- For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.

- No parties or unauthorized events. Occupancy during authorized events must not exceed 35 guests. Please understand we have neighbors.
- No loud or amplified music.
- There is a fire pit and BBQ grill onsite. We kindly ask guests to bring their own supplies, extinguish any flames after each use and adhere to any county burn ban in effect.
- Please do not access the creek during unsafe weather conditions.
- Do not leave children unattended on the property or near/on the water.
- Please note life jackets are not provided. We encourage guests to bring their own. It's Texas state law on recreational vessels under 26ft. in length when underway (including drifting or not at anchor), all children under 13 years old must wear a U.S. Coast Guard-approved life jacket. Adults must have a properly fitting life jacket that is easily accessible.
- There is a boat launch but its availability depends on water levels. Please inquire ahead of time.
- If any furniture is moved during your stay, please place it back in it's original area. Fees may apply.
- There are exterior cameras on the property for security purposes. Please do not tamper with them.
- Please do not move or tamper with the space heaters near the greenhouse/pool pump. They are not for guest's use.

Pool Rules:
- The pool is not heated.
- Tampering with the pool and hot tub equipment could result in a $500 fine.
- Supervise children at all times Do not leave children unattended on the property or near/on the water.
- No lifeguard on duty. Swim at your own risk.
- Please rinse off before entering the pool.
- No glass is permitted in the pool, pool area, hot tub or creek. Additional fees may apply if glass is found in these areas.

Hot Tub:
- Let us know if you'd like to turn on the hot tub. When On, the heater will run for 1.5 hours, and the jets will operate for 45 minutes. It will automatically turn off within that period.
- Please note that it may struggle to maintain temperature if it's below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively at that level.

Little House on the Blanco @ Shade Ranch is a one bedroom one bath stone house on 40 acres nestled along the Blanco River among the mighty oaks of the TX Hill Country. The house is fully stocked with kitchen supplies, linens and paper products and soap. The house is set up for a couple or a small family of no more than 4 people. We ask that no more than 3 adults stay given space and septic constraints.

I provide guests with all of details needed for check in along with a list of items provided at the house. Guests are not required to meet with anyone upon arrival, but rather will be given access codes to let themselves into the house. I am available by phone, text or email before and during your stay to help with any questions or issues that may arise.

We are 5 minutes away from the Wimberley square with all of the local shops, restaurants and the grocery stores. So, while you feel that you're out in the country the conveniences of Wimberley are very close.

Guests have full access to the house and our 40 acres and 600+ feet of Blanco Riverfront. You can feel free to explore the land to hike, bird watch or look for other wildlife.

Gaze at a gorgeous sunset or sunrise on the river or from the picnic table on the bluff above. Grab your rod and discover what Flyfishing magazine called 'one of the best fly fishing spots in Texas, on the Blanco River.'

Take a swim in the clear blue waters of the Blanco River. Enjoy a picnic or a nap or a book along its banks. Located only 5 minutes from Wimberley Square, this home completes the perfect hill-country getaway without sacrificing any of the charm (or shopping opportunities) that Wimberley has to offer. And with high-speed/wireless Internet and satellite TV, you won't sacrifice the conveniences of modern technology, either.

There is also a larger 3 bedroom house on the same property. The houses are completely separate and don't share anything other than the acreage. The houses sit approximately 100 yards apart and have a bank of cedar trees and a large cedar privacy fence that sit between the houses and create separate areas for privacy.

You'll need a car to get to and from the property. You can walk to town, but it will take you approximately 20 minutes.

Shade Ranch consists of 40 private acres and 600+ feet of Blanco riverfront land. There are two houses on the property that we make available, the Little House and Casa Grande. Casa Grande is a 3 bedroom/2 bathroom home of 2800 square feet. The two houses are completely separate and don't share anything other than the land. They each have their own hot tubs, patios, grills and fire pits. The houses sit approximately 100 yards apart and are separated by a bank of cedar trees and a cedar privacy fence. Given the property sits on a bluff there is one pathway down to the river.

No steep, hard to navigate staircases. Even though we are in a drought right now the water was still barely running and there is a big deep swimming hole to swim and float in. Beautiful clean green water. It's also just a few miles drive to Wimberley Proper and to everything you forgot, HEB for food, and The Wooden Spoon for great ice cream and yogurt. Chill on the River is great for yummy eats. And don't forget to stop at the Boutique ACE Hardware. There is also free computer access at the Wimberley Village Library too. I have already re-booked for Thanksgiving Week. Roby, the owner, was more than helpful for any of my needs. There are a lot of BAD VRBO'S out there but this one is definitely NOT one of them. House Rules:

1. Please be considerate about noise from 10pm to 7am. We are a neighborhood and noise is strictly enforced.

2. There is a One (1) car policy and no Harley Motorcycles/loud pipes due to noise.

3. There is no smoking/Vape at all inside the Nest. Smoking is allowed outside ONLY. $200 fine if guests are found to be smoking indoors. There is a specific "butt" ashtray for use, no "butts" are to be on the grounds at all. We have a lot of deer and other animals here who don't need the habit!

4. The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Housekeeping: While linens and bath towels are included in the home, daily maid service is not included in the rental rate. Please do not remove towels or linens from the home. Beach towel are in the armoire for outside. Weekly stays: linen change day 4, Monthly stays: linen change weekly with light housekeeping.

6. Check out is firm at 11 am unless prior arrangements are made. If check out is past 11 am without prior arrangements there is a $20 fee (in hourly increments) from your deposit as we have to have two people turn the Nest around for our next guest. There are 13 of us, (6 kids and 7 adults) ranging in age from 7 years to 66 years, and there was plenty of room for all of us. The water in front of the property was nonexistent due to the current drought, but a 10-minute walk upriver solved that problem. Blue Hole, and a day pass at 7A, also solved the low water situation. The kitchen is fully stocked with absolutely anything you need to prepare your meals away from home. A private BBQ pit is available at each house. The open concept kitchen/dining/living room has wrap around large windows that provide a beautiful view of the sky and creek even when indoors.

There is a small sitting pool(not heated) behind the main house. This pool is exclusively for treetop house use. The pool has a lovely deck that overlooks the creek and horizon. The deck has tables and chairs to accommodate your whole party. Even though hot tub is listed as an amenity, we do not have one. VRBO can not figure out how to remove it.

The seasonal creek access is just a short walk out the back door. The path is constructed in conjunction with the natural landscape, so care should be taken when walking down to the creek. We have creek access and a private dammed off swimming hole.

This home has a back deck, a screened in porch in the front, a front seating area, a private balcony upstairs and a sitting area around the pool. There are so many ways to enjoy nature with your loved ones together or in private.

Both bedrooms have king beds. One of the king beds is convertible to two twin beds if this better suits your needs. There are also two high quality queen size couch beds. This home has 2 full bathrooms and a half bath. The base price is for 4 people and extra guests up to 8 are 25 per day to accommodate the extra cleaning of towels and linens.

The one disappointment was the swimming hole which is what attracted us to this property. We were prepared to throw some tubes in there and hang out and play all day. But turns out the water was low and full of algae. Even our dog didn't want to go in it. I asked them if there was water in the hole before renting and they replied yes, but I should have asked if there is water clean enough to swim in. Oh well. Still no regrets staying at this. property."

The Watermelon house is my favorite home at the River Rose Retreat. The shaded, elevated porch that overlooks Lone Man Creek is the perfect place to enjoy the outdoors. I love to relax on the porch swing or sit on the outdoor dining table and listen to the sounds of the creek flowing over the dam. The watermelon house is open and spacious with floor to ceiling windows that bring in natural light and give a lovely view of the hill country sky.

- "This home was exactly what we were looking for. It's perfect for a weekend get away. The home was very clean with basic start up of supplies. The screened in porch is perfect for those late night chats without getting eaten up by mosquitoes. You're only 5 minutes from town with plenty to do. The hot tub was nice but only big enough for 2 maybe 3 people. You can fit 4 but not comfortably. The deer are amazing to watch when drinking coffee on the screened in porch. The only think we suggest is bring a fan for those staying in the green bedroom to help circulate the cool air into the bedroom. The house is cooled by 2 window units. One in the blue bedroom and the other in the living room area. They cool the place down fine but you can't close the doors to the green bedroom and bathroom or it gets super hot. We highly recommend staying here for a quit weekend getaway. Will definitely be going back."
