This is a 2 Bedroom, 2 Bath unit in a historical building in downtown San Marcos (convenient to Austin, San Antonio, and New Braunfels). Each bedroom has its own private bath room. Enjoy the experience of staying in a vibrant downtown location with the convenience of a great restaurant, Sean Patrick's below! Unit 128 is on the top floor, there is not an elevator, this is a historic building. There are stairs, two flights up, as pictured. Although we have had many guests that have never had any noise issues, we would expect some urban noise, this is a vibrant downtown. We do have white noise machines, when the family stays there we also use a fan, but have been told by a guest that they can hear traffic noise at times (loud stereos, loud motors). You would think there is bar noise from below, but guests and tenants say they don't hear any bar noises. The restaurant closes at 11 PM, with a few exceptions at midnight. Speaking of, try the Saturday and Sunday Brunch! Its great!

The apartment has a large kitchen, two bedrooms with each having a private bathroom totaling two bathrooms, and washer/dryer. Bedrooms and Living Area have comfortable furnishings, quality linens with ceiling fans in each room. There is a 65' flat screen television in the Living Room. WiFi is included. All utilities included.

Texas Tranquility Apartment - Driving down the windy country road, past the horse and cow filled fields, in a near tunnel of trees, you find this country chic detached above garage apartment suite. Opportunities of wildlife viewing and stargazing await you!

In the country, what we lack in street lights, we gain in big sky and stars!

Located near the hustle and bustle of San Marcos, however able to enjoy a slice of country quiet. Just 4 miles (7 minutes) to the college stadium, convenient access to the Outlet Malls and the beautiful San Marcos River. Approximately 37 minutes to Austin, 30 minutes to New Braunfels, Gruene, Wimberley, Canyon Lake, and Dripping Springs.

Outside the apartment is a cozy shared (with another rental, first come first serve basis) courtyard, featuring a full entertainment gazebo with solar lighting, two areas for grilling, two outdoor eating tables, ambiance, and enough room for yard games, and so much more!

Inside the 600 square foot suite (above the Garage), the Texas Tranquility suite provides an environment to feel right at home!

The living area includes a bar top table ready for either a quick breakfast or an intimate dinner time meal! Kitchen includes appliances such as a stove/oven, microwave, sink, full size refrigerator/freezer, toaster, and coffeemaker.

The main suite living area includes a queen-size tempur-pedic bed, a queen-size pull-out couch, and an area for an additional blow-up mattress (a twin blow up mattress is also included for your convenience). The 55 inch flat screen TV can be viewed from most angles within the suite.

Suite includes one full bath with a walk-in shower (please note: no tub).

Rental agreement will be due prior to confirmation of reservation for 90+ day stays.

Whether you are here for an active football game, (GO Bobcats!), a graduation, tubing the scenic nearby river, visiting the San Marcos downtown hot spots, or just conveniently passing through - this is the perfect stay for you!

CHECK-IN/CHECK-OUT: Check-in is at 3pm (doors will be locked until check-in time unless a pre approved early check-in has been given) and Check-out is at Noon. Please be cautious when driving to and from the apartment. Due to being in the country we have an abundance of deer, critters, and natural wildlife that are very active.

SHARED COURTYARD: The shared courtyard area is outdoors that is fenced in. this courtyard is shared with another short term rental unit. Our property is across the street from over a 1000 acres. This allows our area to enjoy some much appreciated quiet and wildlife. We ask that if you eat or grill outside, when you discard your food and items in the garbage, you close the garbage lid down tight. Wildlife gets hungry too!!

BOOKING: We do not allow third party bookings. Therefore, the person making the reservation must be staying on the property as they are taking responsibility for the stay. Host reserves the right to require an established traveler account with positive reviews.

Photo ID may be required at check-in.

The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins, paper towels and baby wipes in trash containers. Our sensitive pipes are on a strict diet of toilet paper and will throw up any other items.

No smoking allowed inside. A cleaning fee of up to $500 to remove odors and stains may be applied if evidence of smoking inside is found.

Pets are not allowed. Due to future travelers allergies, violations could result in a $500 cleaning fee for additional deep cleaning needs.

WEATHER / ACTS OF GOD: Host is not responsible for any weather conditions or acts of god or nature that happen during the travelers stay.

CAPACITY: To ensure all are comfortable, our Maximum Traveler Capacity is 2.

PARKING: Room for ONLY two vehicles at the uncovered Guest Parking marked spots. (Marked with Guest Parking signs) (due to other short-term rentals on the property, we must be strict to two parking spots due to the need of spots for the other units. We appreciate the understanding.)

NOISE: Due to being courteous to our neighbors, we do ask that loud music be turned down after 10pm. Parties and events are not permitted.

One 24 Hour Outdoor Video/Audio monitoring camera is installed in courtyard area. This camera faces the front area of the courtyard, including the courtyard front doors. Owners live onsite.

Due to circumstances that may be out of the travelers hands, we highly suggest purchasing travel insurance prior to your stay. Traveler acknowledged and agreed that they are responsible for the safety of themselves, their guests, and their children with respect to the premises.

Welcome to The Rock Room, your Mid-Century Modern dream in the heart of San Marcos, Texas! This mod studio space is only a 5 minute walk from the Texas State University campus and plenty of food and drink options within a couple block radius. This is an ideal location for visiting the Texas State University Campus! Once you’re done exploring, take a load off on the covered front porch, or lounge inside with a movie or TV show. Netflix is provided for our guests!
The space
The Rock Room was built in the 1960s. It features a stunning masonry rock wall, authentic terrazzo floors, a queen sized bed (a purple mattress!), and a full bathroom, as well as a coffee bar, a lounging area, and a dinette table/computer workspace. This room is conveniently located ½ mile away from the headwater of the beautiful San Marcos River, and a 5 minute drive (20 minute walk) from the San Marcos square. Only 40 minutes to downtown Austin, and 45 to San Antonio, you will love the convenience of this location. San Marcos has many locally run businesses and restaurants that are listed in our guest book. Experiencing the local flavor of our town will make for a one of a kind experience. This studio space does not include a full kitchen, but it does have a mini fridge, microwave, coffee maker, and other basics for reheating food or preparing light snacks. Looking to get out in the evening? San Marcos has a vibrant nightlife and is very walkable! Don’t feel like walking? Anywhere you will want to go is a short jaunt in an Uber or Lyft!
Guest access
Guests will have access to one parking spot in our driveway, a covered front porch with patio furniture, and private access to their own studio room with a closet and bathroom. You will be the only one with access to this room during your stay. There is one entrance from the front porch and it is not connected to the rest of the house. Your host lives on site, so if you have any questions or want to say hello, don’t hesitate to reach out!
During your stay
I will be available by phone at any time during guest stays. I’m happy to be accommodating and help out in any way when I’m home. I cannot guarantee I will be home for the duration of a guests stay.

This house is not pet friendly and doesn't allow smoking or vaping of any kind inside.

Early or late check in may be available upon request but cannot be guaranteed. It will be dependent on whether there is a check in or out on the same day.

Although close to campus, this is a residential area. Quiet hours begin at 10pm. Please don’t disturb our neighbors who call this street their home!

Please keep our space clean and free from trash or litter. City issued trash and recycling cans are located next to the garage. Please help keep our space beautiful for the guests to come. We do have raccoons, so please be mindful not to feed them!

There is only one allotted parking spot for this room. Street parking is not permitted Monday-Friday 8am-5pm. If more than one parking spot is needed, it could be accommodated with advance notice. A second parking spot is not guaranteed.

There are two outdoor cats that live at this residence. They spend most of their days lounging on the covered porch of the Rock Room. The orange one is old and crotchety, but likes to interact. If you leave your door open, he is likely to wander inside, please help keep him outdoors. If he does come in and you don't feel comfortable shoo-ing him out, please feel free to reach out. The other cat will most likely avoid contact with you and your space.

We have provided some basic toiletries but guest are encourage to bring

all our guest. we are outside of the San Marcos city and we run our own
septic tank system, for that reason we ask kindly to our guest that do not
dispose baby wipes, etc.. on the toilet to avoid any possible problems

We were there to enjoy the circuit of the americas as well as the Gerogia Texas games. Could not have been more pleased. One of our favorite moments was relaxing on the patio in the evenings, enjoying the peaceful surroundings. We felt right at home and appreciated all the thoughtful touches, like the welcome basket. Although located within downtown, the property is on a secluded 1 acre lot.

- "This was a great location. My daughter graduated from TX State and we needed another spot for overflow family. They really enjoyed their stay. The property is very nice. Only comment I have (and this is my fault for not asking) is that I didn't realize from the listing that the it's 1.5 bathrooms, not 2 full and the full bath is in the master bedroom. It was fine for my group but could be awkward for a different group. The host was great and I would definitely recommend."

The "Treehouse" is located on a quiet tree lined street and is easy walking distance to "Texas State" or downtown. Has steps to access the upstairs and is located on the back side of the house, so if steps are an issue for you please do not book this property. It is a perfect spot for a visiting professor, travel nurse or other professional seeking a temporary stay away from the fray of the University or downtown. Please note this is a one bedroom unit with one queen size bed.

The space
The "Tree House" is an upstairs apartment, located above the "The La Casa de Paz", which is located on a tree lined street, walking distance to downtown San Marcos and Texas State. The entrance to the property is at the back of the house where you can enjoy meals, coffee or a glass of wine on the outside deck which is nestled in a "bamboo forest". The bedroom features a queen size bed and you may awaken to see birds, opossum or a curious cat outside your windows on the many oak tree branches that surround the apartment. The kitchen has everything you need to stay a day or a month! Full tub/shower. There is a small washer that rolls to sink and may air dry clothes.. TV has Netflix/amazon type access. Please note. No dogs allowed in this unit due to noise levels experienced in the downstairs unit.

NOTE: All linens to include mattress cover, duvet, duvet cover are washed in hot bleached water between all stays.

The Tree Haus is 675 sq. ft., near Texas State University on five acres in the beautiful Texas Hill Country. River play and trail access in local area. It is 6 miles from downtown San Marcos and convenient to TSU (about 10 minutes to Bobcat Stadium). The Tree Haus is above my Studio, has two bedrooms, fully equipped kitchen, coffee and tea service as well as a homemade breakfast bread for a fast start in the AM. We do not accept children under 8, non smoking, no pets, clean environment.

The space
The Tree Haus is a second story apartment with a rustic flare that sits atop several artist's studios and accessed by an outdoor stairway (22 steps up!). It is just a short walk on a wooded path to the Eye of the Dog Art Center that hosts classes and workshops. You can take a stroll up the road or even shorter drive to the Dharma Ranch Buddhist Yoga retreat which offers drop-in yoga lessons weekly.

San Marcos offers exciting recreational and cultural opportunities as well as many special events. The Glass Bottom Boat tours and aquarium of Spring Lake at the headwaters of the San Marcos river are a delight for the whole family. Multiple River access in town for water play and tubing. Several trail heads are close by for hikes and nature walks to experience the unique flora and fauna of the area. You can take a jaunt into town and sample San Marcos’s many fine restaurants, brew pubs and other watering holes. At night, the Cheatham Street Warehouse is a favorite music venue, plus so much more.

The Tree Haus is on the second story with an out door stair case. It has no handicap accessibility. We do not allow children under 8, pets, or smoking in an effort to have a clean environment for allergy sufferers. There are 22 stairs up to the Deck and front door. The stairs are well lit after dark. The height of the deck and location in the trees gives it the special qualities of a tree house.
