I had an issue with the lock box but the phone number provided was answered quickly and we got the issue resolved fast and I was into the great space relaxing in no time. Parking was a bit tricky to figure out but again I called the Front Desk staff and they were able to make it easy to figure out. Parking on the street overnight is apparently free. I still used the parking app to register that I was parked there overnight but it was a zero cost transaction. Overall I would say this is a great place to stay and would recommend it to anyone."

Everything you need for a family or large gathering." - "The first morning, we found ants coming from the kitchen sink and continued to find ants each day. We had to place some of our dry groceries in the microwave to prevent ants from getting to them. And please keep in mind, at no point did we have unsealed or open containers of food out. There were also some floor tiles in the kitchen area that were loose and tripped a couple of times. Sleeping accomodations were exactly what we needed. But the entire house seems to have some major foundational issues based on leaning floors (that were very obvious) and major cracks both inside and out. It poses the question if it's safe as even when I walked into the bathroom attached to the main bedroom, I stumbled because the floor sloped to that degree. Overall, the house fit the needs of what we needed but an inspection should be done to determine if it's safe. We had plenty of linens and towels. The coffee filters had been there a while as well as the welcoming snacks. Maybe they should be changed out more often. "

* QUIET HOURS: Quiet hours are 11 PM to 7 AM. You may use the common areas and talk or watch TV during quiet hours, but keep the volume reasonably low so that you don't disturb others. You may do laundry after quiet hours, but do so quietly. There is no curfew, and you may come and go whenever you like. No one expects you to tip-toe around during the day, even if someone is taking a nap :)
* PARKING: If you drive a car you can park on the street or on the middle of the driveway (Do not block or park left side of the driveway as you face the house). Parking is first-come, first-served, so if there is not space in the driveway, park on the street. Do not block other vehicles. Remove all your valuables from the vehicle. This is a safe neighborhood, but you don't want to attract thieves.
* VISITORS: No parties, no outside visitors without explicit host permission in writing over Airbnb messaging, and no overnight guests without previous approval when you book. 
* KEYS: If you have a room key, return it before or at the time of checkout. You may leave it in the door knob or in the room. Unreturned and/or lost keys will be charged a $30 replacement fee.
* TV: We provide smart TVs with Netflix already set up. Do not log out of the Netflix account and into yours. However, you are welcome to log into any other accounts of your own -- Amazon Prime, Hulu, etc. -- that you want for your own personal use during your stay. * KITCHEN: You are welcome to use the kitchen, including oven and microwave, to prepare food for yourself. You may use all the kitchen utensils . We prefer the dishwasher over handwashing dishes. If the dishwasher is empty or has dirty dishes in it, you may put the dishes there. If the dishwasher is full or has clean items in it, put the dirty dishes in the sink. If you really want to hand wash your dishes, you may.

* BE SMART: Do not engage in illegal activities anywhere on the property. If you break or damage something, immediately let me know and arrange for its replacement or repair. * COMMON AREAS: Clean up after yourself when you use the kitchen and other common spaces. Do not walk around in your underwear in common spaces. You may wear a robe or pajamas. Nudity is only appropriate in the privacy of your bedroom or the bathroom. 
* BEDROOM: To keep insects from becoming attracted to your bedroom, no food is allowed in the room. Do not hang anything except curtains from any curtain rods anywhere in the home. Do not strip the bed: leave all pillow cases, pillow shams, duvet covers, and sheets on the bed. Removing them interferes with our careful screening, cleaning, and disinfecting system.
* LIGHTS OFF: When you are not using your guest room, turn off all lights and unused electronics (like the television). Turn off all lights before leaving your room.
* MAIL: Do not use our address for package delivery, personal correspondence, legal proceedings, or any other mail service without prior written approval from us. You are welcome to have food delivered here via food delivery services. 
* EARLY CHECK-IN OR LATE CHECK-OUT: Early Check-In and Late Check-Out times usually can not be accommodated. However, when possible, we do allow them. If we agree to honor a request for Early Check-In or Late Check-Out, we will send you an alteration request through the Airbnb app with an additional fee. That additional fee will be approximately the average cost of another night's stay with us. The fee will be applied for each request you have made - once for Early Check-In, if applicable, and once for Late Check-Out. * CHECKOUT: At checkout, you will be responsible for removing all of your belongings, any food (opened ). DO NOT STRIP THE BED, as that interferes with our careful screening, cleaning, and disinfecting system. You may leave your dirty towels on the floor of your private bathroom or in the silver hamper in the shared bathroom. Our cleaners will come to take care of everything else.

This duplex is a great option for someone new to DFW and looking to find their forever home. Longer term stays are welcome.

Just minutes from highways 121, 820, 360 and 183 in an upscale residential area with all the conveniences nearby.

It is a quick drive to DFW airport or just 3 stops on the TEXRAIL train service, which also runs directly to downtown Ft. Worth (connects to downtown Dallas also).

Walking distance to city water amusement park and 2 recreational parks. Whether you're traveling on business, or with a friend on vacay, this is a safe spot close to many attractions! it's peaceful and welcoming in this community you're sure to enjoy this place just as much as our puppies and we do!

The space
You have a full room to yourself. The room has a queen bed, nightstand, full dresser, coffee table w/chair, and walk-in closet, so make yourself at home. We're here when you need us or want to join for a movie night, or can spend time to yourself! It's a very quiet community so you won't be bothered by anything. Come relax and enjoy the metroplex!

Guest access
All bedrooms are off limits except your booking. You have access to pretty much everything else: kitchen, living room, dining room, there's even a theater room. I have a Keurig coffee maker if you're a coffee or tea drinker!

During your stay
I'll be working long hours so I might not be home very much depending on my shifts, but feel free to send me a text or call if you need something! Also if I am home I'm happy to chat or help you with anything, anytime.

Very close walk to Will Rogers, UNT Health, Dickies A, museums, W. 7th, botanical gardens, trinity park. 5-7minute drive downtown, to Convention Center-downtown, & TCU; & hospitals (Baylor, Medical City, JPS, Harris). 1 bus ride downtown. Fiber optic wi fi! Clean, cozy, hospitable, friendly space. Cats live here not good for people with cat allergies or people who dislike, and/or not used to pets, pet hair, etc. in house. Room is inside our home with shared guest bathroom and kitchen area.

The space
Cozy and comfortable queen size pillow top mattress with super soft 100% cotton bedding, pillows and towels. Desk and chair in room for work. Private mini fridge in room with small freezer, but of course you can still use the big fridge/freezer in the kitchen. Family members do live in or visit the house. The shared guest bathroom has its entrance off the hallway.

Access to kitchen, living area, laundry, guest bathroom and outdoor seating area.

During your stay
I will interact with guests as much or as little as they wish. They can set the tone. I am flexible and I have lived in Fort Worth and Texas for many years. I can help with information for new comers. I can help with recommendations for groceries, restaurants, attractions, and other businesses in the area.

Other things to note
Seriously Great location love it!!! Also please note stairs going into front door. We meet you to check you in, so we will ask to coordinate a check in time with you. Please make sure you’re OK with that as this is not as self check in.

Don’t forget this house isn’t good for people who don’t like cats, or have cat allergies, and/or not used to pets who live and roam around inside the house. The pets are not allowed in your room unless you let them in there. Also the pets are not in the living room area (due to a gate) which is the room right next to the guest room. Please note we do keep the house very clean, but since we have pets sometimes there may be a little bit of pet hair or a result of a pet accident around. We of course would clean any accidents immediately upon discovery.

This is a home where other people and pets live, so please be aware it’s not the same as a place where you may be living all by yourself. We try very hard to keep it clean, but this is not a perfect “white glove” type house because of pets and family living here. We do sweep and clean rotating areas at least 2 times daily. We try to be super fastidious regarding cleanliness, but we are not always around to catch everything. Mainly we ask not to be judged harshly because of this when you write your reviews. We request understanding guests and strive to earn 5 stars!!😀

Our place is located in a quiet neighborhood of Fort Worth, just south of downtown. We are centrally located to all Fort Worth has to offer including many hospitals within 10 to 15 min drive. We enjoy living here and know you will too!
