The Space:

The fully equipped kitchen flows into a cozy lounge area, making it easy to whip up meals while staying part of the conversation. A convenient half bath serves both the indoor and outdoor spaces so guests can enjoy the pool and patio without walking through the house. Where You’ll Sleep

The primary suite offers a peaceful retreat with a king bed, dual vanities, and a walk-in shower. Bedroom 2 includes a queen bed and a private en-suite bathroom, while Bedroom 3 features a twin daybed and dedicated workspace… great for kids or remote work. Bedroom 4 also has a queen bed and shares a spacious full bath with Bedroom 3. Each room is thoughtfully set up for rest and relaxation.

***PARKING: Our garage and driveway can accommodate 2 vehicles. Any more than that will need to park in front of the house or on 10th St (about 50 ft away). If any part of your vehicle is encroaching the alley behind the house, the city will have it towed.

**CAMERAS: We have a ring camera on the front door and back gate/pool equipment.

**GUEST COUNT: The number of people at the property cannot exceed the number of guests listed on the reservation. Our cleaning crew charges us for supplies and cleaning based on guest count as well as preparation for incoming guests.

**BEDROOM: Bedroom 3 is intended to be a workspace but also has a twin modular floor mattress /couch. Adults can sleep on it but it's mainly for children.

****Pool Heating $50/Day up to 90 degrees.
Please let us know at least 12 hours in advance if you want the pool heated. DO NOT TRY TO TURN THE POOL HEATER ON. IT MUST be turned on/off via app to avoid damaging the equipment. $1,000 fine will be issues for tampering with any of the pool equipment. (sorry...bad previous guest)
***In the unlikely event the pool heater is inoperable we will refund the heating fee immediately within 24 hours of checkout.
***Please do not remove the pool cleaner (robot) without asking. The pool runs on automatic timers and can burn out the motor if running while the cleaner is removed.

***Refunds: Unlike most Airbnb hosts, we pay the full service fee and do not split it with the guest. In the event a refund is given, we will base off of what Airbnb has paid out to the owner which is less than what the guest paid to Airbnb.

**CLOSETS: Given that this is our primary home, we have the pantry and closets locked, but do have a freestanding rack for hanging clothes if needed. We also have suitcase stands in every bedroom. Please let us know if you think you'll need to hang up more than a few items during your stay and we'll try to accommodate.

There are trails nearby leading to the river, parks, and a variety of restaurants and coffee shops for everyone to explore downtown. It's a great place for residents to come together and make the most of living in such an exciting part of town!

BESITOS HOUSE. We named it Besitos which means 'little kisses' because of the way this charming circa1930 house welcomes and comforts each guest. Located in the historic district of Georgetown and near Southwestern University. This little cottage is close to the downtown square where there are lots of shops and restaurants. The Palace theater is a community theater just off the square. Parks along the San Gabriel not far from downtown. One bedroom has a king bed, while the second bedroom has a queen bed and a twin bed. The Morning Room has a love seat which pulls out to a full size bed. TV's located in both bedrooms as well as in the living room. Full kitchen ready to cook. Relax on the front porch swing or retreat out back for a glass of wine and a good cigar.

Built in 2018, this one bedroom/one bathroom house features a classic hill country limestone exterior, stained concrete floors, standing-seam metal roof, a full kitchen with stainless steel appliances, and granite countertops. Other features include a Carrier central A/C and heat system with a Nest thermostat, and of course free and fast (400/40) Wi-Fi. Our goal in designing and building this house was that it would feel much bigger than it was, and have everything you would ever want and need, just in a modest footprint. If you read the reviews you'll see that this space always exceeds guest expectations.

The living room features a recliner, L-shaped sectional sofa, storage ottoman and side table with a phone charger, books, and games. You'll have a 60" smart/streaming TV with all popular streaming apps, a DVD player and assortment of DVDs. There are extra pillows and throws to make your stay as cozy as possible. The sofa folds out into a queen-sized sleeper bed if needed.

The bedroom has a queen bed with lots of extra pillows and of course all sheets, blankets, etc are provided. There are two dressers, two nightstands, phone chargers, lamps and a 24" smart/streaming TV. The spacious closet provides for lots of hanging space and we also provide luggage stands and a small safe.

The bathroom was designed to feel big and luxurious, with frameless resort-style glass and a large walk-in, no-transition shower. We provide towels and washcloths along with body soap, conditioner, shampoo, and everything else you would expect including a hair dryer.

Last but not least, the walk-in laundry room and pantry area features a lot of great storage, a full-sized LG washer and dryer, ironing board, iron, detergent and bleach.

You'll access the home via a keypad so check-in/out is super easy. Per VRBO disclosure requirements: there is one security camera on the property, located on the covered front porch. There are no other cameras inside or outside the residence.

And while you'll love the house you'll REALLY love the back porch! Sit in one of the rocking chairs and enjoy a picture-perfect view looking southwest across the eastern edge of the Edwards Plateau .

Our Contemporary Cottage is an immaculate, half duplex that is very roomy, light, bright and very quiet. The home features a spacious living room/dining room combo perfect for entertaining guests or cheering on your favorite sports team while watching the game or streaming movies on the 65" Smart TV.

Stunning & private, the Master Bedroom Suite features a comfortable king-size bed, large dresser, two night stands, a 43" Smart TV and a beautiful, well-equipped office desk with secure Wifi internet. The Master Bath features a large walk-in shower, a double vanity, and spacious walk-in closet.

The Breakfast area is convenient to the kitchen and provides seating for four and the breakfast bar seats two. Additionally, the Formal Dining is set for four but can comfortably accommodate six. If you plan to have a holiday gathering while staying, there is seating for a total of 12 for a meal.

The two-car garage features extra storage for your golf clubs or other items. If you choose to rent a golf car at the nearby Capital Golf Cars in Sun City, it can be charged at the electrical receptacle in the garage.

Our home can comfortably sleep up to 4 people; however, our rates are based on a two-person occupancy. Additional guests above two are an additional $25/per person/per night. Additional guests MAY be permitted up to 7 days with owners' approval. Owner requires copies of I.D.'s of all occupants.

Ask owner for details if you are staying with us for at least 60 days you may be able to purchase a Recreation Pass. Sun City Community Association Charges $100/person for Recreation Pass. This fee is optional and at your expense. The Association refunds $50/person when you return your badge at the end of your stay. The living, kitchen and dining rooms are very open and flow nicely to the back deck. Bedrooms are both good sizes. Bedroom 1 has 1 king and features an ensuite full bath and closet. Bedroom 2 has a queen, closet, and is a short walk down the hall to the 2nd full bathroom and washer and dryer closet. There is an air mattress (Queen) as well. The backyard has a fence separating it from the properties to the right and left. You may see a guest at one of the neighboring units from time to time, but it's generally very private.

The Neighborhood:
This is an extremely unique neighborhood and feels "off the beaten path" even though it's very close to downtown. It's one of the oldest "neighborhoods" in Georgetown. Before you get to the property, you'll pass a couple homes that need some maintenance, some brand new, and just a mixture of properties. Everyone is very friendly.

Getting Around:
There's plenty of parking in the circular driveway in front of the house, just make sure not to block the driveway for either house to the right and left.

What's in this property:
Welcome to our 3-acre property! As you enter using the provided gate code, you'll find the cabin entrance to the left, just a short walk away. Separated by an 8ft fence, there are two RVs where our groundskeeper stays and another tenant. Within walking distance, yet not too close, you'll discover Mimi's Private Barn, where on Sundays there is a Christian service from 10:30 am-11:30 am, however, a few members get there at 9:00 am to setup, and they breakdown from 11:30 am-12:30 pm, please be aware that there may be occasional noise from the restrooms located to the side of the Cabin, accommodating our approximately 30 guests. And hey, you are welcome to join the service! occasional events take place—around six per year. The cabin is equipped with four restrooms, primarily used for events and also available to church guests on Sundays when we host services at the barn. Adjacent to the barn, you'll find the main two-story house, serving as Mimi's Party Palace LLC office and a private residence. We've provided a map for your convenience; follow the green path for entry and yellow for exit. Don't hesitate to reach out if you need assistance with anything during your stay!

Just a few friendly rules to make your stay enjoyable:
1. No smoking inside—there's a $300 fee for any lingering smells or cigarette butts. Let us know if you're a smoker; we'll set up an outdoor spot.

The Space:
With a full living room and kitchen, and completely separate bedroom, the space feels large for a one bedroom. There's a workspace in the bedroom, queen bed, and the kitchen/living is great for relaxing. Full sized washer and dryer in the unit as well. The bathroom is on the smaller side, and the shape does not provide a lot of space for toiletries, but it's still very functional!

You're allowed to access all areas inside the house.

The Neighborhood:
This is an extremely unique neighborhood and feels "off the beaten path" even though it's very close to downtown. It's one of the oldest "neighborhoods" in Georgetown. The road is a little bumpy right now as they're planning to re-pave it. Before you get to the property, you'll pass a couple homes that need some maintenance, some brand new, and just a mixture of properties. Everyone is very friendly.

Getting Around:
There's plenty of parking on the driveway in front of the house, (feels like the side of house as your driving up. Just make sure not to block the driveway for the house on the left.

Other Things to Note:
One of the oldest "neighborhoods" in Georgetown. The road is a little bumpy right now as they're planning to re-pave it. This property has 3 houses on it but all are very private and separate. This property is on the far right

Our spacious "Gtown Treehouse" is on a lovely street in historic old town in Georgetown. 1. Head west on Hotel Dr toward Spirit of Texas Dr.
2. Turn right onto Spirit of Texas Dr and continue for about 1.5 miles.
3. Merge onto TX-71 W toward US-183 N.
4. Take the exit for US-183 N and continue onto TX-130 N (Toll road) toward Georgetown.

Upon entering the house there will be stairs to your left that will lead you to your room. The room is on the far left of the loft. The bathroom is three doors over from your room, but we will leave that door open for you.

We do have two small dogs and a cat. The dogs remain downstairs. Our cat does wander throughout the house, so if you would like to keep the cat out just please close the bedroom door.

We like to keep shoes off carpeted areas. Please remove shoes before heading upstairs.
