- "NO RIVER ACCESS from the property. There was construction right across the street so got a little loud early weekday mornings. Someone beat on our door in the middle of the night and scared us pretty badly but we never saw anything. Some of the patio furniture was broken and some of the cabinets did not close. - On the good side, it is spacious. We had two families here and there was plenty of room. 2 living rooms gave adults a place to hang out without kids wanting to change the channel on us. We all had space. That was great. Just 4 miles (7 minutes) to the college stadium, convenient access to the Outlet Malls and the beautiful San Marcos River. Approximately 37 minutes to Austin, 30 minutes to New Braunfels, Gruene, Wimberley, Canyon Lake, and Dripping Springs.

Outside the apartment is a cozy shared (with another rental, first come first serve basis) courtyard, featuring a full entertainment gazebo with solar lighting, two areas for grilling, two outdoor eating tables, ambiance, and enough room for yard games, and so much more!

Inside the 600 square foot suite (above the Garage), the Texas Tranquility suite provides an environment to feel right at home!

The living area includes a bar top table ready for either a quick breakfast or an intimate dinner time meal! Kitchen includes appliances such as a stove/oven, microwave, sink, full size refrigerator/freezer, toaster, and coffeemaker.

The main suite living area includes a queen-size tempur-pedic bed, a queen-size pull-out couch, and an area for an additional blow-up mattress (a twin blow up mattress is also included for your convenience). The 55 inch flat screen TV can be viewed from most angles within the suite.

Suite includes one full bath with a walk-in shower (please note: no tub).

CHECK-IN/CHECK-OUT: Check-in is at 3pm (doors will be locked until check-in time unless a pre approved early check-in has been given) and Check-out is at Noon. Please be cautious when driving to and from the apartment. Due to being in the country we have an abundance of deer, critters, and natural wildlife that are very active.

SHARED COURTYARD: The shared courtyard area is outdoors that is fenced in. this courtyard is shared with another short term rental unit. Our property is across the street from over a 1000 acres. This allows our area to enjoy some much appreciated quiet and wildlife. We ask that if you eat or grill outside, when you discard your food and items in the garbage, you close the garbage lid down tight. Wildlife gets hungry too!!

BOOKING: We do not allow third party bookings. Therefore, the person making the reservation must be staying on the property as they are taking responsibility for the stay. Host reserves the right to require an established traveler account with positive reviews.

The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins, paper towels and baby wipes in trash containers. Our sensitive pipes are on a strict diet of toilet paper and will throw up any other items.

No smoking allowed inside. A cleaning fee of up to $500 to remove odors and stains may be applied if evidence of smoking inside is found.

Pets are not allowed. Due to future travelers allergies, violations could result in a $500 cleaning fee for additional deep cleaning needs.

This mod studio space is only a 5 minute walk from the Texas State University campus and plenty of food and drink options within a couple block radius. This is an ideal location for visiting the Texas State University Campus! Once you’re done exploring, take a load off on the covered front porch, or lounge inside with a movie or TV show. Netflix is provided for our guests!
The space
The Rock Room was built in the 1960s. It features a stunning masonry rock wall, authentic terrazzo floors, a queen sized bed (a purple mattress!), and a full bathroom, as well as a coffee bar, a lounging area, and a dinette table/computer workspace. This room is conveniently located ½ mile away from the headwater of the beautiful San Marcos River, and a 5 minute drive (20 minute walk) from the San Marcos square. Only 40 minutes to downtown Austin, and 45 to San Antonio, you will love the convenience of this location. San Marcos has many locally run businesses and restaurants that are listed in our guest book. Experiencing the local flavor of our town will make for a one of a kind experience. This studio space does not include a full kitchen, but it does have a mini fridge, microwave, coffee maker, and other basics for reheating food or preparing light snacks. Looking to get out in the evening? San Marcos has a vibrant nightlife and is very walkable! Don’t feel like walking? Anywhere you will want to go is a short jaunt in an Uber or Lyft!
Guest access
Guests will have access to one parking spot in our driveway, a covered front porch with patio furniture, and private access to their own studio room with a closet and bathroom. You will be the only one with access to this room during your stay. There is one entrance from the front porch and it is not connected to the rest of the house. Your host lives on site, so if you have any questions or want to say hello, don’t hesitate to reach out!
During your stay
I will be available by phone at any time during guest stays. I’m happy to be accommodating and help out in any way when I’m home. I cannot guarantee I will be home for the duration of a guests stay.

This house is not pet friendly and doesn't allow smoking or vaping of any kind inside.

Although close to campus, this is a residential area. Quiet hours begin at 10pm. Please don’t disturb our neighbors who call this street their home!

Please keep our space clean and free from trash or litter. City issued trash and recycling cans are located next to the garage. Please help keep our space beautiful for the guests to come. We do have raccoons, so please be mindful not to feed them!

There is only one allotted parking spot for this room. Street parking is not permitted Monday-Friday 8am-5pm. If more than one parking spot is needed, it could be accommodated with advance notice. A second parking spot is not guaranteed.

There are two outdoor cats that live at this residence. They spend most of their days lounging on the covered porch of the Rock Room. The orange one is old and crotchety, but likes to interact. If you leave your door open, he is likely to wander inside, please help keep him outdoors. If he does come in and you don't feel comfortable shoo-ing him out, please feel free to reach out. The other cat will most likely avoid contact with you and your space.

In the country, what we lack in street lights, we gain in big sky and stars!

Located near the hustle and bustle of San Marcos, however able to enjoy a slice of country quiet. Just 4 miles (7 minutes) to the college stadium, convenient access to the Outlet Malls and the beautiful San Marcos River. Approximately 37 minutes to Austin, 30 minutes to New Braunfels, Gruene, Wimberly, Canyon Lake, and Dripping Springs.

Outside the tiny house is a cozy shared (with another rental, first come first serve basis) courtyard, featuring a full entertainment gazebo with solar lighting, two areas for grilling, two outdoor eating tables, ambiance, and enough room for yard games, and so much more! Note: Want the courtyard to yourself or need additional sleeping space, we have other short term rentals available on site. Ask about availability.

Inside the 300 square foot suite, (behind the fence to the right of the garage) the Lone Star Serenity Tiny House unit provides an environment to feel right at home!

The living area includes a mini kitchen including all appliances such as a microwave, sink, refrigerator, toaster, and coffeemaker. (please note: no stove/oven).

The main suite living area also includes a queen-size memory foam bed and a full-size pull-out couch. The flat screen Smart TV can be viewed from most angles within the suite. Queen bed area has its own smaller Smart TV.

Suite includes one full bath with a step-up walk-in shower (please note: no tub and a step-up shower).

Rental agreement will be due prior to confirmation of reservation.

Whether you are here for an active football game, (GO Bobcats!), a graduation, tubing the scenic nearby river, visiting the San Marcos downtown hot spots, or just conveniently passing through - this is the perfect stay for you!

CHECK-IN/CHECK-OUT: Check-in is at 3pm and Check-out is at Noon. Please be cautious when driving to and from the apartment. Due to being in the country we have an abundance of deer, critters, and natural wildlife that are very active.

SHARED COURTYARD: The shared courtyard area is outdoors that is fenced in. this courtyard is shared with another rental unit. Our property is across the street from over a 1000 acres. This allows our area to enjoy some much appreciated quiet and wildlife. We ask that if you eat or grill outside, when you discard your food and items in the garbage, you close the garbage lid down tight. Wildlife gets hungry too!!

BOOKING: We do not allow third party bookings. Therefore, the person making the reservation must be staying on the property as they are taking responsibility for the stay. Host reserves the right to require an established traveler account with positive reviews.

The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins, paper towels and baby wipes in trash containers. Our sensitive pipes are on a strict diet of toilet paper and will throw up any other items.

No smoking allowed inside. A cleaning fee of up to $500 to remove odors and stains may be applied if evidence of smoking inside is found.

Pets are not allowed. Due to future travelers allergies, violations could result in a $500 cleaning fee for additional deep cleaning needs.

WEATHER / ACTS OF GOD: Host is not responsible for any weather conditions or acts of god or nature that happen during the travelers stay.

Although we are in close proximity to all the wonders of San Marcos, we highly recommend renting a car to really explore all that the Hill Country has to offer.

The Rustic Barnyard is nestled in the majestic oak groves of San Marcos. This beautiful area is known as part of the Texas Hill Country! This property is safely located towards the top of a hill at the end of a cul-de-sac, surrounded by amazing people who love mini-farming.

Getting Around:
Although we are in close proximity to all the wonders of San Marcos, we highly recommend renting a car to really explore all that the Hill Country has to offer.

We're found in farm country, but there's still lots to do!
We're just 1 mile from the Flying Armadillo Disc Golf Club Course.
We are 7 miles away from Texas State University-Bobcat Stadium.
We love the Five Mile Dam Parks, a fabulous spot for river swimming, fishing and picnicking.

The "Treehouse" is located on a quiet tree lined street and is easy walking distance to "Texas State" or downtown. Has steps to access the upstairs and is located on the back side of the house, so if steps are an issue for you please do not book this property. It is a perfect spot for a visiting professor, travel nurse or other professional seeking a temporary stay away from the fray of the University or downtown. Please note this is a one bedroom unit with one queen size bed.

The "Tree House" is an upstairs apartment, located above the "The La Casa de Paz", which is located on a tree lined street, walking distance to downtown San Marcos and Texas State. The entrance to the property is at the back of the house where you can enjoy meals, coffee or a glass of wine on the outside deck which is nestled in a "bamboo forest". The bedroom features a queen size bed and you may awaken to see birds, opossum or a curious cat outside your windows on the many oak tree branches that surround the apartment. The kitchen has everything you need to stay a day or a month! Full tub/shower. There is a small washer that rolls to sink and may air dry clothes.. TV has Netflix/amazon type access. Please note. No dogs allowed in this unit due to noise levels experienced in the downstairs unit.

This 800 square foot home is close to everything you'd in San Marcos; close to the river, close to downtown, and near IH35 for traveling to Austin or San Antonio. Welcome to the San Marcos River, a cool Amtrak station. I want to stress this is a very old home, if you have any issues with the place, please let me know, I have tried to price the stay rate accordingly. Home has been inspected and permitted with the city of San Marcos. permit number is STR 24-28 in the fall 2025 its 25-39.

Quaint home in a clean and quiet h.o.a. manufactured home neighborhood. Located 12 minutes from TX State Tubes, 13 miles north of San Marcos Outlet stores & 25 miles north of Comal/Guadalupe River tubing & Schlitterbahn water park. Equipped with household essentials except an iron due to previous burned carpet damage.

Two bedroom with queen beds, suitable for 4 adults, and two vehicles. This is a great alternative to staying in hotel. For less money you can have an entire house to yourself!

Drive way is 40 ft long fitting two vehicles.
Inside you will find two available bedrooms with a queen size bed in each. Each have 43 in. flat screen tv’s with Netflix, Live stream TV Channels, wifi and ac/heat. One full bathroom. A laundry room.

3rd bedroom is locked for my personal belongings and airbnb supply room. The Studio come with queen bed, 2 accents chairs ,desk/chair , kitchenette that come with small microwave, fridge 4 inch , stove , dining table/2 chairs , 2 pans small/med , plates, coffee cups ,small coffee maker, basic utensils

Other things to note
We are 5 min away from the city, 10 min driving to town, we run on our own septic tank, please be courtesy not to flush anything that is not septic tan safe ex. baby wipes, feminine hygiene products etc..

As our property is located outside city limits in a natural environment you may occasionally encounter insects such crickets or scorpions which are part of the local ecosystem . to ensure you comfort we conduct regular pest control treatments both indoors and outdoors . However we cannot guarantee the complete absence of insects or arachnids, to minimize the chance of unwanted visitors , we kindly ask that you keep the door s closed when are not on use

leave valuables at home or keep them with you, as they won't be our responsibility

The space
I wish I could list as Entire Place, but attached to my home. Not a big room, but on the other side of my home away from me. Definitely nothing new about it but it has its charm:)
