons, but has everything you need. Two spacious double bedrooms, a living area, bathroom and a kitchen where we cooked on a few nights. Breakfast was offered in the dining room in another building which was beautiful. A buffet continental breakfast, and the lovely Nicoletta made omelettes to order, and great coffee. We had this a few mornings. We also had a lovely dinner there on our first night which can be done by arrangement. Laundry facilities are available for a small charge. The grounds are beautiful, everything I dreamed of in a Tuscan property – various old buildings set amongst gorgeous gardens, vineyards, olive trees, fruit trees and a pool. We travelled to Florence, Siena, San Gimignano and Monteriggioni, all day trips by train or bus, or could be done by car. The town of Poggibonsi, despite being bombed during World War 2, still retains some of its old buildings, and was good to walk around. Gabriel and Nicoletta were very friendly and welcoming hosts. (We didn’t meet Martina).Gabriel took us back to the train station when we left, dropped us at a restaurant one night when we couldn’t get a taxi – and if you need one try Gianni on 0039 339 4497 423 – a very helpful taxi driver who spoke English. Also Marco 0039 339 899 8667. We dined out in Poggibonsi twice – one night we tried to go to Osteria da Camillo, which was recommended to us, but it was closed so we went to the bar/restaurant opposite it. I can’t remember its name but it was very nice. We also had an amazing night at Al Cassero Osteria which is set in a castle on a hill. The food was fantastic, the staff so friendly and helpful, great views – our best meal while we were away- very special. I highly recommend Tenuta Il Tresto. We did not want to leave."

- "We really loved our stay and I highly recommend this place for larger groups who still need some privacy. There are a few finishing touches that can be improved but all in all excellent. Got really great meals from chef Virna and owner Natale was quick to respond as well as others. In terms of location this is extremely calm even if there a large house behind the property. But orientation is opposite to the complex. Villa Belvedere has been carefully restored not long ago, mixing the traditional aspects of a Tuscan country house with new materials and light colours. The bathrooms, all different from each other, are original and practical. The main house is on two floors. On the ground floor you will find a living room with fireplace, the modern, fully equipped kitchen, the dining room with a large table for 12 people, a double bedroom with bathroom with shower (suitable for disabled persons), a small bathroom.
A staircase leads to the first floor, where you will immediately notice the wood flooring, with two double bedrooms each with bathroom with bathtub, a bedroom with two beds with bathroom with shower, a bedroom with bathroom with shower which is also accessible from the ancient outdoor staircase.
The annex has an interesting structure and is spacious and bright, with large windows without curtains which make it feel like a large indoor garden. The ground floor has a living room with fireplace and the dining room. Five steps down take you to the equipped kitchen and a bathroom with shower. The first floor is a loft above the living room which has a large double bed in the middle, while on the other side of a partition, there is a bathroom with a bathtub with hydromassage and underwater lighting. The windows are typical of an ancient barn and let light enter, but you can’t face them and they can’t be seen from outside. This is ideal for those who like being woken by sunlight.

This splendid villa is on a hill in Chianti and is part of a large farm which produces excellent, well-known wines. All around are olive groves and vineyards which creating a beautiful view. The villa is isolated from the main part of the farm and is perfect for admiring the surrounding panorama.

Villa La Coccola is a seductive farmhouse whose oldest part dates back to the mid-700s.

Leaning against a terraced ground with a marked line of limestone blocks facing the pool area and the pool house - a combination giving strong character to the property - Villa La Coccola welcomes guests immediately showing itself for what it is ... a beautiful refuge for those seeking relaxation and tranquility.
The upper area looks like a balcony on the hills that slope down into the underlying valley boasting a 180 degrees view over this characteristic part of Tuscany, to admire, maybe at sunset, enjoying a glass of wine by the pool.
The large yard facing the pool house has several seats suitable for resting, having a conversation or reading a book.
The pool in travertine and ceramic tiles surrounded by a larch wood platform, has an elongated, strict and narrow shape, reminiscent of the ancient tanks where the farm animals were watered. The water is salty, has two hydrojets and can be heated upon request (supplement to be paid on spot), thus allowing guests to enjoy the pool even in colder months (closed from November to March included).
Villa La Coccola consists of two units: the pool house and the main building.
The pool house is an open space obtained from the restoration of an old barn, on the ground floor there is a fully equipped kitchen (big refrigerator with freezer, stove with 5 burners, microwave oven, dishwasher, kettle, tiny wine-cellar, mixer, coffee-makers, toaster) and on the mezzanine there is a living area with satellite TV. The patio is equipped with table and chairs for open air meals right in front of the pool, thus enjoying the atmosphere and the beauty of the surrounding landscape.
On the ground floor of the farmhouse there is a large open space with a living area, a second fully equipped kitchen (refrigerator, stove with 5 hobs, oven, dishwasher, coffee maker) and a dining area for meals indoor. Beyond the living room there is a passage room with a toilet. Still on the ground floor there is a laundry room with washing machine and dryer.
On the upper floor, there are 3 finely furnished double bedrooms (two of which with detachable king-size beds, the master bedroom and the violet one) each one distinguished by style and colors, all with ensuite bathrooms with shower and air conditioning. The master bedroom has a passage room with a single sofa bed, it can therefore accommodate 3 persons. Thanks to the terraced ground, the bedrooms have direct access to the rear side of the farmhouse with the pool area, that can be reached climbing a few steps. A fourth bedroom is located in the turret in front of the farmyard, has private access and is also equipped with air conditioning and ensuite bathroom with shower.
Outdoor areas are embellished with flowers, bushes, medicinal plants and trees.
Guests have a barbecue at their disposal and at the entrance, beyond the automatic gate, they will find a large car park where they can park their cars and reach the villa with a pleasant walk.
The typical Tuscan landscape surround the property, made of vineyards, olive groves, cypresses, woods, farming estates, hamlets.
The villa is a few minutes away from the town center of Poggibonsi with all kinds of shops and supermarkets, dine in one of the many restaurants and admire the magnificence of the Medici walls of the Poggio Imperiale Fortress, the most important one built by Lorenzo Il Magnifico, from where one can enjoy the spectacular landscape of the Chianti hills.
Villa la Coccola is also an excellent base for visiting Tuscany. In a short time you can reach S.Gimignano, Volterra, Siena, Florence, the Chianti, the Val D’Orcia, Pisa, Lucca and the coast, all the beauties of Tuscany within easy reach.

The living area can be heated by pellet stove (extra cost for pellet). Extra cost for GPL heating € 100,00 per day.

During the last week of July and the first 2 weeks of August there is a village festival on the hill above and sometimes live music is heard in the evening.
