- "My husband and I booked a weekend trip with a group of friends, and all wished we stayed another day or two! The views in the house were stunning… truly breathtaking to wake up to. I honestly would be content grabbing a book from the office library and taking it in with the scenery all weekend. There were so many places I wanted to have my morning cup of coffee! Aside from the views, the house itself was beautiful! The drive in from Maryland was scenic through Route 28 to the Berlin Turnpike (great way to avoid tolls). The rooms and bathrooms were well kept, clean, and thoughtfully arranged. The bathrooms conveniently had shampoo, conditioner, body wash, and a blow dryer. Our friends agreed the beds were comfortable and we all appreciated having a luggage rack in each room. Convenient to the house were a few wineries. Stone Tower, Green Hill and Blue Ridge were worth seeing but having the Walsh Family Winery just 5 minutes up the street was a a charming and pleasant treat! We enjoyed Bia Kitchen, Magnolias, West End Bar & Pub, Monks BBQ and Tipped Cow Creamery, which were all within an 8-minute drive. There’re apparently some great brick oven pizza places, which we’ll bookmark for next time. The fall must be gorgeous at Wynnwood, we’re already trying to coordinate schedules to come back! Hands down, one of the best stays I’ve ever had at a rental! "

Communication with the owner was awesome! He stayed in contact with us if we had any questions. The Cottage is a completely renovated 19th century post and beam wagon barn boasting a wonderful open floor plan with wood and stone tile floors throughout. The main floor has a fully equipped kitchen for guests, a bathroom with shower, and a spacious sitting area with WIFI and a large flat screen smart TV. The large loft bedroom features a queen size bed. Up to two additional guests from the same booking party can be accommodated on a very comfortable queen sleeper sofa in the main living area (no children under 10 years old). In all there are over 1,000 square feet of pure privacy.
Guests will be treated to spectacular western views of the Blue Ridge Mountains, particularly at sunset. Open a window and fall asleep to the sounds of cattle grazing or the call of spring peepers. Enjoy the unfiltered night sky filled with stars and lightning bugs. Take in the wetland that runs through our property providing additional treats from Mother Nature including bald eagles, great herons, hawks, Canadian geese, and red foxes (after all, this is Virginia hunt country). Dunthorpe Farm is more that just a cottage B & B. It is the restored 1790's farm of Kelly and Philip Foltman, and includes Dr. Foltman's veterinary practice and several personal horses. They also share their home with two cats and two dogs which guests are asked to enjoy en lieu of bringing their own pets. The cottage is not suitable for children under 10 years of age.

- "For our girls weekend, we stayed at Anny’s Farm House. The house was perfect. The kitchen and TV area was like one big room, large and yet cozy so that we could all be together. The porch right off of this room was a wonderful gathering spot to enjoy our morning coffee, look out onto the beautiful fields and even got a visit from the horses. All of the bedrooms were spacious with comfortable beds and handsome furnishings. Steve was a wonderful host. Friendly, knowledgeable, and helpful. Ramble through quaint Purcellville, pass farmland and mountain views and you will come to our quiet and beautiful Highland Home. It is tucked back in the middle of a cow farm with rolling hill views and cattle grazing. Sit on the expansive deck or at the large kitchen table with a cup of hot tea or coffee made from our hot beverage bar(teas imported from London) and gaze at the large oaks and cows grazing on the hillside. It is peace at its best. Step out front and watch the sunset over the distant mountains and then once night falls watch the night sky. The stars are so bright because of the lack of city lights.
The kitchen is stocked for all your cooking needs. Towels, linens, toilet paper, paper towels, shampoo, conditioner, bath gel, laundry soap, dish soap, napkins, and kitchen towels are all provided. There are three charming bedrooms on the first floor and two full bathrooms. The master has a walk in shower and tv. The bottom floor has a bedroom with a king bed and attached bathroom with walk in shower. All of the bedrooms have closets and fans.
There is a living room on each level with large tv's and seating. In the bottom level living area, you can find a foosball table, drink machine, a double bed, desk and chair, board games and children's toys. The laundry room is on the bottom level.
Outside you will find a woodburning stove, chairs, firewood and iron pot. The iron pot is for you to warm your beverage, stew, or soup and have an outside picnic. If you keep the doors open to the woodburning stove, you can make smores, roast hotdogs and toast marshmallows while sitting around the rip roaring fire. This is a wonderful way to make memories!!

Kitchen:
The home is equipped like a quality time share with full kitchen privileges with all the pots, pans, dishes, silverware and spices you could want to enjoy the best meals possible. We have a full coffee station with coffee maker and Keurig to enjoy your favorite beverages. A complete updated KitchenAid appliances refrig/freezer to use as you desire as well as a double oven, dishwasher, microwave and 5 burner gas stove. With over 200s/f of amazing granite allows you a large space to eat and entertain for at least 12 people at the same time.
Diningroom: Offers dining for that special occasion which offers a full set of china for up to 12 guest. The dining room seat up to 8 but the over flow guest will have an even more enjoyable time with the island areas that can seat 12 more. (If you use the formal dining dishes wash after using)

Laundry: A new updated washer and dryer to use as you need with iron & ironing board to use as you need.

Bedrooms: include fresh sheets, and ample towels, extra pillows, blankets as needed, all rooms have queen or king size beds except Library has pullout queen sofa bed, and a few rooms have additional twin size beds.

- "My family and I just spent a very long weekend at this property. We found there was plenty of space. The kitchen was well appointed—everything we wanted was there. There were enough sofas for each of us to have two to ourselves! The grounds are beautiful and we enjoyed watching the deer frolic about. We did note there were some items that could use some TLC to make the property really shine, but we didn’t let it affect our stay. Finally, Paul was very responsive and a pleasure to work with."

LODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed within 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.

AGE 30 OR OLDER TO BOOK: The guest booking the property must be 30 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.

QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.

Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.

NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.

NUMBER OF GUESTS: It is important to have the correct number of guests on the reservation, so please update accordingly if the number changes after you first book. The septic plumbing cannot handle more than 10 people at once. Only registered guests are allowed to use the home, day or night, and at no time may the number of people at the property exceed 10. Above 8 guests, a fee of $25 per guest per night applies.

ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.

POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.

NO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)

SNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are highly recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.

POOL SEASON: The pool is open from the beginning of May through the end of September. The pool is not heated. A pool technician comes weekly to balance and clean the pool, but between these weekly services it may be necessary for guests to use the skimmer net to clear the pool of leaves and/or to add water from the hose if the water level becomes too low.

WORKING FARM STAY: This is a stay on a working vineyard. The entire house and adjacent outdoor areas (e.g. the pool, the outdoor fireplace, etc.) are completely yours and we strive to offer as much privacy as we can. However, you may see people coming and going on other areas of the property as they work the surrounding land. You may also hear some farm equipment during normal working hours.

BUGS: This is a farm stay--that means there may be lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.

OUTDOOR PIZZA OVEN: There is a masonry-built outdoor pizza oven next to the outdoor fireplace. You are welcome to use the pizza oven. However, unless you already have experience using outdoor pizza ovens you may not want to try it here. Cooking pizzas in an outdoor oven is a hard skill to master!

SLOW WIFI: High speed wifi is not available in this area, unfortunately. Wifi speeds are typically 8-12 Mbps, enough to browse the web, email, and maybe stream one video at a time. Guests may have difficulty videoconferencing.

POOR CELL SERVICE: Cell service at and near the property is not good. AT&T seems to have a slightly better connection than Verizon, but no carrier has good service in this area. Enabling wifi calling makes it possible to take calls from the house, but the wifi is not very strong either (see above).

NO SMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.

SHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.

WAIVER OF LIABILITY FOR USE OF THE POOL: By using the pool you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur in or around the pool, regardless of whether injuries are caused by negligence.

SEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.

NO FIREWORKS: Fireworks are not allowed.

NO FIREARMS: Guests may not bring firearms or ammunition inside the house.

NO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

We used the house to get our bridal party ready for the wedding and it was just the perfect location! There are so many interesting decorative pieces and so many interesting rooms! The property is just beautiful! The hosts are quite responsive as well as far as communication. Beware The service is spotty around the home so make sure you have written down directions - that’s Purcellville though 😄 We had a wonderful stay and would highly recommend!!!"
