This villa also has an open & spacious floor plan with wheelchair accessible bathroom sink & large stand-up shower with seat. The Emma Villa includes a full-sized kitchen, living space with fold out sofa, TV, 1 queen bed, 1 twin trundle bed, sink, & stacking washer/dryer. The kitchen is stocked for guests with plates, bowls, glasses, mugs, wine glasses, silverware, cooking utensils, pots & pans, dish soap, sponges, dish towels, steak knives, hot pads, mixing bowls, baking sheets, can opener, blender, toaster & coffee maker. VILLA RENTAL RULES

The following are rules each renter must abide by. Fines will be assessed for infractions of the rules.
This is not a resort - it is a residential community. The owners of these units value their privacy and quiet.

Occupancy: A Unit may be occupied by no more than two persons per bedroom, plus two, This means no more than 2 people per studio, 4 people per 1 bedroom unit, 6 people per 2 bedroom unit. The Island on Lake Travis reserves the right to prevent people entering the complex in numbers greater than stated here.

Pool behavior: Users under 15 must be accompanied by a parent or guardian. No glass ($1000 fine) no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Pools close at 11 PM

Courtesy & Annoyance: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents. A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents.

Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units.

Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents.

Pets: Pets must be on a leash at all times. The pet’s owner is responsible for ensuring the pet uses the areas set aside for pet use for pooping and peeing, and for cleaning up that poop and pee. The owners of pets that bark loudly enough to disturb others in adjoining units will be told to remove the pet from the property. Fines will be assessed for infractions of these rules.

Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed.

Spa/Fitness Center behavior: Users of the fitness center must be 16 or older. Persons under 18 must be accompanied by a parent or guardian. The hours are daily, 8:30-4:30 pm M-Sat.

No food, no beverages, no glass, no pets, no tobacco products, no running (except on equipment designed for running), no horseplay in the fitness area. Use of the equipment is at the users own risk. The Association assumes no responsibility for injuries that may occur. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owners or renters on lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter.

Parking: Renters may park in the slot(s) assigned to the unit being rented. DON’T ENCROACH/PARK OVER ANY YELLOW LINE BETWEEN SPOTS. All other vehicles associated with the renters must be parked outside at the north end overflow outdoor parking area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense.

Smoking: Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, picnic areas and marina. Smoking is permitted on individual unit decks.

If you’re coming to Austin with a group of friends or large family, this home is perfect for you. The four bedrooms are spread out for space and privacy, and all feature noticeably comfortable mattresses. There are four bedrooms in the main house and two more in the Game Room Casita and another 2 in the Spa Casita

The master suite offers a luxurious King size bed, a flat-screen TV hanging on the wall, and access to the pool area through glass doors. The second bedroom has a Queen size bed and a set of bunks and windows that look out over the property. The third bedroom features a Queen size bed surrounded by grey and yellow color tones. There is a conversion room through the laundry room with two sets of bunks.

One thing that sets this home apart from other luxury homes in Austin is the private studio with an attached game room bunk house. It’s complete with a living room, kitchen, sleeper sofa, and full bathroom. A concrete pathway leads from the main house to the pool area, and then to the studio. The second casita has two rooms with sliding glass doors overlooking spa and pool with a jack and jill shower bathroom.

After a long day exploring the local breweries, trendy restaurants, and vibrant downtown district, you’ll be thankful to come home to a space with 5.5 impressive bathrooms. Downtown Austin is 20 minutes away, and within five minutes are: Jester King Brewery (voted one of Austin’s favorite Beer destinations), Beerburg Brewing (new on the scene and not-to-be-missed), Fitzhugh Brewing, Treaty Oak Distilling, Goodnight Loving Vodka, and Deep Eddy Vodka Tasting Room.

The pool, yard, activities, and hot tub were a huge hit. We stayed at the house during the day both Saturday & Sunday, and there were always enough things to do. Enough lawn chairs for everyone to lay out by the pool, play games, or just hang out. We had trouble with the hot tub & Lisa immediately sent over the property manager Mason to help. He fixed it in no-time. We were about to host a dinner out by the pool, Mason cleaned the pool & made things were picture perfect as we set the tables & lit candles for dinner. We brought in rental tables, chairs & linens from a local company to create a beautiful rehearsal dinner in the backyard. The string lights, oak trees, and sunset through the trees was INCREDIBLE. Truly one of the most beautiful settings out along the pool. Check-in & check-out were incredibly easy. Lisa was very responsive for anything we needed. The home was a bit further away than we expected, but it all worked out great. We were so grateful for this amazing home to make our special weekend happen. Truly a memorable moment for all of our friends & family staying here, wouldn’t have been possible without this space."
