The home was completed in 2020 and has three levels. This unit consists of the 2nd and 3rd levels and has a separate entrance.

Off street parking. EV (Tesla) plug-in on site. Very large backyard with a fire pit and is close to Bridge St and walking trails.

The main floor (2nd level) is a large open floor space. Dining room (table holds 8) and bar faces the backyard. Kitchen and seated island separate the space to the living room and working desk.

All three bedrooms are on the top floor. Master bedroom overlooks the backyard, has in-suite bathroom with walk-in shower for guest to use. Queen bed.

Second and third BRs share hallway accessed bathroom with step in tub/shower. Queen bed BR has accessible closet, Two twin bed BR has accessible closet.

W/D are located on third floor as well.

Large backyard with fire pit and gas grill for bbq’ing.

This is a three floor unit where the bottom floor is separated from the top two. Guests will access the unit through the front door and up the stairs. It is a private entrance. Owner resides in bottom unit two days per week and accesses via the driveway entrance. This may require parking coordination if the guest arrives with multiple vehicles.

It is located in North Phoenixeville on a dead end street. It is an adjoined townhouse but not in a development.

Note: we are located near an active train track so please consider when inquiring.

Most walk the tracks to cut down time to get to Bridge St but walking the road takes about 15 min, 2 min drive.

Please note that the unit is located near active freight railroad tracks. Our three generation family lived in the space throughout the summer and had no issues and I`m a light sleeper. I wouldn`t recommend sleeping with windows open during summer months unless you`re a particularly sound sleeper.
No shoes are allowed beyond the foyer/entryway of the home.

Towels and linens should be removed and placed in/near washing machine upon checkout.

Dishes should be placed in washer and turned on upon checkout.

Remove all food from refrigerator.

Remove garbage and recyclables from bins and place in cans outside.

There is a private driveway for off-street parking but please note that the owner may be onsite two (2) days/evenings during the work week at the bottom floor unit. This may require parking coordination if the guest arrives with multiple vehicles.

The home is minutes away from downtown with its stores, boutiques, and restaurants. It is convenient to Valley Forge and not far from Lancaster, or other areas of interest. During our stay we had a question, and we found the owners very helpful. We loved and enjoyed our vacation time in this home and would rent it again!"

We visited for a birthday celebration, and the rest of the traveling attendees could not believe we snagged a place directly across the street from the party. The home is decorated in a classic Craftsman style with Mission style furniture and stain glass panels casting light into the living room and kitchen.

The kitchen has stainless steel appliances with a dishwasher. And is stocked with the kitchen supplies needed to make a wonderful dinner. Including an air fryer.

There is a Cathedral ceiling living room with a brick remote controlled electric fireplace. A Large Flat Screen TV is mounted above. No cable but there is WIFI and streaming.

The dining room will seat 6 for dinner or games.

Outside the sliding door you will find a large vinyl deck with a pergola and a weber grille. The rear of the house has a southern exposure and a beautiful view of the mountain behind. There is a large rear yard for playing yard games. Bring your own.

On the main floor there are three bedrooms.

There is a hall bath with a shower and a stacking washer and dryer.

In rear of the property there is 160 feet of waterfront at the base of Spring Mountain. The home and garage is not in flood plane.

On the opposite side of our property is the well known Perkiomen Walking Trail. A great place to walk, hike or bike. The trail is approx. 22 miles in length and connects to the rails to trails system through out the state and into Philadelphia. The Spring Mountain Trail head is a quarter mile away at the end of Spring Mount Road. You can stay on the flat gravel section for approx. six miles and explore the beautiful Greenlane Reservoir and State Park. There are places to rent horses around Greenlane. Or head over the mountain by foot or bike. It is a challenging trail in that section. Hiking opportunities abound.

Explore Spring Mountain for landmarks like kettle rock where the Indians ground corn or the remnants of the copper mines of old.

In the fall into winter months you may ski at the Spring Mountain Ski Area. The Ski Lodge is approx. one mile from the property.
Enjoy other activities held on the slope by Spring Mountain Adventure Sports. ( Please be sure to check with the lodge to see what is being offered. And the Cabin Craft website for rentals and music events.

If your visiting in October you may participate in "Scream Mountain" when the Lodge and Mountain is changed into a Haunted Halloween Event" with Hayrides through the haunted woods. They are building a skating rink as well.

You are welcome to bring sports equipment ( no motorized vehicles). All outdoor activities are at your own risk.

Or if you would rather rent your equipment a rental company is located about a half mile from the home. If you are visiting in August. Be sure to check out the Wonderful Philadelphia Folk Festival which is usually the third weekend in August and are into their 50th year. About 30,000 people attend and it is a camping event as well as numerous concerts all weekend long.

If you are a history buff and would like to explore some local places Pennypacker Mansion and Park is only a few miles away. One of the sites where George Washington camped during the revolutionary war. Several times a year there are reenactments and activities going on at the County own site. ( please look up Montgomery County Parks and Recreation for more information) We are about a half hour drive from the Historic Valley Forge Park or the James Audubon house in Audubon, Pa.

If you would rather explore the place where the United States started you may want to venture into Philadelphia ( we are about a 35 mile drive west of Philadelphia). Famous for many historic places as well as some of the finest museums in the world. The Liberty Bell, Independence Hall and the birthplace of our United States Constitution.

Have your picture taken on the Art Museum steps while in Philly next to the Rocky Statue. If you would rather take a train into the city and leave your car parked you can check out the Septa Schedules leaving from stations such as Lansdale, North Wales, or the Norristown Transportation Center. (All within a reasonable drive). When you get to Philadelphia the Philly Flash and many means of transportation are available.

Don't forget to visit Penn's Landing for concerts and fireworks through out the year. Local parks offer free concerts throughout the summer.

For close to home shopping we also have the Philadelphia Premium Outlets located in Sanatoga Pa. Approx. 7 miles away. Or the Providence Town Center in the Wegman's shopping Center, Collegeville, Pa.
King of Prussia Mall is also within a half hours drive.

PARKING:

There is street parking available on our one-way street, often in front of the house or nearby, but not always. If parking in front of the house is unavailable, you can usually find parking within a block of the AirBnB.

INSIDE:

When you walk into PhoenixVilla, you’ll be greeted with large beautiful black and white photographs of the town (taken by us!) A big, comfortable sectional with deep cushions and soft pillows faces toward a Smart TV with access to Netflix, Prime Video, Youtube TV, Disney+, and more (bring your login!). There is also a two-person counter height dining set which can be used as a workspace or for additional seating to the main dining area. Check out the coat closet with lots of games available!

Step up to the fully stocked eat-in kitchen with stunning gray granite countertops. Appliances include dishwasher, gas stove and oven, fridge and freezer with filtered water line, microwave, toaster, and there’s also two types of coffee experiences (drip or Keurig). Don’t forget to leave your mark on the giant chalkboard wall in the Kitchen – **Tell us where you’re visiting from!**

We also stock salt, pepper, and cooking oil. Additionally, the kitchen is well-equipped with everything you need to whip up a great meal - utensils, pots, pans, baking sheets, good knives, and much more! The dining room table has room to comfortably seat six people, while the raised table in the Living Room has space for two more – to make certain there is casual and dining space for the eight guest occupancy at the AirBnB.

Walk into the hallway and you’ll find a FULL bathroom with a shower with tub plus a beautiful skylight. It’s stocked with all the comforts of home - fluffy towels, tissues, toilet paper, shampoo, conditioner and body wash. Continue on the original hardwood floors and 3 bedrooms await you!

Bedroom #1 has a king-sized bed with all new bedding, a cozy navy blue accent wall, and lights that give off a peaceful glow. Check the closet, where you’ll find lots of room for clothing and a luggage tray to put your bag on. There is a dresser to store clothes and a long mirror. Additionally you’ll find room darkening curtains for a comfortable night’s sleep.

Bedroom #2 has two bunk beds, each sporting two twin-sized beds (4 beds total) with new bedding, dresser, and a pack-n-play in the closet.

Walk down the staircase in the rear of the house to Bedroom #3. Note that our home is from 1900 so the stairway is rather thin and low so please watch your head.

Bedroom #3 has a queen bed with all new bedding, as well as a dedicated workspace with a comfy chair. There is a dresser to store clothes and a long mirror. You’ll also find a FULL bathroom attached with a pedestal sink and standard shower stall. You’ll also have an LG front-load washer & dryer tower for laundry.

Walk out of bedroom #3 and enjoy your fenced, private courtyard with patio adorned with string lights for added ambience. Outside, there is a picnic table for eight as well as a smaller round table and two chairs. Enjoy the propane gas grill for those grill masters! The courtyard is the perfect place to relax and make memories after a long day!

This charming house has forced air heating and cooling in all rooms with a Nest Smart thermostat in the main hallway.

- The Skippack Hiking/Biking Trail runs right pass the back deck by 20 ft. The trail traverses a township of the same name in eastern Pennsylvania, about 40 miles northwest of Philadelphia. Its western end connects to the Perkiomen Trail, a 19-mile north-south route from Green Lane to Oaks. From there, the pathway follows the Perkiomen Creek for its first half mile before heading east past a residential area. Here, you'll head up a large hill, under a set of power lines.

At about mile 2 from the Perkiomen Trail, the Skippack Trail splits; one branch goes north to the picturesque Village of Skippack. The trail's eastern end offers wide open landscapes and ends near Evansburg State Park, a scenic recreational area bisected by Skippack Creek.
