Welcome to the historic Homestead at the Dripping Springs. This house is one of three available lodgings each of the three dwellings are unique to their time period, style and setting. The Butler Cabin and Willie Mae's Cottage are both part of the Homestead at the Dripping Springs and can be reserved at the same time to sleep 8 people.
The property contains the original dripping springs for which the town was named. The Homestead is centrally located in the Historic Mercer Street District of Dripping Springs, close to shops, wedding venues, wine trails, parks and beautiful country roads.

Guests make themselves at home at Clara's House furnished with many antiques and reminders of early Texas. The house is a State Historical Landmark and is on the National Register. Relax on the porch with your coffee or under the shade of the giant oak fenced corral where a swing, table and chairs and washer pitching remind you of days gone by. Steps lead you to the original dripping spring. Two bedrooms are available: the master with 12 foot ceiling, is furnished with a queen sized East Lake bed and dresser; and the smaller, rock walled bedroom with a handcrafted wardrobe contains a queen size antique bed. The spacious bathroom has a tiled tub/shower along with two pedestal sinks.

Includes free continental breakfast, AC, flat screen TV, WIFI, queen-sized bed, hairdryer, and a snack basket, a full kitchen, living room, and dining room. The house contains many antiques, some belonging to the family.

We live in the country, with beautiful trees and quiet serenity, just minutes from wineries, distilleries and breweries. The backroads are abundantly colorful in the spring, Pedernales State Park is near by and we are close to several wedding venues.

The space
Our studio is a very simple, yet comfortable space for those who want to spend most of the time visiting wineries, the State Park or a wedding. Because it is a studio, it is not equipped with a kitchen, however, we do have a refrigerator and microwave. There are cats and dogs on the property, but they have never been inside the studio. We do not allow smoking inside; I will place a couple ashtrays on the front porch for convenience.

If you would like to experience the local shops, there are several boutiques on Mercer Street. For those who would like a cold craft beer, I would suggest the Barber Shop and Dripping Springs has a Dance Hall with live music, both being on Mercer Street.

When you pull into our drive, you will follow it to the right and you can park on the right side of the studio. We have plenty of space, so if you would rather park in the driveway, that will be perfect, too.

Casa Paradiso is a unique artist cabin hand-crafted by our very own tribe renaissance man! While on the road, the owner of the amazing cabin, rents it out to other local artists and Zen masters looking to find sanctuary in nature where they can create, meditate and enjoy nature. This cabin built completely from reclaimed lumber has a full-size bed, small fridge, AC, heater, fan, hand crafted desk, sitting chairs, coffee maker & essentials, hanging lights & window shades. Just off the porch is a beautiful private fenced space for grilling (charcoal not included) and watching sunsets at the patio table. There is also an outdoor sink and cold shower for those Wim-Hof-inspired rejuvenation showers! (There is also a warm option outdoor shower in our common area.)

The retreat’s common spaces include super clean restroom facilities, utility sinks, outdoor open-sky hot shower, sunset deck with gorgeous views, butterfly garden, sacred forest trails, pool at our neighboring retreat($20 pool pass required May through August), hammocks, cafe with: microwave meals, tea, hot coffee, and more, Tribe Market with handmade goods, fire pits & charcoal grills. Please note that the pool is not heated. Cold plunges welcome if done responsibly and safely! We 100% support the benefits of the cold for healing and wellness!

We suggest bringing a cooler if you wish to store food (or you can grab yummy meals from our cafe or nearby local eateries), grilling essentials, plates, utensils, lighter, firewood, bug spray, extra warm blankets for the colder days, hiking shoes, your favorite books, guitar or other small instrument you enjoy playing or any other essentials to help you feel comfortable during your stay. AT&T Wi-Fi is available retreat wide.

We welcome guests from around the globe and all-levels of meditation and yoga experience. We look forward to meeting you in class! We also offer on-site private sessions. Class schedule and private session info can be found in the listing photos.

We currently welcome families with children and are passionate about raising up mindful youth. All children should understand these guidelines and reasoning for them and be supervised by an adult at all times.

We invite you to consider a week-long stay for an even more immersive experience. Now, through the end of the year, our weekly guests receive a discounted rate for a 7 day stay. However long you stay, please know that we feel truly blessed to hold this space open for you.

13 Acres Wellness Retreat was founded with the intention of creating a space to invite guests onto this sacred land in order to connect back to nature, take focused time for their personal growth, and dive deeper into mindfulness practices such as meditation and yoga.

In order to provide this space, we ask that all guests make the following agreements while in this peaceful space:
1. I will honor the peace and quiet of this space. I will speak at a level that's respectful to the peace of those around me in the community. I will not play amplified music which could disrupt other guests. I will honor noble silence after 10PM until 7AM.
2. I will be respectful to all staff, community, and guests. (While extremely rare, we do have a zero tolerance policy on any rude or aggressive behavior towards staff or others. You will be immediately asked to leave without refund. A $500 fine will be assessed if police are called to escort you away.)
3. I will honor the sacred nature spaces on this land and leave the space better than I found it. I will help conserve the land. I will not litter nor remove/move any of our intentionally placed items from the sacred forest space.
4. I will help the staff by replacing anything I rearranged during my stay such as furniture or outdoor chairs. I will not remove furniture from the common area for my own private use. This includes grills, chairs and furniture on the deck.
5. I will use the common areas (shower, restroom, trails, deck, etc) with respect to other guests and not leave my personal belongings in any common areas.
 
Our entire property is a smoke-free space. Any visitors must be registered with us prior to arrival.

We reserve the right to deny admission, or to require a person already admitted to leave the space, without refund or compensation for failure to comply with any of these guidelines or who displays of unsafe, illegal or offensive behaviors. We will always ensure safety, security, order, peace, respect and tranquility above all else.

Any property damages should be reported to the manager. If there's anything not functioning during your stay, please let us know ASAP so we can assist in finding a solution.

Located on 4 acres nestled in the Hill Country just west of Austin, our cabin is a great space for wine, beer, distillery visits or tours. Also a great spot if you’re coming to the Hill Country for a wedding.

Enjoy a cozy cabin while visiting the Hill Country for winery’s, distilleries and breweries, a wedding or just a place to relax and get away from the city. There is one queen bed and a full futon to accommodate up to three adults.

We do not allow self check in because we have dogs on property and the gate must remain closed at all times. When entering and exiting we have a “gate check” requirement to keep them contained. We also need to educate our guests on the use of the incinerator toilet. This is for safety and hygiene purposes. Guests will have access to a bbq grill, fire pit, hammock, and cornhole game, if you wish.

There are several bee hives on the property. They are generally harmless honey bees that just want to do their job for the hive. Be aware though if you have allergies to bee stings.

Living in the hill country we do experience hard water. Occasionally there may be a sulfur smell and if you run for a minute the smell will go away.

Another thing to note is that we are 20 mins away from downtown dripping springs and 25 mins from HEB.

If you’d like to have groceries delivered, HEB, Whole Foods and target will deliver using either shipt or Instacart.

The Foreman's House is a quiet and private guest cottage that shares our 37 acres. We are located directly across from Camp Lucy, just down the road from Cricket Hill Ranch, and only 4 miles from the town of Dripping Springs. It is a great home base for visiting other wedding venues and wineries in the area as well.

The space
The Foreman's House features two bedrooms, a full kitchen (with basic cooking and dining utensils provided for your convenience), a common living area and bathroom with shower (with Lord & Mayfair toiletries provided). The master bedroom has a queen bed and a twin daybed. The second bedroom has a double bed.

Guest access
Within the fenced area around the Foreman's House there are plenty of spaces to relax and enjoy the Hill Country, including around the fire pit or at a larger table next to the charcoal BBQ grill. We live on a different part of the property in a separate home. We ask that guests respect our home by giving us a call if they have any questions about access.

- Although we do not have cable service, a large flatscreen TV, DVD player, and plenty of DVDs are provided in the living room.
- Two A/C window units keep the house nice and cool. Even in Texas it occasionally gets chilly enough to need some heat, but we have 3 powerful space heaters to keep you comfortable in the winter.
- The 37 acres is a gated property. The Foreman's House has its own private, well maintained but unpaved road that can be reached from the main paved road.
- We are a rural property. You may run into some critters when enjoying the outdoors and we also ask that you use common sense and practice safety when exploring. The house is not child-proofed which may make it unsuitable for small children.
-We are very sorry but we do not allow pets. However, two friendly medium-sized dogs live with us at the main house, and you may see them running around the property.
-We do not allow smoking indoors. You may smoke outside, but please use the ashtrays provided.

Airbnb only gives you one choice when listing the hot tub amenity. You can choose "Shared with others" Yes-No. The hot tub is not shared and used exclusively by the guests. This defaults to listing the hot tub as private. - which it is. There have been some comments that it is not private and I have called Airbnb headquarters to try to give hosts other options`when listing the hot tub. Although the hot tub is for guest use only, it is not secluded in the middle of a forest, which many feel is the definition of "private". It is located between the main house and the guesthouse under the pergola at the top of the driveway. Airbnb has not addressed my suggestions and closed my dialog with them regarding how this amenity gets listed.

GPS will take you to the first driveway on Barton Bend on the left. It is actually the second. You can see the large stone house from the road and the address marker, ample parking is available in front of the Crape Myrtles across the front of the property on the garage door aprons at the top of the driveway.

Look over the balcony and see nothing but undulating hills and all the various trees that Texas has to offer. The serenity and privacy are unmatched.

We are 7 miles outside of the city tax limits, so there is no city tax due, only a State hotel tax of 6%.

The space
Enjoy your morning coffee and/or breakfast on your private 40 ft balcony, while watching the sunrise.

The views are amazing and memorable!.

At sunset, walk to the other side of the property, sit and watch the sunset with a glass of wine or bubbly in our comfortable Adirondack chairs around the firepit.

Watch TV in both the cozy living room or the bedroom. Direct TV gives many choices as well as an added dvd/blueray player.

Sitting above 21 acres of undeveloped hill country, you’ll enjoy all the luxuries of modern living in beautiful villas, built in 2016.

We have two separate units. Each villa has one bedroom and one bathroom and is 810 sq ft. The villas sit between our Home and our Guest Barn, but are not as close as homes in a standard subdivision. You have absolute privacy but are not completely alone in the woods. This type of vacation is for those who want the most amazing view and privacy but don’t mind sharing the circle driveway, firepit and swimming pool.

Other things to note
We are surrounded by wineries, wedding venues and breweries. You will enjoy a 290 degree view of the hill country! The privacy and views will amaze you.

Terra Vista is located on the ground level. It has a queen sized bed, sleeps 2. We also added a sofa sleeper in the Living room to sleep 2 more guests.

2 TVs in the unit, one is in the bedroom, the other is in living room. Internet.
Washer and Dryer, Full kitchen and a large Patio/Deck.

All linens provided. Duvet covers on beds are washed after every guest.

Minutes away from Camp Lucy, Bell Springs Winery, Hawks Shadow Winery and Texas Hill Country Olive Company.

The driveway is paved and is .8 miles long. Enjoy a daily stroll down and back to the gate, or dare to venture out into the 21 acres of woods.

The space
Guesthouse has two bedrooms with a jack-and-jill bathroom, full kitchen and living room. There is a fully functional kitchen with 4 barstools at the island. Bedroom 1 had a king bed, bedroom 2 has double size bunk beds, and the couch is a sleeper sofa.

We are located on 10 acres, have a pool, huge playground, Scottish Highlander cows, chickens, and fish. We’re happy to schedule a feeding of the animals if you’d like.
