Conjure up in your mind the image of a typical Andalusian house (whitewashed walls, beamed terraces festooned with colourful plants, shady courtyards and sun-bleached roof tops); imagine it right by the sea (the sound of the waves, views of the sun setting over the horizon, its own little pathway down to the beach); and then add in the creature comforts you might miss from home (underfloor heating, your Miele kitchen appliances, your king-size bed, your power shower, WIFI inside and out)…..there you have it, Al Mar!

Built on three levels, to take full advantage of its unusual terrain in the low sandstone cliffs just 100m back from the beautiful Roche beach, Al Mar has been designed as a luxury holiday home and so as to make the very most of its unique setting and views. The views of the sea can be enjoyed from the ground floor, the first floor, and the roof terrace. The living areas, both inside and out, are spacious and open-plan, and have been created with families and groups of friends in mind; yet each of the five bedrooms, as well as having an en suite bathroom, has its own terrace, balcony, or garden, so there is plenty of intimacy too, when you want it.

The house has two main entrances: one on to the Beach Level from the path that leads up from the sea; and the other on to the Pool Level from the parking area at the end of what is a quiet cul-de-sac. From the beach, you enter a courtyard, which has a bedroom suite on either side and heavy wooden doors in the middle taking you into a large hall and games area (complete with ping-pong table) and then a staircase up to the Pool Level and the second main entrance. This level contains the third suite and the living area, which is basically made up of a large (50sqm) open-plan sitting/dining room and kitchen with sliding glass doors that open on to the terrace and pool, and a glimpse of the sea beyond. The large terrace has an eating area and a sitting area, and the pool is visible from both. The terrace extends to the pool, a sun-lounger area, and the large barbecue area at the end, overlooking the tops of the pines growing on the Beach Level. From the main terrace, a traditional whitewashed staircase winds its way up to a more intimate terrace on the Upper Level, the sea views from which give the house its name! The Upper Level is also home to the two remaining suites: one faces east, with a balcony that enjoys the early morning sun; and the other west, its balcony looking over the Atlantic. From the first-floor terrace there is another outside staircase that takes you up to the roof terrace, where there is a large roof top with panoramic views over the Atlantic on one side and a sea of green (pines) on the other.

Al Mar works well for both small groups and large (thanks to its different levels) and also in every season. As its name suggests, Del Sol is all about the sun: early morning sun streaming into three of the five bedrooms; the view of the sunset over the Atlantic from the other two bedrooms; the evening sun over the sea as seen through the pines on the eating terrace; and for the real sun worshippers, the roof-top that enjoys the sun all day, plus the panoramic views of the sea and pine forest. But there is a lot more of course: a private pathway down to the beach (150m); loads of space (230sqm, including a 70sqm open-plan living area); a nice fusion of modern and traditional Andalucía in the decoration; the best quality finishings (Miele kitchen appliances, king-size beds, luxury showers,…), and the sound of waves breaking on the beach.

Del Sol has been designed as a luxury holiday home and so as to make the very most of its unique setting and views. While the living areas are spacious and open-plan, and have been created with families and groups of friends in mind, each of the five bedrooms has its own terrace, balcony, or garden, meaning there is plenty of intimacy too, when you want it. From the parking area at the end of the quiet cul-de-sac (shared with the two neighbouring houses), you can either turn right and follow the private path down to the beach or turn left into the garden. A traditional wooden front door takes you into the entrance hall with a bedroom suite on either side. And if you walk straight on, you enter the fabulous 50sqm open-plan sitting/dining/kitchen area. This is connected by sliding glass doors to a 20sqm covered terrace beyond, creating what is effectively a 70sqm living area; cool and breezy in summer months, and warm and cozy in the winter thanks to the open fire and glass. Beyond is a lovely 10x4 metre pool. The sun-lounger area at one end, together with the eating terrace and its large built-in barbecue, are protected by a large wall from any unwelcome levante wind, and they enjoy a soothing view of the sea through the pines.

The first floor is home to the other three bedrooms (two en suite and one with its own separate bathroom). Two have large balconies and views to the sea, and the other (even larger) faces east, enjoying the morning sun. If you step out on to the terrace from the landing, a traditional whitewashed staircase takes you up to a wonderful roof terrace. Look west and you have superb views of the sea and the Island of Sancti Petri; look east, and the Roche pine forest forms a wonderful carpet of green below you. The view is arguably even better at night; an unpolluted night sky and the twinkling lights of the shipping entering and leaving The Strait of Gibraltar.

As the long shadows of the umbrella pines fall across the vast stretch of lawn at Casa del Jardín you will be facing the first dilemma of your holiday: should you have your drinks on the protected terrace overlooking the pool... or in the chillout area from where you can keep an eye on the rather splendid barbecue... and still enjoy the view of the pool? But there will probably be few other such difficult decisions; this property has been purpose-refurbished to encourage families and friends to relax. The garden, pool, and outdoor kitchen/dining/chillout area are all generous to say the least, the sitting room is stylish and fresh, the kitchen brand new and geared to comfortable cooking, and with the beach just 500 metres away, the sound of the breaking rollers will help lull you into a holiday slumber.

It is actually pretty unusual to find a property in this area with quite so much garden (2,400sqm) this close to the beach. It also comes with a large (12x6m) pool with a wonderful covered outdoor dining area, kitchen, and chillout. The refurbishment was completed in 2019, and it makes an ideal holiday property for groups looking for space outdoors.

The house itself is on one floor, built in the traditional L-shape like so many properties in this area, so as to provide protection for the central terrace. One side of the “L” is made up of the sitting/dining room and kitchen, and the other by the bedroom wing, which includes a large main suite with doors and views down the length of the garden, another double, a twin, and a childrens’ twin with optional bunk beds. These three bedrooms share the second bathroom, but there is also a third large and very nice bathroom next to the pool.

The main living area has been refurbished in pastels and whites, making for a fresh light room in the summer months, but the wood-burner creates a cosy corner for the damper weeks off-season. The feeling from the inside is that of a cottage by the sea, although from the outside it is that much more!

- "We had a great week with our children and 4 grandchildren. The facilities that Cabo Roche offers is perfect for a family holiday. The pool and grounds are fantastic with lots of space to play and relax.. there are three outdoor eating areas and a fantastic BBQ with fridge and adjacent dishwasher. The communication with Andrew was superb, the villa is fully equipped with all that you need even down the pool/ beach towels, one per person in our case 10. We all had a great time exploring the local beaches with trips to Cadiz, a must, and down to Tarifa, Concil de la Frontera old village is lovely but very busy. It is a very spacious villa, recently built, with 300 square meters, on a plot of 1200 m, with private pool, wifi, three double beds and two single beds, four bathrooms. It is located in a select private urbanization, Urbanization Roche Residencial, next to the beach of fine sand with beautiful coves, with all kinds of services (pharmacy, supermarket, restaurant, playground) with paddle and tennis courts for residents and very near several golf courses. It is a very quiet area to feel very comfortable, enjoying nature, next to a centennial pine forest for lovely walks.
