13 Acres Wellness Retreat was founded with the intention of creating a space to invite guests onto this sacred land in order to connect back to nature, take focused time for their personal growth, and dive deeper into mindfulness practices such as meditation and yoga.

In order to provide this space, we ask that all guests make the following agreements while in this peaceful space:
1. I will honor the peace and quiet of this space. I will speak at a level that's respectful to the peace of those around me in the community. I will not play amplified music which could disrupt other guests. I will honor noble silence after 10PM until 7AM.
2. I will be respectful to all staff, community, and guests.
3. I will honor the sacred nature spaces on this land and leave the space better than I found it. I will help conserve the land. I will not litter nor remove/move any of our intentionally placed items from the sacred forest space.
4. I will help the staff by replacing anything I rearranged during my stay such as furniture or outdoor chairs. I will not remove furniture from the common area for my own private use. This includes grills, chairs and furniture on the deck.
5. I will use the common areas (shower, restroom, trails, deck, etc) with respect to other guests and not leave my personal belongings in any common areas.

Parking:
You can park up to 3 vehicles in the driveway located in front of the cabin. Please note that the driveway has a partial gravel section; low-clearance vehicles, such as a Corvette, may have difficulty and could bottom out. Additionally, please do not park on the grass areas.

Welcome to the historic Homestead at the Dripping Springs. This house is one of three available lodgings each of the three dwellings are unique to their time period, style and setting. Clara's House and Willie Mae's Cottage are all part of the Homestead at the Dripping Springs and can be reserved at the same time to sleep 8 people. The property contains the original dripping springs for which the town was named. The Homestead is centrally located in the Historic Mercer Street District of Dripping Springs, close to shops, wedding venues, wine trails, parks and beautiful country roads.

Come back to a simpler time at The Butler Cabin. Relax on the porch with your coffee or under the shade of the giant oak fenced corral where a swing, table and chairs and washer pitching remind you of days gone by. The space has a mini split a/c and heating unit that will keep the place at your desired temperature during the hottest summer days or the freezing winter nights.
Nestled among ancient Live Oak trees, the front deck/porch offers a propane grill and a propane fire pit for your grilling or s'mores roasting needs. Sit back and relax and watch the stunning hill country stars, or enjoy an evening meal at the outdoor table under the bistro lights.

The yurts are approximately 90ft apart, separated by a wooded area and a privacy fence. The porches are facing different directions to ensure they remain as private as possible. For guests looking to book both yurts, they are connected by the same driveway, which is about a 200ft walk between them.
We do have an unpaved driveway, it is well maintained and shouldn't be an issue for any vehicle, just something to consider if you have concerns about the possibility of getting your car dusty.
There is no smoking inside or on the deck, and pets are not allowed.

The Yurt was impeccably clean, had amazing a/c, stocked with plenty of utensils, cookware, and dishes. All of the appliances worked perfectly and I was able to grill and use the hot plate to cook meals. The bed and bathroom linens were fresh and clean. The bathroom was fully stocked with shower necessities. The list could go on and on about how great this place is. I highly recommend this Yurt and I looked forward to returning in the near future."

Tom Dooley’s Hideout is located at the Gateway to the hill country, just minutes west of Dripping Springs off of hwy 290. It’s a unique 4 acre property with 5 modern tiny houses that sit on open range with free grazing livestock which occasionally show up as they do not belong to us. This tiny house comfortably sleeps 2 on a queen bed but we do have a sofa/futon that's great for kids. Enjoy sitting on the porch or at the picnic table under the trees to kick back and relax on a cool evening. We do allow pet guests but want to note that there is a $40 fee PER pet PER night so please be sure and include them on your reservation.

Lots of places are a little too far out --- and we're in the country but in a premiere location! Just down the street from Camp Lucy, and minutes to 290, downtown Drip, Hamilton Pool, wineries, Pedernales Falls ... all the other wedding venues, breweries, distilleries and wineries! You'll love this sweet cabin. It has all the comforts of home, but that hill-country feel and lots of personality. Lucky Star features two comfy Queen beds with lovely linens, a kitchenette with microwave and mid-fridge, banquette dining area, and ensuite bath with both shower and tub. The bedroom has 2 Queens, and in the living area, a Sofa that folds out into another bed if needed. There's a great deck with outdoor dining set, as well as a front porch with seating, as well. Although it's just a kitchen-ETTE, it has a stocked Coffee Bar (good morning!) plus plates, cups, silverware, glasses... all the stuff you'd need for some simple meals.
Enjoy a walk on the property or on beautiful Creek Road. or on these 40 lovely acres. Enjoy the Fire Table out front, too. You'll love it here!

The Space:

This custom built “tiny home” has all the features of a regular house. There is no loft in this unit and the queen bed is in the living area. There are two sitting chairs along with a full kitchen which includes a microwave/oven, electric cooktop, refrigerator and farmhouse sink. There is a full private bathroom with a shower, vanity/sink and a toilet inside each tiny house. There is also a wooden deck with built in benches. You will love this quaint, cozy home as a nice getaway!

Step outside and enjoy resort type amenities including a large pool, cabanas, a vintage airstream clubhouse with small kitchen and shuffleboard table and multiple wood burning and propane fire pits and bbq's!

We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

Rain & Tipi Design
Traditional tipis have an open top by design. During rain, it is possible for a few drops to enter the structure. We recommend bringing appropriate gear just in case.

Cooling Systems
During hot months, portable cooling systems in the tipis and tents may struggle to keep up with high temperatures. They are most effective in the evenings and typically cool the interior to about 20°F below the outside temperature.

Wear & Tear
The canvas structures may show signs of use such as dirt, staining, or minor wear (rips or repairs). This is part of the natural and rustic experience.

Dark Skies
The property is in a dark-sky zone with minimal outdoor lighting. We recommend packing a flashlight or headlamp for nighttime movement.

Pets
Pets are welcome with approval. A pet agreement must be signed, and a $25 per pet fee will be invoiced separately after booking.
Two pets max with a combined weight of 60 lbs. .
We kindly ask that pets stay off the furniture to keep things fresh for everyone. An additional cleaning fee may apply if excessive pet hair is found.

Children
The property is not childproof. It offers a rustic, camping-style experience with gravel paths, uneven terrain, and potential wildlife. Parents are responsible for determining whether the environment is suitable for their children.

The Yurtopian's "Lizzie Ger" features a climate-controlled space with a king-size bed, private hot tub, fire pit, outdoor bathroom, kitchen, gas grill, and a rooftop deck. Lizzie Ger is located at the bottom of the hill, near the wet-weather creek and waterfront. There is a stunning view of a rocky cliff area that's great for exploration, especially if you bring your hiking boots! From the rooftop deck, you can enjoy lovely views of the hills to the east, so make sure to wake up early one morning to catch the sunrise. On nights when there's a full moon, the moonrise can be just as spectacular!

Amie Ger is situated in the middle section of our property and enjoys a beautiful, 180-degree view of the Texas Hill Country. Amie Ger has a huge cedar tree on the deck, shading the private plunge pool/hot tub. Enjoy a glass of wine on your rooftop deck at the end of the day.

Parking:
You can park up to 2 vehicles in the driveway located in front of the cabin. Please note that the driveway has a partial gravel section; low-clearance vehicles, such as a Corvette, may have difficulty and could bottom out. Additionally, please do not park on the grass areas.

We've let them know that there is a private event and they'll only be in and out quietly.

We suggest bringing a cooler if you wish to store food (or you can grab yummy meals from our cafe or nearby local eateries), grilling essentials, plates, utensils, lighter, firewood, bug spray, extra warm blankets for the colder days, hiking shoes, your favorite books, guitar or other small instrument you enjoy playing or any other essentials to help you feel comfortable during your stay.

The Happy House is nestled on the edge of our sacred forest and sleeps up to 3 adults with king size loft bed, sleeper sofa, kitchen with fridge and kitchen basics, AC, heater, fan, desk, sitting chairs, coffee maker & essentials, rope lights & window shades, outdoor cold shower and vintage claw foot tub (outdoor warm showers also available near the community tribe store, just a 60 second trail walk away) and WiFi. No kids/pets due to loft and steep stairs to loft. Just outside is a beautiful hammock for enjoying watching sunsets and star gazing each evening.

The retreat’s common spaces include super clean restroom facilities, utility sinks, outdoor open-sky hot shower, sunset deck with gorgeous views, butterfly garden, sacred forest trails, pool at our neighboring retreat ($20 pool pass required May through August), hammocks, cafe with: microwave meals, tea, hot coffee, and more, Tribe Market with handmade goods, fire pits & charcoal grills. Please note that the pool is not heated. Cold plunges welcome if done responsibly and safely! We 100% support the benefits of the cold for healing and wellness!

We suggest bringing a cooler if you wish to store food (or you can grab yummy meals from our cafe or nearby local eateries), grilling essentials, plates, utensils, lighter, firewood, bug spray, extra warm blankets for the colder days, hiking shoes, your favorite books, guitar or other small instrument you enjoy playing or any other essentials to help you feel comfortable during your stay. AT&T Wi-Fi is available retreat wide.

We welcome guests from around the globe and all-levels of meditation and yoga experience. We look forward to meeting you in class! We also offer on-site private sessions.

We currently welcome families with children and are passionate about raising up mindful youth. All children should understand these guidelines and reasoning for them and be supervised by an adult at all times.

13 Acres Wellness Retreat was founded with the intention of creating a space to invite guests onto this sacred land in order to connect back to nature, take focused time for their personal growth, and dive deeper into mindfulness practices such as meditation and yoga.

In order to provide this space, we ask that all guests make the following agreements while in this peaceful space:
1. I will honor the peace and quiet of this space. I will speak at a level that's respectful to the peace of those around me in the community. I will not play amplified music which could disrupt other guests. I will honor noble silence after 10PM until 7AM.
2. I will be respectful to all staff, community, and guests. (While extremely rare, we do have a zero tolerance policy on any rude, aggressive or abusive language/behavior towards staff or others. You will be immediately asked to leave without refund. A $500 fine will be assessed if police are called to escort you away.)
3. I will honor the sacred nature spaces on this land and leave the space better than I found it. I will help conserve the land. I will not litter nor remove/move any of our intentionally placed items from the sacred forest space.
4. I will help the staff by replacing anything I rearranged during my stay such as furniture or outdoor chairs. I will not remove furniture from the common area for my own private use. This includes grills, chairs and furniture on the deck.
5. I will use the common areas (shower, restroom, trails, deck, etc) with respect to other guests and not leave my personal belongings in any common areas.
 
Our entire property is a smoke-free space. Any visitors must be registered with us prior to arrival.

We reserve the right to deny admission, or to require a person already admitted to leave the space, without refund or compensation for failure to comply with any of these guidelines or who displays of unsafe, illegal or offensive behaviors. We will always ensure safety, security, order, peace, respect and tranquility above all else.

Tom Dooley’s Hideout is located at the Gateway to the hill country, just minutes west of Dripping Springs off of hwy 290. It’s a unique 4 acre property with 5 modern tiny houses that sit on open range with free grazing livestock which occasionally show up as they do not belong to us. This tiny house comfortably sleeps 2 on a queen bed but we do have a sofa/futon thats great for kids. Enjoy sitting on the porch or at the picnic table under the trees to kick back and relax on a cool evening.

Other things to note
We love and allow pets but we do charge $40 PER pet PER night. We also ask that you keep your pets off of the couch and the bed and to be sure and clean up any “restroom breaks” outside.


Also please note that we Do Not have a full kitchen only a microwave but we do have a charcoal grill under the trees in the common area.

The Hillcountry Getaway is a rustic retreat perfectly situated between Dripping Springs and Austin.
With dedicated parking, a full kitchen, and a private pool, the Cabin is the ideal location for a visit to the Hill Country.
It is located near area favorites, such as Jester King Brewery, Hamilton Pool Preserve, and local wineries and restaurants. It is a short drive to the many beautiful event and wedding venues in the area, making it the perfect spot for your visit to Central Texas.

The space
The cabin is our family getaway, and we love sharing it with guests. It was built by hand in the 1960s. With vaulted ceilings and lots of windows, the 608 square feet feel spacious and welcoming. You will have full use of the cabin and property, including the wraparound porch and many seating areas on the lawn.

The bedroom is equipped with a queen bed and soft linens. A dresser and small closet allow plenty of space for personal items.

We also supply a queen air mattress.

Fully equipped kitchen.

The cabin is at the end of a cul de sac, at the edge of a quiet residential area, so guests are asked to be mindful of the neighbors.

Just a short 5 minute walk up the road is a community lake and picnic area that guests are welcome to enjoy.

Access Road
The final stretch of road leading to the property is unpaved and made of caliche. A truck or SUV is ideal but not required—just drive with care.

There is no cell phone signal at the property. Please plan accordingly.

Limited satellite internet is available, and service may be affected by weather conditions.

Rain & Tipi Design
Traditional tipis have an open top by design. During rain, it is possible for a few drops to enter the structure. We recommend bringing appropriate gear just in case.

Cooling Systems
During hot months, portable cooling systems in the tipis and tents may struggle to keep up with high temperatures. They are most effective in the evenings and typically cool the interior to about 20°F below the outside temperature.

Wear & Tear
The canvas structures may show signs of use such as dirt, staining, or minor wear (rips or repairs). This is part of the natural and rustic experience.

Dark Skies
The property is in a dark-sky zone with minimal outdoor lighting. We recommend packing a flashlight or headlamp for nighttime movement.

Pets
Pets are welcome with approval. A pet agreement must be signed, and a $25 per pet fee will be invoiced separately after booking.

Children
The property is not childproof. It offers a rustic, camping-style experience with gravel paths, uneven terrain, and potential wildlife. Parents are responsible for determining whether the environment is suitable for their children.

By staying at this property, you acknowledge and accept the inherent risks associated with rural accommodations, including hiking, wildlife, limited medical access, and interaction with natural elements. You agree to take full responsibility for your safety and the safety of everyone in your party, and to hold the property owner and management company harmless in the event of injury, accidents, or damages. This cute cabin is nestled on the back corner of the 17 acre McRanch property. The interior cabin is equipped with one Queen bedroom, a Flex room that contains a twin day bed with a twin trundle bed underneath, a reading loft (accessed by a ladder), one bathroom with a stand up shower (no tub) and a fully equipped kitchen with an electric range, refrigerator, microwave, water dispenser, and stackable washer/dryer.

The space
The cabin shares a driveway but has its own space about 100 yards away from the main house. The fully fenced yard allows you to contain your little ones whether two legged or four legged.

The Flex room serves as both a second living room, complete with a smart TV, and as a bedroom. Note: due to the nature of the layout this Flex room contains less privacy as a bedroom since it is a pass-through to the Queen bedroom and to the back patio.

The covered front porch is ideal for quiet morning coffees and breezy afternoon happy hours. The back stone patio contains a wrought iron table and chairs and is a great spot for outdoor grilling, dining, relaxing, and hopefully catching a glimpse of the neighbors’ curious cows. There are few better ways to take advantage of this wonderful cabin getaway than a serene evening of star-gazing out here in the heart of Texas.

The fenced area directly around the house is your private space. Guests are welcome to wander the property but please be mindful of any other guests that may be staying at the Main House. Also, many wild critters make this their home so keep an eye out and wear appropriate clothing/boots when walking the property.

Also, please note, the barn/studio is off limits.

Other things to note
Please understand this is the country. It is an awesome escape from the city but it also has it own perils. Alongside the cute wild animals we also have some dangerous ones that you need to be aware of. We have spotted predator type animals such as Fox, Coyotes, Bob Cats and a sighting of a Mountain Lion several years ago. Please do not let your pets or children wander the property unattended! Texas hill country is also known to have venomous snakes such as Rattle Snakes, Copperheads, Cottonmouths, and Coral snakes some of which we have spotted in the past. Please be aware of your surroundings.

Also, The McRanch is on 17 acres and hosts two AirBnB rentals...the Main House and the Cabin. Each of the structures have their own fenced yard and do not share their private space. However, both rentals share access to walk around the rest of the property.

There is a separate third structure on the property, the Studio/Barn, that is not rented and is off limits.

Park your car and head up a few stairs (*please note: handicap entrance not available), and kick off your shoes and make yourself comfortable. The suite includes a very comfortable Queen size bed, sofa and deck with swinging hammock chairs. It also includes WiFi and a smart TV with your favorite apps like Netflix, coffeemaker, microwave and a fridge with drinking water (or to make coffee). Enjoy your coffee and hear the birds sing on your private deck while you catch the sunrise. The deck has two swinging hammock chairs. There are numerous wedding & event venues, wineries/breweries/distilleries and outdoor activities in the area including Pedernales Falls State Park, Hamilton Pool, Jacob’s Well and Reimers Ranch Park.

Dripping Springs has been coined the “Gateway to the Texas Hill Country” as well as the “Wedding Capital of Texas”. It is rapidly growing in popularity due to the amazing vistas and proximity to major metropolitan areas like Austin, San Antonio and San Marcos.

There is a main house situated on roughly 1 acre of the property and includes a pool. You do not have access to the pool or main house area, but it is available for rent through Airbnb as well. It sleeps 12. We do have pool access available next door to the property from 10AM-6PM. You must contact us to get access. There is an Old Smokey BBQ pit for your convenience, a fire pit with wood provided. Bean bag toss game is provided. There is a large picnic table with umbrella to enjoy the views while eating or drinking outside. 4 white Adirondack chairs make sitting by the fire very enjoyable. Please do not roam around the property other than by the cabin as this is our personal residence.

The space
Lucky Star Cabin has two main rooms. One with a stocked kitchenette, banquette seating, and a seating area (with sofa that can pull out into another bed). In the bedroom, there are 2 cushy queen beds, and streaming TV. There's a full bath with tub and shower, as well as a front porch and back deck.

This cottage is on 40 beautiful hill country acres! We're minutes from town but a world away. There are other cottages and suites on the property, but each is situated for privacy and you'll love all the room to roam. It's a great place to walk (here and down this lovely hill country road!). There are common areas to gather near a fire pit or a swing and it's the perfect place to hear the birds or enjoy the stars under this big Texas sky!
