Upstairs we have the Mockingbird.
It also has a king size bed, full living, bedroom and bathroom. Both of these full units have fully stocked kitchens.

Also on the second floor is the Yellow Rose which is affectionately called our bunkroom. It consists of one bedroom with a queen bed and another bedroom with 3 twin beds. It has a full bath as well.

Self Check in-Person to Person Not required! The Loft is separate from the main house and even has its own yard, decks and parking area. No need to mingle with anyone else. Great if you want to be near Family or students at Texas State University.

Monthly Bookings: Long Term for a single guest or quiet couple. Completely furnished, includes free Wi-Fi, water, electric, garbage and parking. A laundry room is available for use once a week for monthly stays. Dedicated free single parking space is included! If you need two spaces, ask first we are flexible.

There is a very comfortable King memory foam bed that has venation shades to give someone taking a nap more privacy. Waffle bathrobes, Egyptian cotton towels and snuggly soft throw blankets. Remote control for AC, ceiling fan, lights and of course the 55 inch TV! Black out shades on all windows. French doors open to your own 2nd story deck with gorgeous views. This detached Loft is on a second story with your own stairs and entrance and detached from the main home via a very large middle deck from the main home. Great for bird watching! Laminated identifier, binoculars and treats in our feeders to attract birds and feed area for deer!

There's free 5g wireless Internet, Charging station for 4 devices including cords, motorized leather theater chairs and FUBO TV, extensive VUDU/DVD/Blue Ray movie collection. Laminated TV guide and remote instructions are located at the TV.

All soap products: Meyers Lemon Verbena/Rosemary/Pine, Hair care products: Organix Kukui Oil Shampoo & Conditioner and Sulfate Free. Various bug sprays and a flashlight and first aid kit.

~Note: We really go out of our way to add those special touches to make your trip complete, such as leaving a bottle of wine, assorted teas and organic coffees and an alkaline water dispenser. We also strive to make this property as green as possible by using environmentally friendly dish soap and laundry detergent, providing recycled paper products and full recycling, using low-wattage light bulbs, and more.

Kitchen: coffee, filters, creamer, assorted sugars, assorted teas. French Press, Drip coffee maker and Electric kettle. Toaster, Convection/Air fryer/microwave and stand alone induction plate. All dishes, silverware and utensils (even for the BBQ!) There is not a stand alone stove.

Grill up a yummy dinner with your honey and dine al fresco on the large deck under the large Oak trees and solar mood lighting!

Spices (very large assortment), virgin olive oil, vinegar, ketchup, mustard, mayo, butter, ice in the freezer and cold water in the fridge. Candy dish with assorted yummies.

Cleaning has always been a top priority at the Nest but we kicked that into high gear in February. Every linen including all blankets and bed covers are washed in hot water with a hospital grade disinfectant (they have always been washed-now we are using hospital grade disinfectants also). All surfaces including all remotes, switches, light pulls, drawer, keys and door handles are wiped down with the same disinfectant.

We have removed all decorative pillows, coasters and candy dishes for now.

We have been regularly steam cleaning the carpet with a super heated disinfectant formula. We are also using Vionex hospital grade disinfectant to use super heated mist to fog the entire Nest after EVERY visit.

Lysol, wipes and hand sanitizer are provided for use in the Nest for your stay (provided we can find them!)

Guests that are feeling unwell are advised to call and suspend their reservations and stay home.

The space
Comfortable Texas Hill Country Cottage with close access to Austin and San Antonio

The Mad Hatter Cottage invites you to rest and relaxation. The spacious Great Room complete with a small food prep area and comfortable couch opens into a bedroom nook with a wonderful king-sized bed with an excellent new mattress, comfortable coverings, and built-in usb bedside chargers.

A sparkling clean bathroom with walk-in shower completes the floor plan. Plenty of towels, bath soap, and hair products stock the bathroom. .The air in the Cottage maintains your comfort by its own cooling and heating unit while ceiling fans circulate the air.

A refrigerator will provide you with some ice and a place to cool drinks, and a microwave and Keurig coffeemaker, available for your use, are adjacent to a small sink. A Brita water pitcher ensures filtered water at your fingertips, even though our well water is delicious and healthy.

Internet access is provided, and many cell towers are nearby. The owners use AT&T/Consumer Cellular. Guests will enter the Mad Hatter Cottage using a keypad, just as you will use a keypad to enter the front gate.

Pets are welcome for a $25 deposit. If your pet will be left in the Cottage for several hours, please bring a kennel. Our property is not safe for small pets to roam freely. Not only is it not fenced, but also foxes, coyotes, and hawks hunt it regularly. Deer and foxes are frequently seen. The bird watching is wonderful.

Mornings and evenings are beautiful times to sip coffee or a drink sitting on the porch swing and watching as the light changes across the magnificent Texas Hill Country. Our sunset view is magnificent…you will want photos! We are part of the Wimberley Dark Skies Community, and the stars are indeed “big and bright!” The 2024 eclipse will be a phenomenal sight from this property.

Our property boasts many Texas Sprawling Oaks and Live and Schumach Oaks as well as Escarpment Cherry. Around the perimeter of part of the property is a miniature train track on which the owners ride the rails and enjoy the lovely views.

Secure behind a locked gate to which you have a code, the 384-square foot Cottage shares the 5-acre property with the owner’s house. The owners live on the property and welcome the chance to meet our guests or answer questions. Parking is free, designated, and secure.

A fire pit area located in front of the Cottage catches phenomenal sunset views. However, the fire pit use, or ANY outdoor fire, is prohibited during Hayes County Burn Bans.

Our Cottage is perfect if you are looking for a quiet escape, not very far from the hustle and bustle of several small and large towns.

Why do we call it The Mad Hatter Cottage? This property is located in an area known as “The White Rabbit,” a 9,600+ acre ranch that now boasts numerous homes. A metal white rabbit sits at the juncture of two nearby roads. We love this land, our “Wonderland,” so in line with Lewis Carroll and the White Rabbit, we have The Mad Hatter Cottage.

Minimum stay is two nights. Check-in is 3 pm and check-out is 11 am, or specially arranged.
A cleaning fee of $40 is charged per reservation.

You are welcome to use the grounds in front of the Cottage. Chairs are set out to enjoy he sunsets, but using the fore pit is prohibited at this time because of our severe drought.

The pristine studio has every modern convenience, yet the greater focus is to the outdoors. Relax in your private fenced yard, bird watch, star gaze or enjoy a fire in the fire pit, wood provided.

Guests have the entire guest house, private entrance and 1 covered parking space.

The property is in a quiet rural neighborhood just 4.9 miles from HEB. It is centrally located to explore neighboring towns and minutes from many hill country offerings/venues.

One non-shedding breed dog 15 lb and smaller is allowed with advanced notification. She must be crated when he's in the guest house alone. An additional cleaning fee of $25 will be charged for bringing your pup.

The property is tranquil and private, surrounded by cedar and oak trees with a clearing in front of the cottage.
