MINDFULNESS COMMUNITY GUIDELINES
13 Acres Wellness Retreat was founded with the intention of creating a space to invite guests onto this sacred land in order to connect back to nature, take focused time for their personal growth, and dive deeper into mindfulness practices such as meditation and yoga.

In order to provide this space, we ask that all guests make the following agreements while in this peaceful space:
1. I will honor the peace and quiet of this space. I will speak at a level that's respectful to the peace of those around me in the community. I will not play amplified music which could disrupt other guests. I will honor noble silence after 10PM until 7AM.
2. I will be respectful to all staff, community, and guests.
3. I will honor the sacred nature spaces on this land and leave the space better than I found it. I will help conserve the land. I will not litter nor remove/move any of our intentionally placed items from the sacred forest space.
4. I will help the staff by replacing anything I rearranged during my stay such as furniture or outdoor chairs. I will not remove furniture from the common area for my own private use. This includes grills, chairs and furniture on the deck.
5. I will use the common areas (shower, restroom, trails, deck, etc) with respect to other guests and not leave my personal belongings in any common areas.

Our entire property is a smoke-free space. Any visitors must be registered with us prior to arrival.

We reserve the right to deny admission, or to require a person already admitted to leave the space, without refund or compensation for failure to comply with any of these guidelines or who displays of unsafe, illegal or offensive behaviors. We will always ensure safety, security, order, peace, respect and tranquility above all else.

Any property damages should be reported to the manager. If there's anything not functioning during your stay, please let us know ASAP so we can assist in finding a solution.

Dreamland is also an incredible art experience, with large scale sculptures, murals, & mosaics commissioned by some of the world’s top artists. Dreamland is open daily from 8 am to 10 pm (until midnight on Friday and Saturday). The kitchen is open from 11 am to 10 pm.

Parking:
You can park up to 3 vehicles in the driveway located in front of the cabin. Please note that the driveway has a partial gravel section; low-clearance vehicles, such as a Corvette, may have difficulty and could bottom out. Additionally, please do not park on the grass areas.

Welcome to the historic Homestead at the Dripping Springs. This house is one of three available lodgings each of the three dwellings are unique to their time period, style and setting. Clara's House and Willie Mae's Cottage are all part of the Homestead at the Dripping Springs and can be reserved at the same time to sleep 8 people. The property contains the original dripping springs for which the town was named. The Homestead is centrally located in the Historic Mercer Street District of Dripping Springs, close to shops, wedding venues, wine trails, parks and beautiful country roads.

Come back to a simpler time at The Butler Cabin. Relax on the porch with your coffee or under the shade of the giant oak fenced corral where a swing, table and chairs and washer pitching remind you of days gone by. The cabin has an antique high-back wooden bed, rocking chairs, small kitchenette, stand up shower and an antique wardrobe reflecting the time period.

The yurts are approximately 90ft apart, separated by a wooded area and a privacy fence. The porches are facing different directions to ensure they remain as private as possible. For guests looking to book both yurts, they are connected by the same driveway, which is about a 200ft walk between them.
We do have an unpaved driveway, it is well maintained and shouldn't be an issue for any vehicle, just something to consider if you have concerns about the possibility of getting your car dusty.

Tom Dooley’s Hideout is located at the Gateway to the hill country, just minutes west of Dripping Springs off of hwy 290. It’s a unique 4 acre property with 5 modern tiny houses that sit on open range with free grazing livestock which occasionally show up as they do not belong to us. This tiny house comfortably sleeps 2 on a queen bed but we do have a sofa/futon that's great for kids. Enjoy sitting on the porch or at the picnic table under the trees to kick back and relax on a cool evening. We do allow pet guests but want to note that there is a $40 fee PER pet PER night so please be sure and include them on your reservation.

What's in this property:
Welcome to our 3-acre property! As you enter using the provided gate code, you'll find the cabin entrance to the left, just a short walk away. Separated by an 8ft fence, there are two RVs where our groundskeeper stays and another tenant. Within walking distance, yet not too close, you'll discover Mimi's Private Barn, where on Sundays there is a Christian service from 10:30 am-11:30 am, however, a few members get there at 9:00 am to setup, and they breakdown from 11:30 am-12:30 pm, please be aware that there may be occasional noise from the restrooms located to the side of the Cabin, accommodating our approximately 30 guests. And hey, you are welcome to join the service! occasional events take place—around six per year. The cabin is equipped with four restrooms, primarily used for events and also available to church guests on Sundays when we host services at the barn. Adjacent to the barn, you'll find the main two-story house, serving as Mimi's Party Palace LLC office and a private residence. We've provided a map for your convenience; follow the green path for entry and yellow for exit. Don't hesitate to reach out if you need assistance with anything during your stay!

Lots of places are a little too far out --- and we're in the country but in a premiere location! Just down the street from Camp Lucy, and minutes to 290, downtown Drip, Hamilton Pool, wineries, Pedernales Falls ... all the other wedding venues, breweries, distilleries and wineries! You'll love this sweet cabin. It has all the comforts of home, but that hill-country feel and lots of personality. Lucky Star features two comfy Queen beds with lovely linens, a kitchenette with microwave and mid-fridge, banquette dining area, and ensuite bath with both shower and tub. The bedroom has 2 Queens, and in the living area, a Sofa that folds out into another bed if needed. There's a great deck with outdoor dining set, as well as a front porch with seating, as well. Although it's just a kitchen-ETTE, it has a stocked Coffee Bar (good morning!) plus plates, cups, silverware, glasses... all the stuff you'd need for some simple meals.

Parking:
You can park up to 2 vehicles in the driveway located in front of the cabin. Please note that the driveway has a partial gravel section; low-clearance vehicles, such as a Corvette, may have difficulty and could bottom out. Additionally, please do not park on the grass areas.

Dreamland is an outdoor entertainment and arts venue that features 16 dedicated Pickleball courses (4 covered, 12 uncovered), two exciting terrain based miniature golf courses, and one state of the art music stage. THE SPACE:
Our space includes: sunset yoga deck on the hill overlooking the beautiful rolling hills with amazing sunsets, amazing heated outdoor showers, super clean outhouse, 17 lovely glamping cabins, 10 camping spaces in our magical forest (about a 3 minute walk from the parking area), 1 covered camping space with power, 13 acres of hiking filled with birds, wildlife, creeks & adventure, our 13 Acres community park with grills, tables, string lights, oak trees, hammocks & gardens.

We can also provide additional tables/chairs & provide a list of our preferred vendors so that you can have a custom event that fits your needs (extra fee applies).

13 Acres Retreat is located within a meditation community which offers community yoga classes and a quiet backdrop for relaxing group gatherings or small weddings (instrumentalists allowed, but amplified music prohibited).

If you'd like to book a private yoga, sound bowl or meditation time for your group (extra fee applies), please let us know and we'll help to coordinate with our amazing providers.

We have an indoor yoga studio that can be rented by the hour during your stay as well, please contact us for more information.

Have more than 40? There are luxury villas at our neighboring retreat that can be rented during your stay as well! That retreat hosts up to an additional 31 guests.

OUR CABINS:
Each of our beautifully decorated cabins include a cozy bed (see below for sleeping arrangement configurations), AC, fan, heater, desk, coffee maker & essentials, hanging lamp & blackout curtains.

COMMON AREAS:
The retreat’s common spaces include super clean restroom facilities, utility sinks, outdoor open-sky hot shower, sunset deck with gorgeous views, butterfly garden, sacred forest trails, a meditation room (rented by the hour for events), hammocks, Cafe with microwave meals, tea, hot coffee, and more, Tribe Market with handmade goods, firepits & charcoal grills. *Please note: You may see an occasional guest from our sister retreat entering the market or cafe for meals/gifts during their stay. We've let them know that there is a private event and they'll only be in and out quietly.

WHAT TO BRING:
We suggest bringing a cooler if you wish to store food (or you can grab yummy meals from our cafe or nearby local eateries), grilling essentials, plates, utensils, lighter, firewood, bug spray, extra warm blankets for the colder days, hiking shoes, your favorite books, guitar or other small instrument you enjoy playing or any other essentials to help you feel comfortable during your stay.

Yoga or Meditation Offerings: Our seasonal schedule is posted on our photo gallery here. Please let us know 48 hours before your arrival how many of your guests may attend a yoga or meditation class with us so we can prepare the space.

We're located just 5 minutes from the famous Hamilton Pool Preserve and other fun hiking adventures as well as the plethora of wineries, breweries and distilleries the hill country has to offer. We're within 5 minutes of a convenient store and 15 minutes of Whole Foods & HEB as well as many restaurants. - We are a short term retreat and only allow for stays up to 7 days in a 30 day period at any of our managed properties.

It's probably best to have a car, but Uber/Lyft come out here as well!

-Since we are outside of Austin city limits, unfortunately neighbors can play music as loud and as late as they want, I have tried calling the cops and there is not much that I can do about it.
-This place is mainly for F1, please don't book expecting a world of activities around. For that you would need to drive into town.

Outcast Landing cottages are just 25 minutes from downtown Austin and only 10 miles from all of the amazing events at COTA (Circuit of the Americas).

Pups are welcome, but "Dog Guests" are limited to 2 and combined weight may not exceed 100 lbs. We do not allow the following breeds: Staffordshire Terrier, Pit Bulls or Pit Mixes, Great Danes, German Shepherds, Rottweilers, Great Pyrenees and Dobermans. There is an additional $50 charge per dog.

The space
Please note, all guests staying at a Portoro home are required to sign a rental agreement and provide a valid form of ID.

This custom built “tiny home” has all the features of a regular house. There is no loft in this unit and the queen bed is in the living area. There are two sitting chairs along with a full kitchen which includes a microwave/oven, electric cooktop, refrigerator and farmhouse sink. There is a full private bathroom with a shower, vanity/sink and a toilet inside each tiny house. There is also a wooden deck with built in benches. You will love this quaint, cozy home as a nice getaway!

Step outside and enjoy resort type amenities including a large pool, cabanas, a vintage airstream clubhouse with small kitchen and shuffleboard table and multiple wood burning and propane fire pits and bbq's!

Guest access
We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Other things to note
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
-Since we’re tucked away in a remote spot, the WiFi can be a little hit or miss—especially in the individual units. If you need a stronger connection, the common area is usually your best bet. We do our best to keep things running smoothly, but can’t promise perfect signal everywhere. Thanks for your understanding!
- Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- Some homes have cameras for external monitoring only.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%.
- YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses.
- This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay. $150.00 fee applies, per stay, per pet.
