**As most of you know we had a catastrophic flood on July 4th this year. We are devastated at the loss of friends and their homes and those w/ extensive flood damage. Our much loved cabin did survive though, but the bottom level closest to the river level did sustain some damage. Good News, the cabin is fully repaired and we can in fact comfortably accommodate guests. The riverfront is still growing grass back and we lost most of the riverfront amenities. The riverfront has been cleaned up and the river is open for water activities. Fall has come to Kerrville/Fredericksburg and is here with everything y'all love about the Hill Country, low temperatures, cool night breezes around riverfront campfires.

This beautiful restored 1940’s studio cottage (400 square ft) with a kitchenette and bathroom. The main room is open concept defined by the furniture. This cottage is located on Eight acres with the primary residence on property. It is at the beginning of the Wine Trail and the Texas Hill Country Trail.

Perfect location for weekend travelers. The cottage is just minutes outside of the City of Kerrville just three miles off the 10 freeway. Twenty minutes to Fredericksburg and 30 minutes to Bandera.

The bedroom is adorned with shiplap wall with a vintage chandelier at the foot of the bed. The bed is a comfortable queen gel foam bed. It’s one you just want to sink into for a long relaxing sleep.

The living area has a lazy boy couch that pulls out to a double bed. Both side tables can accommodate clothing. As well as a closet that is perfect size with black velvet hangers.

The kitchen is fully stocked with dishware, glasses, and all cooking utensils. There is every thing you will need to make breakfast, lunch and dinner. Just bring the food and beverages! There is a small refrigerator that has a freezer, mIcrowave oven, toaster, Keurig coffee maker stocked with coffee, tea, cocoa and stevea. Propane BBQ grill is next to the porch.

Their is a lovely porch that has rocking chairs and a dinette set for having dinner or drinks overlooking the beautiful gardens. A wall fountain on the porch is just pure serenity.

Wildlife is a plentiful. There is a bird 🦅 and hummingbird feeders hanging off the porch.

In the evening there is a fire pit for your enjoyment. Everything to make s’more is in the cottage. Wood is available. . Just enjoy our beautiful Texas night sky!

There is covered parking in front of the cottage. It will cover two cars or motorcycles. We can move the trailer to the back forty to be secure and out of the way.

- "The little cabin was set on the side of the hill looking out onto beautiful views. Inside the cabin is just another reflection of the hill country with its decor. I loved the porch for early morning sunrises and late night sitting. The hosts are the most hospitable people you will find and have tons or recs on things to do. - "We had a very nice stay here. Property was gated, peaceful, beautiful and had roaming cows to boot! The listing pointed out there was no stove or wifi which wasn't an issue for us at all. We were able to text and browse with no issues and we were out during the day and ate out at night. There were no televisions in the house; however, it wasn't an issue for us as we enjoyed the cool mornings and evenings out on the big front porch deck after being out for the day. The other huge plus was we were able to bring our pets with us! It can be hard to find VRBO's allowing pets and this was such a big bonus for us and appreciate owners that allow, as in our case, two small pets. We very much enjoyed our stay and would definitely stay again."
