Bella Vista is on the second floor. It has steps to climb. The master bedroom has a king sized bed and the living room has a sofa sleeper. The tv in the living room has an added blueray/dvd player with various movies to watch. This unit is warm and inviting. A true private get-a-way!

The hosts were extremely easy to communicate with. The details given by them on how to get to and access the property was perfect. The host also asked if we wanted to robes. And these robes were great for a cool morning on the deck. Great place for a nice getaway for a couple or perfect for a family event. This property is fantastic."

The Emma Villa at D6 Retreat sleeps up to 5 with an entrance ramp from the parking area to the 84 sq. ft. deck with double glass doors so guests can enjoy the hill country & infinity pool views. This villa also has an open & spacious floor plan with wheelchair accessible bathroom sink & large stand-up shower with seat. The Emma Villa includes a full-sized kitchen, living space with fold out sofa, TV, 1 queen bed, 1 twin trundle bed, sink, & stacking washer/dryer. The kitchen is stocked for guests with plates, bowls, glasses, mugs, wine glasses, silverware, cooking utensils, pots & pans, dish soap, sponges, dish towels, steak knives, hot pads, mixing bowls, baking sheets, can opener, blender, toaster & coffee maker. D6 is fully stocked with plush towels, wash clothes, hand towels & pool towels. Laundry detergent, hair dryer, soap, shampoo & conditioner are provided as well. VILLA RENTAL RULES

The following are rules each renter must abide by. Fines will be assessed for infractions of the rules.
This is not a resort - it is a residential community. The owners of these units value their privacy and quiet.

Occupancy: A Unit may be occupied by no more than two persons per bedroom, plus two, This means no more than 2 people per studio, 4 people per 1 bedroom unit, 6 people per 2 bedroom unit. The Island on Lake Travis reserves the right to prevent people entering the complex in numbers greater than stated here.

Pool behavior: Users under 15 must be accompanied by a parent or guardian. No glass ($1000 fine) no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Pools close at 11 PM

Courtesy & Annoyance: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents. A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents.

Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units.

Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents.

Pets: Pets must be on a leash at all times. The pet’s owner is responsible for ensuring the pet uses the areas set aside for pet use for pooping and peeing, and for cleaning up that poop and pee. The owners of pets that bark loudly enough to disturb others in adjoining units will be told to remove the pet from the property. Fines will be assessed for infractions of these rules.

Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed.

Spa/Fitness Center behavior: Users of the fitness center must be 16 or older. Persons under 18 must be accompanied by a parent or guardian. The hours are daily, 8:30-4:30 pm M-Sat.

No food, no beverages, no glass, no pets, no tobacco products, no running (except on equipment designed for running), no horseplay in the fitness area. Use of the equipment is at the users own risk. The Association assumes no responsibility for injuries that may occur. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owners or renters on lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter.

Parking: Renters may park in the slot(s) assigned to the unit being rented. DON’T ENCROACH/PARK OVER ANY YELLOW LINE BETWEEN SPOTS. All other vehicles associated with the renters must be parked outside at the north end overflow outdoor parking area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense.

Smoking: Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, picnic areas and marina. Smoking is permitted on individual unit decks.

If you’re coming to Austin with a group of friends or large family, this home is perfect for you. The four bedrooms are spread out for space and privacy, and all feature noticeably comfortable mattresses. There are four bedrooms in the main house and two more in the Game Room Casita and another 2 in the Spa Casita

The master suite offers a luxurious King size bed, a flat-screen TV hanging on the wall, and access to the pool area through glass doors. The second bedroom has a Queen size bed and a set of bunks and windows that look out over the property. The third bedroom features a Queen size bed surrounded by grey and yellow color tones. There is a conversion room through the laundry room with two sets of bunks.

One thing that sets this home apart from other luxury homes in Austin is the private studio with an attached game room bunk house. It’s complete with a living room, kitchen, sleeper sofa, and full bathroom. A concrete pathway leads from the main house to the pool area, and then to the studio. The second casita has two rooms with sliding glass doors overlooking spa and pool with a jack and jill shower bathroom.

He fixed it in no-time. We were about to host a dinner out by the pool, Mason cleaned the pool & made things were picture perfect as we set the tables & lit candles for dinner. We brought in rental tables, chairs & linens from a local company to create a beautiful rehearsal dinner in the backyard. The string lights, oak trees, and sunset through the trees was INCREDIBLE. Truly one of the most beautiful settings out along the pool. Check-in & check-out were incredibly easy. Lisa was very responsive for anything we needed. The home was a bit further away than we expected, but it all worked out great. We were so grateful for this amazing home to make our special weekend happen. Truly a memorable moment for all of our friends & family staying here, wouldn’t have been possible without this space."

It got down to 36 degrees so I bought a small electric space heater so we could stay warm. The TV was not working properly so we had to figure out how to get it back on line. All this should have been checked prior to any guest checking in! We were exhausted from hiking and wanted a warm place that we could just relax, this did not happen. The pool was dirty!!"

We decided to rent this home because, though it had no other reviews at the time, was discounted and close to downtown and would suit a family party to celebrate. When we arrived, we immediately noticed several feral cats outside the home and food dishes indicating whoever lived there fed these cats. We walked inside, with the cats following us in despite our efforts to keep them out. Immediately upon entering we smelled rotting food throughout the house. We then walked into the kitchen where we noticed a full trash can and a fridge full of food, open cans of cat food, and rotting food. The fridge further was covered in mold and had popsticle sticks glued inside of it. Upon inspecting the bathroom we noticed black mold through the tub. There was also cat feces on the stairs as well as several cat hair balls throughout the home. When we went upstairs we found unfolded laundry covering the washing machine and, after spending several minutes trying to get the cats back outside, we immediately vacated the property. I took photos and sent them to VRBO, who agreed that the property was not as advertised. VRBO then contacted this host who told us that their cleaning crew must not have come and that the home would be cleaned and ready by the next day. We informed VRBO and the host that we would not be staying at the property because we needed full use of the refrigerator to host a barbecue. Host refused a refund."

D6 Retreat is located next to a meditation community which offers community yoga classes (see below) and a quiet backdrop for relaxing group gatherings or small weddings (instrumentalists allowed, but amplified music prohibited). - We are a short term retreat and only allow for stays up to 7 days in a 30 day period at any of our managed properties.

Have more than 31? There are glamping cabins at our neighboring retreat that can be rented during your stay as well! That retreat hosts up to an additional 38 guests in our glamping-style cabins.

Standard Features for D6 Villas:
All villas at D6 come standard with full-sized kitchens that include a stainless steel stove, full size refrigerator, stainless steel microwave & double sink. The kitchen is fully stocked for guests with plates, bowls, glasses, mugs, wine glasses, silverware, cooking utensils, pots & pans, blender, toaster, coffee maker with single serve cup or pot sized options. Guests love the charcoal grilling stations right outside their front doors.

Each villa also has a full sized bath with stand up shower & full sized washer/dryers. Each Villa is fully stocked with plush D6 towels, wash clothes, hand towels & beach towels. Laundry detergent, hair dryer, travel size bath soap, shampoo & conditioner are provided as well. There are extra pillows, throws & comforters as well as an iron & ironing board for guests to use during their stay. Baby beds with sheets & a booster chair are included for all of our guests traveling with families.

Guests can also enjoy boxed games, a deck of cards & vintage books during their stay.

High-speed AT&T internet is free for all guests & WI-FI is available. The TV has Amazon Fire Stick installed for access to your favorite streaming services. All cabins have a flat panel TV. There is cell phone reception coverage over 99% of D6 Retreat.

Our retreat features a wet weather creek, primitive hiking trails, & a 10 acre private wildlife preserve with deer & beautiful birds of all kinds.

There is a jungle gym for kids & many guests love to grab s'mores bag from our cafe next door and head to the fire pit for a memorable nightly snack.

Our 12,000 gallon negative edge pool makes for a great escape during the hot summer days in Texas. Make a splash or lounge nearby in one of our lounge chairs or under the shade of our covered arbors. Hammocks & benches are also situated around the property to help guests relax & enjoy the views! In winter, cold plunges welcome if done responsibly and safely! We 100% support the benefits of the cold for healing and wellness!

There are outdoor park grills, jungle gym, fire pits & picnic tables in our community area as well.

Leashed pets are always welcome at D6! We have a pet station for guests to use that is located in our community area.

This listing is only for lodging. For events that will include outside vendors, rentals, or additional day guests, please contact us directly. These events are assigned to our event coordinator and quoted based on the details of each event. Upon booking, you'll be sent a full set of guidelines for your stay at the retreat. If you don't feel you'll able to adhere to these, we can arrange for a full refund if it's within 24 hours of you receiving those rental guidelines. A Full Retreat Agreement is required to be signed.

Retreat Peace Agreements:
In order to provide a relaxed space, we ask that all guests make the following agreements while on this peaceful retreat:

• I will honor the peace and quiet of this space.
• I will speak at a level that's respectful to the peace of those around me in the community during my time here.
• I will not play amplified music which could disrupt other guests.
• I will honor noble silence after 10PM until 8AM.
• I will be respectful to all staff, community, and guests.
• I will honor the sacred nature spaces on this land and leave the space better than I found it. I will help conserve the land. I will not litter nor remove/move any of our intentionally placed items from the sacred forest space.
• I will help the staff by replacing anything I rearranged during my stay such as furniture or outdoor chairs. I will not remove furniture from the common area for my own private use. This includes grills, chairs, and furniture.
• I will never leave fires unattended and will place them out completely. I will not burn fires if there is a burn ban in place for Hays County.
• I will use the common areas with respect to other guests and not leave my personal belongings in any common areas.
• Our entire property is a smoke-free space.
• All visitors must be registered with us prior to arrival. Check-in is at 3PM. Check-out is at 10AM.
