There is also a renter contributed wet bar available to compliment your cooking. Outside we have an outdoor gas grill and gardens for you to help yourself to with a variety of two dozen different kinds of seasonal fresh herbs, fruit and vegetables. We have several bikes for your use, two beach cruisers, one vintage rat bike cruiser and a Schwinn tandem. For the beach there are beach chairs, umbrellas, coolers, beach bags and beach towels.

The bottom floor has an open room design connecting the sun room, dining room, living room, bar and newly remodeled kitchen. Reclaimed barn wood is used on most of the walls with 12 foot high ceiling in the living and dining rooms. . The master bedroom and bathroom are also downstairs at the back of the house away from the street. By the back door are the laundry room and pantry.
The Master bedroom has a queen sized bed, mid-century dressers, closet, sliding glass door to a private porch, ceiling fan and a ceiling dropdown flat screen T.V. The newly remodeled downstairs bathroom has a real beach feel with stone and tile walls, glass shower and aromatic steam room.
Upstairs there is the second bedroom with full size bed, vintage dressers and closet in addition to the loft with office, sofa bed, more closets, T.V. area and sliding door to private balcony with outside steps down to the deck below. Between the loft and bedroom is a large full bathroom.
The decks and gardens are relaxing and large enough for a variety of "feels". There is music, lighting, several chairs and benches, umbrella table and a long reclaimed 19th century butchers block table.
We have off-street parking on the driveway with a converted carriage house for storage of fishing and surf gear.

This cottage is close enough to the beach that you will walk back for a drink or to use the bathroom! When we had infants the convenience to walk back to change a diaper or get a fresh bottle was the best thing about it. You will love the cedar outdoor shower, the classic pine floors, the under-counter ice machine, central air, and stainless steel grill, and outdoor deck that catches the last of the setting sun. A "Shore Thing” is a 2-bedroom, 2 bed and 1 sleeper sofa, 1 bathroom home that sleeps 6 and is one level. The space is designed and perfect for families and couples looking to enjoy their time together in this wonderful shore town!

This newer home features central air & heat (a must at the shore!), an in-unit washer & dryer, quartz countertops, Verizon FIOS top package Internet and Wi-Fi, a 47’ Samsung smart TV, and keyless entry with your own unique access code to ensure safety and privacy. A full paver patio with six chairs and an umbrella out back is the perfect place to hang out, grill, eat and unwind after a long beach day with loved ones, friends, and family.

Each bedroom, one Queen and one Full, is equipped with a closet, nightstand(s), linens, blankets, etc. If staying with 6 guests, a queen-sized pull-out mattress is available in the office.

There is a private remote working space in the office with a raised desk and stool and bright natural lighting. Convenient access to the patio is available from this space if you need to take a break and get some fresh air and ocean sounds before hopping on your next call!

Home is in the perfect location in a beautiful, quiet neighborhood on 15th Ave with a quick walk to the Belmar beach and all of the must-see local fair.

Other sights and activities include the city of Asbury Park, Spring Lake Theater, kayaking, surfing, paddle boarding, jet skiing, boating, whale watching, etc. Bike and water-sport rentals are all local as well and within reach.

Please note that Belmar beach is one of the best surfing and paddle boarding spots at the Jersey Shore so make sure to check it out while you’re in town!

There is a cute park about a block away on 15th Ave if bringing children and want something fun to do in between other activities. Previous guests have really enjoyed it.

Bike rental shop is down 3 blocks away on Main Street and there is free street parking available all throughout Belmar. The property is in walking distance of most things you would want to do (Beach, Boardwalk, Parks, Shops, Bars and Restaurants). - "We had a fantastic week in Point Pleasant. The condo is a very easy walk to the beach. We enjoyed walking to get breakfast and specialty donuts right around the corner. The condo was very clean when we arrived. Although we brought our own, there were plenty of good quality towel and beach towels, as well as bed linens. There didn’t seem to be a blanket for the pull out couch, but we had brought some so we were fine. We had planned on letting the kids all sleep together in the basement, not realizing you cannot get there from inside. This didn’t stop us from having a great week. We just made different sleeping arrangements upstairs which still worked out great. The kitchen was very well stocked with everything we needed. Being able to bring our dogs made for a perfect week at the beach."

All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra.

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 4 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

SMOKING POLICY:
Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service. Additionally, we kindly request that you refrain from ordering packages during your stay. If you do choose to receive any packages, please request that a signature is needed so you assure you get your package! Thank you for your understanding.

Interaction with Guests:
We live off-site but are available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!

He was there to greet us, let us in, give us a brief overview of the home and how the appliances worked. He left us with house keys, beach passes, and parking passes. He was extremely helpful with information regarding the restaurants, traffic flow, parking, and general information about Point Pleasant and its locale. The house was immaculate when we arrived. The views are stunning from the window and back deck. We enjoyed all of the comforts of home. Everything was as promised in the VRBO listing including patio furniture, umbrellas, beach chairs, boogie boards, grill, glasses, silverware, plates, cups, coffee maker, and toaster. We were steps from the beach and not far from the aquarium, boardwalk, rides, arcade, games, the Jenks bar, and Martell’s. Plus, our family had a front row seat for the fireworks on Thursday evening. The first day we arrived, there was an issue with the cable TV and Paul was on top of it. He came back periodically to ensure the cable was repaired and the TV was working properly; he was not intrusive. He was polite and very proactive. I felt comfortable having his phone number in case any questions or problems occurred. He comes highly recommended, and we are looking forward to renting from him and his sister Candace next year!"
