Q: What is your maximum number of lodge guests and event guests?
A: We have 9 private sleeping areas with 20 king/queen/full/twin-size beds in total. Besides, the owners provide 4 twin-size floor mattresses and 10 queen-size air mattresses with air pumps. Our bedroom sizes are specious, which can fit an additional queen mattress in each room. So, Rosa Villa can lodge 30-40 guests with comfortable beds and 15+/- additional ppl. For event guests, we have endless parking areas. So, we say 200+ ppl.

Q: Do I need to pay additional fees for renting the arches, party tables, chairs, benches, table centers, and floral decorations?
A: No. All these fees are included in the property rental price. The only other additional fees are pet fees, early check-in and late check-out fees.

Q: What kinds of and how many arches, cocktail tables, party tables, chairs, and benches do you provide? What kinds of table centers and decorations do you supply?
A: Please read all our website descriptions and the picture descriptions. We will keep upgrading our property and keep the pictures updated. We have many different kinds of tables and chairs. The quantity and styles may or may not fit your needs. We do not provide any tablecloths or draping fabric. You need to choose your style and color and bring your own.

Q: Can I use the outside vendors and carters?
A: Our many kinds of stuff will save you a lot of money. But if you want to rent from outside vendors, you are allowed to do so. We try to provide our best service by sending you a vendor list for our guests after you place the reservation, which includes rental, flowers, decoration, food carter, alcohol, restaurant, and recreation activities. Our vendor list will save you a lot of time and money. Additionally, if you rent a tent, tables & chairs, we kindly provide a free before-check-in drop-off and after-check-out pick-up service by request.

Q: Are outdoor music, night parties, DJs, alcohol, fireworks, and bouncing houses allowed?
A: Yes. We have no restrictions on the above activities. We only have one side neighbor. They are party lovers. The owner requests a liability waiver signed by the tenant before check-in. You are the person in charge of the liability and safety issues for your guests. We suggest you hire a policeman and bartender if you will have a big gathering with alcohol. Please check the county fire ban dates before you buy the fireworks.

Q: Will the property owner be on-site during the rental dates? Any cameras on the property?
A: The owners will send the reservation guest an email around two weeks before the check-in date, which includes a welcome letter, check-in information, amenities instructions, house guest book, and a liability waiver. Rosa Villa is a self-check-in & -out property. The owners will not be on site. But if you need any help or have any questions, the owners will respond quickly or go to help. We only have front, side, and back outdoor security cameras. No indoor cameras.

Q: Are pets allowed? Do you have any pet fees?
A: We are a pet welcome property. Please read our pet policy in the house policy (No pets allowed in beds and sofas. Pee marks and scratches will cause deposit loss). We charge a $100 pet fee per pet per stay, NOT per night.

Q: Can we check in earlier than 4 pm and check out later than 11 am?
A: Yes, take your time to plan your days. We are open for early check-in and late check-out by request. The rate is $100 per hour.

Q: Can we hike the back trail? Can we go fishing beside the river?
A: Yes, if you are a nature lover, you are welcome to hike trails and the woods in the back of our property. Warning: Watch your steps for snakes and other wild animals! Exploring the woods before dawn and after dusk is not allowed! Do not feed the wild animals. And be careful to play with deer. We maintain the woods and ecological environment to attract deer and migratory birds. The trail is long, and the river is far. Low water in most of the seasons. There is a pier beside the river, but we do not recommend fishing there.

The first master bedroom has a gorgeous king bed with luxurious linens, hardwood flooring and has a beautiful view of Lake Conroe's sunset. The master bath has a jacuzzi soaking tub. The bath is all travertine with a double vanity and walk in closet.

The second master suite located on the second floor has a king bed, lux linens and furnishings with beautiful panoramic views and access to an extended balcony. It has its own adjacent bathroom.

The third master suite is complete with a Queen bed, contemporary furnishings and linen, with three large windows with a gorgeous view of the lake. It has an adjacent jack and jill bathroom.

There are two bunk rooms, the first with a full over full bed and twin trundle, sturdy for children or adults(250lb weight limit full bunks and 200lb weight limit for the trundle) and the second bunk room, perfect for children with two triple bunk beds (165lb/ twin bed).

There is 1 boat slip available to you, with a gorgeous dock, so bring your boat, or rent a boat from a nearby boat rental in the neighborhood or others just a few minutes from the house. There are plenty of fish to be caught off of the dock as well.

We also have stunning poolside deck with outdoor kitchen, and hot tub. There is also a fire pit, perfect for cool nights and smores.

Outside the villa, there are many things to do in Walden on Lake Conroe with so many amenities available for your enjoyment. Enjoy swimming at Walden's Yacht Club swimming pool with additional kiddie pool and cabana, located on the lakefront with a stunning view of the lake. Enjoy a special dinner at the Yacht Club dining room, a friendly game of tennis at one of the many courts, a few are even covered.

There is also plenty of shopping, antiquing, fine and casual dining nearby. Margaritaville resort, is down the street and Splashtown Waterpark is just 30 minutes away and The Woodlands Marketstreet and Mall are just 20 minutes away.

We do not allow weddings, receptions, or any other events.

No screaming, cursing, loud talking, disruptive noise of any kind during quiet hours (11pm-8am). We do have exterior camera monitoring and indoor decibel sensors. Disturbance of neighbors and noise violations during quiet hours are not tolerated.

Six cars per stay. The property can accommodate 2 average sized vehicles in the garage and 4 averaged sized vehicles in the driveway. Overnight street parking is not permitted. This is the guests responsibility to plan accordingly.

Each of the above policies are strictly enforced by Airbnb. Violations of these policies can result in guests and hosts being delisted from the Airbnb platform.

Any guests beyond the number listed on your itinerary will be charged a fee of $50 per night, per person. Airbnb will require us to terminate your stay without a refund if you exceed the maximum occupancy of 16 guests, even if the guest above number 16 are just stoping by. There are inherent dangers in the surrounding area, including but not limited to snakes, spiders, mosquitos, undercurrents, bacteria or debris in the lake, risk of drowning, sudden storms, flash flooding, lightening. We cannot control the weather or water conditions, and we make no guarantees that the lake or the pool will be safe for swimming and recreation. Please use common sense and follow all safety guidelines and laws. The guest assumes acknowledgement and understands these dangers upon reservation confirmation and is responsible for protecting themselves and all invitees at all times during their stay.

A: Yes, if you are a nature lover, you are welcome to hike trails and the woods in the back of our property. Warning: Watch your steps for snakes and other wild animals! Exploring the woods before dawn and after dusk is not allowed! Do not feed the wild animals. And be careful to play with deer. We maintain the woods and ecological environment to attract deer and migratory birds. The trail is long, and the river is far. Low water in most of the seasons. There is a pier beside the river, but we do not recommend fishing there.

- "My family and I really enjoyed our stay at this beautiful house! I would definitely recommend this property!!" - "Booked this place for 2 nights but could only tolerate staying 1. Pros: Remodel looks nice, open floor concept, bedroom and bathroom count match the description, large TV and comfortable couch in the living room. Cons: Pool was dirty (no cover) and completely unusable. The doorknob to the master closet (and master closet itself) poorly maintained and unfit to use. To enter property, you have to hunt for a key which is not ideal when you land late in the dark. A keypad would help with this. No response on how to use the garage door to pull our car in. Linens were dirty, bathrooms were old and dirty. No comforters on the bed, just cheap, thin blankets that also appeared dirty. Shutting the ceiling fan off in the front bedroom caused the fire alarm to be set off. I'm not a high maintenance renter but I do expect the property to be clean and usable and unfortunately, this property was not. Look elsewhere for your rental in Spring."

Don't forget to grab a cup of coffee in the AM or a cocktail at the end of a long, relaxing day to take in the view!

Sure, eating at the finest restaurants can be fun. But sometimes we all need a home cooked meal, right? That's why our kitchen is fully stocked with all the essentials you'll need to cook you and your family a nice dinner. Oh, and don't worry, we've got a big Weber gas grill for you as well.
