- "Super cute place! Comfortable bed. LOVED the provided bikes and kayaks! Across the water (and along a short dirt path out your backyard) is a beautiful island with a great paved path for walking or biking to a popular swim hole area! It is so close! We also kayaked to it! H-E-B is 2 blocks away and for a longer stroll you can walk to the downtown area! We did one evening. There is a nature center across the street and you are right on the river trail (the paved path mentioned above) that goes for miles to your right or left. We explored that one day. You can’t hear your neighbors at all through the walls and at night we can’t hear the traffic on the road. They offer a box fan as well for extra cooling or white noise. Thought the AC works great and you don’t need it. Nice, big shower with good water pressure and hot water. Owners give you a detailed email of everything included in the rental. There are 3 different, VERY nice sitting areas on the river, so plenty of room to have your own space with other renters next door. This is a fantastic place!"

Speaking of deer! There is an entire family of deer that live on our property and the one next door. Please be respectful, keep trash in the bins and keep your dogs on a leash.

My husband used the kitchen bar/stool for his desk. The house is immaculate and very nicely decorated. Loved the welcoming touches from the owners. - "This little gem has a wonderful, comfy, king size bed. Cute farm house decor. Well equipped kitchen with everything you need. We enjoyed sunset walks on the River Trail with entrance located directly accross the street. Fenced back yard for pups. I would have given a five star rating if not for the multiple step ups and steps downs inside the house. I would not be able to bring my dad to this house. I tripped going from the kitched into hallway. For the agile, this house is perfect."

One version says the hacienda was built by a couple whose last name started with “K” and who met and fell in love after being raised in separate Mexican villages. A mural on the wall of one of the hacienda rooms supposedly supports this story and “K” crests above the doors to that room are still there today. According to the mural, he was a diamond dealer while she was into the arts.

Another story, told by local ranchers who knew the couple and by a former Kerr County Sheriff’s deputy, says Mr. “K” was actually Mr. Gnosticarra, a Greek refuge from the Chicago mob that was hiding out in the Texas Hill Country in the witness protection program after giving evidence against crime boss Sam Gioncanna.

The space
Once you arrive, feel free to park in the driveway. There is room enough for 2 cars in front of the Suite side by side. The gate into the back yard should remain closed. This helps keep the deer out.

From the moment you open the door with your secure private access code you'll notice the large sparkling clean rooms, with attention to every detail, from the extraordinary bathroom, to the custom built Pecan shelving, hand crafted, locally sourced. Dimmers on all the lights to set your mood. No detail left unturned.

Take your pick from the modern yet masculine aire of Bedroom 1 to the softer, more romantic styling of Bedroom 2. Take note that Frankie (the deer) in the hallway is always there to make sure you have a great stay. Be sure to tell Frankie a joke.... he loves jokes!

Once outside in the back yard you'll discover a great space to enjoy a beverage, tell stories, hang with the pup or just sit around the fire pit with a glass of Kerr County wine while making S'mores. You'll never want to leave.

This fully furnished, and newly redesigned 2 bedroom and 1 bath duplex is located on the property with 2 other short term rentals. The Blackbuck, (the sister of The Axis), and The Monarch. You can rent one space or all three!

The entire Suite was designed with you in mind. From the linens to the selection of coffee. Whether you are enjoying a morning coffee on the back yard chairs, or a glass of wine during sunset on the swings at the Pavillion. We want you to enjoy and relax.

We don't recommend staying with small children as the house is NOT baby/child proofed, or have any baby amenities. However, we welcome well behaved kids both young and older. ;-)

Dogs allowed. No more than two, and there is an additional charge for dogs per night. Thank you in advance for being honest and picking up after your pooch. We do supply poop bags, and disposable food bowl in case you forget yours. Cats, Birds, Fish, Farm Animals and Reptiles are not allowed.

You will have access to a Washer / Dryer if needed. Please let us know and we'll get you access to the Laundry Shed.

The Perfect Getaway: Fabulous riverfront location! Private apt that is a peaceful getaway on the Guadalupe River. Take the stairs to fish/launch your kayak. Grill in your private patio after a day of exploring the riverwalk, Kerrville Schreiner Park, breweries and wineries. Bring you bikes and enjoy the numerous trails or you may choose to relax in the pool/river. Owners live in main house on the property. A second apt "Perfect Getaway Also" is available (#43643225).

The space
The apt provides a quiet space in a beautiful environment along side the Guadalupe River as needed for art work or writing. For those entertaining a more active lifestyle, you may choose to bring your own kayaks / canoes and launch them on our dock or ride your bikes on the nearby trails.

Guest access
Guests have access to the pool, hot tub, river and the riverside dock for fishing or relaxing. The pool is available from late April through October. Please inquire for specific date of the month. The hot tub is available from November through April.

Upstairs, tranquil, 1 bedroom unique apartment - offering continental breakfast goodies for your enjoyment. We are close to downtown, multiple restaurants and breweries, wine tasting’s, Cailloux Theater, Playhouse Garage Theater - all within walking distance. We always like to do a little extra for our guests on ‘their special day’ - so please, let us know! Love to have you as our guest in the beautiful Tx Hill Country. We are also close to Fredericksburg, Bandera and Comfort.

The space
This is an upstairs fully equipped apartment that has cozy, private, romantic atmosphere. Has a covered outdoor patio, with comfy furnishings, fan, large ‘smart TV’ and gas outdoor heater. Continental breakfast goodies always included with no extra charge. Breakfast bar with ceiling fan and a view. Full kitchen w/gas stove, farmhouse sink, RO water faucet, microwave, fridge with RO ice mkr, drip & pod coffee pots, espresso maker, toaster, blender, elec mixer and griddle, slow cooker, pots/pans, dishes, silverware, etc. etc. Dining/living room with sofa, recliner, 2 occasional chairs, large ‘smart TV’, ceiling fan, electric fireplace and games. There is an enclosed area with a full sized washer/dryer for our guests convince. Large beautiful bedroom with king bed, luxury linens, ceiling fan, plus table fans on each side of bed, ‘smart TV’, makeup table with lighted magnifying mirror/fan and bench, occasional chair, dresser. Separate, tiled toilet/vanity area>marble sink vanity, large mirror and closet, plus a separate enclosed spa shower area with seat.
We are so sorry, but because this space is upstairs, it is not set up for children or pets.
It does have a queen sofa sleeper, if you have an older child. Thanks!!

Please note, this is a 2nd story apartment - the stairs are inside. The area is completely private and only for our guests enjoyment.

We have 3 other private suites and a little stand-alone Bungalow - all situated on the same property. Kerrville is a great base for motorcyclists, bicyclists and old car enthusiast - Texas Highway 39 hugs the Upper Guadalupe River, we are not actually on TX 39 BUT can serve as a great staging point for the rest of the Hill Country, no matter which direction you choose to go! We are close to Bandera, Leaky, Lost Maples State Park, Medina, Comfort, Ingram, Hunt, Fredericksburg, Luckenbach, Sisterdale, Boerne, the 'Three Twisted Sisters', etc.. You could even go on a day tour of the nearby wineries, breweries and distilleries - if you like, a limo will pick you up And drop you off right at our door!
Come back and relax on the covered front porch, while watching the deer go by or even on the patio.

Washer/Dryer are on-site and includes a fully equipped & stocked kitchen. Homeowners are on-site.
