La Casita Verde is located in a quiet, well established country neighborhood, 10 minutes from downtown San Marcos and Texas State University and 15 minutes from the Outlet Malls. We are conveniently located within 30 minutes or less from Austin, New Braunfels, Gruene, Wimberley and Canyon Lake. Many great affordable restaurants and live music venues are nearby. As our guest you would also have access to our neighborhood pool and tennis courts during the summer season. Our cabin is ideal for parents visiting their Tx State students and alumni returning for a reunion!
Our air conditioned, 800+ sq. ft. cabin has lots of windows and a large granite gravel patio. The cozy interior features a full kitchen with quartz counters, rustic barn-wood beams and trim, and a queen size Murphy bed. Our home is on the property, so we will be available to help with any of your needs. We know you will enjoy your stay!

Although we are in close proximity to all the wonders of San Marcos, we highly recommend renting a car to really explore all that the Hill Country has to offer.

Our Nature Glamps are A-frames with deck flooring. A fan and space heater are supplied, there is no central heat/air.
We have 5 A-frame glamps in nestled into the tree line overlooking Panther Canyon. They all share the common bathhouse and kitchenette that is located at the glamp area.
The bathhouse contains 3 toilet closets and 2 shower rooms, as well as a small kitchenette (with stove, refrigerator, coffee maker, utensils, pots and pans) and a laundry area.
If you are staying for a while, please bring your own laundry supplies and coffees/teas/food. We do not supply any food or beverages on site, other than ground coffee and a selection of hot teas for shorter stays. We are on well water, and it is excellent.
We do not supply body wash, shampoo or conditioner.
Bed linens, pillows, towels, washcloths, dish/hand soaps are provided.
Quiet hours begin at 9:30pm. We do not allow parties or high volume activities. We do not allow smoking anywhere on site, or use of illegal substances on our premises.
All are welcome.
Our Path of Silence is golden and we ask all guests to respect and honor silence on this path. Tune in / Tune out.
The Pyramid and Log Cabin are off limits to glamp guests, unless arranged with management.
If a retreat host/group has rented the “base retreat” during your stay at your glamp, you will have access to your glamp and the glamp area only, which is nestled behind the Pyramid at the lower end of the property, with an awesome view of the canyon.
If a base retreat/event is present, please use discretion as you walk the property and be aware of any private ceremonies or classes taking place, respectfully not disturbing those events.
If there is no base retreat booking during your stay, you may use our fire pit area and Log Cabin grounds, as well as the decks of the Log Cabin and Pyramid to lounge, read and practice yoga.
For outdoor practice, bring your own mat. Please do not remove mats from our Pyramid.
Glamp 1 is equipped with one full bed, a coffee pot with coffee and teas, and a mini fridge as well as fresh linens and towels/washcloths. With its personal deck, nestled at the top of the slope overlooking Panther Canyon, you can relax with a great book or practice yoga in nature, enjoying your coffee, tea or other beverage while taking in the view of the canyon.

Upon arriving at Samadhi Yoga Retreat you will pull into the circular drive in front of our Log Cabin. Parking in front of the Log Cabin you can walk the Path of Silence (to the right of Log Cabin) or the Glamp Path behind the Log Cabin to reach your glamp. Glamp doors are numbered 1-5.
As an overnight guest at Samadhi Yoga Retreat, you may schedule silent meditation or silent personal practice time in our sacred pyramid, unless the Pyramid and Base retreat are privately rented. You may inquire about reserving that time with management.
Do not enter the Pyramid without a reservation.
Please no shoes, no drinks in the Pyramid.
Please no wax candles, smoldering sage bundles, or open burning flame in the Pyramid.
Samadhi operates as a long term home to residents on site in the Heavenly View building. The Heavenly View is our tallest building on site (green building with mural), is residential and requires soft sounds at all times. There is also a private apartment on the top floor of our Barn Building (red building). Both of these buildings are near the Log Cabin/fire pit area.
In addition to serving VRBO customers, Samadhi operates as a retreat and event center and often will have events coming/going in the Log Cabin and Pyramid. We also host homeschool groups and kid’s camps throughout the year. If an event/class/camp is ongoing during your stay, you will be given all relevant details and access restrictions, however you will always have full access to the Glamp you rent and the Glamp Bathhouse/Kitchen.
We offer guided hikes through our nature preserve, yoga classes and sound healing, as well as yogic philosophy discussions. If interested in scheduling any of these offerings, pricing is as follows and is dependent upon instructor availability:
Private Yoga Class Hatha based - $100.00 (1-4 ppl)
Private Yoga Class Kundalini based - $100.00 (1-4 ppl)
Private Sound Healing - $200.00 (1-4 ppl)
Guided Hike - $35 per person, minimum of 2 ppl.

You can take the Path of Silence (please stay silent) to the right of the Log Cabin to reach your glamp, or the Glamp Path behind the Log Cabin, to reach your glamp. If arriving at night and past check in hours, bring your own flashlight. Our property is dark.

Samadhi Yoga Retreat operates as a business that is multi-faceted. Retreat space/center, VRBO, kid’s camp and school, private residence, and yoga studio with classes/events. It is imperative that anyone visiting and staying with us, respect and honor the space for what it is, a retreat dedicated to silence and children. We welcome everyone to our property and hope to be a source of respite, hope, inspiration and peace for all who visit. We are constantly evolving at Samadhi. Steer clear of any zones where building or construction is taking place. We will cease building when guests are on site, or notify of any ongoing projects. Never leave children unattended while at Samadhi, they must always be accompanied by an adult. Any guest participating in any yoga class, hike, boat tour, or other offering must sign our waiver.

We have neighbors. Do not park on the roads, park only in front of the Main Cabin or in the lot on Camino Alto that is surrounded by a white fence. We are off the beaten path, down a dirt road, nestled in the Hill Country. We are approximately 18 miles from I-35 in San Marcos, 9 miles from Wimberley, and 9 miles from the Canyon Lake Marina.
Getting around
You will need a vehicle or arrangements for rides. We are off the beaten path, about a 10 minute drive from Canyon Lake and a 15 minute drive from Wimberley. Ubers and Lyfts are not common in our area.
Directions
Driving in from FM32, you will turn onto a caliche/dirt road, called Spanish Eyes and follow the road down until it changes into Camino Alto. After turning off 32, you will drive approximately 5 minutes (give or take) before arriving at our address.
Upon arrival you will see a white fence marked with numbers, 1830. Turn in here and park in front of the Log Cabin. As you turn into our circle drive, you will see a wooden sign and metal pyramid on the ground, the sign reading, SAMADHI YOGA RETREAT. If the parking lot in front of Log Cabin is full due to an event, management will notify you where to park. PLEASE drive slowly. This dirt road is curvy and is residential as well as graced by nature/wildlife and pets. If you are lucky, you may see a gaggle of wild turkeys, a snake, a raccoon family, deer, and our favorite...roadrunners!

- "Enjoyed the hut, very simple and clean. Peaceful environment. Great place for a Glamping stay. Will visit again!!!" - "Had a great time staying here. We were met upon arrival and taken down to our glamp which is about a 2 minute walk down a trail from the parking area. This is an active retreat space, so expect to see others occasionally. We were the only people that stayed in the glamp area the whole weekend, so it was very quiet. All 5 glamps are about a minute walk from the bath house and all have a lot of privacy, especially the one we stayed in, Glamp 3. The views of the valley below are beautiful and were definitely a highlight. Highly recommend bringing a couple of extra fans and/or leaving the clear awning open at night during the summer, as it is quite hot. Another highlight was the outdoor shower in between Glamps 4 and 5. The bath house showers are not air conditioned, so it was a much cooler alternative. It is open air though and right in between two of the other glamps, so not sure how comfortable I'd feel using it if others were there. We were also allowed to go into the pyramid on our last day there when the retreat goers were not using it and it was very cool. Definitely recommend trying to go in if you can. Highly recommend coming here if you are okay with being a little hot and want to enjoy a peaceful weekend in the hill country. Will definitely consider coming back!"

The Rustic Barnyard is nestled in the majestic oak groves of San Marcos. This beautiful area is known as part of the Texas Hill Country! This property is safely located towards the top of a hill at the end of a cul-de-sac, surrounded by amazing people who love mini-farming.
Getting Around:
Although we are in close proximity to all the wonders of San Marcos, we highly recommend renting a car to really explore all that the Hill Country has to offer.
We're found in farm country, but there's still lots to do!
We're just 1 mile from the Flying Armadillo Disc Golf Club Course.
We are 7 miles away from Texas State University-Bobcat Stadium.
We love the Five Mile Dam Parks, a fabulous spot for river swimming, fishing and picnicking.
The Old Lime Kiln trailhead is 6.5 miles away; it leads to the beautiful 250-acre spring lake natural area.

Parking is available on the side of the house and is accessible by following the dirt road on the left side of the property. When you enter the gate, continue straight and follow the curved dirt road in front of the yellow cottage and then turn right towards the back of the property; you will dead end at the cabin. The front door will be to the right, up the stairs.
Two smart TVs in both the bedrooms have streaming capabilities for Netflix, HULU, Amazon Prime and YouTube.
The cottage is equipped with Elon Musk's high speed ‘StarLink’ internet and Wi-Fi for working professionals.
We provide wood for the chiminea. During particularly dry summers Hays County may implement a ban on outdoor fires.
There is a shared outdoor laundry shed in between the Chicken House and the Country Cottage (yellow house). Laundry detergent provided.
Please don't smoke inside. Smoke whatever you have outside.

Welcome to the Rustic Barnyard (dotcom) in San Marcos, Texas-a boutique micro fam'otel stay in the SMTX Hill Country! Our San Marcos mini farm is a special place, a lovingly hand-built enclave of homes, agricultural space, fields, and wildflowers.
As soon as you step onto the property, our friendly Great Pyrenees farm dog, KIKO, will greet you with a wag. Relax on the screened-in porch or the front patio swing, and take in the sights of free-range chickens, curious guinea hens, and playful goats.
We’re now sharing The Farmhouse, a spacious two-bedroom, two-bath cabin that blends rustic charm with modern comforts. This inviting retreat features:

NATURE GLAMP 5, SAMADHI YOGA RETREAT:
Listing description/The Space:
Samadhi Yoga Retreat is a 30 acre nature preserve and center dedicated to silence and the children in all of us. Our crowning jewel is our three story tall cedar pyramid that sits on the same latitude line as the pyramids in Giza. We aim to give guests solace and peace when visiting, and encourage soft sounds. Our Nature Glamps are A-frames with deck flooring. A fan and space heater are supplied, there is no central heat/air.
We have 5 A-frame glamps nestled into the tree line overlooking Panther Canyon. They all share the common bathhouse and kitchenette that is located at the glamp area.
The bathhouse contains 3 toilet closets and 2 shower rooms, as well as a small kitchenette (with stove, refrigerator, coffee maker, utensils, pots and pans) and a laundry area.
If you are staying for a while, please bring your own laundry supplies and coffees/teas/food. We do not supply any food or beverages on site, other than ground coffee and a selection of hot teas for shorter stays.
We are on well water, and it is excellent.
We do not supply body wash, shampoo or conditioner.
Bed linens, pillows, towels, washcloths, dish/hand soaps are provided.
Quiet hours begin at 9:30pm.
We do not allow parties or high volume activities.
We do not allow smoking anywhere on site, or use of illegal substances on our premises.
All are welcome.
Our Path of Silence is golden and we ask all guests to respect and honor silence on this path. Tune in / Tune out.
The Pyramid and Log Cabin are off limits to glamp guests, unless arranged with management. If a retreat host/group has rented the “base retreat” during your stay at your glamp, you will have access to your glamp and the glamp area only, which is nestled behind the Pyramid at the lower end of the property, with an awesome view of the canyon.
If a base retreat/event is present, please use discretion as you walk the property and be aware of any private ceremonies or classes taking place, respectfully not disturbing those events. If there is no base retreat booking during your stay, you may use our fire pit area and Log Cabin grounds, as well as the decks of the Log Cabin and Pyramid to lounge, read and practice yoga.
For outdoor practice, bring your own mat. Please do not remove mats from our Pyramid.
Glamp 5 is equipped with one king size bed with fresh linens and towels/washcloths.
With its personal deck, nestled at the top of the slope overlooking Panther Canyon, you can relax with a great book or practice yoga in nature, enjoying your coffee, tea or other beverage while nestled in the trees.
Our Nature Glamp guests may use our "sexy shower" (an outdoor open air shower overlooking Panther Canyon), or the Glamp Bathhouse, which is central to the glamp area.
In the Glamp Bathhouse, we have two shower closets and three toilet closets. These are shared amongst all glamp guests, and do lock while in use.
Also housed in the Bathhouse is our small kitchen for glamp guests and long term residents. This kitchen is equipped with a gas stove/oven, sink, full size fridge, coffee and tea pot, and plates/cups/cutlery/etc. Please clean up fully after yourself, after each use, as it is a shared space.
Upon arriving at Samadhi Yoga Retreat you will pull into the circular drive in front of our Log Cabin. Parking in front of the Log Cabin you can walk the Path of Silence (to the right of Log Cabin) or the Glamp Path behind the Log Cabin to reach your glamp. Glamp doors are numbered 1-5.
As an overnight guest at Samadhi Yoga Retreat, you may schedule silent meditation or silent personal practice time in our sacred pyramid, unless the Pyramid and Base retreat are privately rented. You may inquire about reserving that time with management.
Do not enter the Pyramid without a reservation.
Please no shoes, no drinks in the Pyramid.
Please no wax candles, smoldering sage bundles, or open burning flame in the Pyramid.
Samadhi operates as a long term home to residents on site in the Heavenly View building. The Heavenly View is our tallest building on site (green building with mural), is residential and requires soft sounds at all times. There is also a private apartment on the top floor of our Barn Building (red building). Both of these buildings are near the Log Cabin/fire pit area.
In addition to serving VRBO customers, Samadhi operates as a retreat and event center and often will have events coming/going in the Log Cabin and Pyramid. We also host homeschool groups and kid’s camps throughout the year. If an event/class/camp is ongoing during your stay, you will be given all relevant details and access restrictions, however you will always have full access to the Glamp you rent and the Glamp Bathhouse/Kitchen.
We offer guided hikes through our nature preserve, yoga classes and sound healing, as well as yogic philosophy discussions. If interested in scheduling any of these offerings, pricing is as follows and is dependent upon instructor availability:Private Yoga Class Hatha based - $100.00 (1-4 ppl)
Private Yoga Class Kundalini based - $100.00 (1-4 ppl)
Private Sound Healing - $200.00 (1-4 ppl)
Guided Hike - $35 per person, minimum of 2 ppl.

We do not provide transport to the lake. We will meet you there.
Guest Access/Parking is in front of the Log Cabin. There is a short walk down a mulched path to the glamp area. You can take the Path of Silence (please stay silent) to the right of the Log Cabin to reach your glamp, or the Glamp Path behind the Log Cabin, to reach your glamp. If arriving at night and past check in hours, bring your own flashlight. Our property is dark.
Other details to note: Samadhi Yoga Retreat operates as a business that is multi-faceted. Retreat space/center, VRBO, kid’s camp and school, private residence, and yoga studio with classes/events. It is imperative that anyone visiting and staying with us, respect and honor the space for what it is, a retreat dedicated to silence and children. We welcome everyone to our property and hope to be a source of respite, hope, inspiration and peace for all who visit.
We are constantly evolving at Samadhi. Steer clear of any zones where building or construction is taking place. We will cease building when guests are on site, or notify of any ongoing projects. Never leave children unattended while at Samadhi, they must always be accompanied by an adult.
Any guest participating in any yoga class, hike, boat tour, or other offering must sign our waiver.
Neighborhood description:
We have neighbors. Do not park on the roads, park only in front of the Main Cabin or in the lot on Camino Alto that is surrounded by a white fence.
We are off the beaten path, down a dirt road, nestled in the Hill Country.
We are approximately 18 miles from I-35 in San Marcos, 9 miles from Wimberley, and 9 miles from the Canyon Lake Marina.
Getting around:
You will need a vehicle or arrangements for rides. We are off the beaten path, about a 10 minute drive from Canyon Lake and a 15 minute drive from Wimberley. Ubers and Lyfts are not common in our area.
Directions:
Driving in from FM32, you will turn onto a caliche/dirt road, called Spanish Eyes and follow the road down until it changes into Camino Alto. After turning off 32, you will drive approximately 5 minutes (give or take) before arriving at our address.
Upon arrival you will see a white fence marked with numbers, 1830. Turn in here and park in front of the Log Cabin. As you turn into our circle drive, you will see a wooden sign and metal pyramid on the ground, the sign reading, SAMADHI YOGA RETREAT. If the parking lot in front of Log Cabin is full due to an event, management will notify you where to park.
PLEASE drive slowly. This dirt road is curvy and is residential as well as graced by nature/wildlife and pets. If you are lucky, you may see a gaggle of wild turkeys, a snake, a raccoon family, deer, and our favorite...roadrunners!

Located nearest the river trail, with shared yard space. The one-bedroom, one-bath Cabins have a queen bed and walk-in shower. Each cabin has a living space and kitchenette with two burner stove top, Keurig coffee, refrigerator, microwave. Each river cabin is equipped with pots, pans and cooking utensils. These cabins are surrounded by nature, close to the river trail and a bit ore secluded from the other cabins on property.

We are a nature preserve and retreat center dedicated to Silence, and the spirit of children that lives within us all.
Our goal is to provide our guests with a sense of peace and wonder, rest and rejuvenation.
Our Log Cabin (the cabin you are inquiring about), operates as the hub of the retreat center, when not privately rented.
Built in 1977, this cabin is rustic and full of character. The back deck of the Log Cabin overlooks Panther Canyon and is a lovely spot to catch the sun set. The front deck of the Log Cabin holds seating and a site map for all of our guests to check out upon arrival.
When a group, such as yours, rents out the Log Cabin in full, no other parties will have access to this cabin. We have 14 cabins/rooms on our property and one yoga studio space, our beloved Pyramid.
Our Log Cabin has two bedrooms upstairs. Bedroom 1 is our Queen room with one queen bed, and bedroom 2 is our Loft with two full size beds and two twins.
There is one bathroom/shower upstairs, and one bathroom/shower downstairs.
Downstairs, our full size industrial kitchen has a gas oven/stove, stainless steel countertops and all cookware and dishware you may need. In the kitchen area, there are two dining tables, that can seat up to 16 people.
In our dining room, there is one large table that can seat up to 18.
(**note- do not place hot pots or pans directly on our wooden tables and counters please**)
Our downstairs living room, has seating for up to 10 people.
This cabin is perfect for a family or group of up to 8 people. Children are welcome, but must always remain under adult supervision.
No other guests may be invited to the Log Cabin/retreat space that are not included in your reservation.
Our Path of Silence, leads to the crowning jewel of our retreat, our sacred 3 story tall cedar pyramid. Please remain silent on our Path of Silence and when walking our Labyrinth. This, we request of all guests. If you can not remain silent on these meditative paths, please do not walk them. The Path of Silence and Labyrinth are to the right of the Log Cabin, when facing that cabin.
Parking: you will park directly in front of the Log Cabin, in our parking lot. If an event is happening in our Pyramid, we may assist you in parking.
We do not allow loud activity or "partying" on our property. You will encounter guests of other cabins and rooms on site. Please respect nature and other guests in all that you do. Please pack out what you pack in, meaning take your recyclables with you.
Additional things to note:
No entry to the Pyramid without ticket purchase for event/class or reservation with management.
The decks of the Pyramid are available for use for all guests, unless otherwise notified.
We maintain a "soft sounds" policy for the Pyramid decks and cave of our Pyramid. This means talking softly, no loud music, and respecting others you may see.
Soft sounds around the property past 9:30pm. Again, this means no "partying" or overtly loud activities that may disturb other's peace.
We do not allow use of illegal substances on our property. We do not allow smoking on our property.
Our roads (Spanish Eyes and Camino Alto) are caliche (dirt), curvy and residential. Drive carefully, watching out for humans, wildlife and pets. You may pass someone on horseback or walking our neighborhood roads. Please drive only 15 miles an hour, top speed.
Uber and Lyft are not prevalent in our area, so you will need to arrange for rides.

On a rainy day, pop some popcorn, snuggle up on the comfy sofa, and watch a classic movie. The owners have provided extra blankets and pillows for your comfort.
Wander up the stairs and get settled in the Sunflower loft bedroom. This cozy hideaway is perfect for a girls’ trip, or small families. The rustic charm decor continues up to the second floor with the bedspread adding a fun pop of color! Find a King bed, sleeper sofa and a cozy little nook, with a built-in twin bed located on the side of the room. With comfy mattresses, soft linens, and cozy loft vibes, you are sure to have a good night’s sleep. Downstairs, the bathroom is a colorful surprise in the home. The creative mosaic with rock and tilework is mesmerizing-- it is truly a work of art! This bathroom will have you feeling refreshed and inspired as you get ready for the day.
Outdoor enthusiasts will love all the amenities at Sunflower Ridge Cabin. The porch provides plenty of seating, including classic rocking chairs. Picture yourself relaxing here at the end of the day with your favorite beverage, taking in the Hill Country ambiance. Early risers may enjoy morning coffee on the porch, doing the same. The campfire is perfect for roasting smores, keeping warm on a cool night, and simply gathering around, making new memories while reminiscing on days gone by. Just make sure to check the local burn-ban policy first! For a relaxing afternoon, grab your favorite book or magazine and chill out in the hammock. If traveling in the springtime, you are in for a treat! Wildflowers are abundant at Sunflower Ridge, and spring is their best season.

Whether you’re an outdoorsman or a shopaholic, there is so much to do in San Marcos! Float the spring-fed San Marcos River. Head over to the Meadows Center and hop on the glass-bottom boat tour for a closer look and a unique perspective of the beautiful river. Visit the over 240 shops at the outlet mall for a day of endless shopping. Hike the trails at Purgatory Creek Natural Area and take in the beauty.
Looking for an outing for the day? Take a drive to Canyon Lake and rent a boat or jet skis for a fun afternoon on the water. Check out the music calendar at Whitewater Amphitheater and rock out at a concert! Explore New Braunfels and Gruene and enjoy fabulous restaurants and live music. A day of tubing, kayaking, and rafting on the Guadalupe River is always fun. Families and children will especially love Schlitterbahn Water Park and Landa Park.
Spend the day in Wimberley, browsing the darling shops, delicious restaurants, and local wineries and breweries. Outdoor enthusiasts will love Jacobs Well and Blue Hole Regional Park for swimming, kayaking, and hiking trails. Blanco has several popular attractions for outdoorsmen, historians, and foodies. Blanco State Park offers fishing, swimming, and hiking. For those interested in the historical Old West, The Buggy Barn has over 140 covered wagons. Real Ale Brewing Company offers guided tours and a taproom tasting experience.
Further down the road, spend the day exploring Fredericksburg. Travel to Wine Road 290 which offers 19 wineries, all within a few miles of each other. Visit one of Fredericksburg’s two amazing museums: the National Museum of the Pacific War and the Pioneer Museum. During the summer, make sure to stop by a fruit stand and grab some famous Fredericksburg peaches.
In Kerrville, Schreiner Park is located on 517 acres along the Guadalupe River, where you can swim, rent boats, or explore hiking trails. The Museum of Western Art and the Pollinator Museum are fun and interesting for all ages. Indulge in one of the fabulous restaurants while listening to local artists’ music.

Welcome to the Rustic Barnyard (dotcom) in SMTX! Our mini-farm is a unique place consisting of a lovingly hand-built enclave of homes, agricultural space, fields and wildflowers scattered throughout. Not to mention the sights of curious chickens roaming, guinea hens pecking and goats baaing. We are now offering our ‘outdoorsy guests’ an extremely unique glamping experience- great for those who want a taste of outdoor living; yet don’t want to forfeit the comforts of normal amenities.
The space
This very secluded outpost, constructed to look like an old-fashioned general store; has a covered patio ornately designed with all the country feels and a glass chandelier. There is a small BBQ (you need to provide your own charcoal) and a propane powered flat grill off the front porch for those wanting to get their cook on while being in nature. Enjoy glamping in style with an enclosed corrugated metal outdoor patio shower along with an updated outdoor outhouse. ‘Fun Fact’ – the wooden outhouse was part of the neighboring log cabin’s initial build (and in its original form – a true outhouse!) Though we like it rugged; don’t fret, there is an actual toilet and sink inside the outhouse for when duty calls! ***NOTE: This is the only bathroom on site-there is NOT one inside the unit! This space is only 330 sq ft and is best described as a tiny-home that features house-like living amenities that include a fully stocked kitchenette with a mini fridge, a pretty cool appliance that acts as a microwave/air fryer/oven/toaster/broiler combo, and a coffee/tea bar. The space is furnished with a queen size bed, a ceiling mounted TV, a wooden armoire, a sitting/living room area, and a small dinette space. Though small and mighty; we make it work perfectly! If you’re truly used to roughin’ it, it shouldn’t be a surprise that there is no washer and dryer on site! And no bathroom inside the Outpost unit! Though internet Wi-Fi is available; it may be shoddy due to the cabin’s distant location in Hill Country. But who needs the internet when you can enjoy the outdoors; listen to the banter of goats, enjoy some friendly competition with some card games (included), walk the property and admire the country oak and cedar trees and gaze out at the array of solar lights that dazzle the area each night. We're now sharing our Chicken House, a nickname that has stuck because of the mysterious affinity our free-range chickens have for gathering around it. Aside from a side gig as a chicken haven; the newly remodeled moderate cottage features a cozy two bedroom, two bath with a large full kitchen.
The space
The large bedroom has a king size bed; the second has a full size bed. There is one large full bath with a pedestal sink and a family size tiled shower! There is also a half bath with a gorgeous farmhouse sink and of course a bonus clawfoot soaking tub on the screened in private back porch! The cottage’s open concept lets you enjoy friends and family while in the kitchen, dining room and living room spaces. An oversized covered back porch is illuminated with string lights and eclectic art pieces throughout. A stock tank made into a glorious fountain, helps set the mood for winding down in the clawfoot tub or enjoying the warmth of your own chiminea (we provide the wood). Welcome to the Rustic Barnyard (dotcom) in SMTX! Our San Marcos mini farm offers a charming retreat with hand-built homes, fields, and flowers. Enjoy the sights of chickens, guinea hens, and goats. Stay at the "Farmhouse," a newly renovated cabin with wood panel siding and unique curved window awnings. This cozy two-bedroom, two-bath cabin features a full kitchen and an amazing covered patio with porch swings.
The space
The recently renovated “Farmhouse”, includes a king size bed with an added twin trundle set, a 45” T.V. and a magnificent clawfoot tub (chandelier included)! If you’re one of the many returning guests, don’t fret – you’ll find each change to be an upgrade and a pleasant surprise (thanks to the prior hosts, Mark & Linda)! If you’re a first timer, you’ll quickly learn that our mini-farm is a unique place consisting of a lovingly hand-built enclave of homes, agricultural space, crops and fields and wildflowers scattered throughout. Not to mention the sights of curious chickens roaming, guinea hens pecking and goats baaing. The Farmhouse, our “big house” is a roomy two bedroom, two bath cabin that features a fully stocked kitchen with coffee/tea bar, a comfy living room space with a 55” smart T.V. and a quaint country dining table. The cabin also includes an inside washer and dryer and an amazing screened in front porch. Come enjoy the peaceful scenery and rock in a porch swing while enjoying your morning coffee, eat breakfast or play some games at the patio table, and wind down with an adult drink while gathered around the campfire and enjoy S’mores on us. We understand your excitement about starting your vacation!!! Our homes are popular and stay rented. There is only a 5-hour window to completely clean and set up this large of a home for your arrival. Please respect this work schedule and DO NOT ARRIVE EARLY. NO EXCEPTIONS
Your luggage and groceries are not allowed to be dropped off early for the safety of your items and our cleaning crew. Please plan travel time and groceries according to the 4:00 check-in time.
Check-out time is no later than 11:00 AM.
GUEST RESPONSIBILITIES & House Rules: Grounds for immediate eviction
• No parties, weddings, or events
• No smoking or vaping in the house. $750 fee. You are permitted to smoke outdoors.
• No Pets allowed at or inside the property. Any violation of the Pet Policy will incur a minimum $750.00 fine.
• No hunting, shooting or archery – grounds for immediate eviction
• No UTV’s, four wheeler, dirt bikes, horses or similar type vehicle permitted to be used on property.
• No drug use - Zero tolerance policy
• Must be 25 years of age to rent a home
• The person who rents the property MUST be staying at the home
NO GLITTER OR CONFETTI AT ANY HOME. (Minimum of $250 cleaning fee).
It requires extensive time to remove from carpet and all other surfaces in the home.
Alternative option- Dried flower petals: A collection of brightly colored flowers can be used in place of glitter.
Guests shall be responsible for all damage, breakage and/or loss to the premises, except normal wear and tear. We understand when little items break. So just let us know so that we can get it replaced before the next guest.
Games and activities- are provided however, some games have small pieces or parts and are not suitable for young children, toddlers, or infants, who may put things in their mouths. Do not allow young children to play unsupervised with games. The house is not Child Proofed, so please take care to protect your infants and children. Carefully inspect any toy or equipment that may be used by a child to ensure it is functioning safely. Highchair, Booster chair, Pack and play, baby gates, Stairs, and uneven surfaces.
The Hot tub- is provided for the enjoyment of adult guests. Keep children away from the hot tub unless there is constant adult supervision. The hot tub is not for unaccompanied minors. Please ONLY use the plastic cups provided for drinks while in the hot tub. Care should be taken due to the inherent dangers. Please keep hot tub covered at all times when not in use.
Per this rental agreement- Guests agree to release the Owner, Property Managers, and service providers from all claims, liabilities, loses or damages from any incident associated with the information provided above.
CANCELLATION
• Reservation cancelled 30 days or more prior to the arrival date will receive 100% refund to the credit card
• Reservations cancelled between 30 and 16 days prior to the arrival date will receive a 50% refund of the total payment made up to this date.
• Cancellations less than 15 days in advance will not receive a refund.
• No credit will be given for shortened stays due to late arrival or early departure for any reason.
• No cancellations due to weather or COVID will be accepted.
• No selling of your reservation to another party
There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of, or severe damage to the property. In the event of we will refund all monies that have already been paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
You must be 25 years of age to rent this home. We reserve the right to evict any renters who do not comply with the rules of the house, any renters who create a conflict with our neighbors, owners, property managers, contractors, or any renters who, at our sole discretion, are causing problems/conflicts and are not wanted on the property. Our homes have a maximum occupancy city permit per house.

Renters who exceed the occupancy limit and/or falsify information for their rented property at the time of reservation or arrival are subject to immediate eviction and additional fees. We treat everyone honestly and expect the same from our guests. If your group gets larger than expected, just let us know for safety concerns.
The Property Manager, Owner, and/or contractors have the right to enter the property and/or home at any time with verbal notice to ensure the safety and/or function of the home, its contents, or other at any time.
Additional Terms-
Guests agree to indemnify and save Owner and Property Managers harmless from all liability, loss or damage arising from any nuisance or harm made or done by the property premises by guests or invitees. Also, from any carelessness, neglect, or improper conduct of any person entering, occupying, or visiting the premises.
By confirming you agree that we reserve the right to cancel your reservation and remove/evict your group from the home and/or property for the following reasons, including, but not limited to:
• Party's
• Weddings and large events
• Threats against owners, neighbors, employees, contractors, or other
• Drug use
• Illegal activity
• Use of fireworks
• Unapproved fires
• Noise complaints
• Shooting on property
• Use of ATV, UTV, motorcycle's, etc.
• Complaints by neighbor
• Too many guests
Check-out requirements:
1. All dishes should be washed and put away, or in the dishwasher and started.
2. We ask that you please remove bed sheets and pillowcases only from any beds that were used and leave them in a pile on the bedroom floor.
3. Please place all used towels in the laundry room and leave them in a pile.
4. Upon departure set thermostats to 70 degrees in the summer or 68 degrees in the winter.
5. Make sure all doors and windows are shut and locked.
6. Move all furniture back to its original location
7. DO NOT turn off the hot tub, just please make sure the jets are off, the thermostat is lowered to 85 degrees, and the top is put back on the hot tub.
8. Place all trash including bathroom trash in the dumpster. Please don't forget the trash near the grill
9. All food should be taken with you or disposed of. Anything NOT open you may leave, and we will donate to the local food back here is Wimberley.
10. Upon departing, lock all doors and place keys back in the lock box. Scan the QR code located under the lock box.
